Nai Harn Beach: Voted as the third best beach in South-East Asia in the TripAdvisor 2019 Travellers’ Choice Awards, Nai Harn Beach is located at the southern tip of Phuket and surrounded by green headlands, Casuarina trees, and coconut palms. The water here is warm and clear, but currents can be dangerous at certain times of the year. A row of tiny restaurants line the back of the beach, and there are a few shops selling souvenirs and beach goods. Karon Beach: Located on the island’s west coast, Karon Beach stretches as far as the eye can see. It’s a favorite amongst tourists, especially families, and the town is only one hill away from the city of Patong. During certain times of the year, the current can be rather rough here, so it is always best to exercise caution before going for a swim. Bang Tao Beach: Home to much of Phuket’s 5-star luxury resorts, Bang Tao Beach is a pleasant stretch of beach on the Phuket’s west coast. The northern end of the beach has a small coral reef, which is perfect for snorkeling. As usual, pay close attention to the red flags and warning signs nearby the beach, as rip currents can occur, especially during the monsoon season.
WHAT TO DO WHEN A JELLYFISH STINGS YOU? Let’s face it: this is certainly something you’d prefer to avoid when enjoying a day at the beach, but the Andaman Sea contains its fair share of the translucent animal. Below is a quick recap on the symptoms one can suffer from a sting and the best way to treat someone suffering from it. Remember that you should always call for a lifeguard to assist you should you be in pain after getting out of the water.

BUFFALO HUB LOVE
When we think of Phuket’s attractions, we always imagine the beaches, the Sino-Portuguese architecture of Phuket Town or the nightlife of Bangla Road. It’s time to think like a local and spend the day among nature at Buffalo Hub, in Mai Khao. Located on the northern part of the island, Buffalo Hub is a local community business that aims to preserve a rare breed of Phuket’s buffalo before they go extinct. While Phuket is not known for its rice fields, it used to be a time when rice and buffaloes were a big part of the local economy. The small shack at the entrance of Buffalo Hub acts as a reception, where you will be warmly welcomed by the villagers who are taking care of the place. This area doubles as a restaurant serving authentic southern-style dishes and other specialties from Phuket, both à la carte or through their Kanom Jeen buffet. These white, glossy rice noodles are served with your choice of curries, such as fish meat curry, Tai Pla (a mix of fish guts, sweet potatoes, cashew nuts, and vegetables), and the less spicy options like chicken curry or peanut curry, bringing together a mix of sweet and spicy. From the à la carte menu, we ordered the lotus stem stir-fried with pork belly in a shrimp paste with chili, deep-fried sand crab, and finally, Nam Chub Yum (a chili shrimp paste with shrimp meat, served with fresh vegetables to dip in). The soft lotus stems blended perfectly with the pork belly, thanks to the saltiness of the shrimp paste, and was cooked to perfection. Sand crab is rather unique, and you won’t find this dish in many restaurants in Phuket. Instead, Mai Khao beach is the destination if you would like to try this local specialty. Bua Tod, the authentic Phuketian batter-fried bites of shrimps, waterweed and betel leaves, stir-fried Baegu leaves with eggs and crispy shrimps, and Gaeng Som Pla, a spicy orange curry soup with tamarind paste, fish and pork cartilage, are three dishes we can’t wait to go back for. After a light lunch at the restaurant, take a digestive walk around their lush fields, where a lovely family of buffaloes is waiting and

Grapefruit juice: Grapefruit is a tropical fruit rich in antioxidant and fiber, often used in weight-loss recipes. As a matter of fact, we have different markets specializing in various things, such as the food markets, the clothing markets, the second-hand ones, the artistic ones. Markets could be seen as a second economy, not just because items are generally cheaper, but also because it allows people to bargain for their favorite products. It goes without saying that Phuket has its fair share of markets.

LEASEHOLD VS FREEHOLD In the real estate world, you’ll often hear the words “leasehold” and “freehold” when it comes down to purchasing a house or condominium in Thailand. In this short article, we will review the differences between these two keywords and explain what they entail.
Leasehold, freehold... what do these terms mean? A leasehold can be defined as the temporary holding right onto a property. In other words, it is a rental agreement, that usually lasts for a long period of time. In Thailand, the maximum duration of a leasehold is 30 years, which can be extended for another 30 years, provided all parties to the contract agree. If the duration of the lease exceeds three years, then it must be registered with the Land Office Department of the province to be deemed valid. A freehold, on the other hand, represents the full ownership of the real estate asset, whether it is a house, land or condominium. It is important to understand, however, that foreigners in Thailand are not directly able to own land, with a few, rare exceptions, and therefore won’t be able to purchase a house as a freehold investment, without marrying a Thai partner or through an existing Thai limited company. However, foreigners are now able to purchase freehold condominiums, under certain conditions. Thanks to the section 19 of the Condominium Act of B.E. 2522, foreigners are allowed to fully own the rights to their condominium, provided that the total amount of foreign ownership in the building does not exceed 49%. The foreigner who wishes to purchase a freehold condominium in Thailand will also have to transfer the funds from abroad, as it needs to be perceived as an outside investment to be valid. Banks can issue certificates that will need to be presented to the developer before signing the contracts. As a freehold owner, you will be fully responsible for the maintenance costs, often called Common Area Fees, as well as financing the sinking funds of the project, which will be used in case of repairs of the building. However, you will also be able to rent out your property as you see fit, and make some extra money, especially if you decide to own a condo for investment purposes. Leasehold could also be rented out, though the owner would have to agree to a sub-lease agreement as part of the original contract.
