Hello Family and Friends -
The Half Year report for our Santa Barbara area Real Estate market can be summed up with two words: Limited Inventory.
Despite rising interest rates, sales prices in the area remained strong due to low supply and strong buyer demand. The Luxury Market in Montecito/Hope Ranch and areas of Santa Barbara remain very active with over 20% (17 of the 82) single family homes trading over $5M in June. Remember . . . this is remarkable and did not happen in the past in our little undiscovered south coast enclave.
The overall market in Montecito/Santa Barbara remains stable and strong with buyers being very active. The majority still coming from the Los Angeles, San Francisco and other densely populated areas across the country. The sellers who are trying to price their homes ambitiously are watching them sit on the market and often realizing a lower sales price. The homes that are still receiving multiple over-ask offers are priced correctly. A strategy that is working well for some sellers is to price the home slightly below the true market value which attracts multiple offers to choose from–often leading to a better than expected sales price.
Although the overall number of sales are down across Santa Barbara South County the sold prices still have upward pressure and sellers still have a slight advantage in this market. The number of new listings is starting to climb each week, as a result, the days on market is creeping up to around 30 days.
Many of our sellers prefer to sell off-market and really like taking advantage of our Compass Private Exclusive program. This Compass only off-market program allows a home to be shared by a Compass agent directly with their colleagues and their buyers. ONE | Demand continues — well qualified buyers are moving here at a pace we have not previously seen but we only have a limited amount of available homes for sale. With this historically low inventory, there were 33% fewer transactions in the YTD in the first half of 2023 compared to the same time 2022.

FIVE | Q2 “All Cash” transactions were 40% overall, 52% in Montecito (28 of 54 total sales). “Off Market” transactions were 8% overall, 28% in Montecito (15 of 54 Sales). In comparison, our previous Off Market “normal” was around ±4%.
