ACKNOWLEDGEMENTS Berkshire Hathaway HomeServices Florida Properties Group recently launched its Armed Services Appreciation Program, also known as A.S.A.P., offering cash rebates to active duty armed services military personnel and veterans on the purchase or sale of their home. Smith & Associates Real Estate was recently named one of the best places to work in Tampa Bay! This distinguished accomplishment grew out of an independent survey led by the Tampa Bay Times. The employee survey gathers responses on 24 factors covering seven areas, including organizational health factors that measure how well employees are working together towards a common cause. Pineywoods Realty recently announced that they broke the 100-agent-mark, a big milestone that is the result of a slow, steady and patient approach to building their brand, as well as their emphasis on work/life balance. Maria Allen, new to GTR’s member services team, previously worked in member services at another REALTOR® association. She has a Bachelor of Science degree in Family Studies and was a social worker for the State of Florida. Maria enjoys reading, traveling, shopping and spending time with her family creating lifetime memories. Tenelle Sumner, recently joined Greater Tampa REALTORS® as a member services specialist. Tenelle is originally from Michigan and has been in Florida for three-and-a-half years. She attended The University of Tampa and enjoys playing with her two puppies in her free time. GTR welcomes Kathie Collins to the member services team. Customer service is the backbone of Kathie’s career, which began at the age of 12 when she worked at her favorite skating rink. Compassion is her passion and Kathie is an avid animal lover, raw vegan chef and World Peace Diet Facilitator. She loves dancing, learning and doing new things, traveling and spending time with her three awesome kids.

IN LOVING MEMORY... Neil Alan Layton (Devonshire) recently passed away. Neil’s 40-year career as an entrepreneur in construction and real estate, by establishing home-building company Devonshire, allowed him to provide homes to hundreds of families in the Tampa Bay area. He developed a reputation for uncompromising quality, cared generously for dozens of employees and subcontractors, and built a family business legacy. Jerline R. Burney (Coolidge Realty) passed away on May 1, 2018. Originally from Miami, Florida, Jerline had been a member of GTR since 2003.

EALTORS® have many opportunities to capture valuable global business that they didn’t previously have access to due to technological advances and changes within the industry. This business opportunity is substantial but tricky. Getting hopeful international buyer leads is difficult and can include additional challenges such as time differences and language barriers. International real estate is a significant business as buyers progressively begin to look beyond the limits of their borders. In addition to the appeal of this growing real estate niche, many of these transactions offer REALTORS® a big payout. A notable share of international buyers and sellers are seeking promising investments and luxury vacation homes. T

he majority of today’s real estate agents understand the value of competing on a global scale, however, very few have a concrete plan to do so. As the amount of foreign investment in real estate in Florida and the United States increases annually, the ability to expand their global reach beyond domestic borders will directly impact the levels of success agents have in the future. By using a strategic combination of skill, technology and persistence, any real estate agent can build a global business that yields lifelong dividends. While the importance of global influence is not up for debate, there are various methods of achieving the desired outcome. The remainder of this article outlines a plan of action that has been compiled through years of research, personal application by the author, and the best practices of industry top producers in relation to international clients and transactions. This plan of action is not exhaustive. It is, however, both a solid starting point for those breaking into the international realm of real estate and a great refresher for experienced practitioners focused on honing their skills.

Choose an Area of Specialization It has long been understood that specialists are valued and appreciated much more than generalists. In turn, this results in higher pay for those with a specialization. Chances are, you’ve been advised on more than one occasion to select a niche real estate market in which to operate domestically—whether by property type, geographic location, affinity group or price point. The chances are also high that you refused to follow the advice and adopted the role of real estate “generalist” instead. When seeking to expand your global reach it is not only suggested, but imperative that your focus begins small… very small! Many top producing international specialists began by choosing a niche market based on the following criteria: • Home country or family’s native country • A country/region that evokes personal passions (food, martial arts, cultural practices, etc.)

A dense domestic population of specific national origins (which countries are buying in the area)

Careful attention and detail are needed in selecting your target audience. The amount of time and energy invested throughout the process of building a thriving international business will be reduced if this first, critical step is given necessary thought.

Become the LOCAL expert FIRST Now that you’ve selected your ideal target market, your first inclination will likely be to reach out to everyone you possibly can who falls within your desired audience. This is the second biggest mistake when seeking to build a lasting international real estate business (the first is not choosing a niche). After recognizing who you desire to build relationships with outside your borders, you must shift your focus hyper-locally to become an expert of your neighborhood, city and county markets. It will be of no benefit to connect with foreign buyers if you are unable to demonstrate a superior level of expertise of your “home turf” first. The fastest and easiest way to position yourself as THE market expert is to know and communicate valuable and accurate market data across every platform available to you which can be found by those searching for professional real estate services in your area. Some of the most sought after and pertinent market figures for foreign buyers and international real estate agents are: • List price/sales price ratio • Months supply of inventory • Median days on market Having all this information made available to you through your local REALTOR® association, Florida REALTORS® or the National Association of REALTORS® leaves few barriers to the implementation of an activity that will result in your rise to local expert status.


EXPANDING YOUR GLOBAL REACH Increase your international knowledge Only after a firm grasp of local market conditions and activity has been obtained should one begin increasing your international knowledge. An abundance of paid and free resources are available to anyone committed to the process of global growth. It is vitally important to understand how other cultures conduct business, perceive time/timeliness, and actions that may be cultural faux pas. A list of the resources most frequently referenced is below. • The internet - the only limit to the extent of your learning is the extent of your desire to learn • Kiss, Bow, or Shake Hands (Morrison & Conaway) • Certified International Property Specialist (CIPS) designation • Transnational Referral Certification (TRC)

A primary focus when communicating with international agents or prospects centers around providing information and building deep connections and relationships. While international missions and visits certainly have their purpose and are invaluable for cementing relationships, often the opportunities closest to us are the ones that are missed. Here are a few avenues to consider that may not have made it onto your radar. • Locate foreign embassies in your area • Join the chamber of commerce to partner with foreign-focused companies/affiliates • Become proficient with Skype or Join.me • Join networking organizations or social clubs (e.g. Meetup.com) • Check with your local association and partner with them on all international activities • Tirelessly communicate your message to recent immigrants or visiting foreign nationals who may have family relocating to the area.

I

n developing his website, REALTOR® A decided he would offer two pages of listings: his own and some featured listings of his competitors. Being careful not to pr esent a misleading picture in his advertising, he was very careful to list the company name and phone number of the listing company with each of his competitors’ listings. When REALTOR® B found one of her listings on REALTOR® A’s new website, she filed an ethics complaint with the local Board of REALTORS® complaining that REALTOR® A had “blatantly and without authorization of any kind whatsoever advertised my listing on his website and in so doing was clearly in violation of Article 12 of the Code of Ethics as interpreted by Standard of Practice 12-4.” The matter was placed on the agenda of the Grievance Committee. At their next meeting, the Grievance Committee decided that the alleged conduct, if taken at face value, Article 12 and directed the Association’s Professional Standards Administrator to schedule an ethics hearing before a Hearing Panel of the Association’s Professional Standards Committee. At the hearing, REALTOR® B produced a printed copy of her listing which had been placed on REALTOR® A’s website. She produced a copy of her listing agreement and a photograph of the property, which matched the information in the listing. She testified that she had never been contacted by REALTOR® A for permission to advertise her listing. When REALTOR® A presented his case, he showed the hearing panel

several examples of REALTORS® providing links to sites with ads for other REALTORS® ’ listings. He said he saw no fundamental difference between providing such links and actually advertising other listings on his website, especially when he was very careful to also give the listing company’s name and phone number. He went on to argue that REALTOR® B’s clients would be hard pressed to understand REALTOR B’s objection to giving their properties the additional exposure they received on REALTOR® A’s website. Upon the conclusion of all testimony and closing statements, the Hearing Panel met in executive session and decided that while providing a link to listings of other REALTORS® did not violate Article 12, by actually publishing REALTOR® B’s listing on his website REALTOR® A was not linking, but instead was advertising (by copying, as opposed to simply providing a link) without authority. In their findings of fact, the Hearing Panel also noted that even if REALTOR® B’s clients might not object to such advertising, the lack of objection could not be assumed and would not relieve REALTOR® A of the obligation to obtain REALTOR® B’s specific authority and consent to advertise her listings. The Hearing Panel found REALTOR® A in violation of Article 12 of the Code of Ethics.

The Tampa Bay area is growing at a rapid pace. Our west coast presence on the Gulf of Mexico is quickly becoming a destination beyond tourism. Tampa is in the middle of a convenient radius. Caribbean Castaway Global Buyers Find a Second Home in the Bahamas by Sunny Alexander

W

here do you go to get away when you already live in a classic get away location like Tampa? The Caribbean of course! From the beautiful beaches of the Bahamas in the North to the ABC Islands in the South, the Caribbean offers over 700 islands with something for everyone. Deciding to take a vacation in the Caribbean is a no-brainer. But have you ever let yourself fantasize about taking the leap from being a tourist to becoming a local? Just for a moment, imagine yourself in the market for a luxury home in the Caribbean. For Jim Bernard, helping people turn that fantasy into a reality is just another day at the office.

So, who in the world buys a home in the Bahamas? According to Jim, even though the Bahamas attract a global market, they see most of their international buyers coming from the U.S. or Canada. He believes that is primarily due to the proximity and ease of access to their vacation homes. Earning my cips designation The Value of Becoming a Certified International Property Specialist by Tracy Wisneski, CIPS As REALTORS®, we often struggle with decisions on how to best use our time and resources; deciding which designations and certifications to pursue can be challenging. I chose to pursue my Certified International Property Specialist (CIPS) designation in order to better serve international clients, as well as to bring greater exposure to my Tampa area sellers by exposing their listings to an international audience. Many people are unaware of the significant share of international buyers of residential property in Florida and what they represent in Tampa Bay sales. According to the 2017 Profile of International Residential Real Estate Activity in Florida, 21 percent of Florida’s residential dollar volume of sales in 2017 came from international buyers whose median purchase price was 18 percent higher than Florida’s median home price and 72 percent of them made an all cash purchase. Tampa Bay ranks third in international sales in Florida and 11th nationwide. Before pursuing my CIPS designation, I’d already completed three transactions with foreign nationals, all of whom were already residents here, so the distinctions between their needs and those of U.S. citizens were relatively minor. When I first worked with a recent arrival to the U.S., I quickly learned that there were more ways I could and should be of service to their unique needs. Something as basic as bringing money into the U.S. and converting currency can cost prospects significantly more money if it is not handled strategically. While REALTORS® do not give financial advice, we are able to introduce them to trusted professionals who can

help them save money, advise them on tax implications and get the best conversion rates. A large part of the value of CIPS designees comes from networking with a variety of professionals like other REALTORS®, CPAs, investment cooperatives, immigration attorneys and more. Real estate is already a strong relationship business and the needs of international buyers makes it even more so. Earning the CIPS designation, especially in person, and participating in Tampa Bay International Real Estate Council (TBIREC) helps CIPS designees bring more value and guidance to their international clients and expose their local listings to an international audience. Tips to Help You Overcome Obstacles in Practicing Global Real Estate by Patricia Riesenkampff, CIPS, RSPS

T

he United States housing industry hinges on rising interest rates and how these rising rates could negatively affect the industry, which could lead to underperforming commercial assets. Still, the U.S. remains a haven for international buyers and investors in residential real estate with the main states of purchases being Florida, California and Texas, according to the April 2018 International Real Estate sector reports from NAR.

MANAGING EXPECTATIONS

One of the greatest challenges of international real estate remains asking the customer the correct questions to assess exactly what their real estate goals are and how pre-qualified they are to achieve them. It is vital to understand the customer’s expectations and their timeline. The second part of this equation is in being truly present while intently listening to the answers heard and calmly repeating the answers in statements so the customer can gain reassurance and trust at the onset of the relationship. Of course, it is important to speak the language of your target market and otherwise to use realtor.com/international when sharing listings with prospective customers. Using measurement (square feet to square meters) and currency conversion tools are also important. Buyers are advised to seek the assistance of a global real estate attorney when needing assistance in understanding the documents.

It was vital to my global business that I would experience and learn about the beauty and benefits of Florida before I could convincingly sell my customer a fabulous lifestyle and an abundance of wonderful properties.

Her corporate career led her to transfer from Dallas to Tampa in 2015. Shortly after, in 2016, she obtained her real estate broker’s license and elected real estate as her full-time career. Annette currently works as a broker associate for Realnet Florida Real Estate, serving both Texas and Florida markets. Annette takes pride in educating and protecting her clients throughout the home buying process as well as sharing the investment benefits of real estate. She believes the purchase of property is the first major step to building the foundation for future wealth. This passion has led to the development of ongoing community workshops and financial literacy classes as her way of empowering our community. MOLLYANA WARD Mollyana Ward has been an area resident since 2007. She and her husband of 24 years have raised their three sons in the North Tampa area. Avoid these Common Pitfalls on the Journey to Taking your Real Estate Business Global by David Wyant

selling property Some REALTORS® believe that a global REALTOR® is someone selling property in another country. This is a good time to point out that when a foreign national meets you, he already sees a REALTOR® selling property in another country. You may already be doing global business and don’t realize it. The Internationals are buying property in your market. Have you met one, worked with one and possibly sold to one? If so, then you are already a global REALTOR®. What you need now are the credentials to market yourself. NAR’s CIPS designation will provide those credentials for you. NAR’s research has shown that 94 percent of all international transactions are inbound. This is an incredible opportunity for Florida REALTORS® because the same research has shown that Florida is always the No. 1 destination state. Florida frequently gets more international business than the next two states combined. Those two states are California and Arizona or Texas.

building rapport REALTORS® may be hesitant to work with a citizen from another country. Here are a few dos and don’ts of an international relationship: 1. Take the time to build a relationship. Patience will be required because foreign nationals need to get to know you before they are going to feel comfortable doing business with you. This concept is the reverse of our American way of doing real estate. We meet someone, ask them to get in our car, go look at property and then expect them to start signing paperwork immediately. This would not be acceptable business behavior in many countries. 2. Talk less and listen more! REALTORS® are programmed to feed information to buyers and sellers. This is how we do our job. Instead, we may need to stop and actually listen to what the prospects are saying to us or asking us. They need to communicate their needs and concerns. Are you listening to them?

taxes, laws & more REALTORS® think they need to know everything about taxes, immigration laws, visas and currency exchange in order to help these clients. Instead, they need to build a team of licensed experts to work with their clients.

cultural differences Cultural differences intimidate many REALTORS®. Remember one thing, cultural learning goes both ways. A REALTOR® should learn as much about the culture of their prospect as possible. There are books, websites and NAR classes that are available for REALTORS®. Understanding how foreign nationals do business in their country will help you in explaining the differences of how we do real estate in our country.

Based on NAR’s research, only 1.4 percent of clients stated that language was the problem they had with their English-speaking REALTOR®. Fortynine percent of those same clients said “they just couldn’t learn to do things the “American Way.”
