Embracing the Shift

Here we are at the beginning of a bright and shiny new year!

A common practice is to select a word of the year to focus on. If I could do that in retrospect, I would select PIVOT for 2024. In 2024 we found ourselves dealing with NAR settlement related practice changes, GTR & PRO/CPRO merger details, and natural disaster consequences/response; not to mention lower than usual sales volume, and higher than expected interest rates. Observing REALTORS® navigate these difficult waters has made me proud to be your CoPresident. I've witnessed our members take the new practice changes seriously, and we have been able to continue to represent our clients and customers with excellence (while still making a living). I've witnessed numerous members roll up their sleeves and go assist their neighbors, colleagues, and strangers; then go back to their own homes and businesses that were equally impacted. The selfless acts I've observed are so inspiring.

Lastly, as we continue to navigate the details of the merger, I am so excited about the future of our association! When two boards of directors merge to form a single entity, growing pains often arise as they navigate differences in culture, priorities, and decision-making styles. Aligning governance practices, blending leadership approaches, and fostering trust among members can be challenging, requiring clear communication, patience, and a shared vision to build a cohesive and effective board. As we continue to blend and craft our policies and communication practices, these pains will decrease.

I'm proud of our REALTOR® family!

My word of the year for 2025 is GRATITUDE. I believe that joy comes from gratitude, not the other way around. I am grateful for each of you and the role I have been blessed to fulfill.

Happy New Year! For most of us, those words are a reminder that we may want to resolve to try and do things better, or that we want to try a new way of doing something. However, for a lot of people we know (and some of us as well), it's simply a signpost on a road back from a very trying few months. For those who suffered life-altering losses, “Happy New Year” may be a reminder that a new life may be different from what we had experienced before. However, that doesn’t mean that the new life will be worse than the old. The same can be said for our merged association.

As we enter our first full unified year, we embrace the unique opportunities that come with uniting two organizations. Just a few months ago we saw how our combined resources and networks enabled us to quickly mobilize volunteers to help with hurricane relief in our own backyard. We are better equipped to respond swiftly and efficiently, and our voices are

louder. As time goes on, all the challenges of a merger will continue to be outweighed by our ability to make major impacts in many important areas. Ultimately, your perspective is up to you. You can give in to reminding yourself about what you had experienced, or you can try and look for something positive that will be happening (or has just occurred!). While signs of the past may remain, choosing to focus on the potential for growth and new opportunities, both personally and professionally, can lead to unexpected strength and resilience in the face of change.

So, I say again with as much meaning as I can muster: HAPPY NEW YEAR!!

GTR + PRO/CPRO partnered with Bowen National Research to produce 'A Housing Needs Assessment’ –a nearly 300 page report on the Hillsborough, Pasco, and Pinellas area.

Why is this information important to our REALTOR® and Affiliate Business Partner members? As demographic and employment trends continue to evolve in the coming years, it is crucial for real estate professionals, developers, investors, residents, and other stakeholders to stay informed

What’s in the report?

• An overview of the present-day 3-county area

• Past, current, and projected details on demographics

• Employment characteristics and trends

• Economic drivers impacting our area

• Characteristics of major housing components within the market

• Housing gap estimates by renter vs. owner, and by income segment

about current market conditions and anticipated changes that will shape future housing needs. The overall region is expected to add 63,234 (nearly 5% more) households over the next five years, contributing to the need for additional housing.

How will this study contribute to a better understanding of our housing needs?

This report will be distributed to government officials and local stakeholders. They can use the data provided in it to gain a deeper understanding of our area’s shifting housing market, set housing priorities, adapt and implement housing policies, promote development and investment, and strengthen and grow our market to address current and future needs.

What are some notable data points?

• The number of households in the area increased by 71,037 (nearly 6%) between 2020 and 2024

• By 2029, population is expected to increase 5% in Hillsborough and 9.7% in Pasco (nearly 17% in Central Pasco), and decrease 0.2% in Pinellas

• From 2016 to 2020:

• 12% of the people moving to Hillsborough were from Pasco or Pinellas (14.1% were international)

• 39% of the people moving to Pasco were from Hillsborough or Pinellas (4.7% were international)

• 18.5% of the people moving to Pinellas were from Hillsborough or Pasco (8.4% were international)

• 32% of the people moving out of Hillsborough went to Pasco and Pinellas

• 33% of the people moving out of Pasco went to Hillsborough or Hernando

• 26% of the people moving out of Pinellas went to Hillsborough or Pasco

• 80% of the top 35 occupations in the area do not have sufficient median wages to afford the typical Fair Market Rent

Avoiding Common Pitfalls

The Top 3 Code of Ethics Violations

The REALTOR® Code of Ethics sets the standard for professionalism, integrity, and trust in our industry. Upholding these principles isn’t just about compliance—it’s about protecting clients, maintaining a strong reputation, and fostering a fair marketplace. However, some ethical missteps occur more frequently than others, often due to misunderstanding or oversight.

Here are the three most common Code of Ethics violations that GTR + PRO/CPRO members are making, why they matter, and how to avoid them. By staying informed and proactive, agents can not only protect themselves from complaints and disciplinary action but also strengthen their business through ethical and professional conduct.

Article 1 - Duties to Clients and Customers

This article mandates that REALTORS® protect and promote their clients' interests while treating all parties honestly. It emphasizes the importance of putting clients' needs first and maintaining integrity in all transactions.

Here's an example:

A REALTOR® listed a client's property and, without the client's knowledge, facilitated its sale to a relative at a price below market value. Subsequently, the property was resold at a higher price. Upon discovering this, the client filed a complaint, leading to a hearing where the REALTOR® was found in violation of Article 1 for failing to act in the client's best interest and for not disclosing the relationship with the initial buyer. This case underscores the importance of transparency and loyalty in real estate transactions.

Article 3 - Cooperation with Other Brokers

REALTORS® are required to cooperate with other brokers except when cooperation is not in the client's best interest. This includes sharing property information and making properties available for showing, regardless of the cooperating broker's membership status.

Here's an example:

Client A listed his home with REALTOR® A, requesting no advertising and confidentiality. REALTOR® A invited REALTOR® B to cooperate, explaining the restrictions and requiring a signed confidentiality agreement. No other REALTORS® were contacted, and no ads were placed. Later, REALTOR® A learned that REALTOR® C knew details about the property. Investigation revealed that REALTOR® B had shared information with REALTOR® C. REALTOR® A filed a complaint, alleging a violation of Article 3. REALTOR® B admitted to discussing the listing but denied a severe breach. The panel upheld the complaint, finding REALTOR® B in violation.

Article 12 - Truth in Advertising

This article obligates REALTORS® to present a true picture in their advertising and representations to the public. All communications must be honest and not misleading, ensuring transparency in all promotional materials.

Here's an example:

A consumer observed a sign on a vacant lot reading: “For Sale — Call 372-0384.” Thinking she would be dealing with a For Sale by Owner, she called the number on the sign. She was surprised that the lot was exclusively listed by REALTOR® A, and the phone number on the sign was the home number of REALTOR® B in REALTOR® A’s office. The consumer filed a complaint against both REALTORS® alleging a violation of Article 12. At the hearing, REALTOR® A stated that he permitted REALTOR® B to put up the sign. REALTOR® B’s defense was that the sign was not a “formal” advertisement, such as an on-line advertisement, business card, or billboard, to which he thought Article 12 applied to. The panel determined the sign was an advertisement within the meaning of Article 12, and that both REALTORS® A and B were found in violation.Firio inessultus

Set Yourself Apart

The professional standard that sets REALTORS® apart from other real estate practitioners is their acceptance and adherence to the Code of Ethics. Despite careful planning, disputes sometimes arise between REALTORS® or with clients.

With civil litigation becoming costly and timeconsuming, many opt for alternative dispute resolution methods. GTR + PRO/CPRO offers its members and consumers a vehicle to efficiently resolve ethics complaints and arbitration requests without involving the courts. The Most Common MLS Violations

And How to Avoid Them

Stellar MLS's rules and regulations help members navigate the complexities of transactions. The goal of having such rules in place is to make the market work for members while providing guidelines for listings and transactions. The following are the top 5 rules most commonly violated:

1. Prohibited Commission/Compensation

Verbiage Violation from Article 09.01: No Compensation Specified on MLS Listings

Offers of compensation to buyer brokers and other buyer representatives in the MLS may not be made, including but not limited to public or private remarks, driving directions, showing instructions, in attachments or in any open text field.

2. Listing Manipulation from Article 04.15: Listing Manipulation

Listings must display the correct status at all times and cannot be inactivated and reactivated to appear new. A new listing number is only allowed for a new agreement with a different office or the same brokerage after 30+ days post-expiration or withdrawal. CDOM resets to zero after 60 days off-market.

3. Signage Visible in Listing Photos from Article 04.05: Listing Content and Virtual Tours

Front exterior photos must show a majority of the total home/building and the broker’s yard signage may not be visible in the photo/image.

4. Incorrect Photo in First Photo Slot from Article 04.05: Listing Content and Virtual Tours

The first photo must be the front exterior or rendering unless it's an aerial or water view (not a pool), in which case the front exterior goes in the second slot. Vacant land must feature a photo, aerial, rendering, site plot, or plat map in the first slot.

5. Failure to Report Sold from Article 05.12: Change of Terms and Status of a Listing

Any change in status to “sold” shall be filed with Stellar MLS within two days, excluding weekends and federally recognized holidays, of close date of contract.
