Navigating through the Pandemic Hello GTR Association Members.
The start of this quarter ushered in an unexpected turn of events for us all. The impact of the COVID-19, sadly enough, has claimed many lives, brought some businesses to a crawl and forced the temporary closures of several industries. The entire social-distancing experience has set forth new paradigms to conduct real estate transactions. Showing a home, meeting with prospects, obtaining signatures and even closings have required us all to adopt electronic methods of execution. Rest assured your Association is here for you. Staying abreast of all the latest developments, we quickly mobilized our entire operations to enable our members can meet the new normal. To keep you informed of the latest news, our staff added a COVID-19 page to the GTR website. In addition to the site including REALTOR® business changes from our state and national associations, staff sought information related to Safer-at-Home, economic assistance and resources from our county, state and national governments. With the contributions of the executive board, senior staff and personnel, a plan of action was created to navigate our transition to providing 100% virtual support. As REALTORS®, to productively operate your business in a safe manner, you also understand the importance of professional development. I congratulate those of you who have benefited by attending zoom classes, registering for the reduced and free training courses offered through Greater Tampa REALTORS®, the National Association of REALTORS® (NAR) and Florida REALTORS® (FR) and completing various REALTOR® certifications through our partnership with the Pinellas REALTOR® Organization. Some of you have taken this time to participate in the Commitment to Excellence (C2EX) contest. Earning this designation ultimately builds your credibility as a professional REALTOR®. We are also excited to see many of you taking advantage of your free access the David Knox Real Estate Training Video Library. This online, on-demand video training provides access to videos, support materials and action plans specifically for real estate agents. It was good to see members watched and asked questions of our elected officials and the presidents of NAR and FR during sponsored Zoom forums. Also, the virtual classes have been very well attended. Our educators and Affiliates continue to play a major role in helping to make these important Zoom forums and classes available for you. We truly value our REALTOR® educators and Affiliate sponsors. Our committee leadership have also done a commendable job to continue assemblies through conference calls and video meetings. The scope of committee meetings explores and identifies ways to benefit as professionals, enhance the REALTOR® image in the community and protect your interests in the real estate industry. Our committee chairs are appreciated for their due diligence and thoughtful guidance through these turbulent times. As business, government and communities slowly return to some levels of normalcy, the board, and perhaps many of you, had a chance to review the Emergency Operational Procedures (EOP). The three-phase document that “contains Greater Tampa REALTORS® detailed plan for reopening and operating to meet its highest priority - the safety of members and employees. These procedures shall affect all REALTORS®, Affiliates and employees and are for the benefit of our entire association.” Please check out page 5 for an overview of the EOP. As we strive to stay one step ahead of the curve to provide the best service possible, we welcome your ideas and suggestions to help make Greater Tampa REALTORS® the best it can be. MARCH/APRIL 2020 BOARD OF DIRECTORS ACTION ITEMS
The following items were acted upon at the March 2020 Meeting: ✓ Accept Jeremy/Recon proposal and allow the executive committee to monitor and fine tune his proposal with what we need and expect. The executive committee will also include one to two discussions with former clients of Recon. ✓GTR allocates $10,000 to purchase laptop and equipment for staff needs to service members during and after current pandemic. ✓ To do month-to-month chat for a period of three months so GTR can evaluate the effectiveness and re-evaluate after three months. ✓ To use the Roof Smith quote of $73,000 to re-roof our building.
The following items were acted upon at the April 2020 Meeting:
✓ Adopt the 2019 audit. ✓ Move forward with the parking lot as presented. ✓ Use PAC local funds in the amount not to exceed $5,000 to pay for the 2020 REALTOR® Party Extravaganza and Chili Cook-Off. ✓ Purchase 250 toolkit brochures two-fold brochures, $750.31, to provide a tool kit providing housing information to perspective home owners. The brochure will provide the steps to homeowner realization. We also request $205 for refrigerator magnets as an information reminder. Total cost not to exceed $1,000. ✓ End our agreement with M.Peterson and enter into a new limited consultant agreement with M.Peterson.

CODE OF ETHICS Deceptive Information in MLS Database
R
EALTOR® R searched the MLS database of current listings on behalf of his client, Dr. Z, who had recently completed his residency and was returning home to take a position on the staff of the community hospital. REALTOR® R’s search returned several listings that satisfied Dr. Z’s requirements, including a two-story residence listed with REALTOR® B that showed, in the “Remarks” section, “Pay your mortgage with rent from the apartment upstairs.” REALTOR® R sent the listings he’d identified in an an e-mail to Dr. Z. A day later, REALTOR® R received a call from Dr. Z who told him there was something about REALTOR® B’s listing that struck him as odd. “That house is in the neighborhood I grew up in,” said Dr. Z, “I also remember our neighbors having a problem with the Building Department when they added a kitchen on the second floor so their grandmother could have her own apartment.” REALTOR® R assured Dr. Z that he would make the necessary inquiries and get back to him promptly. His call to the Building Department confirmed Dr. Z’s suspicion that the home was zoned single family. Feeling embarrassed and misled by REALTOR® B’s apparent misrepresentation, REALTOR® R filed a complaint with the local association of REALTORS® alleging misrepresentation on the part of REALTOR® B for publishing inaccurate information in the MLS.
B acknowledged the seller had told him that the conversion had been made to code but without the necessary permits, and the apartment had never been rented. “I assumed the new owners could get a variance from the Building Department,” he said. The Hearing Panel did not agree with REALTOR® B’s defense or rationale and concluded that showing a single family home as having incomeproducing potential from an upstairs apartment which had never been rented was a misrepresentation that violated Article 2.

Thriving Through Technology
We didn’t let COVID-19 stop YPN, instead we embraced it with technology! Since this virus has transpired, our entire industry has shifted and the way we conduct business has changed. Many of us has quickly integrated technology in our business models and are learning as we go. Before March, I had never used Zoom, and now, I use it multiple times a day. I’ve fallen in love with the platform because all I have to do is brush my hair and put on a shirt. In order to stay engaged and keep up the momentum, we have been working on a few things for YPN. We have been encouraging our members to take full advantage of the streaming classes and certifications through our association, working on our Agent Rescue video series, continuing to plan out the rest of the year and hosting virtual happy hours. The Virtual Happy Hours have been a success. For our first one we played games, masterminded as a group and supported local businesses by encouraging everyone attending to order takeout from their favorite restaurant and sharing what they ordered. We also learned some new drink recipes and enjoyed a demonstration of Michelle Hernandez's special Jello technique using a Jellinator. We kept the happy hour entertaining with some association trivia and learned what others were doing to generate business and continue to close deals. Peter Ortega, Miami YPN President, and a few members from Miami’s board also joined us and shared knowledge. The most rewarding part of the happy hours was giving back and supporting our local small businesses. Each happy hour had a food theme. Since our second one fell on May 5 (Cinco de Mayo), we decided to make it Mexican themed and support local Mexican restaurants. Each participant was sent a list of local Mexican restaurants and encouraged to order dinner for the virtual happy hour. This was one small thing we felt we could do to support our local businesses that supports us.

We are living in unprecedented times and COVID19 has changed the way real estate professionals are conducting business. In-person activities have been limited due to social distancing guidelines, which involves virtual home tour, online meetings and working from home. Still adjusting to the new normal, check out these tips for making the most out of working from home. Virtual Meetings By now you know the basics of working with Zoom and other online meeting platforms, but are you actively listening. It can be easy to get distracted with emails, social media or children while on a Zoom call. Before you hop on a call, try to eliminate distractions when possible. For example, put your devices on Do Not Disturb or Quiet Mode. Having a distraction free zone can help you be more attentive and actively participate in the call. If you are hosting a virtual meeting, consider joining the meeting early to greet attendees or create a welcome graphic that promotes engagement in the chat section among participants. Virtual meetings can often feel impersonal, so try dedicating the first five minutes to an icebreaker. Some platforms like Zoom even offer breakout sessions to allow small group discussions. This can be a great tool for large staff meetings, so that individual departments are able to debrief following any important announcements or changes.
Online Marketing Quarantine has made renters and current homeowners rethink their current living situation. Become creative with your marketing strategy to establish yourself as a resource for current and potential clients. Host live video tours, virtual open houses, send targeted email blasts or work with an affiliate business partner to create professional video marketing for your active listings. Free Time As a busy real estate professional, it can be easy to overlook things on your website until they are brought to your attention by someone else. Take some time to go through your entire website to make sure everything is relevant and updated to reflect your current business model. Broken links can not only look unprofessional to potential clients, but Google penalizes your search engine rankings for it. If you are not sure how to audit your website, there are tons of free tools and worksheets that can help review your website. This is also a great time to scrub your email marketing lists. New and seasoned real estate professionals can also use this time to complete a certification or designation course or learn a new skill that can help you better your businesses. As Safer-at-Home orders are lifted and we embark on a new normal, what are some changes we may anticipate and how can we prepare for them? by Tracy Wisneski First Time Home Buyer Advantages First time home buyers who’ve remained employed may possibly be the biggest winners post-quarantine. Many were struggling with a glut of multiple offers on coveted entry-level homes before the pandemic. It is a very frustrating process to find and fall in love with a home only to be beat out by another offer; often repeatedly. An anticipated decrease in buyer competition could greatly ameliorate that issue for them. Interest rates are once again at historic lows helping first time buyers get more house for their money, and unlike many other loans, there are still plenty of first time buyer loans allowing for low down payments and moderate credit scores. Sellers are also more inclined to award closing costs now than they have been these last several years, thus helping first time buyers get over the hump of requiring so much money out of pocket. Unlike their homeowner counterparts, first time buyers do not have the burden of selling a home before buying their next home. Many require only 30-45 days’ notice to their landlords in order to move. This not only makes for a much more reliable process, but also for stronger offers without a home-to-sell contingency. How can you prepare? The toughest part will be helping to assuage their fears. Home buying can be scary for anyone, but it is most intimidating for first time home buyers even under the best circumstances. The current uncertainties we all face will likely exacerbate those fears for first time home buyers. Work on strong educational content to help them learn more about the process, the market and their options in order to help them feel empowered. Marketing pieces like this will allow them to feel more confident in

the process and in you as a source of information and guidance. We all know the right loan product can make all the difference in terms of affordability, so learn about the various products available to them and partner with lenders who can help them with a loan best suited for their circumstances. There are a variety of loan products and down payment programs, some have just been approved in response to the crisis that can help them make their dream of homeownership a reality. Be the source of information, walk them through the steps and you’ll earn a client for life! Home Sweet Home Since mid-March, most of us have spent more time than ever before in our homes. Many people are working from home for the first time and parents with schoolaged children are homeschooling, as well. Homes are being used very differently than they were before and it’s leading to people considering what kind of home and floorplan works best for this. Open floorplans have been very popular for quite some time, but a fully open space does not lend itself well to multiple people working on different tasks. How can one child be on a Zoom call with class while mom is making business calls, sister is reading and dad is on a conference call? Suddenly, some extra walls make a lot more sense. Homes with spaces that allow for multiple purposes and a little extra privacy will be very helpful. Extra rooms that can be used as office space will also be in high demand. Outdoor spaces like yards, lanais or even balconies will be very desirable. While we’re coming out of quarantine,
many people are still spending most of their time home and enjoy having nice outdoor spaces to enjoy. Pools, outdoor kitchens and other home amenities will be in higher demand.

How can you prepare? Keep an eye out for these kinds of floorplans, outdoor spaces and home amenities. Point them out to your prospective buyers along with how they may better fit their lifestyles and desires.
If your sellers have homes like these, be certain to make them as easy to find as possible! Use keywords, check the corresponding boxes in the MLS, include these details in the early part of your descriptions so anyone skimming will see them right away. Upload floorplans if they’re available or consider using 3-D imaging.
When marketing your sellers’ homes, be sure to get great pictures and videos of these coveted spaces and amenities, and be certain to carefully complete the MLS listing so that boxes are checked for these important items. Highlight them and explain them in your comments and marketing materials. These will be very strong selling points in our new normal. While it wouldn’t make sense for sellers to spend on extravagant home improvements, they can make minor adjustments that will help buyers envision how a home will check important boxes for their lifestyles. Staging can go a long way, so recommend that they stage a room or even a space as an office. Some furniture, plants and other minor décor can be used to make outdoor spaces more inviting. Landscaping, both front and back, will make the home more appealing to buyers looking for creature comforts in their next home. Develop relationships with local contractors so you’ll have a cost reference for changes buyers may want to make to the home if it is missing any of these desirable characteristics. Household Changes on the Rise Everything from the anticipated baby boom to boomerang children and additional family members moving in together will make homes with more space and additional rooms a better option for many families. In-law suites, guest houses and other means of multigenerational living will be in high demand. How can you prepare? Know which models and communities offer these features so you will be best prepared for buyers looking for these kinds of homes. Keep a close eye on your local inventory and compile lists of homes that fit these criteria. Builders may be a good source of some of these homes and they’ve begun to offer more incentives to buyers in
Keep Up with Local Market Statistics While you should have been doing this all along, it will be even more important in the weeks and months ahead for you to be knowledgeable about market statistics. Both sellers and buyers will want to know how the market is changing. Are prices going up or down? What about days to contract? How does inventory affect the local market? Especially during times of uncertainty, being a source of detailed information will help you build trust and confidence. We have access to several great sources of market statistics. Make use of them by sharing them in posts, emails and blogs. Become familiar enough with them to speak about them conversationally. How can you prepare? Greater Tampa REALTOR® members have access to a host of sources for market statistics. Florida Market Reports are available online through the Florida Realtors site https://archive.floridarealtors.org/ResearchAndStatistics/ Florida-Market-Reports/Index.cfm providing detailed residential reports for the state, counties, metropolitan areas and individual zip codes. These reports include a host of very helpful market indicators, as well as the yearover-year change for each. You can add your branding to these reports making very effective marketing pieces that will set you apart as a wellinformed professional. Stellar MLS is another source of local market information that you can generate using the statistics tab within Matrix. There are several preset statistics, as well as an option for generating your own. In addition to broader statistical data by counties, you also have the option of drilling down to zip codes, subdivisions or even map areas, and you can utilize various search criteria depending on your needs. Listen More, Persuade Less During this current crisis, each person’s experience is very distinct. There will be those who had no interruption in work, others who had an increase in work and still others who are barely surviving. There are homeowners who just purchased their dream home at the very top of their budget because their businesses were thriving who are now faced with some very difficult decisions. Maybe there’s enough equity to sell or perhaps there’s not enough for a regular sale. They should not be persuaded to sell. They need you to honestly educate them on their options, point them to resources, refer them to their accountant or a lawyer if needed. Once they have all the information, if they choose to sell, that’s great! If they choose an option that better suits them and you “lose” the sale, you would have served them with integrity, which is vitally important. Remember that as REALTORS®, we are obligated to “protect and promote the interests of [our] clients.” How can you prepare? Learn all you can about the various resources and sources of information you can share. Compile a list of carefully vetted professionals like attorneys and accountants to whom you can refer your clients or prospects when needed. Short sales may come back into play for people who are unable to manage their mortgage post-shutdown. Familiarize yourself with the process as it is now. You may want to consider earning the Short Sales & Foreclosure Resource® (SFR®) designation. Depending on each unique situation, a short sale may or may not be their best option. Refer your sellers to their accountants for tax advice and have contact information of attorneys who can best counsel them on their options. Even as businesses begin to open and real estate picks up steam again, we still have a long way to go before any of us will truly know what lies ahead. Keeping informed is crucial as this is still a changing situation.

Virtual Boots on the Ground REALTORS® Helping a Cause by John Daux As the inaugural chairman of Greater Tampa REALTORS® newest committee, the Community Outreach Committee, it is my pleasure to give you an update on the committee. As many of you may recall, the Community Outreach Committee was a combination of our former Public Relations and Housing Opportunities Committees. The primary goal of this committee is to seek volunteer opportunities that we as a 12,000+ strong member organization can do together. While that’s a lofty goal, we have done some positive things in the community as REALTORS®. In search of volunteer opportunities, we started our year participating in the City of Tampa’s quarterly Community Resource Fair. Several members were able to help manage a GTR booth at Jefferson High School, Saturday, February 1. Over 300 residents were in attendance, and the GTR team was able to distribute YPN’s first time homebuyer brochure, give potential buyers insight on the homebuying process and share information about GTR. A few members even had the opportunity to take a photo with Mayor Jane Castor. Committee members were signed up and prepared to participate in the City’s 2nd quarter Community Resource Fair scheduled on April 11 at Cyrus Greene Community Center in east Tampa. Unfortunately, COVID-19 stepped in and all plans were canceled. Undoubtedly, hundreds of children were disappointed when they learned the helicopter egg drop in celebration of Easter was not going to happen. On Thursday, February 20, 6-9 p.m. at the Centre Club in downtown Tampa, several members enjoyed Habitat for Humanity of Hillsborough County’s mixer as GTR was the title sponsor of Habitat’s Real Estate Home Build, which is a first partnership of this kind. The Real Estate Build would have required the sweat equity of many REALTORS® and Alexis Barnes, the first-time homebuyer recipient and mother of two. Although COVID-19 altered the plans of the build, I’m happy to report that Habitat has offered GTR another Real Estate Build title sponsorship once our communities return

to full operations. More importantly, Habitat was able to implement safe measures with sub-contractors to continue to build and complete the Barnes family home. President Darlene Davenport challenged the Community Outreach committee to have “boots on the ground,” to overcome the hurdle of COVID-19. We moved to “virtual” boots with our support of Metropolitan Ministries (MetroMin). As a result of the COVID-19 pandemic, the resources of MetroMin were being quickly depleted. The nonprofit had never experienced such a high demand on their services as well employed individuals lost their jobs and joined others in seeking assistance. The Community Outreach Committee led our association in establishing a food drive and GoFundMe page in the month of April. I thank those of you who were able to participate in raising over $5,500 and donating 1,650 pounds of food and supplies. There is always more that could have been done, but the MetroMin staff were very happy with our donations. The GTR staff is to be applauded for executing the vision on very short notice. They did an excellent job of setting up the Gofundme page, managing the logistics of the food drive and promoting the event. The video of the GTR lobby full of food and supplies was outstanding. I commend committee members as we explore and act on plans to be of service to our community. This pandemic has changed my normal day-to-day routine as Mortgage Loan Officer, but in a good way. I have always utilized family, friends, old client referrals and REALTORS® for business and have been able to do even more so now. Additionally, I have implanted more social media marketing, while also being able to spend more time with my family. I also utilize Zoom on a daily basis, sometimes 5-6 times per day. Not being able to meet people face to face is a little strange, but manageable. I normally meet clients at the closing table to address issues or questions they may have, but that has changed due to social distancing. Now I’m there for them on FaceTime or Zoom, which unfortunately slows down the signing process. This can be tough and a little frustrating, but it gets the job done. Overcoming the Pandemic The New Way of Conducting Business COVID-19 has created a new way of conducting business, whether it be in real estate, mortgages, insurance or even inspections. If anything, we have learned to adapt to change and collaborate to overcome the challenges this virus has brought forth to us. It is imperative that we work together and brainstorm ideas to help each other overcome the pandemic by rising above! Recently, we had the Affiliates Forum Brainstorming Session: Thriving in the New Normal. Our session was about sharing our challenges, fears and what we have done to push ahead. Many of us have started webinars, videos, email blasts, and best of all, making phone calls to remind clients that WE ARE STILL HERE. I loved our first brainstorming session as it proves that we, as Affiliates, care more about helping each other and our REALTOR® partners than losing the “competitive edge.” We have received excellent feedback and will be looking into more opportunities to collaborate as partners of this great organization. Please make sure to keep an eye on our Facebook pages and emails for Zoom events, classes, sponsorship opportunities and community outreach. members and Affiliates. I am excited to announce our first Affiliate Forum was held on May 20 with Nathaniel Bittman teaching us about Emotional Intelligence. Bittman is a certified emotional intelligence instructor and DISC/ Behavioral Science specialist. The event focused on how to strengthen communication and become more relevant in a technology forward environment. The goals of this webinar were to help you understand and apply tactical strategies with behavior science and apply techniques in crucial conversations that will help with emails, text messages and overall communication. Affiliates learned processes that will help with conflict management and how to avoid ruminating over communication challenges. We look forward to seeing all our Affiliate Members on the next Zoom for networking. Stay safe and continue to innovate new ways of doing business!

It’s harvest time in Plant City, and the smell of fresh strawberries hangs in the air thick as jam, sweet enough to taste. Just flick your tongue in the breeze and see. The plump red berries are what most people imagine when they think of Plant City, and while strawberries are indeed king in the World’s Strawberry Capital, there’s something else in the air these days: the scent of success wafting through the rural community. After years of just “being there” east of Tampa and mostly unnoticed, save for the week of the Strawberry Festival, it seems homebuyers have all suddenly taken notice of Plant City, which appears to be enjoying its moment. Seems these days, just as the plump, red berries are picked in the Plant City fields, homebuyers more and more are picking Plant City. Wayne Wiggins, owner-broker of Plant City Realty, Inc., understands. He’s generation number five in Plant City, and he’s been wondering when people would finally get it—when they would figure out there’s a lot more to Plant City than just its famous fruit. “Builders have finally discovered us,” said Wiggins, who concentrates his real estate business there. He notes that new housing is booming, more is coming and the supply of pre-owned homes is low due to high demand— something driven by more working families choosing the town ideally situated midway between Tampa and Orlando

Add the ease of commuting in either direction to value pricing, an abundance of country charm, and an old-fashioned, small-town feel, and the rush to Plant City is more than understandable, said Wiggins. “As I like to say, we’re having our 15 minutes,” he said. Wiggins’ Plant City ancestors go way back (some slung muskets in the Civil War). A town street bears his family name. It’s changed over the years, but Wiggins said despite the surge in growth, no one need worry that development will spoil Plant City. Its leagues of guardian residents and founding families are smart, the city’s leadership and planners are just as sharp, and wise enough to control growth using good ol’ “common sense.” New people coming sometimes may have a tendency to try and make their new hometown into the one they came from, Wiggins lamented, but Plant City leaders—its movers and shakers—have a “way of tempering that,” and they jealously protect Plant City’s wholesome, country character, Wiggins said. The new chapter in Plant City began when improving the city’s parks, streets and revitalization efforts downtown began to “get traction,” he said. When
the nation’s largest builders began to show up, things began to really roll. Companies like DR Horton and Pulte Homes are building in the city, and Plant City has annexed parts of Hillsborough County to accommodate some of that building. Seems the builders like Plant City as much as the families buying their new homes, something Wiggins attributes to the fact that the city works so well with developers. Plant City officials are “friendly,” is the best way Wiggins said he can put it, at least compared to Hillsborough County. By friendly he doesn’t mean easy and willing to give away the store. He means easyreasonable—easy, practical and realistic. The planning and building process is “less cumbersome; they use common sense and decisions are made based on what is a good idea,” said Wiggins. Plant City’s new homes are now known as some of the best values going. Young families can get into new 3/2 Plant City homes for around $200,000, Wiggins said. If you’ve got $300,000 to spend, count on that home being a “really nice one.” At the low end of the pre-owned market, an older family home that needs some fixing might come in below
$150,0000. A large mobile home on enough land for livestock can be had for $150,000 to $200,000. The problem is demand exceeds supply, Wiggins said. Still, prices remain stable and comparatively attractive. He does advise having financing in order, as considering a deal too long could mean watching it get scooped up by a better prepared buyer. For those who imagine Plant City is poor farm country, think again, Wiggins said. “Plant City is not a poor town,” he said. “There’s a lot of old money and new money” and many homes are valued between $500,000 and $1 million. Be it a mobile home or a mini mansion, what one can’t put a price on is the smalltown feeling Plant City exudes, said Melissa Poage, an agent with Signature Realty who grew up there. It’s grown over the years, but retains its smalltown charm, she said, something rare these days. “It’s still America’s small town,” she said of Plant City. “It’s community-minded, family oriented; it’s just that it’s grown.” Many who grew up in Plant City leave for careers only to return years later, she said, adding it’s the kind of place with the power to call one back. home“It’s comforting, towny, yet it’s close to everything,” she noted, referring to the easy drive into neighboring Tampa. Many who live there commute to work in Tampa, St. Petersburg or Orlando, she said.
