On a positive note, Montecito and Santa Barbara remain highly desirable and the demand to live in our beautiful community has not declined. In this market, the homes that are priced correctly, or slightly below market value, are still getting multiple offers and closing at premium prices. However, the frenzy of over valuing a property and getting multiple over ask offers has passed and buyers are making more cautious and thoughtful decisions. NATIONAL REAL ESTATE INSIGHTS October 2023 | October 2023 National Market Highlights: •
October market activity was significantly depressed by rapidly rising interest rates, but as of the 3rd week of November, mortgage interest rates are well down from October highs. • Year over year, the median existing-house sale price in October increased 3%, and the median condo/co-op price jumped 7.6%. • Existing home sales declined 10.2% year over year, while the number of homes for sale dropped 5.7%. Homes sold received an average of 2.5 offers, with a median 23 days on market. • 29% of buyers paid all-cash, the % remaining at a 9-year high; 5% purchased without seeing the home in person; 28% were firsttime buyers; 85% searched for homes outside of city centers. New listings and sales typically drop to their lowest levels of the year in December/early January, before activity picks up again later in Q1. Sellers of appealing, well-priced homes may yet see a quick sale with multiple offers: There are still qualified buyers actively looking to purchase. For buyers, mid-winter usually offers reduced competition for listings, and an enhanced ability to negotiate prices on unsold properties: It can be an excellent time to buy for those who stay in the game.
