Our local real estate market continues to experience historically low inventory with continued over-asking price sales and more off market deals than ever before, all contributing to rising prices in every segment of our market. Supply is not keeping up with the continued demand and we are seeing fewer sales. This market report includes all the stats from the past month of November PLUS several properties in desirable areas that are currently available that we feel are good values. Year to Date Single Family Homes | The total YTD dollar volume sold is up by an astounding 51% over 2020 at $4,139,375,782. We are happy to report that Compass brought in approximately 25% of these numbers and we are truly grateful to all who have trusted us to represent them! This doubling of sales over 2020 is fueled by a 13% increase in sold properties combined with a remarkable 23% increase in the median sold price of $1,900,000 ($1,571,650 in 2020). When we take out Montecito and Hope Ranch, we see the values are rising even faster with the average sold price up 28% over 2020. We are still seeing very low inventory with Active Listings and New Listing being down slightly by 2% and 5% respectively over 2020. The good news for sellers is that the median List Price is UP 18% at $1,846,000 with average days on market of 29 days. We have never seen a better time to sell.

November Stats Single Family Homes | Traditionally, November and December bring fewer

listings since focus turns to things other than real estate. Our numbers reflect this with closings (Sold Listings) on the quiet side with only 94 compared with 137 in 2020. We had a little more than half as many Active Listings at 176 compared to last Novembers 313, which could explain the fewer closing we had. However, $271,455,500 in volume reflects the increased home prices.
