Hello Family + Friends - Looking for inside knowledge of the current real estate market—Read On!

Starting off with what is remarkable—July recorded only 58 Single Family Home sales, which is the lowest number we have seen since these numbers have been reported. Compare the 58 SFH sold in July 2022 (26 condos) to the 118 sold in July of 2021 (62 condos). Down over 50% for both SFH and Condos. This low number is a product of our market’s absence of inventory which is still low at only 765 SFH properties available YTD compared to 1,008 the same time in 2021.

Desire to live in our beautiful community is still high but supply is not keeping up, meaning there are more buyers than sellers—which is a significant part of what is driving the market. Sellers can still be optimistic since our market remains strong and we still see a window to capitalize on property appreciation. There are still good values to be had for buyers and we are seeing many more price reductions before a property goes into escrow—so don’t sit on the sidelines!
