The New Professional Standard A message from your 2021 GTR President Ellie Lambert As the nation, the real estate industry and its marketplace begin to emerge from the impacts of the great pandemic there will be an impressive number of exciting new trends, techniques and opportunities, which will combine to redefine REALTOR® success. Each of these opportunities will present its own challenges and rewards and each, for those who elect to take advantage of them, will power brokers and agents to levels of ultimate professionalism and success in their businesses and careers. Without question, Greater Tampa REALTORS® (GTR) members will find that, moving forward, the ultimate of these opportunities will be forthcoming from the amazing array of new technologies that are now addressing virtually every aspect of the real estate transaction and experience. Together these new technological tools and techniques will create a totally new professional standard for the delivery of real estate services. The potential of these opportunities is so great that in a recent presentation, the CEO of the National Association of REALTORS® (NAR), Bob Goldberg, encouraged NAR members to embrace the role of the new technologies and to be “fearless not fearful” of their benefits. Some REALTORS® will demand to know where all of this technology came from, who requested it and why will it now dominate the REALTOR® and consumer real estate experience. The fact is, that while most REALTORS® were dealing with the professional and human aspects of the pandemic others within the industry were taking advantage of the situation to invest tens of billions of dollars into new real estate related technologies, AKA “Proptech.” As a result of these developments, GTR members will find themselves facing a number of critical technological decisions that will, for many, define their success moving forward. If you are not already taking advantage of them, you should know GTR has been tracking these developments as part of its new strategic business plan. New Hire Mr. Stephen A. Doukas has been hired as the new Vice President of Operations. With a Bachelor’s Degree in Accounting from Bryant University in Smithfield, Rhode Island and a Master’s of Business Administration from the University of Tampa. Stephen has worked for various contracting organizations in the United States Department of Defense and worked in various C-level management positions in the nonprofit industry in the areas of prisoner rehabilitation, information security and certification, veterans’ affairs medical research and education and most recently in exploration geophysics. For GTR, Stephen will oversee the departments of communications/marketing, community affairs, finance, governmental affairs, and member services. GTR Promotion Ms. Grace Smith, who joined GTR in January 2017, has been promoted to Vice President of Strategy and Engagement. Grace has been involved in many aspects of the real estate association industry, most recently serving as the Director of Education & Member Development at GTR. She has achieved numerous REALTOR® certifications and designations, including the REALTOR® Association Certified Executive designation. In her new role, Grace will advocate and develop projects that further GTR’s strategic goals and objectives and analyze association metrics, the industry environment and market data to strengthen GTR and drive long term growth. She will also manage the data services, ethical advocacy/standards, and professional development and events teams. New Hire Shatana Ellison has been hired as the Executive Assistant at GTR. Shatana has over 10 years in the Administrative Profession & Project Management arena. Her professional strengths are in process development and organization. Shatana moved to Tampa in 2014 and enjoys coffee, music and spending her free time at the beach. She resides in Wesley Chapel with her husband and their seven year old son. New Hire GTR welcomes Jennifer Lalji as the new Communications Coordinator. Jennifer is a South Florida native who has over eight years in traditional and digital marketing. She spent over five years at a previous role in hospitality marketing and franchising sales in Dallas. She later relocated to Tampa to work for a local digital advertising agency, where she managed client’s SEO, social media and content strategies. CODE OF ETHICS Contemplated Interest in Property Appraised

S

eller A and Buyer B were negotiating the sale of an apartment building, but couldn’t agree on the price. Finally, they agreed that each would engage an appraiser and they would accept the average of the two appraisals as a fair price. Seller A hired REALTOR® C, a licensed appraiser, and Buyer B hired REALTOR® D. Both REALTORS® were informed of the agreement of the principals. The two appraisal reports were submitted. The principals averaged the two valuations and made the transaction at the price determined. Six months later, it came to the attention of Seller A that REALTOR® C was managing the building that he had appraised. Upon making further inquiries he learned that REALTOR® C for several years had managed five other buildings owned by Buyer B, and that he had been Buyer B’s property manager at the time he accepted the appraisal assignment from Seller A. At this point Seller A engaged REALTOR® E to make an appraisal of the building he had sold to Buyer B. REALTOR® E’s valuation was approximately 30% higher than that arrived at six months earlier by REALTOR® C. These facts were set out in a complaint against REALTOR® C made by Seller A to the local Board of REALTORS®. The complaint charged that since REALTOR® C was an agent of Buyer B; since he managed all of Buyer B’s properties; since he had become manager of the property he had appraised for Seller A in connection with a sale to Buyer

B; and since he had not disclosed his relationship to Buyer B, he had acted unethically, and in the interest of his major client had placed an excessively low valuation on the property he had appraised for Seller A. At the hearing, Seller A also brought in a witness who stated that he had heard Buyer B say that he had made a good buy in purchasing Seller A’s building because Seller A’s appraiser was his (Buyer B’s) property manager. Buyer B, appearing as a witness for REALTOR® C, disputed this and protested that he had paid a fair price. He substantiated REALTOR® C’s statement that management of the building formerly owned by Seller A was never discussed between them until after it had been purchased by Buyer B. It was concluded by the Hearing Panel that whether or not management of the building was discussed between Buyer B and REALTOR® C prior to its purchase by Buyer B, REALTOR® C had a logically contemplated interest in it as a property manager in view of the fact that he had served as property manager for all other properties owned by Buyer B. In view of this contemplated interest, he was bound by the terms of Article 5 to disclose this interest to his appraisal client, Seller A. He had failed to do this, and so was found in violation of Article 5 of the Code of Ethics.

Q: I’m a sales associate thinking of moving to California, but I’d like to keep my Florida real estate license and become voluntarily inactive. How long may I remain voluntarily inactive without losing my real estate license? A: A sales associate may choose to become voluntarily inactive and remain so indefinitely, as long as the person renews as inactive every two years and satisfies the continuing education requirements prescribed by the Florida Real Estate Commission (FREC).

Q: Do referral fees have to flow through a brokerage company, or can they be paid directly to an associate? A: Referral fees should flow through the brokerage company to the associate, in accordance with Section 475.42(1)(d), Florida Statutes. Although FREC says that an associate may be paid directly at closing if a broker instructs the closing agent (in a specific writing) to authorize direct payment, FREC has not expanded this to include other situations. tamparealtors.org

Technology Reshaping Real Estate

Technology will continue to reshape our world and how we live from day to day. What came to light this past year is technology is also reshaping #RealEstate. We were forced to use technology whether we liked it or not to keep our industry afloat. We pivoted from traditional real estate practices to using new technology platforms in order to overcome obstacles from the pandemic. We refined the way we conducted virtual showings all the way through to notaries and closings. Over the last year, tech companies refreshed old platforms and created new systems to support the demand for all types of industries. From those individuals working at home to those of us needing a fast and secure method for processing our real estate transactions, tech companies were in a race to be first to market to maintain their own competitive edge. I personally have discovered and learned new ways of working with new and existing technology. Some of which were a learning curve to all generations, including millennials. Some of my favorite applications over the last year and now include: SaneBox: This is an email management software that frees up a lot of time sorting through daily emails. It prioritizes what emails require attention, sets reminders to follow up on emails that haven’t been responded to and hides unimportant messages. IXACT Contact®: This is an all-in-one CRM and Marketing Automation System. It allows to manage and organize

contacts, create and track goals, keep in touch with past clients and has more functionality. It is also a member benefit through GTR. REALTORS Property Resource® (RPR®): This is a platform encompasses every side of real estate. It’s packed with tons of real time data, tools and reports to allow agents to impress clients and close more deals. Upwork: This is a freelancing platform that will allow you to hire talent from all around the world. With millions of freelancers, you can hire for just about any position. There are individuals that can do data entry, SEO, video editing, lead generation and so much more. Over the last five years of being in this noble profession, I realized very quickly there are not enough hours in the day to complete every single task. Rather than running away from technology, I learned to embrace it for all the advantages and benefits it can provide; not only for me but for my clients as well. Artificial Intelligence Taking Real Estate Tech to the Next Level The Winning Combination of Technology and Proven Strategies by Tracy Wisneski


Artificial Intelligence (AI) is transforming the way REALTORS® work. Big Data has greatly accelerated machine learning giving way to many tools that increase our productivity. The following are just some of the ways that agents can use AI in their businesses. Identifying Sellers As we navigate a very unique seller’s market with precious, little inventory, prospecting for listings is at the top of most agents’ priority lists. Not all homeowners are likely to sell within the next few months and it’s easy to water-down our efforts and deplete our marketing budgets on unlikely prospects. There are time consuming guessing strategies we’ve learned over the years, like searching for homes that were purchased at least five years ago, but none can compare to the information now readily at our fingertips. AI is a very valuable tool for identifying which homes are most likely to sell using predictive analytics. Greater Tampa REALTORS® members already have access to tools that use AI to determine the likelihood to sell. Homesnap Pro designates homes that are “likely to list” or “most likely to list.” Agents can then choose to include those homes in their marketing efforts, drop off CMAs in person or employ any number of strategies to concentrate their efforts on those homeowners in particular. Remine empowers agents to search based on “Sell Score,” which is a scale that measures the likelihood the seller may be ready to list soon. The Sell Score is also included on each home’s details page allowing agents to cross-reference information when deciding which homes to target. Once homes are selected, agents can also choose to download addresses or mailing labels. First-Time Home Buyers While many digital marketing outlets have limited demographics that can be used to target ads, “first-time buyers” is still a target offered on platforms like Facebook and Google. A multitude of information is used to identify likely first-time home buyers. Agents can use this targeting to get their marketing in front of first-time home buyers, many of whom may then become lifelong clients if the agents take excellent care of them and maintain communication after closing. Rating & Cultivating Leads Several CRMs, use AI to rank leads on how likely they are to buy soon. Much like ranking homes likely to sell, this is

very helpful to direct our focus on those leads most likely to convert soon. In addition, these same tools also utilize AI by analyzing user’s search history in order to suggest more homes in which they might be interested in. They “learn” what the buyers like the most and help by delivering more homes that fit their search patterns. These platforms also use AI to strategically time emails and text messages that correspond with buyers’ activity. Did they saved a listing and look at it several times? The system then sends them a text message asking if they’d like to set up an appointment to see the property. Having this type of lead cultivation going on behind-the-scenes while we’re out on showings and appointments is very valuable. Chatbots Let’s face it, we can’t be sitting in front of a screen all day, every day waiting for prospects to contact us, but a chatbot can. AI chatbots are significantly better than the very basic chatbots that came before AI. They are far more intuitive, conversational and can even gather requested information faster than you can! There are several options that can access MLS and various sources in order to answer specific questions on listings, neighborhoods, schools and more. An effective AI chatbot can provide valuable information in real time and capture the lead so you can follow-up at your next opportunity. Follow-up, Because YOU Matter the Most Technology continues to provide more and more sophisticated tools to help us in our industry, but keep in mind that our direct contact and personal touches are integral. AI helps us to streamline our work, concentrate on leads that are more likely to convert, tee-up leads from cold to warm, organize our work and more; but to really get ‘er done, we’ve got to work on our connections, follow-up and relationship-building. Automating the Home The Biggest Contributors to Spending in 2020 by Jennifer Lalji As various industries ranging from travel and lodging, entertainment, automotive and nonessential retail, took a hard nosedive amidst the COVID-19 pandemic, other sectors saw a significant rise. From healthcare and pharmaceuticals to consumer products - yes, we’re talking about the infamous toilet paper craze and handsanitizer obsession - along with telecommunications and most specifically technology, were areas that saw considerable growth just within the last 12 months. Although many Americans faced financial turmoil during this global crisis due to furloughs and layoffs, economic strains did not, however, prevent increased spending on smart tech devices, specifically those gadgets and appliances geared for the home. With increased stay-at-home orders, forcing nearly 90 million people to remain quarantined indoors, according to the US Census bureau, countless consumers adjusted their attention to home renovation projects, revamping their once bland living quarters to better serve newly reformed lifestyles, whether for quality improvement or simply entertainment. Additionally, thousands of people flocking from all regions of the country, seeking cheaper real estate in cities like Tampa and St. Petersburg, fostered more opportunity for adoption and integration of smart home technology, on account of having more disposable income. From redesigning home office spaces and amplifying formerly mediocre family rooms into high-tech recreation centers for the entire household to enjoy, smart tech devices became one of the biggest contributors to spending in 2020. While the term ‘essential worker’ quickly became a critical designation during the pandemic, those who were forced to “work from home” became a classification all in and of itself. Businesses from large conglomerates to even smaller start-ups and mom and pop enterprises previously offered their employees a certain ambiance through high-tech equipment and working environments, which were sorely missed as doors were rapidly closing, considering public health and social distancing. As more and more businesses faced shutdowns, increased smart technology became a crucial necessity, both out of efficiency and personal preference. So, what exactly did consumers purchase to spruce up their mundane day-to-day while at home? The smart home appliance tech devices can be broken down into these broad categories: Media, music, climate, lighting and security. Let’s take a deeper dive into each of these group.

Lighting and Climate Many accustomed to bright, fluorescent office lighting sought after their own controllable, smart-lighting fixtures, which could be managed directly from the palms of their hands or via voice assistance through smart switches and bulbs. Enhanced features offered the ability for automatic mood settings such as brighter tones to match the sunrise in the early parts of the day to mimicking warmer tones as seen in the sunset. Additional options included timers to be set to fade on when arriving home or set to fade, when it was time to hit the sack. Similarly, the need for crisp qualitycontrolled air conditioners called for smart thermostat purchases, which allowed users to control air flow and temperature, set daily and weekly schedules and even give way for artificial intelligence (AI) to learn and predict the perfect and unique temperature patterns based on your settings algorithm! Media and Music From increased capacity limitations in places of leisure such as restaurants, malls, sporting arenas and full-on closures in movie theaters, bars and clubs, finding a new way of entertainment shifted to the highest smart purchase of all, smart televisions, which paired perfectly with smart speakers. Increasing sound and display quality such as 4K and high dynamic range (HDR), for featuring the infinite amount of content provided by various steaming services, quickly became the hottest purchase trend for home tech purchases during the pandemic. Security With fewer in-store purchases and an influx of online purchases due to stay-at-home orders, home deliveries became the new norm for many during the pandemic. To help mitigate who was in and out of the residence, Americans invested heavily in smart doors bells and security cameras, which offered an array of benefits from deterring and preventing crime, such as package theft, and allowed homeowners to vet guests and visitors, examining if they were properly masked for health, all while giving benefit to any audio and visual experiences in a time of heightened social distancing. Other top security device purchases included pet cams and nanny cams that permitted families to continuously monitor their most precious loved ones all while in the home. Over 85% of the nation amped their spending compared to the previous year by purchasing at least one smart device for their home, with 78% of these consumers

using their technology at least once a day, according to Safewise. One of the most thrilling parts of smart technology is that it is constantly evolving to better serve and improve our lives through optimization. The level of smart, customizable automation is no longer unattainable and is now easily accessible with the simple click of a button or control of your voice! Fair Housing Month Recap by Joey Henderson

Greater Tampa REALTORS® (GTR) is proud to be an advocate of fair housing. On April 20, GTR virtually hosted its annual Focus on Fair Housing training and information session for Fair Housing Month. We were honored to have representatives from the city of Tampa and Hillsborough County to update members on the challenges they have addressed and successes achieved regarding meeting the fair housing challenge. Planning and Reporting, Principal Planner Sabine von Aulock gave an overview for the County and Human Rights Investigator Naomi Candelaria, J.D. spoke on behalf of the city of Tampa. Members in attendance participated in a deeper dive into the nuances of fair housing with the dynamic Instructor Gonzalo Mejia. Mr. Mejia who presented two continuing education (CE) classes that further explained the history, need and advocacy for fair housing practices. The 6CE classes were titled Be the Change – Fair Housing and You and Expanding Housing Opportunities. Hosted by the Real Estate for All (Tampa Bay) Alliance (REFAA), participants also received an opportunity to learn more about and network with our REFAA partners. Officers of the respective groups included Caitlin Jones of the LGBTQ+ Real Estate Alliance (The Alliance), Julie Yo of the Asian Real Estate Association of America (AREAA), Nick Acosta of the National Association of Gay & Lesbian Real Estate Professionals (NAGLREP), Travis Brooks of the National Real Estate Brokers (NAREB), Leslie-Ann Pagan of the National Association of Hispanic Real Estate Professionals (NAHREP) and Kathryn Sakkis

of the Women’s Council of REALTORS® (WCR). The commitment of these leaders and their members to advocate for fair housing is needed and contributes towards moving our industry to greater heights of fairness and equality. The call to action for the attendees was to keep fair housing an integral part of their real estate practices. Participants were encouraged to broaden their awareness and understanding by attending other fair housing, diversity and equity trainings. Attendees were also encouraged to accept NAR President Charlie Oppler’s Fair Housing Challenge to all REALTORS® in a volunteer leadership positions at NAR to include committee members, liaisons, VPs, the Executive Committee, the Board of Directors and the Leadership Team. Increase your exposure I recently had the pleasure of talking with Greater Tampa REALTORS® (GTR), 10-year veteran, Nathaniel Bittman. Nathaniel is a Regional Manager with Security National Mortgage Company. If you’ve been in the mortgage or real estate industry for any length of time, you may have heard his name. He is a seasoned mortgage professional and his decade long tenor at GTR has allowed him to fine tune his teaching and speaking skills and increased the breath of his bandwidth. Nathaniel is a sought-after instructor within GTR and other organizations in the Bay Area. As if the mortgage industry wasn’t enough to fill his time, he still finds time to host his live show on Facebook, The Local Connection, shoot live 90-second market updates and teach Emotional Intelligence (EI) classes to other professionals. Me: What is the greatest benefit you’ve experienced from your [Affiliate] membership with GTR? Nathaniel: Fellowship. It is all about fellowship. Not only with REALTORS®, but with the other Affiliate members. Meeting and talking with other vendor partners have taught me so much. Things I never thought about. Example, depending on what kind of windows a client is ordering, it may take 35 days. Another example is what I’ve learned about garage doors or even from another lender. Something new or a guideline that may have been enhanced by the agency. This kind of fellowship not only lends itself to learning but to relationship and friendships. Being around likeminded individuals brings acceptance and camaraderie. Me: How do you use technology to your advantage to interact and connect with other GTR members REALTORS®? Nathaniel: Technology is vital to today’s environment.

I use all three outlets: Facebook, Instagram and LinkedIn. Everyone should be using some sort of social TAMARA KIEHL media outlet and doing live Affiliate Director videos. I do videos on the market and Emotional Intelligence. The EI piece is focused on sales techniques and how to be engaged with your client. In today’s world, social media is the way people connect. No matter how busy I am, I make time for my videos. Me: What advice do you have for a new Affiliate member? Nathaniel: It is important for the new Affiliate member to serve in at least one committee. But, before signing up they need to do an honest assessment of themselves and ask – what is the contribution I want to make. This is a partnership. It is not one sided. Also, to get involved in their community and give back. It is about being involved. Also, to make it a goal to meet with the other Affiliate members and have at least a 10-minute conversation. Get to know them. That will bring rewards not thought of. Me: In your opinion, what is the most important thing to focus on as an Affiliate member? Nathaniel: Get to know the other Affiliate members. It is circular and all goes back to fellowship. It will increase your exposure and bandwidth.

It’s harvest time in Plant City, and the smell of fresh strawberries hangs in the air thick as jam, sweet enough to taste. Just flick your tongue in the breeze and see. The plump red berries are what most people imagine when they think of Plant City, and while strawberries are indeed king in the World’s Strawberry Capital, there’s something else in the air these days: the scent of success wafting through the rural community. After years of just “being there” east of Tampa and mostly unnoticed, save for the week of the Strawberry Festival, it seems homebuyers have all suddenly taken notice of Plant City, which appears to be enjoying its moment. Seems these days, just as the plump, red berries are picked in the Plant City fields, homebuyers more and more are picking Plant City. Wayne Wiggins, owner-broker of Plant City Realty, Inc., understands. He’s generation number five in Plant City, and he’s been wondering when people would finally get it—when they would figure out there’s a lot more to Plant City than just its famous fruit. “Builders have finally discovered us,” said Wiggins, who concentrates his real estate business there. He notes that new housing is booming, more is coming and the supply of pre-owned homes is low due to high demand— something driven by more working families choosing the town ideally situated midway between Tampa and Orlando

Add the ease of commuting in either direction to value pricing, an abundance of country charm, and an old-fashioned, small-town feel, and the rush to Plant City is more than understandable, said Wiggins. “As I like to say, we’re having our 15 minutes,” he said. Wiggins’ Plant City ancestors go way back (some slung muskets in the Civil War). A town street bears his family name. It’s changed over the years, but Wiggins said despite the surge in growth, no one need worry that development will spoil Plant City. Its leagues of guardian residents and founding families are smart, the city’s leadership and planners are just as sharp, and wise enough to control growth using good ol’ “common sense.” New people coming sometimes may have a tendency to try and make their new hometown into the one they came from, Wiggins lamented, but Plant City leaders—its movers and shakers—have a “way of tempering that,” and they jealously protect Plant City’s wholesome, country character, Wiggins said. The new chapter in Plant City began when improving the city’s parks, streets and revitalization efforts downtown began to “get traction,” he said. When

the nation’s largest builders began to show up, things began to really roll. Companies like DR Horton and Pulte Homes are building in the city, and Plant City has annexed parts of Hillsborough County to accommodate some of that building. Seems the builders like Plant City as much as the families buying their new homes, something Wiggins attributes to the fact that the city works so well with developers. Plant City officials are “friendly,” is the best way Wiggins said he can put it, at least compared to Hillsborough County. By friendly he doesn’t mean easy and willing to give away the store. He means easyreasonable—easy, practical and realistic. The planning and building process is “less cumbersome; they use common sense and decisions are made based on what is a good idea,” said Wiggins. Plant City’s new homes are now known as some of the best values going. Young families can get into new 3/2 Plant City homes for around $200,000, Wiggins said. If you’ve got $300,000 to spend, count on that home being a “really nice one.” At the low end of the pre-owned market, an older family home that needs some fixing might come in below

For those who imagine Plant City is poor farm country, think again, Wiggins said. “Plant City is not a poor town,” he said. “There’s a lot of old money and new money” and many homes are valued between $500,000 and $1 million. Be it a mobile home or a mini mansion, what one can’t put a price on is the smalltown feeling Plant City exudes, said Melissa Poage, an agent with Signature Realty who grew up there. It’s grown over the years, but retains its smalltown charm, she said, something rare these days. “It’s still America’s small town,” she said of Plant City. “It’s community-minded, family oriented; it’s just that it’s grown.” Many who grew up in Plant City leave for careers only to return years later, she said, adding it’s the kind of place with the power to call one back. home“It’s comforting, towny, yet it’s close to everything,” she noted, referring to the easy drive into neighboring Tampa. Many who live there commute to work in Tampa, St. Petersburg or Orlando, she said.
