Datuk Seri Johari Abdul Ghani, a leading corporate figure in Malaysia and former Minister of Finance II shares his views about the power of digitalisation in business.

Datuk Seri Johari Abdul Ghani, Chairman of KUB Malaysia Berhad and C. I. Holdings Berhad, the largest shareholder of both companies, is a leading figure in Malaysia’s financial industry. With more than 25 years’ experience in the corporate world, Datuk Seri Johari shares his perspectives in business, as well as his experience in government, as former Minister of Finance II.

A qualified Chartered Accountant and a Fellow of the Chartered Association of Certified Accountants, Datuk Seri Johari was born and raised in Kuala Lumpur. It has always been his dream to venture into the business world. He vouches that hard work is the key to success and shares that he works 16 hours a day as a corporate captain.

Speaking about the dynamics of today’s business world, Datuk Seri Johari explains that digitalisation and e-commerce are unavoidable. He recognises that in fact, digitalisation is now a driving force in Malaysia and globally with the dynamics of business and society rapidly evolving.

With COVID-19 adversely affecting economies around the world, Datuk Seri Johari says that digitalisation plays a very prominent role in business and politics. He explains that one of the main advantages of e-commerce and digitalisation is speed-to-market. “It has the ability to disrupt the normal retail ecosystem. For good e-commerce, you need a strong and efficient ecosystem which includes logistics partners, infrastructure and warehousing, among others. This calls for digital technology advancement,” he elaborates.

Datuk Seri Johari says that digitalisation has made business borderless, and given various industries greater reach. However, he notes that with e-commerce, the million-dollar questions is, “which platform can scale-up” to cater to millions of customers.

He stresses that in a digital world, bridging the gap between physical business and e-commerce is key to creating effective synergy that can optimise profitability. “Brick and mortar businesses

and e-commerce have to complement each other and co-exist,” he stresses.

As the largest shareholder in C.I. Holdings which is involved in manufacturing and packing of all types of edible oils, Datuk Seri Johari says that as a downstream player in the palm-oil industry, his company is involved in exporting refined oil to 117 countries.

C.I. Holdings’ market includes China, India, the Middle East and Pakistan.

In driving digitalisation in his business, Datuk Johari shares, “We have invested in automation and robotics in many areas of our business. We use sensors and artificial intelligence in our manufacturing processes. With automation in place, production volume can be doubled and tripled without having to increase manpower. I believe that investing in automation and digitalisation is an investment into the future.”

As a man with a dual perspective in business and politics, he says that to successfully drive digitalisation in Malaysia, the government has to actively drive it. This is because digitalisation requires good and efficient infrastructure, especially with the Internet of Things (IoT) spanning, artificial intelligence, cloud computing, robotics and augmented reality. “All this can only work with even and welldistributed infrastructure both in the urban and suburban areas,” he adds.

He observes that Malaysia has been slow in adopting Industry 4.0 (IR4.0) and there is still great dependence on foreign manpower, thus slowing down the progress of IR4.0.

Datuk Seri Johari adds that digitalisation can bridge the gap in many areas of industry with automation, similar to C.I. Holdings’ enhanced capabilities, thanks to digitalisation.

• EXCELLENCE AWARD FOR CORPORATE GOVERNANCE (CG) DISCLOSURE

On 2 October 2020, Datuk Seri Johari Abdul Ghani accepted the Excellence Award for Corporate Governance (CG) Disclosure from the Minority Shareholder Watchdog Group (MSWG) under the MSWGASEAN Corporate Governance Awards 2019 for KUB Malaysia Berhad and the award for Long-term Value Creation for C.I. Holdings Berhad (CI Holdings).

From a total of 866 public-listed companies assessed through the ASEAN CG Scorecard methodology, KUB Malaysia and CI Holdings were in the top 4% of the Corporate Governance Awards 2019. This award is testament to Datuk Seri Johari’s leadership in effective corporate governance in the businesses that he helms.

ABOUT DATUK SERI JOHARI ABDUL GHANI

Datuk Seri Johari Abdul Ghani was born and raised in Kampung Pandan in Kuala Lumpur, and received his secondary education in Sekolah Menengah Aminuddin Baki in Kuala Lumpur. He pursued his tertiary education at Institut Teknologi MARA (ITM) and obtained his Diploma in Accounting before furthering his accounting studies in the United Kingdom. He became a member of the Chartered Association of Certified Accountants in 1988 and was awarded Fellowship of the Chartered Association of Certified Accountants in 1993.

Datuk Seri Johari started his career at the international accounting firm Peat Marwick & Co. (now known as KPMG) as an auditor. Since then, he has held several senior positions in the corporate arena and has helmed renowned Malaysian corporations. He is no stranger to the fast moving consumer goods (FMCG) industry as he had substantial shareholding in KFC Holdings where he managed brands such as KFC, Pizzahut and Ayamas, turning it around into a company with a market capital of more than RM4 billion.

He also helmed Pemanis Sdn Bhd (an exclusive bottler of PepsiCo products) as Group Managing Director from 2005 to 2011, managing 14 brands under PepsiCo. Datuk Seri Johari purchased the Pepsi franchise

for RM72 million and sold the franchise in 2011 for RM820 million to Asahi, Japan, and won the best deal of the year award in 2011.

Datuk Seri Johari has held several senior positions as Group Managing Director and Chairman in various companies. He previously sat on the Malaysian Economic Council and he formally served on a number of Boards including, amongst others, as the Chairman of Langkawi Development Authority (LADA), Chairman of Urban Development Authority (UDA), Director of Khazanah Nasional Berhad, Trustee of Yayasan Pelaburan Bumiputera which manages funds under Permodalan Nasional Berhad (PNB) and Amanah Saham Berhad (ASN), member of the National Productivity & Export Council and member of the Advisory Council for Agriculture Development under the Ministry of Agriculture Malaysia.

He is also the founder and is currently the Chairman of Yayasan Bena Nusa, established to help reduce urban poverty and improve educational outcomes for children of the urban poor.

A man with an illustrious track record and a golf enthusiast, Datuk Seri Johari is a true-blue Malaysian who loves “nasi goreng kampung” an authentic Malaysian food fare that incorporates a host of flavours.

MIIP ELECTS NEW PRESIDENT & OFFICE BEARERS FOR 2021-2023 TERM

Also elected were Herbert Koh of Artmatrix Technology Sdn Bhd as Vice President, Tony Leong of Sunray Construction & Interior Sdn Bhd as Honorary Secretary and Brenda Wang of HAL Empire Sdn Bhd as Honorary Treasurer.

The seven Ordinary Committee members elected were Shane Mun from Big Bath Sdn Bhd, Jason Tan Chwee Keat from Inovar Resources Sdn Bhd, Janet Lee from Jalex Sdn Bhd, Bella Chong Siew Fah from Space Products Sdn Bhd, Justin Cheong from Waltex Corporation (M) Sdn Bhd, Tay Seng Chai from Armarior Sdn Bhd andTan Guan Han from Sonicon Construction Sdn Bhd. Also elected was Sheanne Lee of Vesta Inovas Display Sdn Bhd as the Internal Auditor. There were 28 nominations for the various positions.

In accepting the post of the President, Tong SL said that it was an “honour and privilege” to serve as the Association’s head for the 2021 to 2023 term. He also congratulated his Vice President Herbert Koh, Honorary Secretary, Tony Leong, Honorary Treasurer, Brenda Wang his Executive Committee members as well as all MIIP members who have shown their confidence in him.

“However, a single head achieves nothing, so I am counting on your support to achieve the growth and goals for the MIIP,“ he said. Elaborating on “Engagement” as his focus for this year, he said, “We will strive to increase the involvement of our members in MIIP’s activities, responding as much as possible to their vocation, expertise and interest. We all joined MIIP for some reason and with a

certain expectation. Let’s go back there and pick those activities that give us the most energy and give us that proud feeling of being the MIIP members.

“I look forward to your feedback. Let’s make it a vibrant year together. Engagement also means that we support each other, give enough attention to our members. Even though we have to keep physical distance, in our hearts and thoughts we remain connected to each other.”

Tong SL acknowledged that COVID-19 pandemic had disrupted “our lives and shaken our certainties. The restrictions have a huge impact on our economy, our social life and, of course, on our MIIP activities. It’s not business as usual, we can’t reuse the scripts of past years, we have to go back to the drawing board.

“We’re being forced to go back to the base. What do we want to preserve as an association, and what do we want to improve? What binds us, what we are proud of, what do we want to be associated with, and what added value do we have for the MIIP? This has to be reflected in everything we do.”

He added that despite the restrictions, MIIP has demonstrated sufficient resilience to adapt to the situation. “We will continue to do what we believe in and are good at. We have already embraced the digital transformation.”

Tong SL expressed his appreciation and gratitude to the Immediate Past President, U Mun Liang, for having raised the bar and leading the committee in a motivating way. “As a new executive committee, we are happy to follow your footsteps on the way to another vibrant MIIP year.”

Outgoing President U Mun Liang congratulated Tong SL and his newly elected Exco Committee members. Earlier, in his opening address, U Mun Liang said that despite the strict SOP imposed by government, his committee continued working with other corporate, Institute, Government agencies and related associations to conduct possible activities, forum, meetings, collaboration and potential marketing platform for the members to participate.

Some of the events in the pipe line are:

(i) Forum / talks and seek CIDB approval for CCD points to be given away for MIIP participants.

(ii) On line team building activities.

(iii) Working with CIDB to organise physical interview certification for Construction Project Managers, Construction Managers and Construction Site Supervisors.

(iv) On line forum to introduce members products and material specification to higher learning institute (future ID specifier), and

(v) Interior Design Specifier Market – a B to B networking for potential projects.

He added that the Association would be launching the MIIP Awards for 2021 with additional awards being introduced for its members to participate. “In addition, we would like to informed our members that our 2021 Gala Dinner & Awards have been target to be held on the month of October but subject to situation.”

Tong SL of A & A Concept Design & Contract Sdn Bhd was elected as the new President of MIIP for the term 2021-2023 during the Association 11th Annual General Meeting held in June via Zoom platform. His focus for this year is “Engagement”.

U Mun Liang also thanked all his Committee members and his predecessor Janet Lee, for her guidance and advice. He also called on the past committees to continue contributing their experience and guidance to the newly elected Committees.

In his report, Honorary Secretary CT Tan, said that there are now 89 members in the Association. He shared about some of the events held throughout 2020 and 2021. Among them were a charity visit to Pertubuhan Kebajikan Warga Emas Kenang Budi Kuala Lumpur in Section 11 Petaling Jaya, where the centre’s residents received essentials, medicines, donations and ang pows from MIIP, and three educational webinars conducted by the team from Azman, Davidson & Co which discussed legal issues, such as contract issues, anti-corruption laws and retrenchment, among others, that concerned interior industry partners during the lockdown in 2020.

There were also virtual product presentations by Billy Yee of Meridian Chem Sdn Bhd who spoke on “Decontamination, The New Normal/ How Can We Help and What Do We Benefit?” while G.H. Tan of Sonicon Sdn Bhd spoke on “Controlled Demolition Works – No Concrete Is Too Hard”. A four-member team from IEN Consultants Sdn Bhd shared on “Effective Ways To Implement Green Building Elements In Your Fit-Out Project” while Eric Leong of One Academy shared insights on “Understanding the Millennial Market & Getting Ready for The New Market in the COVID-19 Era”. The of Elyza’s Home (M) Sdn Bhd spoke about “10 Things You Must Know About Window Coverings”.

CT Tan added that earlier this year, MIIP organised a virtual talk by Nadzhatul Syamiru Usmaiza Othman of CIDB on “Certified Construction Management Accreditation Program (CCM) Level 5”. There was also a Zoom dialogue with the Malaysia Institute of Interior Designers new office bearers on matters pertaining to collaboration between the two associations. There was also a talk on “Optimise Functional Performances And Aesthetic Finishes For Interior Design Works With Drywalls And Ceiling” by Asmahaili Ismail of USG Boral.

He also added that MIIP had participated in MBAM Affiliate Members Dialogue to

foster better understanding and cooperation, and MIIP was also invited by CIDB to attend a webinar on the initiative of “Safe@Work” conducted by MITI in April. The report was duly approved upon the proposal of U Mun Liang from Can.I Interior Fit Out Sdn Bhd and seconded by Sheanne Lee from Vesta Inovas Display Sdn Bhd.

Honorary Treasurer Brenda Wang presented the audited accounts of the Association for 2020. She said the accounts closed at RM325,310, with a surplus of RM54,448 over expenditure. The increase in the income from Annual Subscription was due to new members joining. Due to the current COVID -19 pandemic, activities were called off, therefore there was lack of income.

The accounts were duly approved Lim Gao Leong of Sykt Lian Ping Enterprise Sdn Bhd and seconded by Tong SL of A & A Concept Design & Contract Sdn Bhd.

The committees proposed to open a new bank account to better facilitate internet banking, as due to the pandemic, current banking process in Hong Leong Bank has blocked the cheque payment and banking transaction.

Azman bin Ghazali shared his concern about opening the new banking account such as number of authorisers in approving the payment and limitation in the process of authorisation. He suggested that two authorisers are preferred for speedy approval. Brenda shared that the required authoriser should be President and Treasurer. The bank requires the authoriser signatory to sign the e-banking form upon opening the bank account. The total payment amount should be set based on the constitution.

U Mun Liang said that the Public Bank allows two authorisers for every transaction. The association secretary will be assigned to be a maker for all transactions, and transactions have to be approved by two authorised signatories. Steven pointed out that the authorised signatories should be either the President, Vice President, Secretary or Treasurer.

Tong SL, proposed an Exco committee meeting to be held on 16th June 2021 for the appointment of sub-committees for various MIIP programmes.

As there were no other matters, U Mun Liang proposed the closure of the AGM which was seconded by Azman Bin Ghazali. Subsequently, five days after the AGM, Tong SL held his first meeting with his

executive committee members, via Zoom platform.

The meeting was also attended by Vice President Herbert Koh, Honorary Secretary Tony Leong, Honorary Treasurer Brenda Wang, Immediate Past President U Mun Liang, as well as Ordinary Committee members Janet Lee, Elvin Tay Seng Chai, Bella Chong Siew Fah, Jason Tan, Shane Mun, Justin Cheong and Tan Guan Han. Also at the event were Secretariat/

Association Administrator Steven Tan, Kent, Zann Wong and Jia Hui

During the meeting, the team appointed sub-committee members, discussed MIIP website updates, events & activities, notification to CIDB, MBAM, MIID and MFC of MIIP’s latest list of members of its various committees and reviewed and confirmed the latest magazine publication.

Decontamination, the New Normal

Recognising cleanliness and sanitisation as the best way to keep diseases and viruses at bay, MIIP organised a virtual event where Meridian Chem Sdn Bhd made a presentation to MIIP members about its products for various applications.

During the event conducted via Zoom, Billy Yee from the company highlighted the company’s revolutionary Protexus Electrostatic Sprayers (ESS) coupled with its Evaclean Purtabs (EP) sanitiser and disinfectant tablets that offer peace of mind where sanitisation is concerned.

The ESS works hand-in-hand with the EP tablets, whereby the EP tablets are loaded into the ESS, which is then charged into positive ions. Once discharged by the ESS, the positive ions spread out evenly in the environment where they seek out surface areas with negative and neutral charges. These ions then adhere to these surfaces to disinfect and neutralise harmful bacteria and viruses.

EVACLEAN PURTABS (EP)

EP is safe to use both outdoors and indoors, and eliminates as well as controls odours. The tablets are capable of removing dirt and organic debris from polluted water or pre-treated water. The diluted EP tablets remain in a stable condition for 7 days.

EP tablets are registered with the Environmental Protection Agency, has been certified to be a Food Contact Surface Safe Sanitiser by the National Sanitation Foundation and is an FAC85 Environmental Preferable Cleaning product. The tables are also compliant with all safety regulations by the National Institute of Occupational Safety and Health (NIOSH) and Occupational Safety and Health Administrator (OSHA).

Implementing Green Building Elements in Fit-Out Projects

In addition to that, the push for better energy efficiency and lower operating costs as well as greater productivity is also significant. MIIP organised a virtual event for its members where four speakers from IEN Consultants (Malaysia) Sdn Bhd, a leading Green Building consultancy in the country, spoke about effective ways to implement green building elements in fit-out.

In talking about the cost of green buildings, the IEN team explains that with 90% of time spent indoors at the workplace or home, green building features are increasingly becoming essential as people are exposed to 2 to 5 times higher air pollutants indoors compared to outdoors. In fact, on an average absenteeism from work stands at 66 days per year in Malaysia compared to 30 per year in the

UK due to illnesses caused by poor ventilation and pollution.

The team points out multiple studies compiled show that there is an increase in staff productivity when they work in green and healthy offices. The team also explains that having a green building certification not only adds value to the property but also provides local and global recognition and offers desirable

Expounding on common issues faced with green buildings, the IEN team says that projects that fail are those that do not set out their green targets and strategies at the beginning of a project’s design stage. In listing out the GBI responsibility of contractors, IEN advises contractors and subcontractors to:

• Appoint a designated GBI coordinator in charge of documentation and site coordination.

• Prepare monthly reporting addressing target status for construction based GBI credits.

• Appoint a GBI recognised Commissioning Specialist (CxS) and implement a Commissioning Plan.

• Ensure all pollution from construction activities can be reduced through controlling of soil erosion, waterway sedimentation and airborne dust generation.

• To divert a certain minimum percentage of construction waste from disposal, although the higher the percentage, the more desirable.

• To use only timber from certified sustainable sources.

• To use reused materials and materials with recycled content.

• To use materials that are harvested and manufactured within 500km of the project site.

• To use materials that are low in VOC and do not contain urea-formaldehyde. This includes paints and coatings, adhesives and sealants and insulation.

The team wrapped up the event by offering some concluding remarks to fit-out contractors, designers and engineers, and manufacturers and suppliers, as follows:

Controlled Demolition Works – No Concrete is Too Hard

With a track record spanning 20 years, Sonicon Construction Sdn Bhd is a rapidly growing construction company that provides a wide range of construction services that include concrete core drilling, wall sawing, floor sawing, wire sawing, controlled demolition, hacking works, repairs, rebar planting, chemical anchoring, grouting works and robotic demolition.

In his presentation, G. H. Tan of Sonicon highlighted the methods to conduct demolition works during life projects and how to speed up productivity such as concrete and tiles removal by using modern equipment.

He states that the Sonicon is committed to conducting responsible and sustainable building and construction works by using the latest eco-friendly construction technology. With this, the company is able to speed up its delivery of completed projects, reduce noise disruptions, offer clean work with effective

safety measures, and ensure the maintenance of existing fixtures and structures.

With controlled demolition, Sonicon is able to eliminate vibration, reduce debris and speed up the work. In doing so, the company uses nextgeneration hybrid demolition equipment such as the Diamond Saw and robotic demolition.

In a major refurbishment project for Ikano Damansara in 2017, involving a redesign of its layout and structure, Sonicon was appointed as Controlled Demolition Specialist, tasked to strategically carry out construction works without disrupting operations of other sections of the shopping mall.

Tan says the project involved cutting precast slabs and beams, demolition of concrete walls, and other major works. With speedy fulfilment of the project and minimal disruption to mall operations, Sonicon was awarded the Safety Award Certificate in recognition of its Best Safety Practices.

In another project for April Group Indonesia, Sonicon was tasked to upgrade

April’s production line with a tight work schedule to minimise downtime. This task required force, speed and precision with 25 pieces of large concrete plinths needing to be levelled. For this, Sonicon used the Diamond Wire Saw. Armed with the full range of cutting edge machinery, Sonicon’s team of specialists were dispatched from Malaysia to meet the client’s requirements.

Tan adds that the company is committed towards delivering ‘green’ construction technology and fit-out services, while keeping its projects functional with meaningful designs for healthy and sustainable living.
