Throughout her career, Ms. Wilson has been a broker/owner of her own real estate firm and has also worked with several real estate offices in the Tampa area. She’s also taught real estate courses at Hillsborough Community College. Since joining GTR in 1962, she has served on several Association committees including the REALTOR®/Attorney and Housing Opportunities committees. Ms. Wilson is still very active in the industry and currently is a REALTOR® with Preston & Farley. Nico Hohman (Hohman Homes) was recently appointed by the Hillsborough County Board of County Commissioners (BOCC) to serve a three-year term on the Historic Resources Review Board. This board recommends archaeological and historical sites to the BOCC for landmark designation and reviews alterations and new construction on landmark sites or districts. Scott Lewis (eXp Realty, LLC ) was recently appointed by the Hillsborough County Board of County Commissioners to serve on the Human Relations Board. This board encourages equality among all people by reviewing complaints filed under Hillsborough County’s Human Rights Ordinance. Grace Smith, Education Director at GTR, was awarded the 2017 Carolyn Gardner Scholarship from the Florida REALTORS® Executive Council, allowing her to attend this year’s Association Executive workshop in Orlando.
IN LOVING MEMORY... Martha Boardman, a REALTOR® with Coldwell Banker Dolphin Realty, passed away on May 26, 2017. Martha traveled extensively and lived in Germany and nine states before settling in Florida. Paul Jackson, owner of Jackson Realty and Appraisal Service, passed away on June 5, 2017. Paul was a member of the Greater Tampa REALTORS® for 39 years. Melanie Redden of Homes Plus Realty, passed away on June 21, 2017. Melanie grew up in the Tampa area and volunteered with Second Chance Friends and Florida Big Dog Rescue.

In 2016, Florida was the top destination with foreign buyers purchasing U.S. residential properties at 22% of all foreign sales nationally. This translated to 47,000 residential properties, with an average sales price of $412,000 per property. The Tampa-St. Petersburg-Clearwater area’s share of foreign buyers was nearly 10% of the total Florida number and the majority of those buyers hailed from Canada, Western Europe and China. Why You Should Join TBIREC The Tampa Bay International Real Estate Council offers members the opportunity to tap in to the potential of global real estate in Tampa
A
s international trade continues to grow in Tampa Bay, it has become increasingly important for REALTORS® to become familiar with international real estate transactions. The Tampa Bay International Real Estate Council (TBIREC) understands that learning international cultural norms and how to conduct international real estate transactions are an integral part to working with global buyers and sellers. To mitigate any cultural misunderstandings, TBIREC offers networking opportunities and invites real estate-affiliated professionals with diverse backgrounds to speak about the business practices of other cultures. They also host educational events where REALTORS® are immersed into other cultures while networking with one another.
TBIREC Chair Lea Lagueux’s main goal is to raise the awareness of everyone on the board that real estate, like many businesses in the United States, has become a global activity.

Both commercial and residential REALTORS® are heavily involved in TBIREC because international commercial and residential real estate transactions often follow one another. Being knowledgeable of currency issues and visa and tax laws often determines whether a deal will be successful or not. The Certified International Property Specialist (CIPS) designation prepares REALTORS® for global real estate transactions. It is recognized by the National Association of REALTORS® and the class will be hosted by GTR.

Placement The principles of feng shui balance the energy in a home and can appeal to Chinese buyers.
F
eng shui, the ancient Chinese art of bringing balance and harmony to any given space, is quickly gaining importance within the real estate industry.
Chinese homebuyers and investors outpace all other international buyers in the U.S. Due to the increase of Chinese home buyers, REALTORS® and builders are paying more attention to feng shui. A survey of 500 Chinese Americans conducted by Better Homes and Gardens Real Estate and the Asian Real Estate Association of America found that 86% of them thought feng shui will make a difference in their future home buying choices. Seventy-nine percent said they would be willing to pay more for a house that followed feng shui standards.

Basic elements of feng shui include clutter-free environments, plants, open windows and natural light. However, feng shui does go beyond that. It uses features of geography and topography to predict the future. If a home is located in a cul-de-sac at the end of a dead end street, the energy is low or chaotic. Homes with the front and back doors aligned do not allow good feng shui energy to circulate throughout the home. Instead, this energy rushes out the rear exit. Good feng shui energy needs to be present in the bedroom, the kitchen and the bathroom. Homes near rivers and streams are considered good fortune. Homes with sloped backyards leave the home without supporting energy.
6 HOME STAGING TIPS FOR THE FENG SHUI BUYER Open windows and invite natural light According to principles of feng shui, opening the windows creates a positive flow of energy in the room and helps remove “stale air,” while the natural light is said to replenish the body’s depleted positive energy resources.
Add some greenery to your space Incorporating plants at a home’s entry way can make it more inviting and helps disperse the positive energy.
Don’t forget the kitchen Always keep sinks and countertops clean and clear from clutter. It also helps to decorate with food — a symbol of wealth and abundance. Try adding a bowl of lemons, limes, oranges or red apples to tabletops or counters to add a splash of color.
Put the lid down Feng shuists believe toilets and drains can remove energy from a room, so it’s imperative to keep the doors to the batrooms closed, the toilet lids down and all drains covered when not in use.
Beware of the “death position” Do not have the foot of the bed directly aimed at the door in the “death position.” Traditionally in East Asian cultures, bodies were removed feet-first from a room after death.
Fresh coat of paint Use soft color palettes in the areas where buyers will spend the most time, like the bedroom. It’s said that subtle colors will help to promote a positive outlook.

Discussing business over lunch with a Brazilian may be a deal-breaker. According to Entrepreneur.com, “When doing business in Brazil, you should respect and enjoy their lunch ritual. Business is rarely discussed during lunch and is seen as an American stereotype [if you do].”

That said, businesses should be wary of agreeing or entering into any ‘informal’ business ventures and vet all proposals and document all commitments. Verbal agreements, which are common in Morocco, will not hold up in court.”

EDUCATION RCF aims to help local students obtain the resources they need to further their educational goals. To achieve this, we have developed a scholarship program for students seeking to continue higher education opportunities in real estate related fields.
ASSISTANCE RCF developed a Home Buyers Grant Program to help those families living and working in Hillsborough County who, with a little help, can achieve their dream of home ownership. This program offers funds for down payment and/or closing cost assistance.
DEVELOPMENT RCF provides funds to build affordable housing, thereby creating additional housing for Hillsborough County’s residents and fostering economic growth and vitality in the region.

think global, act local Strategies to guide your global marketing efforts
H
ow well prepared are you to work with international clients or foreign citizens residing in the U.S.? What are the statistics in your local market regarding foreign buyers? How many foreign citizens own and manage businesses in your market area? Are you familiar with the concept: “Think global; act local,” coining the term glocal? These questions can be answered by following trends and statistical reports in your own backyard. The answers will represent business opportunities you may not have been aware of. A relatively simple analysis — but mostly awareness — of signs in your daily environment, will help guide your marketing efforts. Have you joined a bi-national chamber of commerce or a social club comprised mostly of nationals from a given country or region? Try starting a review of your business practices and daily routines and begin to incorporate some of the activities and recommendations listed above. This exercise will provide interesting results that will place you on a new track with increased energy and level of expectations. Look through your list of clients and contacts, neighbors and businesses you patronize. Identify those that may be citizens of another country. This may give you a jump start to your new approach and strategy.
Your next step, to ensure a successful beginning to the new strategy, is to become knowledgeable about the country or region your potential clients come from. This will create a perception of sincere interest in those clients’ countries of origin. Understanding and being aware of cultural nuances will be your best partners in solidifying relationships and business opportunities. You must believe in what you are doing – a shallow effort will become obvious and ineffective. In closing, look around you; be alert to identify opportunities outside your comfort zone. Not only will you reap financial rewards but you will enrich your life by learning about other cultures. Your outlook on life will broaden and your tolerance and acceptance of other cultures will vastly improve. Q: What is FIRPTA? FIRPTA is an acronym for the Foreign Investment in Real Property Tax Act. This tax is imposed on the amount realized from the sale of real property owned by a foreign seller. There are exceptions to this tax-withholding requirement. A spotlight on German culture and how you can appeal to German buyers, one of the top foreign consumers of American real estate 22

ermans were among the top foreign buyers of American real estate between July 2015 and August 2016 (Florida REALTORS® Report). This trend in the Tampa Bay area continues to grow, facilitated by the recent direct Luftansa flights coming into Tampa International Airport from Frankfurt, the financial hub of continental Europe. Germans flock to the west coast of Florida searching for that Florida lifestyle of sunshine and relaxation. They purchase residential properties as vacation homes or income producing rentals.
and wooden homes are looked down upon as not being solid enough and therefore do not do well in resales. The average size of a German condominium or “flat” is about 750 square feet and the average size of a single family home is about 1,200 square feet; much smaller than American-style dwellings. Home ownership in Germany is less than 50% as it is generally cheaper to rent there than to purchase a home. Germans tend to appreciate accurate details and facts therefore it generally takes

Each IVD member must maintain high standards of professionalism and insurance. Keep in mind when working with German buyers that Germany does not, as of yet, have a multiple listing service, making buyer loyalty a potential issue. They may not be aware that our MLS enables real estate professionals to show any listed properties whereas in Germany, brokers sell their own listings mandating that buyers must go from agency to agency to view a variety of for sale opportunities.

Commercially, there are hundreds of German companies planting their international roots here such as grocery store giant ALDI, which recently announced plans to invest $5 billion in the building and remodeling collectively of over 2,400 stores, providing 25,000 American jobs by 2022. Tampa Bay’s strategic location, global access, high-tech and secure infrastructure, streamlined regulations and a multilingual, talented workforce as well as a concentration of corporate and financial resources all add to the list of fabulous investment benefits.
There are some important differences to be noted regarding German real estate practices and business culture. At the NAR global conference in Orlando last year, Stephanie Schaeffer, a publicly-appointed and licensed German appraiser and real estate brokerage owner, offered some very interesting insights. For instance, Germans usually tend to buy homes for life with the intention to pass them down to the next generations and therefore, there is not a very active sales fluctuation of homes. She also reported that Germans expect a high quality of building materials. Most structures are built by masonry

a seller a longer “incubation” time before they feel entirely comfortable to finally move forward in the sales process. The transaction is carried out through a notary and is between the seller and buyer at the signing ceremony. The notary will verify that there are no outstanding liens on the property but is not responsible for the condition or for any defects of the property. Usually a 20% down payment or more is expected and every buyer must get a new mortgage loan for usually between 10 and 20 years. Their real estate association, Immobilien Verband Deutschland (IVD)— established on August 28, 2004 as a fusion between the independent national association Ring Deutscher

Stationed Abroad: REALTORS® can help service members with a PCS overseas
For American service members who’ve been relocated, living abroad can be a challenge.

Permanent change of station or PCS is the official relocation of an activeduty military service member along with their dependents, to a different duty location such as a military base. It often occurs without warning and uproots active-duty members and their families from a stable home as Jarron Webster, U.S. Air Force veteran turned REALTOR ®, knows very well.
Carolina when he received orders to relocate to Royal Air Force Alconbury in Huntingdon, England. He was given a two to three month transition period for the move. Once he arrived in England, he was given ten househunting days to lease a home. The Huntingdon military housing office works with a liaison in the surrounding community to find off-base housing for airmen. Listings are compiled in a book and given to active-duty members to sift through to find their new home.

Webster’s family ended up staying in a hotel until they could find another available house in the area. These experiences were disheartening but let Webster know what he wanted his post-military career to be: real estate.

Separating from the military and starting a new career was not easy but Webster is confident he made the right choice.
