History The HolmJordaan Group has a history of being at the forefront of environmental thinking in South Africa, thanks to its founding members.

1960

The HolmJordaan Group has a history of being at the forefront of environmental thinking in South Africa, thanks to its founding members. Dietrich (Dieter) Holm, who had founded the firm together with his brother Albrecht, undertook several study and research tours to Europe, Scandinavia, Israel and the U.K. after he had completed his studies at the University of Pretoria in 1960.

1962

He worked with Brian Sandrock as project architect on radiochemistry, water purification and reactor buildings. The brothers founded the architectural practice called Holm and Holm Architects in 1962, winning numerous competitions and awards. Since its founding, the practice has been involved in a number of high profile projects in sustainable architecture, urban design, resources planning and restoration.

1981

Gerrit Jordaan joined the firm in 1981 and became a partner in 1983. He was instrumental in building the firm into an interdisciplinary environmental consultancy, specializing in sustainable architecture, urban design, resources planning and restoration. The firm accordingly developed from a pure architectural firm into a multidisciplinary environmental consultancy.


2000

Reinier Visser joined the Holm Jordaan Group as the Cape Town director in 2000. Since then, he has been involved with numerous architectural, heritage and urban design projects for the City of Cape Town and various public and private clients.

2007

Husband-and-wife team, MornĂŠ and Marguerite Pienaar joined the ďŹ rm in 2007 and became directors in 2011.

2011

Holm Jordaan Meago was formed in 2011, at the time with Mbasa Tsombe as Director and professional registered Architect. Moses Nke has since then taken over his directorship.

During 2015, the practice GWA Studio joined the HolmJordaan Group. GWA Studio specializes in urban design (for which the company won several international accolades), architecture, and housing. Gary White became a director in the same year.

Green design is not only about energy eďŹƒciency. Instead it involves a whole nexus of interrelated issues, including urban, social, cultural, psychological and economic dimensions which are as important as the technical and ecological aspects.Projects range from community facilities to large projects for private institutions, companies and the public sector.

Apart from providing pro-deo projects to communities, Holm Jordaan Group has undergone managed change to ensure an all-inclusive consultancy firm, committed to capacity building and Black Economic Empowerment. We believe in networking with other companies and professionals and facilitate and encourage in-house and external training of our core staff. Apart from this, the following points are noticeable:

Members of the firm are actively involved in tertiary training institutions such as the Universities of Pretoria, Cape Town and Wits. Through committing our time, we believe we can contribute towards the training of all future professionals, but specifically the previously disadvantaged. Gerrit Jordaan, one of the Directors, is a Trustee of the Architectural Career Advancement Trust.

Most of our projects, especially in developing areas, are based on partnerships with previously disadvantaged persons. Implementation is focused on capacity building. Where possible, skills transfer is promoted in all projects. Many community projects are done on a pro deo basis to assist local communities.


THE TEAM Since our founding, the practice has been involved in a number of high profile projects in sustainable architecture, urban design, resources planning and restoration.

As such, Holm Jordaan Meago was formed

The brief called for the design of a medical cosmetic centre. A clear distinction between the main functional tiers of the program was an important requirement from the outset, while bearing aspects of privacy, visibility and security in mind. Besides practical considerations, sensory awareness, especially for the spa, had to provoke an exceptional haptic experience. While several massing options were tested on the site from the outset, the building footprint was ultimately a combination of both best urban principles and statutory requirements. The corner of Tram and Bronkhorst is celebrated as the major vertical definition in the design, with a triple volume that is expressed on the outside of the building facade. The edges of the site is landscaped as linear water features, recalling the original canal system of the city. These also act as thresholds to the site. Pedestrian entrance is along the eastern edge. The building footprint edges onto site boundaries closely to create a defined street presence. Given the programmatic requirements for medical facilities, privacy from the street is a major design concern. Therefore, privacy is created while active edges are future enabled in the design of the northern facade. Here, a demountable screen becomes a device for creating privacy while also acting as climatic and security mechanism. By contrast to the rectangularity of the overall design, the first floor (spa) gives way to a series of undulating walls. These create soft pockets of space on the inside of the building, enhancing the ‘spa’ feeling. Hints of this space are made on the eastern and western facades.

The brief intent was to implement a new Control Centre for the Integrated Rapid Public Transport Network. The facility has a staff and personnel contingent of approximately 103 people who represent different departments involved with the monitoring and control of the RRT system as well as security, operations, traffic, emergency and fare collection. The building also houses the spatial requirements for the technical and operational spaces, rooms and shared facilities i.e universal access, wayfinding, rest/locker rooms, climate and general indoor environmental quality. Located on the corner of Joubert and Nelson Mandela Streets, the new intervention is designed to be an urban landmark, celebrating its context as a new addition to a historic precinct. The RRT TMC claims a presence within the surrounding context and provides accessible services within the community. The public interface is designed to promote an active urban edge along the boundary of the building envelope that faces onto Nelson Mandela Road as well as the urban square. Sustainable practice has become an international, non-negotiable premise for the design of progressive buildings. Given the recent energy shortages in South Africa and rising cost of energy; both philosophical guidelines and specific practices should inform an environmentally responsible design philosophy.

The project called for the design of a new Transport Operating License Administrative Bodies (TOLAB) Centre, to support the existing Tshwane Testing facilities, bordered by Johannes Ramokhoase Street to the north, and in-between the split of E’skia Mphahlele Drive to the east and west The site is located in close proximity to the Tshwane CBD, accessed predominantly with vehicles and pedestrian access is limited as the site forms an island surrounded by the prominent streets mentioned above. Three major functions are expressed as three easily recognizable forms, linked with an internal, covered pedestrian spine. As the longest sides of the site front west and east, the building responds with solid western and eastern walls and maximum exposure to north is afforded, with access and services situated along the east and west.

The brief called for the design and upgrade of the Peglarea Hospital and takes cues from the existing building. Space is required for an extra 59 beds and a new operating theater. A new face is given to the existing building by means of a parking garage. To form part of this the entrance lobby is upgraded and a new coffee shop is added.

Verkykerskop is located along the Free State Provincial tourist corridor (M3). Characterised by scenic natural topography with ancient rock formations, ancestral rock paintings and prominent farming history, the area is also nestled between commercial and small scale subsistence farming. The proposed new development is carefully inserted between farmland, existing buildings with dormant infrastructure, livestock and horse holding areas, gravesites, lookout points and watersheds. The “uitspanning� - a local word meaning space to relax and unwind after long migration with livestock - is proposed as the main node and public space, at the centre of the 43 ha site. The noble program of 300 mixed income residences, most with own intensive home farm opportunities is matched by a broad complement of civic uses. Adaptive reuse of existing buildings and structures allow the area to re-emerge and participate in the regional economy. The balance between built and open spaces at Verkykerskop does more than facilitate pleasant communal living. It integrates human development with sustainable agriculture, energy farms and environmental management. The plan allows the built structures and fabric between open spaces to nestle in the natural and cultural landscape. The master plan sets in motion the essential creation of public opportunities to live, work, farm, learn and play in direct response to the natural queues of location - land, local vegetation and prominent views.

A dynamic and unique development has been carefully planned to take advantage of this unparalleled address, which covers approximately 140 hectares of prime land. The new address “Rainbow Junction” will encompass a new Economic Node, consisting of high density mixed land-uses including. The developers’ philosophy underpinning this project is the creation of an environment where people are able to “Live, Work and Play at one address” while also serving the outer areas needs. This development will be one of the major northern gateways to Tshwane. Vistas towards the Apies will be ensured by means of the landscape and urban design guidelines. Apart from vehicular movement, the streets will be designed as special streets with integrated landscaping and urban design qualities. This is especially the case with street intersections. The placement of iconic buildings on strategic sites within the development will be prescribed by the Urban Design Guidelines. This will not only provide landmarks for orientation within the development, but also act as the visual manifestation of the start of a new urban core for the whole area. It is proposed that these iconic buildings have a distinct African character to enhance the unique identity of this development. As part of the urban branding exercise for the whole precinct, the detail design of elements such as paving, lettering, signage and building quality will ensure that a unique precinct is developed. This will not only add value to the land, but also ensure that the marketability of the location is enhanced.

In line with the sustainable policies of the Development Bank of Southern Africa, the new Welcome Centre is completely off-grid. The small pavilion is naturally oriented towards oncoming traffic along its feeder road, turning its grassy back to the N1-highway. While the undulating, planted roof lends desirable thermal mass, it also harvests rainwater, and forms recesses along its edges to protect against the harsh summer sun. Large windows towards the west were unfortunately non-negotiable in order to allow direct visual access onto the western feeder road. As a result, permeable vertical sun shading screens were designed to accommodate views while protecting openings. The screens recall traditional timber laths. Fresh air supply is drawn into the building via underground pipes, thereby pre-heating the air in winter and pre-cooling it in summer. A solar water heater provides warm water for under floor warmth in winter and all year domestic hot water. The building further relies on photovoltaic energy from 30kWp panels. These churn out electricity from sunlight without polluting the air, soil or water. All storm-water for landscaping is treated in situ with a retention dam collecting storm water, while also promoting existing bird and wildlife. The retention of storm water on site also reduces the demand for council supply.

The brief called for a new extension to the Vulindlela Academy that would accommodate breakaway rooms, training rooms and offices. In essence a very simple rectangular pavilion, the new addition responds to both the scale and layout of the existing training facility. The form steps to accommodate the angular site. Functions are lined along the edges of the open courtyard, accessed from an outside covered area. While the flat, planted concrete roof has thermal advantages, it steps to allow light to filter into spaces. Rain water is harvested for internal use. A structural grid of 5 x 5m is used for the new building. This allows for an ideal building width to accommodate environmental control, structure efficiency and space flexibility. The layout, insulation, window size and orientation, shape, and proportions have all been optimized in order to use least possible external energy for thermal comfort.Reduction of need for air-conditioning is afforded by passive design and fresh pre-cooled/heated air supply, reduced load through energy efficient equipment, under floor heating through a solar heater and lastly solar cooling with air ventilation system.

NAME

The proposed additions and alterations to existing heritage structures are located on the historic campus of the former Government Garage. The language of the proposed additions, grows out of the idea of inserting new facilities within the eroded shell of the former brick warehouse. The new building slips past the old in a series of planar elements of glass, rheinzink and steel. These planes then become a language of the new beneath the single unifying roof profile. The new addition will preserve significant historic materials as far as possible – compatible but differentiated from the historic building. To preserve the historic character, the new addition will be visually distinguishable from the historic building. This approach is a continuation of a general philosophical approach followed by the national committees of the International Council on Monuments and Sites (ICOMOS): “...a modern addition should be readily distinguishable from the older work; however, the new work should be harmonious with the old in scale, proportion, materials, and color”.

HolmJordaan was appointed to restore buildings along the western edge of Church Square over a period of 28 years. Restoration work was done with expert knowledge and skills to conserve the heritage of the Church Square Precinct. The general approach to all restoration work undertaken was to research the original construction methods, materials and applications. Thereafter research was done on how contemporary materials and methods could be employed to match the existing structure without detracting from the authentic building’s appearance and performance. Previous poor workmanship was repaired, and consequently extended the life of the buildings. Amongst others, the projects included scientific research on sandstone restoration as a common denominator. The chief principle was to retain as much of the original buildings, yet repair the damaged elements with good practice to match the existing as authentically as possible. Meticulous attention was given to detail. Profiles were measured, and steel forms were made to remodel damaged elements such as facade details. Water penetration prevention was applied to all buildings with details as illustrated in the drawings and photographs. The Church Square Precinct comprises of the following buildings:The Palace of Justice constructed in 1899 (restoration completed in 1983; “Ou Raadsaal” constructed in 1889 (restoration completed in 1988); Western Facade (restoration completed in 1990); Main Post Office (restoration completed in 2011).

Design informants for this multi-level office building were directly taken from the context of Lagos, Nigeria – a tropical, hot and wet city, averaging only 2-5 hours of sunshine and cloud coverage for 6-7 hours daily. Open space accumulates to 2.8% of the total urban area in the city, including parks, urban agriculture, horticulture, incidentally open spaces etc. Given the lack of urban green space in the city, along with its overall horizontal, sprawling character, the proposed multi-storey office block for MAB was designed as a vertical garden. It extends the urban carpet through a continuous field that establishes a mutually beneficial relationship with the city. Appropriate for the tropical climate, the facade becomes layered to allow maximum cooling surface.
