Preparing for the Road Ahead I Look Forward to Serving as Your 2019 President

I

want to say what an honor and privilege it is to be your 2019 Greater Tampa REALTORS® President. I am looking forward to serving this year and with all your support I know it will be a great year.

First, I would like to compliment Mari Colgan for her leadership and dedication. Mari had an amazing year and we all appreciate the effort she made to improve our association. This past year, we both traveled the country from Orlando to Tallahassee to Washington DC to Chicago and finally on to Boston. Together, we searched for the tools and secrets of what makes a good association great. Some ideas we have already implemented, others are on their way. To our new Leadership team, I am very excited about the opportunity we have in front of us. We have a strong team, a clear road-map and many members who have volunteered their time and support as we take Greater Tampa REALTORS® and all its members to the next level.

Let's look for others to join with us on our journey as we recruit leaders for the future at Greater Tampa REALTORS®

As REALTORS®, I think we have a unique opportunity to hear what the people of our communities want, such as good schools, improved transportation, safe neighborhoods and a clean environment. We then have an opportunity to become strong community leaders. Many years ago, I was asked by Past President, Jim Selvey to consider running for a position on the Board of Directors. Now ,my challenge this year to all our members, let's look for others to join with us on our journey as we recruit leaders for the future at Greater Tampa REALTORS® and for some to continue on as leaders in the community or to move up to the state level with Florida REALTORS® . With a clear direction and focus on our strategic plan, let's see what the road ahead has for us as we begin our journey. I know one thing for sure, we will continue with our 107-year commitment to be the best REALTOR® Association, not just in Florida, but the nation. Thank you and I look forward to a great 2019.

As Vice President, Mari will focus on advocacy and educational programs for REALTORS®. Janice Katz was selected by her peers,for the first-annual #GoGiver award at Tomlin St Cyr Real Estate Services!. This award was inspired by Bob Burg's philosophy of the Power of Giving. Scott H. Lewis, broker-Associate with Align Right Realty, was elected to a second term as vice chair of the Hillsborough County Human Relations Board on January 9 during the board’s annual organization meeting. Lewis is one of two REALTORS® serving on the board. He was initially appointed to fill an unexpired term, and is presently being considered by the board of county commissioners for a full term on the Human Relations Board. In addition to being a REALTOR®, Lewis is blind and has been involved in civil rights issues for many years.

JOIN GTR FOR GREAT AMERICAN REALTOR® DAYS Excitement is in the air! The annual Tallahassee trip for Great American REALTOR® Days (GARD) is right around the corner. Each year, REALTORS® from across the state get the opportunity to meet with State legislators one-on-one and talk about pending real estate legislation. This event brings Key Contacts and Florida REALTORS® together and affords the opportunity to discuss current issues affecting real estate professionals as well as private property rights. The primary goal of our annual visit to the State’s Capitol is to maximize opportunities for key issues to be communicated. GARD takes place during the Florida legislative session and demonstrates to state lawmakers the power behind the REALTOR® brand. This is a great chance for you to network with REALTORS® from across the state, meet your Florida REALTORS® Public Policy team and most importantly, talk with your local legislators face-to-face about what's most important to you as a homeowner and a real-estate professional. You don’t want to miss this all-important event at the Capitol. Again, this year, a bus has been chartered to depart from GTR on March 18 and return on March 20. Your cost to attend will be the registration fee plus the cost of the hotel room, space permitting.

IN LOVING MEMORY... Ken Gibbs (Jack T. Gibbs, REALTORS) passed away on December 27, 2018 in Plant City, FL. Gibbs had been of Greater Tampa REALTORS® since 1989.

Dr. Melvin "Mel" Fader (Century 21 Beggins Enterprises) peacefully with his wife by his side and surrounded by family on January 7, 2019 in Sun City, FL. Fader had been of Greater Tampa REALTORS® since 2002. Gayle P. Ostovich (Charles Rutenburg Realty, Inc) passed away on January 9, 2019. OIstovich had been of Greater Tampa REALTORS® since 2004.

NOV/DEC 2018 BOARD OF DIRECTORS ACTION ITEMS The following items were acted upon at the November 2018 Meeting:

✓ Contract with Smith and Hudson for the renovation of Suite 201 and 207 as outlined in their proposal. ✓ Proceed with carpeting Suite 207 at a not to exceed cost $2,000. ✓ Recommend that the price of Suite 201 be $21.50 per square foot including CAM. ✓ Obtain an additional bid and office furniture not to exceed $4,500. ✓ Approve the purchase of the Florida REALTORS® recommended list of additional studio equipment not to exceed $8,000. ✓ Build the parameter fence as proposed in the memorandum. ✓ Approve the Pasco Sign Proposal as presented. ✓ Approve the bid for all ADA signage interior and exterior as presented, including the parking lot signs, but removing the verbiage regarding “student drop.” ✓ Revise the Finance Committee description. ✓ Revise the application fees. ✓ Revise the Dues section of policy. ✓ Accept the recommendation to increase the costs of the parking lot rezoning by $6,000. ✓ Adopt the change to the Tampa Bay Times contract for 2019. ✓ Allow Salvation Army Donation box on GTR property for a trial period of three months effective immediately. ✓ Approve the Tampa Bay Plumbers quote and scope of work for $850 and to obtain bids on comfort height, power flush assisted toilets for the upstairs bathrooms. ✓ Obtain a bid from Iernas for hydro jetting in upstairs restrooms and if bid is within $100 of Tampa Bay Plumbing bid we move forward with Iernas for four toilet bid and hydro jetting. ✓ Pay 3 percent co-broker commission of base rent of the initial lease term Suite 201. ✓ Negotiate further with IXact contact as a CRM member benefit. ✓ Provide Inman Select News for members at a cost not to exceed $2.05/member per year. 10

Home Design Trends for 2019 Design concepts for 2019 focus on material and finish. These trends are a great way to add value to a home in any season. by Tamiracle Williams

PASTELS Expert designers are deeming 2019 the year of the ice cream color scheme with mint greens, blushes and baby blues remerging in home decor. Living Coral is PANTONE Color of the Year. PANTONE describes this as a vibrant and soft coral hue. Upholstery and decorative accessories are where interior decorators anticipate this trend to flourish. SUSTAINABLE HOMES More Americans are becoming aware of climate change and have started making changes to live a more sustainable lifestyle. The shift to energy efficient appliances began in late-2017, but builders are now seeing a high demand for organic and less toxic materials. Opting for the flat finish over high-gloss paint and getting carpet over hardwood are ways to reduce chemicals toxins used in home design. REAL HOUSEPLANTS Recycle those artificial plants and bring the outdoors inside. Low-maintenance houseplants are trending for 2019. They not only add a touch of green to home decor, but they help remove chemical toxins from the air. Plants such as peace lilies, snake plants and rubber figs are a great addition to any home. NEW FINISHES New finishes such as glossy black, rose gold and brass finishes will soon be a staple in both bathroom and kitchen design.

FLORALS From Milan to New York Fashion week, designers have proven that florals are no longer just for spring. Different colors and prints can make floral trendy for any season. Add tiny floral touches with curtains, poufs and throws. MONOCHROMATIC DECOR Builders go-to-trend for 2019 is dark finishes with light cabinets. Forecasters are predicting an increase of black in countertops and hardware this year. Soft furnishings are also a great way to utilize this trend. BOLD BACKSPLASHES AND TEXTURE WALLPAPER Bold backsplashes and wallpaper will resurface in design. It's a great way to incorporate other 2019 home trends such as geometrical patterns, floral and pastel color palette. Some designers are even switching out the classic accent wall for an all-around room design. VELVET FURNISHINGS The once frowned upon fabric is now viewed as a luxurious and chic addition to any interior design. Hesitant about this trend? Try incorporating it as a throw pillow or curtains. Or take a risk and get a velvet sofa or ottoman.

Our Association has been able to successfully execute these strategic initiatives, which has brought us a long way in a short amount of time because of our dedicated leadership team and talented staff. Their commitment to the furtherment and betterment of this memberdriven organization is absolutely second to none.

Our 2019-2020 strategic plan will continue to guide this Association to the highest standards of excellence. The five overarching goals will be beacons of inspiration to all the volunteer groups, which direct the Association from our smallest taskforces to the Board of Directors. The essence of everything we do will always resonate in the five strategic areas of focus:

1. Influence - Constantly expanding our influence, authority and value with consumers, community, media and legislators 2. Value - Actively seek out and deliver benefits that demonstrate our value to real estate professionals and consumers 3. Engagement - Continually monitor and enhance our member engagement 4. Confidentiality of Cooperating REALTOR®’s Participation

W

hen Client A listed his home for sale with REALTOR® B, he explained that he wanted the sale handled without advertising and without attracting any more attention than was absolutely necessary. He said he understood that he would have to have some contacts with prospective buyers and possibly with other REALTORS®, but that he did not want the property filed with the MLS, advertised, or in any way publicly announced as being on the market. He asked REALTOR® B to impress the same restrictions on any other REALTORS® who might become involved in the transaction. REALTOR® B, having reason to think that REALTOR® C was in touch with prospective buyers to whom the property would appeal, approached REALTOR® C to invite his cooperation, and explained fully the client’s instructions. REALTOR® B discussed the matter with no other REALTOR® and refrained from any kind of advertising of the property. But a few days later, REALTOR® B learned that REALTOR® D was discussing the property with prospective buyers, knew that REALTOR® C was working on it, knew the price at which the property had been listed, and other details about it. On the basis of this information, REALTOR® B charged REALTOR® C with unethical conduct in a complaint to the Association of REALTORS®, alleging REALTOR® C had violated Article 3 by breaching the terms of the conditions of REALTOR® B’s offer to cooperate. The complaint was referred to the Association’s Professional Standards Committee, a hearing was scheduled,

and REALTOR® C was directed to answer the charge of unethical conduct in violation of Article 3. At the hearing, REALTOR® B detailed the instructions of the client as a condition of REALTOR® B inviting his cooperation. REALTOR® C defended himself against the charge of violating Article 3 by saying that he had not discussed the property directly with REALTOR® D; and that his clients and REALTOR® D’s clients were close friends. REALTOR® C’s clients testified that they didn’t know the seller was so secretive about the property, so didn’t see the harm in mentioning it to REALTOR® D’s clients as they knew the home would be a perfect fit for them. Further testimony from REALTOR® D confirmed that he had learned about the property from his clients, and not from REALTOR® C directly. At the conclusion of the hearing, the panel agreed with REALTOR® B that Standard of Practice 3-1 allowed REALTORS®, acting as exclusive agents or brokers of sellers/landlords, to establish the terms and conditions of offers to cooperate. The panel also noted that REALTOR® C had not violated the terms and conditions of REALTOR® B’s offer to cooperate; rather, it was his clients, who were not subject to confidentiality as a condition of the offer to cooperate, that had spoken to REALTOR® D’s clients about the home. The panel, therefore, did not find REALTOR® C in violation of Article 3.

Q: My real estate license is inactive; however, I continue to operate as a sales associate. Could I go to prison for this? A: Yes. Section 475.42 (1) (a), Florida Statutes, now stipulates that a person who operates as a broker or sales associate without being the holder of a valid and current active license “commits a felony of the third degree.” Pursuant to Section 775.082, Florida Statutes, third degree felonies are punishable by a term of imprisonment not exceeding five years.

Preparing for the 2019 Market Expireds are back!

After a few years of a white-hot market with historically low inventory and interest rates, we’re transitioning to a more “normal” market. This presents both challenges, as well as opportunities.

While buyer demand was far outpacing supply, expired listings fell to the bottom of the lead pool. Precious few listings were expiring at all, and the ones that did expire were extremely difficult to sell for one reason or another making them far less desirable. In 2019, expired listings are once again a viable lead option.

Setting Seller Expectations

Setting client expectations is arguably among the chief duties (and values) of REALTORS®. Sellers rely heavily on our knowledge of an ever-changing market in order best position their homes for sale and successfully maneuver negotiations and closing. In a shifting market, that duty is even more important. Many sellers are still expecting at least 10 percent annual gains, multiple offers and closings in less than a month. Know your market, keep pace with changes and educate your sellers accordingly. Your value is even more prominent now.

For sale by owner’s will be feeling the pinch.

REALTORS® know there is a great benefit to our services in any market, even a strong seller’s market. However, during a more normal market, it’s even more challenging to sell a FSBO. As their days on the market increase, they are more and more likely to list with a professional. Brush up on your FSBO converting skills and increase your listing inventory.


Rising Rents Rents in the Greater Tampa Area are rising at a much higher rate than the national average. St. Petersburg leads the pack with a 7.2 percent Year over Year (YOY) increase, Tampa rents went up 5.2 percent YOY, Brandon’s YOY increase was 5.6 percent and Lakeland rents went up 6.5 percent, according to a 2018 report by RENTcafe*. While that is problematic, it is also an opportunity to convert renters into first time buyers. The Tampa area remains a market where it is more affordable to own than to rent. Consider how to get that message to the right renters, and you will increase your pool of buyers.

Rising Interest Rates Rising interest rates not only affect the pace of the market, they also directly affect how much house buyers can afford. It’s very important to be sure that your buyers have updated preapprovals and estimates that reflect the current rates. If you’ve been working with buyers over several months, it’s important to guide them to update their approval and get a new estimate.

New Selling Models like Opendoor and OfferPad

The good news is that there are various loan products, so if you’re communicating with trusted lenders, you’ll be well positioned to help your buyers identify the best loan for their needs.

These selling models have made their way to the Tampa area and they’re picking up quite a bit of listing inventory from sellers who’d prefer to not go through the traditional listing process. With this additional competition, it’s important for REALTORS® to be clear on the value they bring to the transaction, and how it is unique from the other options available to sellers and buyers.

Should Sellers List First or Find a New Home First?

It’s always a little tricky when a homeowner must close on his or her home before buying their next home. Market timing is important to consider when making these decisions and this market shift requires a change in strategy. Many homes are taking longer to sell now, so it may be prudent for some sellers to list their homes for sale or even have a contract first before submitting offers on something new. However, well-priced entry level homes in good condition are still in low supply and high demand, so in some markets, those sellers may do better to search for their new home first before putting their house active on the MLS. Know your market and share that experience with your clients. Help them consider various options for going from one home to another.

STARTING A BROKERAGE

What to do When Starting a Brokerage Guidance to Becoming a Broker by Nico Hohman "Why am I starting my own brokerage?" Answering that question was the most important step for me in the journey to opening a real estate company. Now it’s time to focus on the “what” in order to point your compass in the right direction. “What Type of Brokerage Do I Want to Open?” There are several layers to this question, but on a fundamental level, you need to decide what type of brokerage model is right for you. It could be an independent brokerage or a franchised model, from a low agent count to multiple offices and markets. I was able to answer this once I established my vision and mission statement for my brokerage. From those assertions, I knew that the independent brokerage model was right for me. It was important that I could

establish my own culture, training programs, policies and procedures. But there are benefits for going with the franchise model, including the level of trust and respect that comes with a well-recognized brand. Weighing the pros and cons of all models is important in this step, as is conducting a cost-benefit analysis of franchise fees and the services or support provided by the parent company. “What Type of Broker Do I Want to Be?” I’m a natural teacher, mentor, and coach, and that propelled me into a management and training position before I decided to become a broker-owner. Consider your own strengths when contemplating this question. Are you going to take on an active


training role or hire a trainer? Continue to sell and hire a manager? Or give up selling and focus on management, recruitment, and business growth? The answers to these questions may also inform your decision on a brokerage model. So, think about what role best suits your personality. “What Separates My Brokerage from Other Brokerages?” I put in a lot of careful thought and analysis when I answered this question. It’s important to point out that I looked at it from both the consumer and agent angle. What will make people want to hire my brokerage to perform real estate services for them? And what will attract agents to my brokerage? Starting a Brokerage: Why Do It? First, I considered all of the aspects of my existing business, my company vision, and myself personally that do not separate me from other brokerages. Then I looked at potential weaknesses in my brokerage model and vision. From there, I analyzed how I could tweak those similarities and weaknesses to make my brokerage stand out. Another differentiation is my intense effort to make sure my agents—I call them teammates—are the best in the industry. It’s not just something I say, but something I strive to prove. I included it as the first point in my mission statement. I’m determined to do this by providing the best training, marketing, technology, lead generation, compensation packages and company culture I know I can create. Now think about what separates you from your competition, how perceived weaknesses may actually be assets, and how you can improve upon your preexisting skill set.

“What are the Opportunities and Threats Facing My Brokerage?” Of all the questions I forced myself to answer, this one might have been the most encouraging and discouraging at the same time. I believe the opportunities to succeed within the real estate industry are great. But I also think there are several key threats facing the industry that could seriously hinder the growth potential of my brokerage. On the opportunities side of the equation, I believe that the real estate market is and will be in good shape for a few more years. If you are considering a significant move like opening a brokerage, it is important that you thoroughly research and analyze the economic history of your area and follow the measures economists use to make market predictions. For example, economists say the labor market will continue to shift toward an on-demand marketplace in the future. That means more self-employed entrepreneurs and independent contractors. That may or may not have implications for real estate. Another factor, which we’ll likely see in the not so distant future, is that consumers will be able to purchase real estate in much the same way as a car: within a few hours and possibly with only a few clicks of a mouse. If buying and selling a home becomes as simple as buying and selling a car, what then will be the role of a brokerage? These are industry trends that must be considered when planning for the future of your company. How I sold 41 Homes in 2018! Making Dreams Come True by Belinda Maddux The sky is the limit! So, set your goals for the New Year and follow your dreams. You’ll need to have a real plan in place to get there and with hard work and persistence, dreams can come true. I can honestly attest to this. I set a goal of paying off my house in 2018 and was able to achieve it. Real estate is not an easy career but there are many high points in being a REALTOR®. Realizing when you need the help of others to reach your goals can truly make an impact on your success. Also, understanding you cannot do it all is not admitting you are weak. It is actually a clever move. I needed help to attain my goals. So, I hired a personal assistant to keep up with all my communications and keep my appointments organized. Make sure you hire the right person to assist you with the tasks you need help with. Then watch your business grow. In real estate, you may experience some low points. Economics always plays a big part in our industry. Sometimes, it is out of our control no matter how hard we work. Interest rates were great last year. The rates are steadily rising, and there are more homes on the market now. We are seeing a shift towards it becoming a buyer’s market. This is great for the first-time home buyers who could not beat out the investors craze last year! I am always a little anxious with any type of slowdown in the market, especially after six months of crazy business. A slowdown may make you question everything you are doing. Am I in the right career? Am I doing something

wrong? Please, just hang in there and stay focused. You can be reassured that if you stick to your process, you are setting yourself up for success. So, follow up, talk to present clients and new leads and trust that you are doing your best. It will pay off! It is also a good time to take continuing education classes. Advance your knowledge. We all need to stay current on the latest trends and changes in our ever growing industry. Look at different CRM’s, lead resources and marketing tools as well. Stay busy! We can always learn something new or become more efficient with our current software and marketing tools. Our industry is ever changing, in which we must keep moving and changing with it. Stay abreast of the new tax law changes. Plan for your future and retirement. Take advantage of doing so now! The National Association of REALTORS® and Greater Tampa REALTORS® have some great resources for their members. Take advantage of their many classes on all the latest and greatest tools for our trade. Stay focused and always stay positive. Share your successes, it always comes back to you. Help others reach their goals too. Be there to talk to others and be a good listener to truly help them through their struggles. So, set your 2019 goals now! As we collaborate with other committees and GTR staff, look for information on upcoming mixers and events that you can become involved with to help us raise funds for the REALTORS ÂŽ Care Foundation (RCF). Last year, the foundation's down payment grant helped 21 families acquire homes that they otherwise may not have been able to them. RCF also sent disaster relief funds to both the panhandle of Florida and the Carolinas to assist after devastating hurricanes. Get to know RCF and all that it has to offer. This makes your involvement much more tangible.

My message this issue is - Back to One! As we move forward in 2019, the Affiliate Committee will be meeting once a month again. The Committee members will discuss the events and functions, the planning and execution and vote as a committee. All Affiliates are welcome to attend and observe as a guest. If you are interested, just let us know. I welcome all the Affiliates to 2019. Your dedicated involvement is what keeps us rolling. We have set some lofty goals for ourselves this year. That's why we need everyone's involvement. The Fred Procise Classic Golf Tournement Task Force is formulating now. Jump on board and help us pull off our best golf tournment ever.
