Hohman Homes Real Estate Brokerage & New Home Consultants recently held a ribbon cutting ceremony with the Greater Tampa Chamber of Commerce to celebrate the opening of their new Downtown Tampa office. Tampa REALTOR® magazine received an Award of Distinction from the Tampa Bay chapter of the Florida Public Relations Association in the “Printed Tools of PR” category. Since its launch in January 2017, the digital version of the magazine has received more than 27,000 impressions online. On March 27, Yellowfin Realty celebrated the grand reopening of their newly-renovated office in Brandon. The office will accommodate regular sales meetings, customer and vendor appreciation events. It will also house the Yellowfin Academy for Career Advancement. Connie Johnson, a past Greater Tampa REALTORS® president, was part of a team that lobbied for a new animal abuse law, called Ponce’s Law, which was recently signed by Governor Rick Scott. Grace Smith, education director at the Greater Tampa REALTORS®, recently earned the REALTOR® Association Certified Executive (RCE) designation, which signifies accomplishment, initiative and professional development. She also recently became a Professional Standards Administrator. Brittany Stalker, education coordinator at the Greater Tampa REALTORS®, earned her Bachelor of Science degree in health services administration from Keiser University. The university will host its graduation ceremonies in Fort Lauderdale, Florida on June 9, 2018.

IN LOVING MEMORY... Lyda Figueredo (Lyda Realty) passed away on April 5. Originally from Cuba, Lyda came to the U.S. in 1959 and settled in New Jersey. She headed the Hispanic Right to Life Committee of New Jersey in the 1970s and 1980s. She met with President Ronald Reagan at the White House for her work. In the ’80s, she moved to Tampa with her family and became a REALTOR®, opening her own bilingual real estate office in 1997.

All the Best Apps for Real Estate by Craig Grant When Apple originally launched the App Store in July 2008 with the slogan, “There’s an App for That” it was one of the greatest marketing ploys of all time because it really led you to believe there was an app for just about anything. Well, fast forward 10 years later and it is legit. In fact, as of August 2017, there were 2.8 million apps for Android in the Google Play Store and 2.2 million for iOS in the App Store. It is near impossible to keep up with all of them, so the purpose of this article is to help you cut through the clutter and pick the best ones for real estate. AM Open House (FREE on both iOS and Android) is the best app to use at your open houses and broker opens. It is a modern sign-in sheet (which will increase the number of registrants and more importantly make them all readable) that provides the person signing in an incentive and instant reward to do so (a digital flyer is instantly emailed to them) and provides you with an easy way to market/follow up with them after the fact. All of this makes AM Open House a great app to use in the field. AM Open House for Buyers (FREE on both iOS and Android) Have you ever worked with a buyer who is a bit overwhelmed by the property shopping process after bringing them to a handful of properties, to the point they can’t remember the details of one from another? Well, suggest AM Open House for Buyers, the best app for the buyer to use to stay organized and on top of each property you bring them to. Homesnap (FREE on both iOS and Android) – If you’re at a property with a client, within seconds, Homesnap provides you data on the recent property sales (from local tax rolls), school information (from GreatSchools) and walking and lifestyle scores (from OnBoard). Plus, as a REALTOR®, you can create your own account and connect with your clients in many ways. HomeStyler by AutoDesk (FREE on both iOS and Android) Are you listing a vacated property but can’t afford to stage it? NAR RPR Mobile (FREE on both iOS and Android) RPR is an amazing set of tools provided by NAR that is only available to members that allows you to create property (residential, commercial and rental), neighborhood, buyer, seller, investor reports and more. And, the app is great for creating, presenting and working with consumers in the field. Camera Plus (99 cents on both iOS and Android) Camera Plus is the best app for enhancing your photos on a mobile device as it adds a lot of settings and filters that you would typically find on a standalone digital or DSLR camera. WhatsApp (FREE on both iOS and Android) is one of the best communications apps to use on a mobile device as it has grown to over 1 billion users worldwide who you can essentially communicate with, live stream video and even do file transfer to for FREE as long as you are on a Wi-Fi connection. Plus, it is extremely secure and encrypted for your privacy concerns. Waze (FREE on both iOS and Android) If a GPS and a social media network had a baby, it would be called Waze, as it is like a GPS on steroids. Due to users of Waze sharing information real-time, you not only get extremely accurate voice turn-by-turn directions, but also alerts if there is a police car up ahead, debris on the road and much more. Wanted: nominees for the 2019 board of directors Guide the Future of Your Association with a Seat on GTR’s Board The search now begins for ready, willing and able REALTORS® to not only serve your association as the leaders and decision makers, but to help lay the groundwork for its future. As a GTR officer or director, you could help guide the direction of our profession on the local level and in your business communities. The GTR Nominating Committee consists of two appointees from the Board of Directors and three general members elected annually at a General Membership Meeting (held on April 19 this year). The Nominating Committee will interview qualified candidates to serve on the 2019 board in the positions of officers or directors. Following personal interviews, the committee will submit a recommended slate of candidates. DO YOU QUALIFY AS A CANDIDATE? General Qualifications: According to the GTR’s bylaws, all candidates must be active REALTORS® in good standing with the local association at the time of application and at the time they take office. Director: Candidates must have served at the time that they take office as a chairman of a committee of the association for one year, or served on a committee for two years within the last five years. Corporate Secretary and Vice-President: Candidates must have served at the time that they

take office as a director of the association for a completed twoyear term within the last five years. Treasurer: Candidates must have served as an officer or director for a complete term and have served as a member of the Finance Committee for at least one full year within the past five years prior to being nominated. President-Elect: Candidates must have served as an officer or director for a complete term and have served as a member of the Finance Committee for at least one full year within the past five years prior to being nominated. Limits: No elected or appointed director or officer shall have served in the same capacity for more than two consecutive terms. The same person may not serve consecutive terms as President, nor may the same person serve consecutive terms as President-Elect. Officers and directors may not serve on the Board of Directors for more than three consecutive terms except the President, President-Elect and Immediate Past President. WHAT’S THE NEXT STEP TO BECOME A QUALIFIED CANDIDATE? Each candidate is required to sign a Consent to Serve form (available at TampaRealtors. org/nominate), which includes biographical information. The candidate shall declare on the form what office is being sought

TAMPA REALTOR® • May - June 2018

and indicate whether or not there is desire to be interviewed by the Nominating Committee. Consent to Serve forms are due June 27, 2018. Interviews will be conducted by the Nominating Committee, who will then file their recommended slate of candidates with the President no later than July 14, 2018. HOW CAN I LEARN MORE ABOUT THE CANDIDATES? The Nominating Committee shall announce its recommended slate of candidates for the officer and director positions at the August General Membership Meeting. Short biographies of all eligible candidates, including the recommended slate, will be published on GTR’s website. Elections will be conducted by electronic ballot in September. As the 2018 Chair of GTR’s Nominating Committee, I can promise you that the nomination process will be carried out with the utmost integrity. Maximizing Your Smartphone Tips for Capturing Quality Photos & Video by Marcus Grayson The modern smartphone camera has been good for many REALTORS® in recent years, helping them to save money by photographing their own listings. As a professional photographer, I do understand the temptation to do it yourself. So, I say do it, but do it the right way. These five tips will help you capture quality images and video, all on your smartphone.

KEEP IT STEADY

The best images for photos and videos are smooth and rock solid. So, how do you do this? Use a tripod for steady images. But if you don’t have a tripod, stand appropriately. A good position is for your feet to be solidly planted and pointed in a “V-shape.” If you can’t stay steady, then find something to prop the camera on. Put your hands in the correct position; don’t cover the lens with your fingers and tuck your arms at the hip/stomach. Get a good camera angle, usually about hip level and straight. Make sure walls are aligned and don’t shoot pointed up or down.

KEY LIGHTING IS KEY

What you see isn’t what you always get. The best shot you will get with a smartphone will be the outside shots because outside lighting is best. Why? The sun emits the best range of colors. The sun also creates shadows that are difficult to photograph. Inside the home, try to mimic sunlight by turning on every light in the house—even the stove, oven, refrigerator and the ceiling fan lights (keeping fans off). Indoor lighting with a smartphone is the “Achilles Heel” of the camera. These cameras have very limited ranges of light-to-dark capabilities (called dynamic range). Use

a good smartphone app to get more out of your camera, such as PureShot or Pro HDR. Look for one that has HDR capabilities, but beware because there is a serious learning curve. Look for an app that has lots of pro features like ISO, shutter speed adjustment and aperture settings.

INTERIOR WINDOWS: FRIEND OR FOE?

Interior windows are the third biggest challenge to good real estate photography (by the way, getting straight lines on walls is No. 2 and shooting around mirrors is No. 1). When interior windows are your friends, they highlight an interior and make it look natural, cozy and inviting. In an ideal photo, you can actually see what’s going on outside the window—it’s not overexposed and blown out. This is usually your second-best photo (outdoor photo being No. 1). This is very hard to achieve with a smartphone unless you use an HDR app as mentioned above. Interior windows are your enemy when too much natural light floods in mixing with indoor lighting, which can lead to weirdlycolored blue, green or tan photos (by the way, this is controlled by white balance). Smartphones also tend to let in too little or too much light, which leads to overexposed or underexposed interiors. You want the light to be equal. For these reasons, there is not


a lot of good news when it comes to smartphones and windows. It is very hard to balance colors and light levels with a smartphone. Tip: Avoid windows by making sure that windows are behind you when photographing interiors.

RAIN OR SHINE

We live and work in the Sunshine State. The top selling point in Florida is our sunshine. Advice: If possible, only photograph when it is sunny. Avoid rainy days, foggy days and overcast days. Most pros won’t shoot under these conditions. However, you can shoot the interiors while it’s raining. The silver lining in the cloud is this—just after a summer rain we often get the “money shot.” These times create the perfect mix of clouds and sunshine! So, be prepared to shoot after the thunderstorms. Finally, when in doubt, hire a pro. They have all the experience and equipment that you won’t want to buy. A professional will also edit the photos to balance the color temperature perfectly. Good luck with your shooting!

TOP APPS TO TRY: THE FOCUS IS NOT “HOCUS POCUS”

You tend to get what you want when you focus. Pinching and zooming is a staple function of smartphones and this is how you focus a smartphone camera. To pinch and zoom, form your fingers into a pinching position. On an iPhone, you can zoom in and out on what you want to focus on. You can also use the yellow sliding bar to zoom. Tap on the screen where you want the camera to focus and a small yellow box appears there. Tap and hold the box to lock your focus and light level. Now, be absolutely still as you press the shutter button.

Magisto: This video editing app claims it can make you a “video superhero” in a matter of minutes because it does the work for you. Free on iOS and Android. VSCO: Add a professional touch to your photos with features such as color controls, cropping, exposure and more. Free on iOS and Android. PicPlayPost: Create GIFs and video collages with background music in seconds! Free on iOS and Android. ProCam5: This app offers full-featured video and photo editing capabilities. Available for $5.99 in Apple’s App Store.

She was also a former advertising executive who was constantly looking at new and innovative ways to position and market the XYZ firm. While her partners had consistently resisted her suggestions to change the firm’s name to better reflect the locale they served, REALTOR® Z had, with their concurrence, registered a number of domain names based on firm names she had to date been unable to convince her partners to adopt. She felt this was a wise strategy since it was only a matter of time until she would convince her partners that a name change was beneficial. Among the domain names registered were northwoodsrealestate. com, woodsandlakesrealty.com, and upnorthrealestate.com. the grounds she had been actively lobbying her partners to change the firm’s name to Up North Real Estate; that she had no intention of using the domain name upnorthrealestate.com until the firm’s name was changed and that at the time she had registered the domain name no other firm that she was aware of had a similar, let alone identical, name. Moreover, she argued, a domain name does not have to mirror a firm’s name, it merely has to present a “true picture.” “The XYZ firm has listed and sold residential property in the north woods for many years. ‘Up north’ is traditionally used by residents and visitors to refer to our area,” she continued. “While I hoped to convince my partners to change the name of our firm to ‘Up North Real Estate’ at some point, if the XYZ firm had used the domain name—which we haven’t— it still would have satisfied Article 12’s true picture requirement since it refers to a particular geographic locale, not to a competing real estate company.”

Approximately a year later Sales Associate B received his broker’s license, left the XYZ firm, and opened his own brokerage firm which he named Up North Real Estate. When he attempted to register the domain name upnorthrealestate. com he learned it had already been registered by REALTOR® Z. Upset with this turn of events, he filed an ethics complaint with the local association of REALTORS® charging REALTOR® Z and her partners with having violated Article 12 of the Code of Ethics, as interpreted by Standard of Practice 12-12.

The hearing panel agreed with REALTOR® Z’s reasoning, concluding that at the time REALTOR® Z registered the domain name upnorthrealestate. com, it was not similar to the name of any other area real estate company. The panel also noted that if it had been used, the domain name would have satisfied Article 12’s true picture requirement since it would have simply suggested to consumers that it was a source of property information in that geographic area.

Tales from the Crypto Could Bitcoin & Blockchain be the Future of Real Estate? by Elliot Eisenberg, PhD

These days, you hear a great deal about how the future of technology rests firmly in the world of bitcoin, blockchain and other cryptocurrencies. Does it? In a word, “maybe.” To start, it might be good to begin with a basic understanding of what these new “crypto” technologies are. In short, digital currencies like bitcoin, ethereum and ripple are based on an underlying blockchain framework. A blockchain is a digitized, decentralized, public ledger spread across multiple computers. As new transactions are created, they are combined with others to generate a new block of data for the ledger, and

then that new block is added to the existing chain. Blocks cannot be deleted, and every new block is encrypted as it is added to the chain, ensuring that they remain secure. The overall blockchain contains all records from the very first transaction to the most recent. Think of it like a shared cloud file with “track changes” turned on, where multiple parties can continually access and update the ledger with secure transactions. Since the database is shared, continually reconciled, and isn’t stored in any single location, it is far less vulnerable to hacking, since tampering with one instance has no effect on the rest.


Bitcoin is by far the most famous of these blockchain-based applications. With bitcoin and the other cryptocurrencies, users create and validate financial transactions wherein one person pays another for goods or services. Importantly, the distributed ledger technology (DLT) of blockchain can also be used to simplify many types of business and financial operations. And that is why blockchain technology has potential to generate significant cost savings in the financial and business sectors. Electronic ledgers are much cheaper to maintain than traditional accounting systems. Automated DLT systems result in fewer errors, eliminate repetitive confirmation steps, and by drastically shortening processing time, there is less capital being held against the risks of pending transactions.

To that end, consider opening a bitcoin account, learn how to send and receive bitcoin for clients and how to convert it into dollars. Moreover, just advertising that you can handle bitcoin transactions will give you a leg up on the competition. While bitcoin is not going to be a business panacea, ignoring it would be a mistake, just as not understanding the web and not having a website would have been years ago.

They can be used to track goods from the manufacturer to the store shelf and monitor shipping containers in transit and through customs. They can be used to register and track high value goods like diamonds. Blockchains could be used to sell and protect intellectual property like music. And the decentralized aspects of DLT could be used with online file storage to protect and distribute data, while speeding up content delivery. The nation of Estonia is so taken with DLT, it plans to be the first nation to run a fully digital infrastructure with plans for their own cryptocurrency in the works.

Lastly, many of you may be wondering if bitcoin is a good investment. While I have no idea what the future holds, am not a certified financial advisor, and cannot offer financial advice, I myself have shied away from it. It is not money in the formal sense of the word, since it fluctuates wildly in value and is certainly not yet a great medium of exchange as few places accept it. Worse, tax implications of using it have not been sorted out, government regulations are still very much a work in progress, and just like money, it can be stolen if you are not careful. That said, I consider it an asset class like gold; costly, volatile and potentially lucrative. Don’t invest more than you can afford to lose.

While Estonia may be ahead of the curve, some of the next innovations in blockchain may be in the real estate world. If real estate transactions can be moved onto a blockchain, it could be faster and easier to transfer property titles. The blockchain code can include rules, which could, for example, be used to prevent fraud by allowing titles to only be transferred to certain accounts, or when certain conditions are met, such as the transfer of funds in escrow. Blockchains could eventually be used to provide a central, nationwide database of property titles, allowing for the streamlining of transfers

ne of my favorite movie quotes is, “There’s nothing stronger than the heart of a volunteer,” (Pearl Harbor 2001) which is why one of my favorite components of YPN is our commitment to community involvement. We all have the best intentions of giving back, but then life gets in the way and volunteering can become an afterthought. YPN makes it a lot easier for busy REALTORS® and affiliates to give back to our community. Each year, as a group, we vote on our charity for the year. Past charities have included The Nick Capitano Boys and Girls Club, the Epic II program through the Hillsborough County School District, the REALTORS® Care Foundation and, currently, Solita’s House—just to name a few. We’ve also assisted in projects for Habitat for Humanity, collected food for Feeding Tampa Bay and painted a house for Paint Your Heart Out Tampa.

FACEBOOK PLAYBOOK 10 Strategies for Getting the Most out of Facebook’s Newest Algorithm by Tracy Wisneski It’s happening again! Facebook is using a new algorithm that is once again limiting business page content in the newsfeed and reshaping how we interact with our target audiences. The Facebook Zero of 2018 is the third or fourth time that brand page organic reach has been greatly limited by Facebook algorithm changes since the first major cut in 2012. Before you throw your hands up in despair, frustration or anger, remember Facebook is a business. It is their job to fine tune their business model and keep their base users pleased. In fact, according to Mark Zuckerberg’s post on Jan. 11, 2018, the goal of this latest algorithm is to build engagement and user satisfaction. Beyond rationalizing the purpose of the latest changes, it’s important to consider Facebook’s AMU (active monthly users) eclipses that of the other social media networks with over 2.2 billion users. By comparison, there are 813 million AMUs on Instagram (owned by Facebook), 330 million on Twitter and 260 million on LinkedIn.* When you consider how many prospects are using Facebook, the rich targeting tools available for ads and examine the cost-effectiveness of the platform when compared to traditional marketing, you’ll likely settle into the reality that it’s just too strong a resource to warrant sitting it out. So, let’s move on to the strategies for how to maximize your Facebook presence considering the recent algorithm changes. The key part of Zuckerberg’s Jan. 11 post that should help inform your Facebook strategy is “…you’ll see less public content like posts from businesses, brands, and media. And the public content you see more will be held to the same standard—it should encourage meaningful interactions between people. For example, there are many tight-knit communities around TV shows and sports teams. We’ve seen people interact way more around live videos than regular ones. So, there you have it: The Golden Ticket is the “Big E” (engagement). The following strategies will help you build engagement on your Facebook business page: FACEBOOK LIVE VIDEOS

Facebook Live is among the most engaging, highreach activities on Facebook. Friends and fans are directly notified, video is an engaging medium and viewers can send you comments and questions in real time for your response. While this is a fantastic tool, you’ll want to be prepared with strong Wi-Fi and enough preparation and confidence to be broadcasted live. There are a wide variety of topics you can include like local market updates, buyer/seller education, home tours, local events and more.

VIDEO POSTS

Especially due to the challenges of streaming good quality Facebook Live videos, pre-recorded videos are a great runner-up. They don’t require a strong Wi-Fi connection, can be recorded at any time and allow for editing. They are still quite engaging and get more reach than other types of posts. In order to really capitalize on engagement, you’ll want to be prepared to respond to comments and answer private messages as they’re posted.

USE HASHTAGS

Hashtags are not just for Twitter. Hashtags serve as an index so others interested in a topic can find your posts, even if you were not connected before. Is it #NationalDonutDay? Use that trending hashtag to connect with new prospects by posting a visit to a popular local donut shop (be sure to tag them to get their engagement, too!) or post a live video from your home as you share a family donut recipe!

INVITE YOUR AUDIENCE TO SHOW OFF

People love to show off their children, pets, favorite recipes, flourishing gardens, fancy cars, etc. Invite them to comment with those pictures and you can sometimes stumble upon engagement gold. On National Puppy Day, I combined the trending hashtag with a picture of me and my pup and an invitation for my audience to share pictures of their pups resulting in over 50 comments and fun for all.

POST YOUR CLIENTS

Some clients will be more private than others, so it’s important that you first ask permission before posting, but if they’ll allow you to take and post a picture at the closing table or in front of their new home, do not pass up on the opportunity. This is word-of-mouth marketing at its best! Once your client tags herself, or better yet, shares it to her profile, you’ll reach a great number of that client’s friends in a very positive way. Life events, like buying or selling a home, rank very high in the Facebook algorithm and comments like “congratulations!” also significantly boost reach. Those friends notice their friend was happy with your services, so it’s a very effective means of elevating your brand as well.

POST AN OPINION POLL

You know what they say about opinions, everyone has one and they love to share them. Ask fans to vote on their favorite kids’ room design or their opinion on a new kitchen design trend. From your Facebook business page, you can access a variety of posts. The last one on the list is “Create a Poll”


and it allows you to create a poll with two options and pictures of each. You can run it for as long as a week if you choose. Making a selection is such an easy way to engage that you’ll get several votes, and the engagement “points” that come with each.

It’s important to remember your brand is not the focus of the group; rather, the members are the focus and the group should bring value to them.

Combine the other strategies with paid Facebook campaigns for better results. In addition to the increased reach and engagement, you’ll also be building and honing your Facebook audiences using retargeting tools. Facebook audiences empower business pages to retarget users who’ve interacted with their posts and content before, helping to increase the repetitive marketing touches required to eventually convert leads.

Facebook Groups bring together people with a common interest. They enjoy better reach among group members and foster engagement. Some possible group topics are First Time Home Buyers, Empty Nesters, Gardening, etc.

INTERACT WITH YOUR POSTS AND ENLIST TEAM MEMBERS TO HELP When working on your Facebook page and/ or Facebook Groups, you can toggle between interacting as your page manager or as yourself (your personal profile). From each post, toggle over to your personal profile to like, comment and share your posts as appropriate. If you’ve got a team, enlist team members to interact from their profiles as well.

ENCOURAGE A DISCUSSION

Creating a post encourages comments and discussion is the height of engagement, carrying the greatest organic reach. Of course, it is much easier said than done. Some topics to explore are asking for people’s experiences, requesting advice, inspiring nostalgia and initiating discussions on pop culture.

PAY TO PLAY

Facebook is free for users, so people sometimes forget Facebook is a business largely monetized with ad dollars. When you compare the cost per result using Facebook ads with the cost of traditional marketing, your bang for buck is undeniable. Paying for a local print ad costs hundreds to thousands of dollars and only targets prospects based on geography and basic

Building engagement with ads and boosted posts also builds overall engagement, because a user who’s recently interacted with one of your ads is more likely to see your organic (non-paid posts) after that interaction. Facebook is only one of many tools, both new and traditional, that should be part of a REALTOR®’s marketing strategy. While these changes can be frustrating, they also encourage more effective methods for communicating with our audiences which in return help inform adaptations of our other tools as well.

A smart home is considered a residence equipped with devices that can monitor and control appliances and systems remotely. These devices allow homeowners to remotely monitor and control features of their home such as the thermostats, appliances and lights. Although 82 percent of buyers don’t ask their REALTOR® about smart-home devices, they’re still interested in those devices, according to the National Association of REALTORS®. With the demand strong, homeowners who purchase one smart home gadget are likely to buy more. Voice control makes for even easier use of these systems. Millennials along with older generations are turning to these gadgets for improving energy efficiency and security. When marketing smart home listings, these are two benefits REALTORS® should strongly emphasize. Demonstrating the technology when showing a home can effectively showcase the benefits to impress prospective buyers. These devices can be easily transferred between homeowners. Smart home products can lead to a higher sale price depending on the value of each individual device feature. Keep in mind, personal data from smart home devices may be at risk when transferred between homeowners, which could leave previous owners vulnerable to identity theft after a sale. Make sure sellers delete all personal information and reset the devices to factory settings to prevent this from happening. Be on the lookout for smart home products, so you can educate your clients on how they can affect home sales and help them make informed decisions.

SMART LIGHTING Installing smart lighting dimmers and senors can save a considerable amount on a homeowner’s annual electric costs because adjustments can be made based on availability of daylight or whether a room is occupied.

RISE OF THE

Robots by Patricia Riesenkampff Many REALTORS® will state that time is one of the most precious and difficult aspects of real estate to manage. More than 230 tasks comprise the “critical role of the REALTOR®.” Showing properties for rentals or sales is one major time consumer. The fourth Industrial Revolution is fast approaching with rapid, innovative breakthroughs in fields such as the “internet of things,” 3D printing, artificial intelligence(AI) and the use of robots. The humanoid type of today’s robots have come a long way since Westinghouse’s unveiling of their talking, walking and even smoking, human-like machine “Elektro” at the 1939 World’s Fair in

New York. As the mechanics of robots progressed, so did the software. Robots have entered a vast range of our daily lives. The use of robots in pharmacies, hospitals, and for microsurgery and medical procedures has long since become mainstream and they are being used to quickly and efficiently park our cars and to pick our fruit in the orchards. This technology is opening doors and it seems robots are here to stay. There are many competing companies refining and innovating with ever-better designs and specific robot uses. Their strengths are in the quick response time, selective attention and the memory they are pro-


ROBOTS IN REAL ESTATE grammed with. Robot weaknesses include the important areas of creativity, negotiation and persuasion, which still only humans excel at. However, a report by a Korean employment and informational service projects that by the year 2030, artificial intelligence will cover core work tasks of 70 percent of doctors and nearly 60 percent of university professors, judges and prosecutors. How do these innovations affect our realm of real estate? We already have highly-improved flying drones for marketing photos and virtual tours. A company out of California called ZenPlace has been using robots to show rental properties to prospective tenants, which they state has cut the time for signed lease agreements from weeks to often just a few days. The prospective tenants receive a code to enter the home over their phone and are then greeted at the door by a robot carrying a tablet with the smiling, welcoming face of a licensed real estate agent who is controlling it. It guides the prospective tenants through the house while answering any questions that may arise during the showing in the agent’s natural voice. Having ready access to the information from MLS, the robot can show comparative graphs and photos upon its screen of the neighborhood as well as rental prices of comparable properties nearby. Finally, the licensed agent can direct them toward filling out the tenant application online and even in signing the lease agreement for processing. Of course, this is all very exciting but it also raises concerns that reach beyond the common unsettling sense that perhaps robots might one day take over our jobs and make many of today’s professions obsolete tomorrow. When researching this topic, I made a few calls to ask if there are already any guiding parameters regarding the legal implications of the use of robots in a seller/ landlord’s property without the physical presence of the REALTOR®. Is it enough service provided to just guide and answer questions and provide the necessary documents for the transaction during showings on a tablet? Must this robot be synced with a home security system that will check if all lights are switched off, ensure that all doors and windows are relocked and secured and AC systems turned down again? Technology certainly saves us enormous amounts of time, which has become a very rare commodity of our busy professional careers. Using a showing robot to reduce agent driving time and traffic delays would allow a higher number of possible showings for one agent to be present within minutes for the next scheduled property showing.

Personally, I find this a terrific business enhancement and a clever facilitating tool though these robots don’t all climb stairs yet nor can they detect whether a prospective tenant is actually an AI robot thief instead! The State of Florida has clear regulations regarding our duties and responsibilities associated with our DBPR registered licenses. We have yet to hear how this practice of implementing robots will be assessed. It seems that new regulations will only be put into place after the fact, as was the case with the initial allowance of flying drones.

“Using a showing robot to reduce agent driving time and traffic delays would allow a higher number of possible showings.” The smart use of AI is advancing us into this fourth Industrial Revolution, which actually could be called an evolution. If there is a consensus among ourselves within our realm of real estate that trust is the currency of the future and that people will want to do business with those professionals who they trust, like and know will do a good job, then perhaps the question to be asked is, “Can we trust robots?” REALTORS® are held to a high level of ethics. Purchasing or selling a home remains one of the biggest financial transactions people undergo and is potentially loaded with an array of confusing human emotion. This vulnerable aspect of humanity needs and deserves an equal counterpart of humanity which not only educates and empowers but also encourages them into achieving the best results for their personal goals. Technology improves our lives for sure, but it will never fully replace us as trusted real estate professionals. REALTORS® only out to earn a commission check will probably fall to the wayside but great agents who offer an excellent service to their clients and customers will prosper.

6 hacks to avoid being hacked by Sunny Alexander Nothing seems to slow down the constant roll-out of modern miracles in technology. We spend a lot of effort trying to keep up to ensure we are taking advantage of every benefit for our business and clients. With all that technological goodness comes some risk. Cybersecurity has become a buzzword. It is a well-known term, but not a well-used practice. If you’re anything like me, you are going a million miles a minute and just don’t have time or money for some elaborate “virtual suit of armor.” Even if I weren’t so busy, I’m just not “tech savy” enough to truly understand the risk and what to do about it to protect myself. So, I spoke to Greg Surla and Ashley Player, subject matter experts from our community, to give us some simple and timely tips to mitigate those risks and better secure ourselves personally and professionally. Greg Surla is the Director of Information Security for ConnectWise. Greg stressed the importance of your situational awareness. Simply put, “security is everyone’s job, but you have to be aware of what is happening.” There are several applications available to safeguard your information but one action that is often overlooked is awareness and taking the time to verify. He recommends taking a hard look at an email before clicking on it especially if you do not know the individual sending it. The simple step of hovering over a link before clicking could deter a security breach. Another simple step in digital security is eliminating the amount of data that is available in the event of a security breach. Take Facebook Messenger for example. Most people have the default setting to save their messages indefinitely. With all messages still in the inbox, if a breach were to occur, you could be providing a large amount of personal information. To eliminate this risk, you can set your phone to delete messages after a certain amount of time. In the case of iMessage, most people set their phones on the default of keeping their messages forever, but this offers a huge trove of potential data for an attacker. Ashley Player is the Operations Manager for Seven Serpents, LLC, which is a service-disabled, veteran-owned small business based out of St. Petersburg and provides training and consulting services for both government and commercial entities across the country. Ashley is no stranger to dangerous places as a veteran of the United Sates Army with extensive experience supporting and conducting high risk and high payoff missions in the Special Operations community.

CYBERSECURITY Adhering to the “keep it simple, stupid (KISS)” principle, Ashley could refine years of professional experience, qualifications and training into a few simple words of wisdom. “Speaking from the perspective of someone who spent a lot of time in less than savory locations, I take comfort in the idea of doing everything within my power to protect myself. To use a cliché, knowledge is power, and everyone can have the power to protect themselves from both a cyber and personal security stand point. This is done by ensuring you take the necessary steps to understand your surroundings and the world we live in today. When you’re confident in your plan of action, you can be confident in your work and yourself.” According to Ashley, these are the main points you should consider to take the necessary steps to protect yourself: Social Media: A Blessing and a Curse: It’s nearly impossible in this day and age to imagine doing business without using multiple different social media platforms. While this represents an amazing opportunity to market your listings and your business, it can also leave you vulnerable to exploitation by criminals. Whenever possible, maintain a degree of separation between your professional and personal social media platforms. Keep any personally identifiable information (date of birth, personal cell phone number, names of family members, home address, etc.) limited to private settings. Safety in Google Numbers: Using the free Google Voice app, you can create and manage a phone number that will dial your phone directly when called, as well as allow people to leave voice messages. This enables you to keep separate your personal phone number and professional phone number. Dual-Factor Authentication—Twice as Hard to Crack: To add an additional layer of security to your online accounts, especially ones that may contain proprietary information, you should consider enabling the dual authenticator setting. For Gmail, consider using dual-factor authentication, such as the Google Authenticator app. This app can also be used for other online account access. The app randomly generates a six-digit code that changes every 15 seconds. Once you sign in with your username and password, you will then be required to input the six-digit code. This makes it extremely difficult for anyone to hack your accounts. It can be used for logins to sites such as Facebook and LinkedIn as well as your email accounts. To Geotag or Not to Geotag: Geotagging is the act of tagging a geographical location to something like a status update, a tweet, a photo or something else you post online. This can be beneficial when listing houses or promoting specific events. It can also be risky if you do not actively control what is geotagged. Always check your location service settings on your phone to ensure whatever applications you are using do not automatically geotag your photos. Certain

applications such as Facebook and Instagram will track your location and allow others to monitor your movements and patterns. Personal Safety Plan of Action: In today’s world of technology, there are many options to aid you in creating a plan of action to ensure your safety. Consider purchasing an application that will allow you to safely and effectively communicate your location at all times. An example of this can be found in the app bSafe, which allows you to check in and share your location with selected people and set timers to trigger an alarm if you fail to check in at a designated time. If you are an iPhone user, when you make a call with SOS, your iPhone automatically calls the local emergency number. With the iPhone 8 and above, this is achieved by holding the power button at the same time as one of the volume buttons until the SOS symbol appears. Establishing check-in times with co-workers or friends can ensure someone knows where to look if you do not make contact. Your office should create a plan of action to vet prospective buyers in order to protect you and your co-workers, such as meeting all unknown clients at the office and retaining their driver’s license on file while at showings. Virtual Private Networks: A virtual private network (VPN) is a method of employing encryption to provide secure access to a remote computer over the internet. VPNs help secure the data in transit between your computer and the internet. Public Wi-Fi networks leave you open to hackers who can steal your information and monitor your actions while using this network. In addition to using a VPN (and this is a big one) make sure to password protect your PDFs, Word documents or Excel spreadsheets with any personally identifiable information, prior to sending it out via email. That one extra step goes a long way to protect critical private information from casual compromise. There is no denying the impact technology has on every facet of our life, big and small. Things we take as commonplace were considered technological miracles a few years ago. Who knows what tomorrow will bring? One thing is certain, it will be a two-edged sword. A massive amount of information is easily-accessible and right at our fingertips thanks to technology. There is no denying the value of information, and more importantly the access to information in our industry. It makes it easier to be better at what we do, but there is risk as well. Be informed.
