PRESIDENT’S CORNER

Leap into 2020 It is an honor to serve you as your 2020 President of the Greater Tampa REALTORS®. As we move forward into 2020, I am excited about the challenge. I have a great team of leaders alongside me to march forward through hard work, collaboration and education. With this, I am hopeful we will leave a stronger, more vibrant and colorful community for our successors. Greater Tampa Bay is much different today than a few years ago. We experienced the storm clouds of “06 hitting our economy hard to ’09 with lingering effects beyond.” REALTOR® membership in our association was 50% less than it is today, REALTORS® who remained in the business during the tough times realized doing business would take a different path. Financing was limited for a duration, inventory was distressed and homeowners were losing their jobs they held for many years. A journey noted in history, however our leaders had a vision for the future. With the love in our community, hard work of our leaders and professionals, both in government and the REALTOR® Association, Tampa Bay not only survived, it is thriving today! We are a city that is notable of its identity both locally and globally. Our area’s growth is not only a product of where we are aiming but also where we have been. As we stand on the strong platform our previous leaders built, it is our job to reach higher! As we move into 2020, we see history repeat itself as our business is changing once again. REALTORS® continue to experience an evolving market where consumer convenience is driving the trend of the iBuyer model, another source in the market but one that will not remove the value of a REALTOR®. However, we must be proactive and embrace our markets, strengthen our value proposition and unlock new opportunities. Change is growth!

Our Plan

Affordable housing is the first stepping stone on our path. Benefits of affordable housing go far beyond mere shelter, it directly impacts development (a key to jobs) and the growth of government revenue, the commercial industry as well as restaurants, retail and more. Affordable housing provides underemployed and unemployed individuals with jobs, strengthens our communities and infrastructure and, ultimately, uplifts our entire community. We have begun our mission with the first partnership with Habitat for Humanity. We will be the title sponsor of the Real Estate Build in 2020. How amazing will it be to see REALTORS® building a home in our community! We understand our responsibility to embrace and be a part of our community that we market. Finally, as we strengthen our infrastructure, we reach further to unlock international markets that will enrich our economic and cultural fabric. You will see the vision unfold throughout 2020. Greater Tampa REALTORS® will encourage domestic and international visitors to think of Tampa Bay as a potential area for their businesses and residences. To that end, we are seeking meaningful domestic and international trade missions for our members to experience in 2020. A positive market, new ways of doing business and a vision for the future means real opportunities for our REALTOR® members. Thank you for the opportunity to serve as your 2020 President! IN LOVING MEMORY... Patrick Burgess (RE/MAX Capital Realty) passed November 13, 2019. He was born November 4, 1975. Our deepest condolences are extended to his family and friends. During the Florida REALTORS® RPAC Awards Reception, Greater Tampa REALTORS® received the First to Reach Goal Mega Board and Highest Percentage of Goal Mega Board. Congratulations to Marty Domres of Domres Real Estate Investment , Inc, he received the 2019 National Commercial Award for RLI National Broker of the Year Residential Land Sales. NAR honors those who have received recognition for their exceptional service and contributions to the commercial real estate industry.

Herb Fecker (Instate Realty Services) passed away November 29, 2019, in his home in Thomasville, GA. For many years Herb was a commercial investment REALTOR® in the Tampa, FL area, finishing his career as the Real Estate Manager for the City of Tampa. Our deepest condolences are extended to his family and friends. Beveardge Cash died peacefully December 11, 2019, surrounded by family. He was a long time member of GTR and broker in the area. Our deepest condolences are extended to his family and friends.

NOVEMBER/DECEMBER 2019 BOARD OF DIRECTORS ACTION ITEMS The following items were acted upon at the November 2019 Meeting: ✓ Technology committee remains as a standing committee under PDC per the current status as a PDC subcommittee. ✓ Remove details of Sec V and VII of the 10/28/19 minutes as details of discussions do not belong in minutes. ✓ Proceed with the proposal date 10/11/19 by David Knox as a member benefit for GTR members at a cost of $50,000 for 2020. ✓ Use PAC Local Funds in the amount not to exceed $5,000 to pay for the RPAC 50th Anniversary Celebration. ✓ Move forward with the Habitat for Humanity build for 2020 in the amount of $25,000. ✓ Reach out to J. Mella, Surveyor, to perform a tree survey, topo and boundary to be incorporated into our master survey at a cost not to exceed $1,500. ✓ Move forward with E-Sciences proposal for tree survey needed for parking lot expansion. ✓ Move forward with the quote from Caldeco AC heating not to exceed a cost of $2,700 to install new Wi-Fi programable thermostats. ✓ The amended Bylaws and Policy & Procedures Rules and Regulations be approved and sent to the BOD. ✓ We amend Bylaws Article XI, Section 6, Paragraphs C and D to remove the language “Prior to submitting a consent to serve form and insert “prior to taking office.” ✓ The Board approve the proposed amended Bylaws with the approved and proposed edits and typos. ✓ Accept the committee descriptions as proposed by Bylaws for the following committees; Community Outreach, minus “oversee the Association awards recognition program”, Affiliate forum and Property Managers forum as is.

The following items were acted upon at the December 2019 Meeting: ✓ Add to the agenda a discussion of Committee Chairs for 2020. ✓ Approve attached budget for parking lot to rezone, design and conduct all necessary surveys. ✓ Board approves the Bylaws in entirety revised by the Assocation attorney with punctuation and grammar corrections. ✓ Installation committee be moved to a subcommittee of its own and not fall under Events committee. ✓ Request committee to work with FR Regional GAD to monitor Landlord Tenant and Tenant Bill of Rights in Hillsborough County. ✓ California Closets lease renewal be amended to have a floor of 3% increase. Submit a proposal of a 5% increase but authorized to accept a 3% increase. ✓ Approve the Community Organization Partnership list. Minimum donation must be $500 before presenting a check and any organization not on the list must submit a form to be reviewed by Communicty Outreach Committee. GTR add EPIC to the list of community organizations supported by GTR. ✓ GTR move forward and participate in the Tampa Bay Region Relocations guide at no cost to GTR. ✓ The PR committee purchase $500 additional gift cards or cash equivalents for the Voices for Children and the Guardian Ad Litem Christmas program.

CODE OF ETHICS Failure to Put Deposit in Separate Account

R

EALTOR® A, a listing broker, obtained a signed offer to purchase, together with Buyer C’s check for $10,000 as an earnest money deposit. Buyer C’s offer was subject to the sale of his current residence. REALTOR® A presented the offer to Seller B who accepted it. REALTOR® A then inadvertently deposited the earnest money check in his personal checking account. Since Buyer C’s offer was contingent on the sale of his current home, Seller B’s house remained on the market. A week later, REALTOR® A received another offer to purchase Seller B’s house from another broker and presented it to the seller as a back-up offer. Buyer C was informed about this new offer and reluctantly concluded that he would be unable to waive the sale contingency in order to proceed with the purchase of Seller B’s house. He then asked REALTOR® A for his $10,000 check back. REALTOR® A explained that he had mistakenly deposited Buyer C’s check in his personal bank account which had been attached since he received Buyer C’s offer, and he was temporarily unable to refund the deposit to Buyer C. Buyer C filed a complaint with the Association of REALTORS®, which was received by the Grievance Committee. The Grievance Committee concluded that the complaint warranted a hearing and referred it to the Professional Standards Committee. At the hearing, REALTOR® A explained that his bank account had been unexpectedly attached following the loss of a civil suit which he was appealing; that his deposit of Buyer C’s check in his

personal account was a simple error; that he was arranging for the prompt release of his account; and that everything would be straightened out in three or four days, which should not be of great inconvenience to Buyer C. It was the conclusion of the Hearing Panel that REALTOR® A was in violation of Article 8 of the Code of Ethics for having failed to put Buyer C’s earnest money deposit in a special account separate from his personal funds.

Q: My name is John Johnson but everyone calls me Johnny. May I use Johnny in my advertising? How about my business cards and sign? A: Business cards and signs are considered advertising. The recommended way to use a nickname in advertising is to include it in quotation marks after your first name or first initial. For example: John “Johnny” Johnson or J. “Johnny” Johnson. And any time you use your first name or nickname in any advertising, you must also use your last name as it is registered with the Florida Real Estate Commission.

Q: Does Florida law mandate that the real estate closing take place in the county where the real property is located? A: No. However, many contract for sale/purchase forms include preprinted provisions indicating where the closing must take place.

Gearing Up for Another Exciting Year

It is a new year, a new decade and Greater Tampa REALTORS® Young Professionals Network is gearing up for another exciting year. Every year we host a variety of events so be on the lookout for our top three! This year we are bringing back our highly successful REALTours! Our REALTours incorporate what is going on around town and in our own backyard, from new housing developments to industries and organizations with large economic impact in Tampa Bay. Previous REALTours have included the Lagoon at Epperson, touring the expansion at Tampa International Airport, the downtown Pirate Water Taxi, the Port of Tampa and much more! These tours are meant to provide knowledge and a better understanding about our region. In doing so, our goal is to help new agents better serve their clients by educating them on the community they will be living in. Our work goes far beyond just an actual house itself! Lookout for two REALTours throughout the year! Next is our Third Annual Young Professionals Network Blue Party! This event is a give back to all our REALTORS® for all their hard work throughout the year and the community. We encourage everyone to come dressed in their best REALTOR® Blue for a night filled with networking, appetizers, special recognition and engaging speakers. Previous speakers have included retired Tampa Bay Buccaneer players and members of the National Association of REALTORS® YPN leadership team. Finally, a year wouldn’t be great without our Tacky Sweater Party in December! Our Tacky Sweater Party is our way of rounding out our events with a fun and engaging event as we all prepare for the year ahead of us. Everyone is encouraged to come dressed in their wackiest, tackiest, craziest or normal holiday sweater for a night full of fun, dancing and socializing with all of our young professionals! Throughout the year, we also raise money for our local charity at every event. Whether it be through monetary donations or volunteering our time, there is always a

I

f you are not constantly evolving to meet the needs of your clients and customers, somebody else is. The buzz word of this past decade was without a doubt definitely “disruptors,” and how they are changing our industry… but are they really? It is not the disruptors that are changing the industry, it is the consumer. Unprecedented convenience has weaved itself into the fabric of our society. The world is at your fingertips. Not anymore, we are handsfree. "Hey Siri!" "Okay Google!" "Alexa!" Is the homebuying process going to be the exception? I don’t think so. These “disruptors” are simply listening and offering up convenience solutions that consumers value.

REALTOR® associations are no different. The needs of our members are evolving. Your leadership sees it, your staff sees it and we are hard at work to help you evolve your businesses. REALTOR® associations must be more than just a gateway to the MLS. We must provide real-time value to our members, and give you the tools and knowledge you need to be successful. 2020 Home Trends Home design experts expect 2020 to be the year of cool color schemes, earthy furnishings and smart technology.

Cool Color Schemes Rich tones of blue dominated the 2020 color of the year predictions. In September, Sherwin-Williams revealed Naval as their color for the new year. According to the company's website, the color "creates a calm and grounding environment infused with quiet confidence." Pantone selected Classic Blue as the 2020 color of the year. Similar to Sherwin-Williams naval, the color represents peace and tranquility. Both colors work well for interior and exterior projects. Many design experts predict that these colors will become the new neutral for 2020 wall colors and furniture. Classic Blue and Naval also work well for velvet furnishings with metallic finishes. Lighter blues, greens and purples .will make for a great accent to the deeper tones.

Natural Elements & Materials In addition to the soothing blue tones, interior designers believe homeowners will opt for more natural elements. Branch decor, dried flowers, natural fiber rugs and wood tables will become a must-have feature for home design.

Luxury Vinyl Flooring Homebuyers with children or pets may gravitate towards vinyl flooring instead of hardwood. Vinyl is not only low maintenance, but it comes in a variety of trendy designs and colors. Vinyl has come a long way since the 1970s. Homebuyers now have options to get vinyl that resembles hardwood, tile, marble or cement.

Continued Rise of Smart Technology Voice-controlled smart appliances like Alexa and Google Home will continue to be popular amongst homebuyers. These appliances can automate lighting, shades, temperatures and other home features. New technology expected to emerge in 2020 include Wi-Fi water purification systems and smart beds featuring wake up alarms and sleep tracker.

Green Spaces Eco-friendly landscaping will take center stage in 2020. According to the National Association of Landscape Professionals (NALP), homeowners will create "edible gardens for farm-to-table dining." NALP also predicts that Wi-Fi controlled irrigation systems will be in high demand. Other features that made NALP's top five landscaping trends include ornate, geometric hardscaping and contemporary/transitional landscape design.

How Schools infulence Real Estate The Role Schools Play in Tampa Bay Communities by Dr. Stacy Hahn

chools help define a community’s quality of life, influence development decisions and are a factor in where people choose to live. When planning for real estate development, schools are an essential component of a community’s infrastructure. People are not just interested in the quality of school districts for the educational opportunities they provide; they consider school quality as part of the overall value of the real estate. Thus, Hillsborough County School District is a factor with significant influence on the real estate market. Hillsborough County is projected to experience a high level of growth, which requires a large level of investment that is needed for school infrastructure. Many funding streams support the school district’s growth and development, such as local property taxes, impact fees that developers pay, state Public Education Capital Outlay (PECO) funds and a half-penny sales tax. Federal, state and local funding play an important role in the quality of our schools, so it is important that these funding mechanisms increase to keep pace with community growth. Historically, this has not always been the case, which puts a strain on our school district’s financial resources. Thus, in 2018 the community passed a ten-year referendum for the half-penny sales tax to address specific infrastructure and security needs in our school district. To date we have collected $93,639,269.98 and spent $82,149,983.08 on school projects. Over the next decade, the sales tax is expected to generate $121M-$131M annually to address essential district needs, including new school construction, air conditioning, aging roofs, classroom technology, and safety and security improvements.


SCHOOLS

In 2020 alone, Hillsborough County School District will open four new schools that will provide students with state-of-theart facilities. The school, formerly known as Lee Elementary, will re-open as Tampa Heights Elementary, which will serve close to four hundred students in East Tampa. The newly named Sumner High School will open in South Hillsborough County just east of US Highway 30. Sumner will be the largest high school opened in the history of Hillsborough County Schools, with enrollment projections close to 3,000 students. A new middle school will also open at the same location, with room for 500 students, thus offering relief to the neighboring middle schools. Additionally, a new elementary school "D" will open in South County in the Belmont area. The population in the south county area is exploding as families move into communities such as Waterset, Belmont, Cypress Creek, South Fork, Covington Garden and Triple Creek. In addition to building new school facilities, the school district utilizes school choice options to respond to school capacity challenges. Hillsborough County includes dozens of school choice programs for families who want to venture beyond their zoned school. Options include magnets, academies and partnership schools. The strategic placement of such programs can be used to address the school capacity challenges across the district while at the same time, expanding the high-quality education options for our students. An example of this type of program placement as a strategy is the new South Tampa Academy at Monroe Middle School opening in the fall of 2020. The South Tampa Academy is an International Baccalaureate Program (IB - candidate status) and aims to develop active learners with a global mindset. Students will pursue electives, such as computer modeling and simulation. Coursework includes high school credit options and fine arts programs. The South Tampa Academy is unique in that it is a wall-to-wall IB program, which upholds the school district’s commitment to equity in that all students who live within the Monroe school boundary will be admitted to the program. Still, students living outside the boundary will

have to apply to the program. With Monroe currently undercapacity, one goal of the new program is to attract students from South Tampa middle schools, which are currently over-capacity, to attend the highly anticipated South Tampa Academy. Through efficient and effective use of our fiscal resources as well as innovative programming, we can solve some of the challenges placed on the school district by the fast-paced growth occurring in the Tampa Bay communities.

Therefore, the school district and REALTORS® should collaborate to understand how the decisions being made affect both entities’ interests.

As families continue to move into Hillsborough County, the planning for current and future projects, as well as managing capacity at schools, is a priority for the school district as it directly impacts school quality. For example, overcapacity of schools may impact the homeowner’s ability to enroll their children in their school attendance zone, which can cause some anxiety for all parties involved. The school district recognizes the importance of finding innovative solutions as well as the importance of being flexible in our approach to ensure all our families have access to high quality school choices throughout our community. Expanding and improving the school facilities as well as innovative school choice programs are ways in which the school district can respond to school capacity issues.

There is a direct correlation between the quality of our schools, a community’s vitality and its property values. Therefore, the school district and REALTORS® should collaborate to understand how the decisions being made affect both entities’ interests. Additionally, REALTORS® need to play an active role in improving local schools by serving on education boards, volunteering at local schools, donating their time to community-wide school improvement efforts and advocating for local school-related initiatives. Together our efforts will strengthen schools and communities. REALTORS® Political Action Committee: A Year In Review by Melanie Norris What a year 2019 has been for the GTR REALTORS® Political Action Committee (RPAC)! With $314,976.51 raised, we exceeded our 2019 goal of $194,773.92 by $120,202.59. A special thank you to all our Major Investors and all other members who contributed. Some of the highlights of 2019 include: raising almost $30,000 through GTR organized auctions, organizing a successful RPAC Extravaganza and Chili Cook-Off, and hosting a beautiful RPAC 50th Anniversary Celebration featuring NAR’s VP of Advocacy, Christine Hansen, as a guest speaker. In addition, we had the opportunity of accepting Senator Janet Cruz’s proclamation recognizing the REALTORS® Political Action Committee on our years of accomplishments, community engagement and support. In 2020, please put the RPAC Extravaganza and Chili Cook-Off on your calendars for Thursday, April 23. Remember, the purpose of the REALTORS® Political Action Committee is clear: voluntary contributions made by REALTORS® are used to help elect candidates who understand and support our interests. It’s 2020! Time to set our goals for this new year and a whole new decade. As we enter this new year, it is our opportunity to firmly engage in our Greater Tampa REALTORS® membership.

Reviewing your inspired activities on a weekly basis will help you gauge your goal achievement because you will know if your actions are producing results based on your measured achieved results.

Have you set your resolutions for this year yet? A great way to create momentum going into the new year is focusing on habits that will move your business forward. Take some time to write down your goals for 2020. Studies show that people who vividly describe their goals are more likely to accomplish their goals! After you write down your goals, the next thing you should do is create a system to help achieve your goals.

If you are unable to hit your achieved goal measure, perhaps your inspired actions need to change. When you are reviewing weekly, you have 52 times per year to make those changes needed to get you closer to your goals.

We can only improve what we can measure. Let’s review our activities based on inspired action and achieved results. Here’s a brief explanation of both. • An achieved result tells you if you’ve reached the goal • Inspired action tells you if you are likely to achieve the goal

Check online for the upcoming events offered by GTR that you can help you become involved at the association. These will help your business with the REALTOR® members and can be part of your inspired actions, which can help you achieve your goals for 2020.
