Hotel and apartment Dago is located in Jalan Juanda the most historical and also busiest street in Bandung. Jalan Juanda have been developed for mixed use aera. Hotels, shops, dwelling located there. The building program was developed to meet its maximum efficiency along with site regulation. Mixed use concept was applied because it's the most efficient way. The building architecture was inspired by the shape of Angklung, local music instrument from west java. Its shape has base and upper body. The upper body consist of vertical-frame shape with massive and void pattern in variable height. Meanwhile the base adapting horizontal pattern from bamboo fiber silhouette.

on podium floor there are swimming pools, spa, gym and outdoor cafes. Hotel function was located at front because it has more traffic compared with apartment. Also because the apartment would be built first and for turnover value reason it is located at the back. Podium setback was 4.5 meter and tower setback was 9 meter. Building mass shape mostly driven by this requirement for efficiency sake. Meanwhile building height requirement was 12 storeys. Building was orientated facing north and south side responding solar path.
typical floors consists of 10 storeys for both function. There are 120 apartment rooms; 40 two bedroom type rooms and the rest one bedroom type. And 130 hotel rooms, 27m2 for each one on them.

The interior was simple elegant with touch of wood texture. Strong line, vertical and horizontal, from wall, ceiling, and material texture as a theme bounding its design language.

entertainment center TUBAN, BALI
Architects:Ario Andito, Joffie Febriando, Hapsoro Pandu Team: Ismawanto, Psychy Mangifera, Ali Faizin, Anita Halim Area:6.470 m2 Status:to be completed 2015 Park 23 was new business plan from Plaza Indonesia, biggest shopping operator in Indonesia, targeting for middle low class. Located in Tuban Bali near international Airport and 30 minutes walk from Kuta Beach made the site very valuable and would give people alternate shopping area beside along Kuta beach which already overpopulated.

The building design was very efficient; high leasable area ratio and the tenant layout arranged effectively. Building height was very effective due to building height regulation in Bali. It has no basement for cost efficiency sake. The main feature of the shopping mall was the F&B retail placement which was located in outer ring of the mall so it could has balcony. The other feature was the large plaza on front as a hub for pedestrian, shopping mall and also connected to water park facility by its side.

Ciganjur in southern Jakarta is well known as green neighbour with beautiful city Park. Ragunan zoo, biggest zoo in the city also is also located there. The site located near to the lake and the contour is incredible. Concept of the townhouse was created a dwelling complex which emerge harmoniously with its beautiful environment. Large communal space is granted for dweller at the center of the complex Units arranged carefully not to cut down its existing big tree. each Units also designed so each of it have proper yard with big tree. each unit has 3 storeys; Lower ground for services, ground for living and dining, and upper floor for bedroom. Dinning and living room located at ground floor has great view to the yard thanks to its massive openable window. Building architecture was designed with conservative approach; head, body and leg. Head is the shield shape roof with neck. The body is ground and upper floor with special light pattern secondary skin and the leg is lower ground floor with massive patterned hebel wall

The master plan would include highrise residential, universities and the most important is intermodal station. The main challenge in designing this modern people market was to integrate many different characteristics of shops. There were 4 types of shops; basic food (fruits, vegetables, meats, rice), non basic food (snacks, breads), non food (clothes, electronics), and soho. Each type has its own requirement of right of ownership, activity period, service circulation, parking, etc and each of it must be living side by side without disturbing each other.

The amount number in each type also must be regarded of many aspects; soho was the most valuable but basic food type shops would be attract people the most. F&B area was the least valuable and most inefficient in area but it could operating longest. Shops placed farther because people would get there whatsoever. F&B area were sort of anchor so it was placed opposite basic food shop. Last but not least, non basic food and non food placed connecting them. Last this market should be encouraging the developing of the area because it will be built first. The market itself acts as a hub for intermodal station, dwellings, and many types of function in its surrounding.
PACITAN MUSEUM

At first, museum Pacitan was planned to be the most narcistic museum in the human history. The purpose was to exhibit life of former Indonesian presiden; President Susilo Bambang Yudhoyono. It would exhibit his life from young, family, his hobby, until he became a president; the relics, photos, videos, statues, etc.

located in South Pacitan, facing Hindia Ocean, this stunning place itself pretty much driven the building programs. Public spaces on ground floor such as hall, terraces, library and restaurant oriented facing ocean. on Second floor, exhibition programs divided and arranged based on its cronology. Then each of it reoriented so gap between each other creating vista facing Hindia ocean and voids at the middle.

And then we thought it would be such a waste of money and such a insult of place where the museum will be built. Therefore new function was added; public park, F&B area, public library and public auditorium placed at the ground level so people would access it easily. The 'main' gallery placed at second floor, divided at numbers based on his achievement. On the transtition from one gallery to another there was a gap. A glass window. So people could admire the beauty of the site nature. There was also big contempelation area at the middle for people to admire skies and their loneliness. The architecture style was designed to be simple, elegant, timeless and quiet. Mass concept was Purist boxes disturbed by sphere auditorium. All programs was surrounded by large terraces so it protected from direct sunlight. Building skin was mix of cement and agregate from local stone.
NUSA DUA TOWNHOUSE,

an owner had a piece of precious land in Nusa Dua Bali and decided to developed it as private exclusive housing. The land divided carefully so we had maximum number of unit. Each unit have equal front wide, meanwhile the long was various. Each type had the same basic programing ; 3 plus one bedroom, double height dining room, living room and sky terrace. The longer unit had swimming pool meanwhile the longest unit had an guest room as an addition. The design concept was to arrange each room zigzag-ish so we had triangle open space and each room had two side opening to maximize its natural daylight and ventilation.

Palm oil company in Kalimantan needs semipermanent dwelling complex for its employee in the middle of the jungle. This dwelling should performs perfectly as a house, fast in construction, wild animal -proof, and can be expanded easily.

the concept was designing smallest dwelling with apartmentlike rooms layout, then those small units configured into one group with one communal open space. Each group can be multiplied and then connected altogether by pedestrian way surrounding one bigger communal space. The shape was the simplest roof shape which is extruded triangle and then filling its inner space with dwelling rooms. Negative space in each corner act as terrace and air circulation.

Labuan Bajo have been amerging as tourist destination after Bali and Lombok in Nusa Tenggara area. Its stunning nature have been encouraging hotel and resort property development. The project’s site itself was one of a kind. Facing strait and 2 small island, its sunset scenery would remind people of their childhood beach drawing.

the design concept begins by dividing its area into 2 zone; land and sea and then connecting those two by semi public area in the middle. The public area itself functioning as lobby, reception and restaurant. design option for land area created depends on building mass arrangement, autocar circulation and open space. Meanwhile design option for sea area depends on wood deck length and sea depth passed by and resort unit numbers and confoguration.

LKPP is an government institution which job desk to develop and formularize rules about procurement governments goods and services. Located in newly developed business district in central Jakarta, the requirement was to make tower office which will embrace image institution as well as to accommodate all its activities. Effectiveness was the key.
The design strategy to make building effective was to oriented it based on the site shape. The triangular shape itself gave us inspiration to made it as a modular-like concept. Instead of extrude its mass al over we made it like upside down stalactite-shape consists of 5 small tower hug each other. These 5 tower represent the 5 division of the institution. These overlapped shape would create different kind of vista, shadow, and semi private open space on its roof. pilotis concept was applied to make building as an extension of rotunda in front of it. Ground floor was open office plaza and public information

surface program was arranged vertically numbered from division 1 on lower section to division 5 on top. The building layout itself was fixed office table or to general employee with lower grade at the inner building and managerial and meeting room at outer building. There is voids at inner building to compensate view and natural daylight because of building depth.

Open and character are two thing this house about. All functions except bedroom and bathroom are wall-less and connected to each other. All functions arranged carefully so each of it connected directly to open space for air circulation and daylight sake.

the site was located in Ngesrep, highest point in Semarang, capital city of Central Java. Sited on relatively high density dwelling, on second layer from main road beneath commercial area. Its surrounding dominated by single building dwell, low rise; mostly one or two storeys. The main problem from the location was the lack of public open space on 500 meters redius. There was swimming pool, indoor football court but not free. There was also yard from government building but it was only large paving car park and fenced. So it was not representative enough.

so the design concept was creating a house act like a green space by its massive green roof. Building programs arranged by 3x3 meters square module, stacked it based on private-public group. The purpose was to minimized building footprint

Open space is on the roof. Those green level between front and rear mass connected by some stairs so it created sort of hill if we look at it from distance. Inner house is pond instead of grass to decrease temperature significantly. This pond also create 'obstacle' so guest can't enter master bedroom from its massive window. Building character was built from usage of roster and constantly repeated carefully so the character's felt wherever in and on this house. Rosters are made of concrete batako. it cuted half longitudinally then placed downward so the rectangular shape exposed and creating specific pattern.
BEAUTY CLINIC BANGKA, SOUTH JAKARTA
Architects:Harun Wisaksono, Hapsoro Pandu Area:1.352 m2 Status:Proposed 2012 This 8 storeys + 1 basement office specifically tailored for beauty clinic function. The core and services is located in one side of the building so the usable space left wide and flexible. Ground floor functioned as lobby, reception and lounge. 2nd floor allowed for laboratory, 3rd to 5th floor fast treatment room, and 6th to 7th floor for inpatient treatment. Rooftop for restaurant. The style is modernized art deco with large degree of transparency.

when we facing very ideal site instantly some wild ideas appears. But sometimes, back to basic is the wisest choice. Following road axists, formal facade orientation, shaped by site. Rooms arranged conservatively from public to private. The idea was that every room should have at least 2 face opening. All private area placed on upper floor meanwhile living and dining room placed on ground floor with double height ceiling feature. the style itself was tropical contemporary with cubical mass and pitched roof with wide overhangs. Material choosen was woods, concrete exposed and natural stone.

interior concept was black and white. Materials with strong textures such as stone, wood, cloth colored black and white. furniture itself was modern contemporary style with ethnic accent. The shape choosen was slim and lowish so the space would felt airy.
