What’s So Great about Great American REALTOR® Days?
T
he thud of suitcases and weekender bags filling the bus could hardly be heard over the excited chatter in the parking lot. GTR was going to Great American REALTOR® Days in Tallahassee to meet like-minded REALTORS® and accomplish great things for the place we call home! We arrived to Tallahassee late in the afternoon with a few moments to unpack, rest and catch up on work before heading to our first event, the Florida REALTORS® Office Open House. Photos of past Florida REALTORS® presidents lined the hallway leading into the event room. There, we networked with REALTORS® from all over the state while sampling delicious appetizers. The next two days were a blur of luncheons, legislative briefings, visits to the Hill, conversations with legislators, history lessons and a block party. I was a first-time attendee and very ill-prepared.

Outside of a few spare emails, a few conversations with some Governmental Affairs and RPAC Committee members, and a last-minute text to GTR President-Elect (and fashionista), Mari Colgan, to find out what I really needed to pack, I had no idea what to do here. The issues? Why we were collectively lobbying for it? Why it mattered and how it affected our community? I knew very little. But that is why I requested to join the Governmental Affairs and RPAC committees this year. I wanted to learn more about the issues that impact our profession, our business and our communities; and on this trip I did. Here are some of the actions that GARD attendees hope to pass this session: • Reduce the business rent sales tax (SB 704/HB 463) • Cap fees charged by community association management companies for estoppel certificates (SB 398/HB 483) • Increase funding of the housing trust funds

Support a permanent property tax cap on second homes and businesses (SB 76/HB 21) Reform Assignment of Benefits to keep property insurance rates affordable (SB 1038)
Since leaving the Hill, the Florida Legislature has already passed SB 398/HB 483. This bill will essentially uniform the information required for estoppel certificates, cap fees for the payoff letter, require estoppel fees to be published on the Department of Business and Professional Regulation website, and require requests for estoppel certificates to be made on management company websites — a huge win for our homeowners! Gathering together to affect positive change is what Great American REALTOR® Days is about! Thank you Florida REALTORS® for creating these opportunities for us and thank you GTR for giving me an opportunity to positively influence my community and profession.
Information Needed to Perform an Appraisal Q: What information does the appraiser receive to perform the appraisal (contract, listing data from MLS, photos, property history, inspections, etc.)? A: The appraiser receives an engagement letter from the lender/client that will include the borrower’s name, property address and contact information. If it is a purchase, the purchase contract will be included at the time of engagement. Most agents are bundling the purchase contract with the Seller’s Disclosure and MLS so those documents will have buyer and seller initials and signatures.

Once engaged, the appraiser will pull additional information from the MLS and county public records. The MLS will give the appraiser a general idea of property location and condition and time on the market. The appraisal report requires the appraiser to report all MLS listings in the prior 12 months. That includes expired and withdrawn listing information. “Ask the Appraiser” is a new column where you can submit your questions to be answered by our team of expert appraisers. Honoring Our Heroes H
onor Flight is an organization my family holds near and dear to our hearts. Its mission is to provide warera veterans a free day of honor to tour their memorials. It all started by wanting to get WWII vets to Washington D.C. to see their own memorial before time ran out. I first learned about Honor Flight through my local business owner friends. My father, Roger, and I signed up to be guardians to spend some quality time together. He is a Vietnam War veteran. We immediately fell in love. During this one-day trip, veterans are waited on hand and foot by their guardians. Guardians are volunteers who pay their own way to accompany the veterans on the flight, on and off the buses, and throughout the memorials to ensure their safety. They engage the veterans in talks about their military experience and they love to hear the war stories the soldiers share. The Honor Flight Organization fulfills a need for our community to thank the veterans who dedicated their lives for our freedom. And they deserve this one day as thanks. It’s amazing what it can do for a soldier’s sense of self. The flight back is just as special as the rest of the day. We do a mail call and veterans receive pictures and

letters from family, friends, civilians and local school children. During WWII, postal mail was sometimes the only means of communication soldiers had with their family members. The letters, hand drawn pictures and sentiments are a wonderful way to re-enact their happiest moments in the service. Upon the arrival home, they are given a hero’s welcome. TSA agents are in their dress blues, there are bagpipers with music, ROTC kids, the Bomber Girls, MacDill Air Force Base employees, their friends, families and anyone who wants to welcome them home. There is cheering and clapping for them as they leave the plane. They are given a photo book with their group photo from earlier that day and a commemorative coin to honor them. It makes even the strongest person shed tears of joy. I urge anyone to participate. Encourage the veterans in your lives to sign up; apply to be a guardian; write letters for the mail call, attend a welcome home, or even donate money. A one-on-one interview with one of REALTOR® Magazine’s top 30 rising young stars in real estate

ouis Savinetti, IV was recently named to REALTOR® Magazine’s 30 Under 30 list of young, successful real estate professionals who have demonstrated skill, success, creativity and leadership in their careers. Nico Hohman of Hohman Homes sat down with the GTR member to learn more about becoming a 30 Under 30. Nico Hohman (NH): You’re one of NAR’s 30 Under 30 winners. Congratulations on that, Louis. Why don’t you tell us a little bit about yourself? Louis Savinetti, IV (LS): Thank you for having me. I’m a listing agent with RE/MAX Dynamic and the Duncan Duo. I’ve been doing real estate about four years now. I was raised in the Tampa area. I’m a graduate from the University of Florida and I have a true passion for real estate. That’s why I think the success with being awarded the 30 Under 30 really comes from passion for what I do. I’m just excited for the process and to be nominated. NH: Can you tell us a little bit about that process? How did you first hear about the award? How did you go about applying for it?

LS: Actually, during my first week in real estate, I came into the office one day and there was a magazine, REALTOR® Magazine, that featured the 30 Under 30. I learned all about it and became a little obsessed. I spoke to my broker, Andrew Duncan, about it. I said, “This is a long-term goal I want to set and I want to do it now.” He said, “I love the enthusiasm, but you have to slow down. You’re new. You have to learn the business. You’ve got to have sales. You have to build yourself up to be competitive.” You were actually allowed to apply more than once. NH: I’ve heard that many applicants do apply a couple years and it might even take two, three or four years before you even get accepted. LS: I really wanted to do “one and done.” So, I waited until my last year. My plan was to keep growing every year, which I did, so my sales numbers were where I wanted them to be. I learned a lot more about community service, got a lot more involved, became just a much better, well-rounded person and agent to really make me as best a candidate as possible. The interview process was pretty extensive. They

start off with a written portion. I had to answer about 16 questions in-depth. And, you didn’t have to do it, but I actually had a video made to get myself off of the paper. I wanted people to say, “Who is this guy?” So, that was really fun. What I learned most about 30 Under 30 is that it is not just about sales. Just being a rock star isn’t going to do it. They’re looking for well-rounded individuals that, across the board, do a good job. In my video, I showed myself working with my clients, my community service and playing ice hockey, because that’s one of my big hobbies. Then, there were one or two phone interviews and a really fun social media campaign. That was the process and it’s been since November. I actually found out a little earlier than I expected. But, it’s been a long few months waiting to hear back. NH: You talked about how it’s not just about sales numbers, but the overall well-roundedness of a person. What were some of the things that you’re doing outside of your actual sales that you think helped boost your application and made you a finalist? LS: As a team (at the Duncan Duo) we do a lot of stuff. The one thing
that stuck out to me was Habitat for Humanity. As a hobby, I love building – construction, redoing furniture – I’m actually renovating my own house right now. Through this opportunity, I get to build, learn and help people. I get such enjoyment out of it and I benefitted from it too because I’m learning so much with these professional contractors and getting to do new things. Also, I think (the judges) are looking for a compelling story about what I did to get here, how I got here and who helped me. I definitely didn’t do this alone. My team was an amazing support. There’s no Louis Savinetti real estate. I’m part of the Duncan Duo and that’s why I was given so many great opportunities to even be able to apply for 30 Under 30.
NH: So, one of the things that the Duncan Duo is known for is being the official real estate partner for the Tampa Bay Lightning. Tell us a little bit about that. LS: We’re very lucky to be working with the Lightning and it’s an amazing opportunity. Not only do we advertise with them but we do a lot of community service activities with them as far as getting the players to come to certain events and having autograph signings. As funny as it is, in Tampa we have some really passionate hockey fans, so we give them more access that way. We have big holiday parties for our clients where they get to come and they get to skate at the arena and it really opens us up to more exposure for home buyers.
NH: With the recent 30 Under 30 nomination and all the success with the Lightning, what are some things you’re going to do as far as your future branding and marketing? LS: The one thing I want to take most advantage of is the credibility that comes with it. A lot of times I meet with clients who are a lot older than me. They’ll have kids older than me or even grandkids older than me and it’ll be a high-end property. Sometimes it’s like, “Okay, kid, how are you going to sell our property?” It will be nice for them to say, “He was nominated for 30 Under 30 so he must be doing something right.” Just because I’m young, doesn’t mean I’m inexperienced. Also, a huge part of it is the networking. Since I was nom-

inated, I’ve been invited to a private Facebook group and events for other 30 Under 30 agents throughout the country. That is opening up a whole new world already as far as help with questions about anything or referrals. NH: And that’s what’s great about being plugged in to the local, state and national REALTOR® associations. You can have that connection part whether you’re with a large brokerage or a small independent one. You have a good network of people that you can trust. So, what advice would you give to a brand new YPN just starting in the industry? LS: I would definitely say that knowledge is power. Real estate is constantly changing. Learn as much as you can. For us, GTR has a lot of great classes, so come to them. Learn as much as you can. And, if you’re not on a team, get someone in your office or a partner to script with. That’s what we religiously do. You have to know what you’re talking about for people to trust you. And then, once you start to see success, keep going. I call it the REALTOR® roller coaster. A lot of people will work, work, work and then they’ll stop prospecting and the next month will say, “Where did all my business go?” Well, you

stopped doing what you did to get all that business you had last month! So, keep going. Don’t ever take your foot off the gas, especially in such a competitive market that we’re in. And, don’t be afraid to ask for help. I would not be where I am today without family, friends, amazing coworkers. Don’t get discouraged, stay positive, really put a full effort into it. NH: Looking back on the early years in your real estate career, were there any changes you would’ve made? LS: I would’ve gotten into it a lot earlier. I would’ve loved to have gotten involved even in college just to start getting my foot in the door. And, I wouldn’t be afraid of the mistakes. My favorite part about real estate is that I learn something new every day. And I would dedicate more to it. So, put the time in now so you don’t have to later. Build that network early on so you can continue to grow. NH: For the future of the real estate industry, what are some things that you see are going to be challenges and threats? What are some things that you see could be opportunities? LS: Definitely on my radar would be technology. There are a lot of web-

sites that are agentless. As much as a threat that can be, and somewhat is now, I still think the personal relationships will never be able to be compared to. You really want to be competitive versus a computer and commissions. You learn how to add value to yourself because you are always going up against a cheaper commission or no commission. And, honestly, in our market, in a great market, a lot of people are getting their licenses and it’s a lot more competitive. As far as real estate and legislation, I think we’re not going to have the downfall that we did in the past. I think we’re learning from our mistakes and I definitely see our market staying consistent for the next few years. NH: One last question. If you could have any super power, what would your super power be? LS: Any superpower? I’d want to read your mind so at a listing appointment, if you want me to tell you something different, I’d be able to! NH: Louis congratulations again! S
o you have set up business pages on a couple of social media networking sites, but now what do you post?
Many REALTORS® have only an endless stream of listings on their social media pages, and while many people enjoy looking through listing pictures, those should not be the only kind of posts you share on social media. What else should you be sharing? First, recognize that social media is intended to be, well, social. Have you ever met a salesperson at a party that does nothing but sell during every conversation? It is as obnoxious on social networks as it is in real life. Do not be that person! The following are a few strong categories for social media networking posts:

Quality really does matter here. The best articles will answer questions you receive from buyers and sellers throughout your work week. Knowledgeable blog articles are invaluable for sharing, because they answer users’ questions before they are even ready to reach out to a REALTOR®. And, if they have gotten helpful information from your page, they are more likely to frequent it. This is an excellent strategy for attracting new prospects and earning consumer confidence. In addition, answering common real estate questions helps to optimize your SEO (search engine optimization) when prospects search for those answers. Content is key in digital marketing, so always keep that in mind!

Prospects want to know what others think of your work. Social media networks bring the added advantage of showing users when their friends like a page, so your reviews carry significantly more weight when users notice that a friend has also liked your page. You can post links to your reviews on your website, and even sometimes create memes (images with text) of client reviews.
CONTENT FROM REPUTABLE SOURCES
Share relevant information to your audience from other sources. Not only is this information helpful to your audience, but it also shows prospects that you’re keeping up with industry news. Brand yourself as a source of important real estate, mortgage and neighborhood information. While it isn’t bad to share from colleagues and competitors, it makes more sense to stick to non-competing sources. GTR, Realtor.com, NAR and complementing businesses like lenders, title companies and insurance agents are all great sources. Not only are they excellent sources of sharable content, but it supports the social media efforts of the complementary business people with whom you work with and will likely engender reciprocity.
MEMES
Internet memes (pronounced /meemz/) are images with text that are shared on social media. Funny, cute or informative, memes are popular and shareable. You can find interesting memes online to share or you can make memes of your own. Use a famous, inspiring quote, tips for buyers or sellers or just a funny quip. The
NEIGHBORHOOD NEWS & EVENTS
As a REALTOR®, you’re an expert on certain neighborhoods. Share that expertise by posting about social events and neighborhood news. You can post the articles using links or write articles of your own to drive more traffic to your website. Additionally, you can share directly from the social media accounts of neighborhood organizations, thus building engagement and hopefully, reciprocity between your accounts.
HOLIDAY WISHES, TRENDING TOPICS
Broke Agent makes a ton of fun memes for REALTORS® that you’ll enjoy. His memes are for a REALTOR® audience, so keep your audience in mind when sharing.
Wish your followers a Merry Christmas, Happy Hanukkah and Ramadan Mubarek. Post a joke on April Fool’s Day and jump in on the latest trending topics. These posts add a personal touch and also give you the advantage of extra reach on these special days.

GET A LITTLE CLOSER
Congratulate your clients on their sales and purchases by taking pictures of the special occasion and sharing it online. When possible, tag your clients’ social media accounts on these or invite them to tag themselves and you’ll gain the added bonus of having your post viewed by their friends. This is a great way to get referral business as well.
IMAGES
Share your work day and communities you’re viewing on social networks with some great pictures. Images do great on social media, so make the most of them. In addition to homes and communities, you can share pictures of networking events, volunteer work or just goofing around with other REALTORS® at the office.
Remember that social part of social media? Social media’s greatest strength is it gives you the ability to nurture interpersonal relationships; so get personal. Are you and your family attending a local community event? Post a picture! Did you bring your kids to the local Santa or bring your pup to the grand opening of a neighborhood dog park? Put up some video! Strangers will feel more like friends after getting a few peeks into your personal life. That’s a great way to build brand loyalty.

Just as we put ourselves in buyers’ and sellers’ shoes when we go on appointments, we can use those same insights when posting and interacting on social media networks. This list is not exhaustive. Consider the posts you most enjoy on social and adapt them to suit your business model.

Video is KING in today’s digital landscape, and it gets rewarded with incomparable reach on social networks like Facebook. They are also successful on YouTube, Instagram, Twitter and Snapchat. Like images and memes, these can include any number of items like home previews, staging, buyer and sellers tips and more.

REALTOR® Safety 101 Handy Tips to Keep You Safe this Summer
S
afety concerns are important among real estate professionals today because we are viewing vacant properties, hosting open houses and showing distressed homes. Recently, incidences of agents being killed, attacked at gunpoint or being kidnapped have been reported in the news. A recent survey by Moby, a safety mobile app company, stated that 42 percent of female real estate professionals and 18 percent of male agents have occasionally felt unsafe over the course of their real estate career.
Safety should be a concern for both REALTORS® and our clients whenever we are viewing properties. The National Association of REALTORS® website, nar. realtor, provides numerous articles on REALTOR® safety that can we can view at our convenience. Here are some key tips to stay safe:
MEETING CLIENTS
Do not meet a stranger at any property, especially a vacant property. If it is your first time meeting a customer, ask them to meet you at your office and get a copy of their identification, most preferably their driver’s license. Avoid riding in a stranger’s car. Take your vehicle and have them follow in their car or have them meet you at the property. If you get an opportunity to take a picture of their car and license plate, please do so. Another suggestion is to avoid working after dark, if at all possible. If unavoidable, have a partner go with you.
RAISE YOUR AWARENESS
Avoid wearing expensive jewelry or carrying large amounts of money on your person. As you arrive at a

showing, check your surroundings for any suspicious activity. If anything looks suspicious about the house before you enter, call the listing agent if at all possible. Bring a flashlight. Immediately turn on all lights in the house and make sure there’s an alternative door to exit quickly. Try not to turn your back on your unknown client(s) while you are showing the house; let them lead the way. If you are hosting an open house, make sure you have another person with you and, if possible, an alternative exit.
BE PREPARED
When showing multiple homes to a client, always have an itinerary of the properties you’re showing that day for office and your home. Create an unassuming message to serve as a coded distressed signal to alert those in your office and home that you may be in danger. If faced with an immediate emergency, get away from the client(s) and/or the property and call 911. You can always make more money, but you only have one life. You can read up on many articles on NAR’s website concerning safety and handling dangerous situations. If you have an opportunity to attend a REALTOR® safety class, I would highly recommend it. Taking extra precautions creates a safe environment for us, our clients and helps add years to our careers.

Advice from the Florida REALTORS® Legal Hotline
FORECLOSURE Q: I represent a seller whose lender just filed a foreclosure action. How long does the seller have to exercise his right of redemption? A: Generally, the owner may exercise his or her right of redemption any time before the clerk files the certificate of sale. However, a later date may be specified in the judgment of foreclosure. COMPLAINTS Q: A former client informed me that he was unhappy with my performance in handling his transaction, and he is going to file a complaint against me with the Florida Real Estate Commission (FREC). What happens once a complaint is filed? A: Once a complaint is filed, the Department of Business and Professional Regulation (DBPR) determines whether or not the allegations in the complaint would, if true, constitute a violation of Section 475, Florida Statutes or the rules promulgated by the FREC. If DBPR determines they would constitute a violation, it will initiate an investigation. DBPR is required by law to notify the licensee or his or her attorney by promptly providing a copy of the complaint or other document that prompted the decision to investigate.

Refusal to Submit Pertinent Facts
W
hen REALTOR® A was charged with a violation of the Code of Ethics, he was notified of the charge and directed to attend a hearing before a panel of the Professional Standards Committee of the Board. At the hearing, the complainant formally presented the charge and a considerable body of evidence to support it. Members of the panel questioned REALTOR® A on specific points. To each question he responded that he was not guilty of the charge, but that specific answers to the questions put to him could conceivably do him an injustice, and that he felt that he should not be required to answer questions in a situation that was unfair to him. Further attempts to question REALTOR® A met with similar responses. The Chairperson of the Hearing Panel advised REALTOR® A that, in light of his refusal to answer questions directed to him, the complaint was being amended to include a charge of a violation of Article 14. The Chairperson asked REALTOR® A if he wished to proceed with the hearing, or if he preferred to have the hearing postponed to a later date to provide him with an opportunity to prepare a defense against the additional charge. The Chairperson also reminded REALTOR® A that he was not before a court of law but a Committee of the Board in which his membership was based wholly upon his willingness to abide by it rules, which did not provide for a “Fifth Amendment” refuge from proper questions by members of the Hearing Panel. REALTOR® A requested a continuance to prepare his defense against the amended complaint that now included an alleged violation of Article 14. The hearing was adjourned to a date certain to enable REALTOR® A to prepare his defense to the additional charge. tamparealtors.org

REALTORS® COMMERCIAL ALLIANCE COMMITTEE
T
he REALTORS® Commercial Alliance Committee grew out of a group of passionate commercial agents and brokers who noticed that many brokerages had their residential agents creating commercial listings, not realizing the risk and liability they were taking on. To bridge this gap for residential agents, the committee provides the Commercial Alliance Program (CAP), a 6-month certificate course offering educational classes, networking opportunities, panel discussions with industry experts, legal lounge sessions, and commercial real estate field trips. CAP promotes education and encourage apprenticeship with experienced commercial practitioners (mentors), allowing younger REALTORS® to connect and learn. The fee is $199 for new registrants and $99 for alumni. An individual CAP session is $25; $35 for nonmembers. Educating noncommercial REALTORS® on the realities of commercial real estate better serves the consumer and the REALTOR®. “Commercial real estate isn’t easy, it’s very hard and you need education,” said Dao Alderman, chairman of the Commercial Alliance Committee. “Our association does well with residential but commercial hasn’t been to where it needs to be. CAP is the first step.”
The REALTORS® Commercial Alliance Committee stays abreast of new legislation that impacts the real estate market and pushes forward legislation that positively impacts the market. In fact, Alderman and Vice Chair Vicki Raspa recently attended Great American REALTOR® Days in Tallahassee to promote issues affecting REALTORS® to our legislators. Issues addressed included commercial tax, flood insurance and property taxes on second homes and investment properties. Alderman and Raspa hope to double enrollment for CAP and network with younger REALTORS® who are interested in learning about commercial real estate. “Our association is ground zero. We offer so many resources and free tools. Everyone you need to meet to build your team is here,” said Raspa.
