ow! What a year it has been! My motto going into 2018 was Dream-Sparkle-Shine. Greater Tampa REALTORS® has certainly made an impressive impact this year. Merging with EPAR has expanded our membership allowing us to open our Wesley Chapel Service Center and reopen the GTR Store in all our locations.
A big thank you to all the hard working members, my Committee Chairs, my Board of Directors, our GTR dedicated staff and my husband Donnie. Without every one of you, none of this would have been possible. I love you all! It is really true when they say “Teamwork makes the Dream Work!”
We've held over 400 classes, volunteered and raised money for various organizations. Earlier this year we donated $5,000 to the Salvation Army benefiting its new Women's Center. There is now a room named after GTR in the center that will be opening soon. At the beginning of the year, RPAC had a goal to raise $194,773, they've surpassed that goal raising $214,613. In addition, RPAC received $13,600 in grants.
I look forward to continuing to serve you as your 2019 District 6 Florida REALTORS® Vice President. Dan, the time has come and I am passing the gavel to you. I know you will serve the members well and I wish you the very best!!! You have been a pleasure to work with as my President-elect. We have truly been able to “Dream Big-Sparkle More- and Shine Brighter!”
This year we've received multiple awards and recognition. Our International Council committee was honored by NAR receiving its PLATINUM Global Achievement Program Award. NAR also granted us the Commercial Innovation grant to provide new commercial services. Florida REALTORS® presented two GTR members with its Commercial REALTOR® of the Year and Associate REALTOR® of the Year awards. These are just a few of the many wonderful things we were able to accomplish in 2018. I know this momentum means even greater things for the association in the years to come. It has been my pleasure to serve as your 2018 President in our newly remodeled “members house”. Words cannot express the gratitude I feel that I have been able to work beside and with you, in committee meetings, field trips, conventions, seminars, fundraisers, expos, socials, etc. I have enjoyed each and every moment and will treasure it always. I am thankful for the many friendships I have created along the way from Local to State to National. I didn’t know the plan for me when I attended that first Governmental Affairs meeting in November of 2011 as a guest, but God sure did. I am more than thankful for answered prayers. I remember telling my husband when you elected me as your President-elect to put your seat belt on, God is taking us for a ride, and what a ride it has been!!

ACKNOWLEDGEMENTS GTR welcomes Tamiracle Williams, our new Communications Specialist. Tamiracle was born in Lake Wales, Florida and moved to St. Petersburg for college in 2014. Greater Tampa REALTORS® has received a $2,600 Placemaking grant from the National Association of REALTORS®. NAR awards this grant to associations who will “plan, organize, implement and maintain Lighter, Quicker, Cheaper Placemaking project in their community.” GTR plans to use this grant to fund our upcoming park project in 2019. National Association of REALTORS® Global has awarded Greater Tampa REALTORS® the PLATINUM Global Achievement Program Award. This is the first time GTR has received Platinum Council recognition from NAR. GTR’s International Council Leadership committee achieved this status for its dedication to providing members with the tools and resources needed to handle international real estate. Kimberly Chin was recently promoted to Communications/PR Manager at Greater Tampa REALTORS®. She has been a part of the GTR team for eleven months and most recently served as the Communications Specialist. Kim oversees all aspects of communications for the associations. GTR welcomes our new Graphics and Video Specialist, A.J. Hlavac. A.J. was born in New Jersey, before making Tampa her home, A.J. lived in Jacksonville, Florida. She is excited that her new role will allow her to photograph events and connect with the GTR community. She has a B.A. in Mass Communications and Advertising from the University of South Florida. SEPT/OCT 2018 MOTIONS The following items were acted upon at the September 2018 Board of Directors Meeting: ✓ Write a letter of support in favor of Rays 2020. ✓ Hire Kevin Brick (Brick Law) for 6 months on an hourly basis. ✓ Proceed with Option B of the Orientation plan while simultaneously researching and reporting on the feasibility of hiring a permanent employee. ✓ Accept the amended budget with a net income of $41,567. ✓ Accept the suite 201 taskforces recommendation to reclaim room 207 of the tenant space and to update/renovate the remaining space to match the upgrades of our building and not move forward until permitting has been obtained with bidding the aesthetic improvements as a separate item beyond infrastructure improvements. ✓ Terminate the current lease with North American Title upon payment of an early termination fee equal to payment of the normal lease fee to Jan 1, 2019 with GTR assuming occupancy upon receipt of termination fee. ✓ Accept Sunny Days’ proposal to address the Kennedy facing sidewalk landscaping so road flooding does not uproot and destroy our new plants. ✓ Approve bid from Caldeco to address the airflow issue in the board room. ✓ Accept the bid from Compunet to have conference calling feature added to all meeting rooms. ✓ Send a letter to Florida REALTORS® asking them to pursue legislation for Florida to change to an open primary state. ✓ Request a Placemaking grant through NAR in the amount of $3,000 to cover the cost of plants for the Vila Brothers Park. ✓ Use local funds up to $6,000 to cover expenses of the RPAC Association Wall. ✓ Add the REALTOR®/Builder Subcommittee to the Events Committee on the GTR Organizational Chart. ✓ Approve the Bylaws/Policy Committee’s recommended changes be made to the committee descriptions in the policy manual. ✓ Refer auditorium rental at $100/hour for Brokers only to the Building Committee. The following items were acted upon at the October 2018 Board of Directors Meeting: ✓ Donate $3,000 to Central Panama City Association of REALTORS® to assist their members after the hurricane. ✓ Sponsor a food drive for Thanksgiving and Christmas/Hanukah with the charity to be selected by the task force and an “angel tree” for Christmas/Hanukah with charity to be selected by the task force. Cost of tree and decorations not to exceed $250. ✓ Ratification of email vote to recommend Mike Beltran for Florida House of Representative, District 57. ✓ Ratification of email vote for candidate screening panel recommendations: Greg Green for Hillsborough County Court Judge, Group 2; Jack Gutman for Hillsborough County Court Judge, Group 8; Karen Perez for Hillsborough County School Board, District 6; Mariella Smith for Hillsborough County Commissioner, District 5; and, Todd Marks for Hillsborough County Commissioner, District 7. ✓ Accept the Stephen Lytle (HR) contract as presented. ✓ Include staff plus a guest at the leadership appreciation event in December with a $4,000 budget variance. ✓ Use up to $10,000 of local RPAC funds to schedule luncheons with elected officials before the end of the year. ✓ Refrain from taking a position on the Hillsborough County School Tax and All for Transportation referendum items. ✓ Add Martin Luther King Day and a half day for New Year’s Eve to the Association’s 2019 holiday schedule.

CODE OF ETHICS Confidentiality of Cooperating REALTOR®’s Participation
W
hen Client A listed his home for sale with REALTOR® B, he explained that he wanted the sale handled without advertising and without attracting any more attention than was absolutely necessary. He said he understood that he would have to have some contacts with prospective buyers and possibly with other REALTORS®, but that he did not want the property filed with the MLS, advertised, or in any way publicly announced as being on the market. He asked REALTOR® B to impress the same restrictions on any other REALTORS® who might become involved in the transaction. REALTOR® B, having reason to think that REALTOR® C was in touch with prospective buyers to whom the property would appeal, approached REALTOR® C to invite his cooperation, and explained fully the Client’s instructions. REALTOR® B discussed the matter with no other REALTOR® and refrained from any kind of advertising of the property. But a few days later, REALTOR® B learned that REALTOR® D was discussing the property with prospective buyers, knew that REALTOR® C was working on it, knew the price at which the property had been listed, and other details about it. Questioning revealed that REALTOR® C had told REALTOR® D that he was working on the sale of the property. On the basis of the information from REALTOR® D, REALTOR® B charged REALTOR® C with unethical conduct in a complaint to the Board of REALTORS® specifying that REALTOR® C’s breach of confidence under the circumstances was a failure to respect his, REALTOR® B’s, exclusive
agency, and that this ac-tion had jeopardized his relationship with his client. The complaint was referred to the Board’s Professional Standards Committee, a hearing was scheduled, and REALTOR® C was directed to answer the charge of unethical conduct in violation of Article 16. At the hearing, REALTOR® B detailed the instructions of the client and the manner in which he had conveyed them to REALTOR® C in inviting his cooperation. REALTOR® D told the Hearing Panel that REALTOR® C had discussed the listing with him. REALTOR® C defended himself against the charge of violating Article 16 by saying that while he had discussed the matter briefly with REALTOR® D, he had not expressly invited his cooperation, and, therefore, had not violated Article 16. At the conclusion of the hearing, the panel held that REALTOR® B’s complaint was valid; that proper respect for his exclusive agency and the circumstances under which it existed required REALTOR® C to observe the confidence entrusted to him and that REALTOR® C’s discussion of the matter with REALTOR® D was in violation of Article 16.

Q: I have a buyer and seller who failed to close on the closing date. Does that mean the contract is null and void? A: A closing date on a contract is not an expiration date. Therefore, if the parties don’t close on the closing date, the contract still exists. The issues then become why the contract failed to close and whether either (or both) parties breached the agreement.

As the year comes to an end, it's the perfect time to reflect on our YPN functions and the other fun events as well. While we are reflecting on the year's past events, let's reflect on an important day that took place in November, Veteran's Day. For most, Veteran's Day means a chance to enjoy an extra day off from school or work. As a veteran and a YPN committee member, I have to say Veteran's Day is a time for us to pay our respects to those who have served. On this day, we stand united in respect for you, our veterans. This holiday started as a day to reflect upon the heroism of those who died serving our country. We celebrate and honor America's veterans for their patriotism, love of country and willingness to serve and sacrifice for the common good.
I have worked with some very knowledgeable, heavily credentialed colleagues in Tampa. Many have been consistent with answering much of the basic criterion that our clients would expect: 1. Knowledge of the farming area and the product 2. Goal oriented to sell their listing and focused to find the buyer the right product 3. Understand the client’s goals for the closing table 4. Provide due diligence for the client I’m thankful for the relationships I’ve built and continue to build within the Greater Tampa REALTORS® association. Selling During the Holidays 10 Strategies for Holiday Listings by Tracy Wisenski
The holiday season is traditionally slower than the peak selling season of summers, but that does not mean that homes don’t sell over the holidays. If your seller is considering listing during the holiday season, consider following these helpful strategies: 1. Lower inventory means less competition. There are fewer sales over the holidays, but there are also fewer listings. Fewer listings means less competition. There are traditional buyers looking for homes over the holidays, as well as snowbirds and vacationers visiting Florida. Decreased inventory of homes for sale give holiday listings an edge. Keep this in mind for your marketing strategies. 2. Staging and Decorating. Instruct your sellers to prepare the home for listing by decluttering, cleaning and staging first, just like you would any time of the year. Pay special attention to paring down items, because decorations can easily lead to a cluttered feel. Then, decorate! Sellers should exercise moderation but deck the halls for a cheerful and homey look. Use decorations to highlight some of the home’s features like the fireplace mantel, bay window and front porch. Be careful not to overdo it! Less is more.
3. Ramp up the curb appeal. Without great curb appeal, buyers will never make it through the door. This is even more important during the holidays, and the holidays give stronger opportunities for curb appeal. Just like other decorations, this should not be overdone, but rather, greatly inviting. 4. Use a professional photographer. Professional pictures are always a bonus for your listings, but they’re especially helpful during the holiday season when their expertise will best capture the house’s assets and balance any decorating. You want your listing to stand out from others and draw in as many potential buyers as possible. 5. Holiday smells. Our sense of smell is so strongly linked to emotions that we register an emotional response to a smell before our brains can register the name of the smell. Enticing smells will have a strong, positive emotional influence on buyers. Capitalize on widely adored holiday scents like sugar cookies, pine and apple-cinnamon. Avoid more polarizing scents like strong spiced and flowery scents. Holiday cooking requires extra attention to home smells. Some foods and spices leave strong, lingering smells that may be unappealing to visitors. Remind sellers to air out their house (we enjoy nice weather during the holiday season). After airing out the home, use air fresheners and/or candles with popular holiday scents. 6. Accommodate showings whenever possible. This is another listing strategy that is effective all year, but crucial during the holidays. Out-of-town buyers are more likely to be around during the holiday season and it’s not unlikely for those buyers to request last-minute showings. Granting those showings can mean the difference between a contract and not. Whenever it’s possible to grant a showing, it’s best to do so. Also, set up Showing Time! No other method of showing scheduling allows buyer agents to schedule more quickly and efficiently. Buyer agents can select several listings to add to Showing Time with one quick process. It does not require hunting down individual showing instructions and separate phone calls, but rather empowers them to schedule a long showing day through one portal. Its efficiency cannot be overstated.
Showing Time also allows you to set up direct notifications to your sellers if you prefer. Setting up your sellers to be immediately notified of all showing requests gives them a great head-start to prepare for showings. The more buyers who see the listing, the better your chances of a strong sale. 7. Block out certain showing times and dates. This is another strategy easily accomplished using Showing Time. Article 4: Section 12 of the MFRMLS Rules & Regulations states listings not available for showing for more than two days, excluding weekends and holidays, must be changed to Temporarily Off Market (TOM) status. That said, on those holidays, two allowable days and weekends can be combined, especially during the winter holiday season. This allows your sellers some private time without showings when needed. If they must have more consecutive days, changing the listing status to TOM is also an option. 8. The Ten-Minute Tidy. Sellers all year round should be prepared for the TenMinute Tidy, but the holiday season brings an extra layer to that quick prep time. Strategies like using hampers and toy chests for tossing in items to put away or bring out when they leave for showings are very useful. The quick tidy for showings may need some extra attention for both holiday festivities and overnight visitors. 9. Price strategically. It is always advised to price competitively for the market, but it’s even more important during the holiday season. Competitive pricing brings the most buyers. The more buyers, the more competition. The more competition, the stronger the sale. 10. Practice Patience. It’s common for homes to spend a little longer on the market during the holidays, but that doesn’t have to trigger apprehension. Our local market is beginning to level out after a couple of years of a frantic pace. Be sure your sellers have adjusted their expectations. Best Day to Buy a Home The housing market’s version of a Black Friday sale by Tamiracle Williams
Thanksgiving is over, and the holiday season has kicked into high gear. Most Americans are planning parties and going from mall to mall searching for the perfect holiday gift. However, this isn't the case for all Americans. Some families are spending their vacation time searching for a new home because the real estate market offers great bargains during this time of the year. Purchasing a home on December 26 can save buyers an estimate of $2,500, according to a study conducted by Attom Data Solutions. However, buyers in Florida may not see as much of a price break during the holidays as those up north due to the warmer climate. There are 365 days a year and only ten of those days offer discounts below estimate market value. Most of those days occur in December because, with fewer buyers in the market, a buyer is less likely to be outbid for their dream home. Not to mention most sellers who list their home during the holiday season are looking to relocate for a job and get the kids to settle before the new year starts.
Sellers are also subject to tax advantages from a home sale that takes place during this calendar year. Sellers are exempt from paying capital gains tax on the first $500,000 for a couple and $250,000 for a single person in proceeds from a home sale. For first-time homebuyer clients, having a limited number of choices within their budget can be less daunting then having to visit numerous open-houses and viewings. Less competition from other buyers during the holiday season also means your clients are less likely to be outbid or get turned down by a seller because they got a better offer. Another benefit for buyers, sellers and investors is a faster closing. Fewer buyers on the market mean that movers, inspectors and mortgage brokers are more accessible to expedite the closing process. So if your client finds a house that meets their needs, don’t let the holidays stop them from making an offer. The second best day to buy are December 7, followed by December 4, according to a new NBC news analysis of home and condo sales over the last five years.

Happy Holidays! Closing the year out brings with it positive reflections as I am proud to hand the reigns over to the over qualified Jay Wazelle. His can do attitude will be an asset to the affiliate program and members. I look forward to seeing his leadership take the affiliates to the next level. Our fundraising efforts over the year have contributed to the overall amount of donations to the REALTOR® Care Foundation totaling $4,700. The affiliates have decided to raise the bar and set a goal of $10,000 for 2019! We can easily exceed this goal, especially with the excitement over the 17th annual golf tournament. The Fred Procise Classic will be held on Thursday, May 16 at Buckhorn Springs Golf and Country Club in gorgeous Valrico.
