Seeing this is my first message in this magazine, I would like to start off expressing my gratitude to the MIIP members for placing their trust in me to take on the role of president. While I’m no longer new to the industry or the Association, I still feel honoured to be entrusted with all the responsibilities the role entails. During the AGM, we have elected a new exco line-up. It is a mix of veterans and newcomers. Please have a look at the new exco members, introduced in the magazine. I would also like to thank the previous exco members, especially immediate past president Janet Lee, for all their hard work, time and effort over the years. They have elevated the value of the Association as well as continuing to champion the needs of the industry. I only hope the new exco can live up the high level of expectations. Among the plans for my term, we would definitely organise more fruitful and beneficial events for our members. To that end, I would also like to increase our membership count so the Association can truly represent the industry. Meanwhile, in this issue, we are featuring Luxx Newhouse Group Founder Jimmy Tong. He is truly a pioneer in his field and I hope we can all learn something from his interview. His philosophy in life and work is an inspiring one. We also highlighted the many activities we had in the first six months of this year. Among them are seminars, CSR and social gatherings. I hope to see more members joining in our events in the next half of the year. In addition, we are featuring interesting articles on innovative materials, workspaces of the future, best hotel rooms around the world and a teaser into July’s Archidex – where many of our members are participating. I would also love to hear feedback from our members. Do come up to me during MIIP events or drop the secretariat a note. Let’s improve our Association together. FLAT YEAR FOR MALAYSIAN PROPERTY MARKET

A

ccording to Valuation and Property Services Department (JPPH) statistics, transaction activity for the first half of 2018 had declined more slowly than in the corresponding period in 2017, with a smaller drop of 2.4% in volume and a 0.1% decline in value. Meanwhile, the All-House Price Index for 3Q2018 rose 1.1%, compared with 6.5% in 3Q2017. The Edge reported that residential overhang, including serviced apartments and small office/home office (SoHo) units, is still a major concern. At the end of 3Q2018, the overhang had increased to 43,219 from 31,665 in 3Q2017. Johor has the highest overhang at 13,767, followed by Selangor with 7,233 and Kuala Lumpur’s 5,114. As for commercial property, it was reported that the Klang Valley has 136 million sq ft of purpose-built office space at the end of 3Q2017, with an incoming supply of 18 million to 20 million sq ft. Analysts were reported as saying it will take about six years for the market to absorb the incoming supply, putting a lot of pressure on the average occupancy and rental rates.

They also said rental rates for older buildings are dipping as to maintain tenancies while rents at Grade A buildings remain stable. Just like the commercial segment, the retail segment is facing oversupply with 11 million sq ft of incoming retail space in the Klang Valley. Some of the malls scheduled to be completed this year are TRX Lifestyle Quarter Mall, The Linc, Datum Jelatek Mall, Tropicana Gardens Mall and Central i-City.

In terms of yields, director of estate agency Robert Ang told The Edge that the industrial segment has been the best performer. Rental yield, especially in prime areas, has gone down to 3% to 4%. Office and retail is about 5% to 6%. Industrial gives the highest yield of about 6% to 7%. However, he too warned of oversupply in two to three years.

banos, one of the largest interior fit-out and joinery companies in the UAE, was recently awarded the contract of the upcoming five-star Address Residences by Emaar in Downtown, Dubai. The architecture of the project keeps in line with the elegance associated with the chain of residences, requiring bespoke interior fit-out work. The scope of work includes the joinery and fit-out of the serviced apartments and public areas for the Address Residences Dubai Opera. The Address Residences Dubai Opera comprises two high-rise towers with serviced apartments, one of which has been commissioned to Abanos. The project consists of 809 apartments that includes an assortment of premium one-, two- and three- bedroom units along with sky penthouses consisting of four and five bedrooms. The development provides residents with luxurious amenities such as lounges, a swimming pool, a gym, a kids’ club and an expansive landscaped terrace. Abanos said it utilises BIM (building information modelling) capabilities to finalise the co-ordination with all trades and solve complicated interfaces, extracting complete shop drawings from the 3D models.


BOOM IN CO-WORKING SPACE

T

he current boom in co-working spaces spells a positive note for the fit-out industry. According to Coworking Resources, which studied the growth of the trend, it is estimated that there are currently 19,000-office spaces and 1.7 million members around the world. In a research publication by Cushman & Wakefield, it was found that co-working is expanding rapidly in Southeast Asia due to its fast-growing economies and tech-savvy population. Singapore is currently home to the largest start-up ecosystem in the ASEAN region, followed by Malaysia, Philippines, Thailand, Vietnam and Indonesia. Co-working offers eccentric alternative work environment for young people, freelancers, and companies of all sizes. Beyond standard services, co-working spaces are now equipped with fitness centres, community bars, event spaces and even retail shopping. Co-working has also changed the commercial real estate market. WeWork claims their presence in a development apparently increases the property’s valuation, between 40% and 150%. Hence, landlords are embracing co-working spaces to give life to their buildings and help incubate firms that will eventually lease space at their properties.

MALAYSIAN AIRPORTS UNDERGO LAYOUT RESET

TRX DEVELOPMENT FULL STEAM AHEAD

T

he development of 70-acre Tun Razak Exchange is reported to have picked up speed as 80% of its infrastructure, looped highway, and tunnels are expected to be ready by between June and August this year. Master developer TRX City Sdn Bhd chief executive officer Datuk Azmar Talib also told The Star that Menara Prudential and the 106-storey Exchange 106 would be ready for occupation this year. “The infrastructure for Menara Prudential is already done. The certification for occupation should come through around the second quarter of the year.” In February, TRX entered a Common Estate Agreement with parcel owners. The 18-month agreement structure is a first to come into force in Malaysia’s real estate development scene. The agreement involves TRX City as the master developer and all plot owners in the would-be 55188 district. The agreement ensures also the long-term maintenance, management and services are provided as agreed among all parcel owners.

alaysia Airports Holdings Bhd (MAHB) is revamping the layout of its airports in the country to improve its retail segment. MAHB senior GM for commercial services Mohammad Nazli Abdul Aziz said the layout reset will be carried out in stages starting at the Langkawi International Airport, followed by the Kuala Lumpur International Airport (KLIA), KLIA2, Penang International Airport, Kota Kinabalu International Airport (KKIA) and Kuching International Airport. He said the company is targeting to increase the average spending per pax by four fold, from the current RM35 to about RM140 in five years. He added the reformatting involves a shift to high-end fashion, food and beverage, and duty-free shopping, and a reduced percentage in the liquor and tobacco retailers. He added that the revamp works have largely completed in Langkawi, while tenders have been called for KLIA, Penang and Kuching. Mohammad Nazli said the fit-out cost will be borne by retailers.

FUTURISTIC FIT-OUT DRAWS YOUNG CROWD TO TIFFA NY CAFÉ IN TOKYO

RENOWNED JAPANESE ARCHITECT DESIGNS STARBUCKS RESERVE ROASTERY IN TOKYO

J

apanese architect Kengo Kuma teams up with Starbucks on a coffee house featuring origami-like ceilings and trails of cherry blossoms, designed to offer customers a more theatrical experience. The Starbucks Reserve Roastery in Tokyo is one of only five in the world, along with branches in Seattle, Shanghai, Milan and New York. These large-scale roasteries offer a premium experience, with opportunities to sample rare caffeinated beverages.

pen on April 19, the experiential design for Tiffany @ Cat Street showcases the wit, creativity and timelessness of the brand. From jewellery to home and accessories, the store offers a thematically curated selection and presentation of iconic designs. The space reflects an unusual and exciting expression of the brand. The futuristic architecture of the building coupled with the Tiffany @ Cat Street logo on an iconic Tiffany Blue® background will make the store truly stand out. Each of the store’s six levels will present a different selection of items and services. The caselines will be complemented by a wall inspired by the famous Tiffany Blue Box with floor-to-ceiling shelves to display pieces, creating a captivating atmosphere. Visitors are able to indulge in a number of unique experiences such as a Style Studio where stylists can work with clients to explore creative style combinations and looks, a personalisation counter for custom engraving while you wait, a fragrance vending machine or a specially arranged photo opp. In addition, the top floor will host the first Tiffany Café in Japan. The store layout is intentionally flexible so that it can be adapted and changed throughout its lifespan, creating a blank canvas for a rotation of Tiffany collections.

The four-storey building, which has timber fins jutting out from its facade to accommodate balcony terraces. Liz Muller, chief design officer at Starbucks, was responsible for the interior fit-out. A huge copper coffee-bean cask anchors the entrance of the venue. Some 16m-high, the cylindrical volume has a mottled surface created by in a process called “tsuchime”, which sees a small hammer create a pattern of indentations. Copper is used to create hundreds of cherry blossom flowers, mimicking those that appear along the nearby river every spring. The floors and walls of the space are slate grey, while the ceiling is lined with triangular blocks of striped wood, intended to recall the appearance of origami-folded paper.


MIDDLE EAST DESIGN AND HOSPITALITY WEEK OPENS IN SEPTEMBER

T

he Middle East Design and Hospitality Week (MEDHW), comprising seven prestigious design and hospitality events, will take place from September 17-19, 2019, at Dubai World Trade Centre. The seven events are INDEX, The Hotel Show, WORKSPACE, The Leisure Show, Surface Design, FIM, and INDEX Home. According to Ventures Onsite, “GCC building construction projects expected to be completed across all sectors are forecast to be worth US$ 74.9 billion in 2019. Interior design and fit-out industries are expected to thrive as the demand for new residential properties, hotels, schools and hospitals continues to grow.” Ventures Onsite also indicated that, the value of GCC hotel projects, expected to be completed in 2019, is worth US$13.3 billion and the overall interiors and fit-out spend in the region’s hotel sector is an estimated US$3 million this year. Tony Crinion, portfolio director, dmg events said, “The interior design and fit-out industries in the region are set to experience a positive wave of demand, and our intelligence partner Ventures Onsite predicts the UAE and KSA will be the highest spenders in these markets in the Middle East. It was an opportune time for us to present a conclave of all events that address design and fit-out requirements across all sectors in the GCC.” The theme is ‘The Shape of Things to Come’. It explores how companies in the hospitality, interiors and leisure sectors will be using asymmetry, typography, geometric shapes, and 3D patterns in the planning, sourcing and inspiration stages to create unique and stimulating environments leading up to landmark events in the region. The event enjoys over 50 years of combined show heritage with prestigious events like INDEX being in its 29th year, The Hotel Show, which this year turns 20, WORKSPACE which will be celebrating 21 years, and The Leisure Show now in its 7th edition.

GERMAN FIRM VEDDER WINS US$31.6 MILLION SUPERYACHT CONTRACT

ermany-based interiors fit-out firm Vedder, part of Nasdaq Dubailisted interior construction and manufacturing firm Depa Group, has won a US$31.6 million superyacht fit-out contract. “The strength of Vedder’s reputation has seen it fit-out close to half of the hundred largest superyachts worldwide,” said Kevin Lewis, Depa Group’s acting group chief executive officer, speaking on the win in a statement on the Dubai-based bourse. “This important award continues to build on Vedder’s record levels of backlog.” The owner of the superyacht was not disclosed in the bourse statement. According to Depa Group’s first quarter financial results for 2019, Vedder – which specialises in the provision of interior solutions to the superyacht, private jet and high-net-worth residence fit-out market – turned a profit for the first three months of this year.

J

immy Tong started Luxx Newhouse Group in 1994 in Singapore, driven by advance engineering and great design. It did not take long for the company to garner clients from Malaysia, Hong Kong and China. Much of its success can be attributed to a niche expertise in design and fabrication of high-performance materials for furniture, counter tops, wall, floor as well as special design installations for interior and exterior wall cladding for residential and commercial projects. Now, after more than 20 years in the business the group occupies; 1) a built-up area of 60,000 square feet in Singapore, comprising a solid surface museum, a regional head office and a fabrication factory; and 2) more than 180,000 square feet of combined production facilities in Singapore, Malaysia, Hong Kong and China. “Managing clients in different countries isn’t that difficult if we can focus on the

core values and the clientele effect design philosophy, demands, materials and even contemporary culture can be similar or converging, especially for modern clientele. Hence, we need to navigate those concerns to fulfil the client’s expectations. “We also work with renowned designers who have great ideas, inventive and ready to experiment with new materials, among other factors,” he said.

EARLY BEGINNINGS Jimmy Tong was born in Hong Kong, and had his undergraduate and postgraduate education in the US. As for his industry experience, he worked in the construction industry, and later was a general manager for a large building materials company. He was then headhunted to join a conglomerate that had a presence in Malaysia and Singapore, leading him to make this region his home.

About five years on, Tong ventured to start his own business, based in Singapore. A year later, the construction industry in Malaysia was booming, leading Tong to expand his operations there. “After working for MNCs throughout my early career, I wanted to start something on my own. It was also serendipitous that there were businesses which were offering interesting products and it felt like a good time to get started. “It was a very small operation in the early days, offering home appliances, solid surface and selected kitchen components. Kitchen is always the heart of a home, hence there is always a need for modern living. That’s how I see it. “Shortly after, I got a resident and citizenship offer from Singapore, which I accepted. I still see the Southeast Asia region as a place of immense opportunities. Malaysia-Singapore is still a hub to reach other countries in the region.” Although he started in the energy industry, he finds the construction business exciting. He also sees the beauty in the innovative use of materials and good design, which he thoroughly enjoys. He saw significant success in Malaysia first, before his operations in Singapore received accolades as well. It led him to penetrate the Beijing market in China. With that, Tong went ahead to set up an office in Beijing, a factory in Guangzhou and garnering clients in Hong Kong. “Meanwhile, the south eastern bloc of China and Hong Kong and so on will continue to see a boom. By having a presence in Southeast Asia and the Greater China,

there are enough opportunities to tide the group through should there be a negative force happen to a particular market segment. “Although there are offices scattered around these places, there are certain parts of the business, such as procurement and finance, are centralised. Meanwhile, as 3D designers in China have become top-notch, we have them design for clients in all my markets. “With the help of technology, we are able to have the best people, who are based in different parts of the world, collaborate on all the projects in a cost-effective way.” He added that a business should embrace opportunities that lie beyond borders, citing the ease of technology and global convergence. “We should all adopt a mindset that doesn’t confine us in one place.” On MIIP, Tong and his company are one of the pioneering members, influential in the association’s early beginnings and setup. “Perhaps the newer players do not know, but there were two interior design associations in Malaysia (MSID and IPDM) that had merged to form MIID, so that we have a more cohesive voice representing the industry. “In the earlier years, IPDM.IP was the

main body representing the interior industry in Malaysia. Our MIIP today was the successor of IPDM.IP. It is important for newer members to get an understanding of that legacy.” Tong was the joint chairman of IPDM.IP from 2004 to 2006.

UPWARD SWING Luxx Newhouse Group has already been instrumental in developing bespoke furniture and interior products in collaboration with the globally-renowned Zaha Hadid Architects for Mayfair, UEM Sunrise’s ultra-luxurious development project in Melbourne, Australia, and CapitaLand’s d’Leedon condominium in Singapore.

Over the years, Luxx Newhouse has transformed itself from a specialist in supply of solid surface for kitchen worktops to a provider of design, fabrication and install solutions to kitchen, bathroom, furniture, wall cladding and so on. skyline petals at the Singapore Changi Airport Terminal 4, new passenger toilets at PEK Beijing International Airport, and the new exterior wall cladding at Shenzhen International Convention & Exhibition Centre. As recognition for the company’s success, Luxx Newhouse has won three prestigious awards by Singapore Good Design. They are: • The Columns of the Museum of Chinese Woman and Children - China Architecture D&R Group (Social/SG Mark) . • The IP Kitchen – Luxx Newhouse (Life/SG Mark) . • Acropolis – Luxx Newhouse (Life/SG Mark – Gold). Speaking of awards, Luxx Newhouse Group won the MIIP 2018 Platinum award in the category of Furniture, Furnishing & Fittings. This was for its remarkable workmanship of W Hotel’s Island Kitchen Sculpture Table. While its Vanity Cabinet (Citizen M Project) won the Silver Award in the Innovative Product category in the MIIP Awards 2018. The company’s wall cladding of Ilham Tower

took home the Silver Award in Interior Products for Wall Coverings and Floor Finishes category from MIIP last year. “It is not so much about the trophies, but I see it as an effort from us to help enhance people’s lives, creating a good environment at work and home. With that done right, the company has opportunities to make profits and be recognised. “We do not deliberately deliver projects in hopes of just getting awards. This is already ingrained in our company’s corporate culture,” he said. On the other hand, clients are always looking for reliable service providers, he adding that, this contributed to the company’s success. Meanwhile, Tong admits that gone are the days where the emphasis is on unnatural, ultra-loud and artificial materials and designs, as around the world, the trend is moving towards natural, earthly, or basic simple looks and materials. “Even China is swinging towards this trend, shying away from ultra-luxurious and gaudy materials. I think the world prefers

moderate, natural and minimalist look, that are more ‘middle class’. People find moderate tastes more relatable and socially acceptable. Tong said the emphasis on the environment would not adversely affect his operations as he sees his company being a responsible and an ethical organisation. “Building codes are changing to ensure sustainability. So, those in the construction industry has to be ready to adapt. Those that don’t will run the risk of being left behind. At Luxx Newhouse, we have implemented best practices and technological advances to not further harm the environment. “By doing it right and early, an organisation can become a leader in the field, hence, turning environmental concerns into a business opportunity.” As for the future, Tong said the pursuit of excellence continues, despite several global turbulences that lies ahead, citing the USChina trade war as an example. “In our journey to improve ourselves, we are constantly looking at new ways of doing things, best practices while remaining true to our corporate philosophy.”

MIIP 2019 AGM:

Onwards and Upwards for 2019/2021 The 9th Malaysian Interior Industry Partner (MIIP) Association AGM was held at the Impiana Hotel in Kuala Lumpur. MIIP President Janet Lee (2017-2019) welcomed the guests to the meeting as everyone anticipated the election of the new exco line-up for the new term (2019-2021).

I

n her address, Janet Lee reiterated the need to stand together in facing current challenges in an interior fit-out industry worth more than RM23 billion annually. In the face of extreme competition, she urged for more interior companies to join as members, to support one another and to unite as a stronger voice to handle issues such as delayed payments, unfair contracts, and client management matters. Currently numbering at 79, MIIP members are invited to engage in monthly meetings at Menara SOHO or other venues. In 2018, many activities have also been conducted to facilitate members’ networking and learning exposure. During the AGM, MIIP Honorary Secretary (2017-2019) C.T. Tan reported on seminars and education talks held on how to handle delays and prolongation cost claims, Building Information Modelling by CIDB Services and also a session on PAM form

of contracts and sub-contracting talks as well as a Autodesk 3Ds Max Software workshop. However, the highlight of 2018 for MIIP was its first overseas trade mission and networking trip to Macau (supported by MATRADE) with official visits and briefing sessions with hotel managements, meetings with Macau-ASEAN International Chamber of Commerce, Macau Malaysian Chamber of Commerce and MATRADE Hong Kong. Furthermore, MIIP also held its third MIIP Industry Awards night in October 2018, a biennial awards presentation event for members’ projects and competitions which saw 25 awards given out. Besides visits to members’ factories and to government bodies, MIIP also held networking, CSR and social activities for members with ping-pong, badminton and bowling tournaments and a hike up Apek Hill in Cheras. MIIP honorary treasurer Sheanne Lee then presented the audited Treasurer’s Report which

had also been emailed to members prior to the AGM. Members then cast their ballots for the election of new executive council members for the term 2019/2021. Thereafter, MIIP inducted and welcomed four new members – Gallen Yap from Hengwood Sdn Bhd, Jin Ho from Artfloor Material Sdn Bhd, George Yap from Jurusanwa Enterprise Sdn Bhd and Clinton Moi from Art of Cork Sdn Bhd into the fold. MIIP’s new president, U Man Liang said he was looking forward to do more in the new term. This was followed by kind words from senior member Tan Goo Can from Can.I Interior Fit-Out Sdn Bhd who gave the audience more insight into the new president’s work ethics and loyalty, having known him for 25 years. As the group adjourned to the buka puasa event, we caught up with some of the new MIIP members to find out their goals for joining the association.


“My friend C.T. Tan who had shared with me about the activities to gather all industry players to work together and create benefits for the industry, an idea which I like. From a business standpoint, I’m motivated also by the networking which lets us meet more people and learn from the seniors,” said George Yap who specialises in doors. “Some of the members here are directly or indirectly our customers, some or are not. It’s a small market so I wish to see some collaborations among each other. “I would like to gain more exposure, to learn from the seniors,” said Gallen Yap who has about 17 years’ experience in the industry as a

timber flooring specialist. He was introduced by Sim Yen Peng from marble supplying company Marble Emporium Sdn Bhd. Jin Ho, a South Korean in Malaysia for 14 years and who supplies non-chemical, ecofriendly vinyl flooring material said, “Besides members helping each other, perhaps from having competition, we could produce better quality materials for supplying.” For Sim, being in MIIP is about having access to shared information. “We can check with each other about different paymasters, for instance. Of course, we can network, get to know our friends better and introduce businesses to each other,” he said. The AGM then wrapped up with a simple buka puasa dinner for all. As everyone tucked in the delicious fare, some members entertained the floor with karaoke songs. Members born in May also got to celebrate their birthdays with cake and candles. Finally, Lee was also presented with a special compilation of the MIIP magazines published from 2014 until present, from publisher V.S. Ganesan of Harini Management Services as members continued to network and enjoy the camaraderie into the evening.

U Mun Liang New MIIP President (2019-2021) We catch up with MIIP’s newly minted president during the AGM to get his thoughts.

D

uring the recent AGM, Can.I Interior Fit-Out Sdn Bhd’s Executive Director U Mun Liang was elected MIIP President for the term (2019-2021). He has been in the industry since 1993. Meanwhile, Can.I Interior Fit-Out specialises in fitting out hotels and resorts, malls, MRT stations and corporate offices. “In a way, I am pleasantly surprised to be elected because there are more capable persons who have declined. “Perhaps they have other heavier commitments to attend to. Hopefully, after my term someone else will take over the position,” he said with a smile. “For our plans moving forward, the idea remains. “MIIP just wants to group industry players together so we can have a stronger voice. We want to be able to voice out matters to the ministries as well as bring up matters with other trade associations such as Persatuan Arkitek Malaysia and other relevant bodies. “If we don’t have the kind of

members that we have, it will be hard for us to have the weight needed to approach ministries and others.” He also highlighted the need to increase membership to grow the association. “We need to have more activities to bring our members together to share some common goals and ideas. “A number of members have shared issues and pointers over the years. We need to continuously look into them. The new exco will try to bring the issues up to the right persons.” He shared his views moving forward, in terms of human capital. “Not everyone is paid for the services they render to MIIP. Many are helping out during their spare time. “To be frank, a lot of the members are very supportive and helpful. When it comes to organising events, they put in their heart and soul to get things going. “I appreciate that a lot and I certainly hope more members can pitch in their resources. It is also important for all members to have a clear idea where the association is heading.”

t the recent MIIP AGM, immediate past president Janet Lee in her opening speech, reminded members of the need to stand together in the face of current challenges in an interior fitout industry that is worth more than RM20 billion annually. Janet Lee has been involved with MIIP for the past four years, first as treasurer and then as president, shared her thoughts after the election of the new committee. “I’m very happy that in the last two years, the association has carried out a lot of activities. It’s not me alone – the 12 of us with our administrator worked very well together. “My highlight would be organising our Macau visit and to be recognised as the representative of the interior fit-out industry of Malaysia. “We were able to see Macau, a trendsetting city with one of the highest budgets for interior fit-outs, through their high-end clubs and hotels.”

The MIIP Awards Night, held once every two years, was the culmination of her committee effort. “I’m very pleased and proud of the MIIP Award night as it was very well done,” she beamed. “I hope the association can stand as a strong body to work together with for example PAM (Persatuan Arkitek Malaysia) in coming out with contract conditions which would be more equitable and fair to interior design fit-out contractors.” As immediate past president, Janet Lee would still be actively involved with the association. Ending on a positive note, she stated, “I believe MIIP can only get better and better.”

Archidex Celebrates 20 Years Of Building Together Primed to be larger than ever, the four-day exhibition explored the latest industry trends and innovations.

T

he 20th edition of the annual International Architecture, Interior Design & Building Exhibition (Archidex) was officiated at the Kuala Lumpur Convention Centre by the Minister of Works Baru Bian. Primed to be larger than ever, the four-day exhibition, from July 3 to 6, took up all 10 halls of the convention centre, covering 24,000 sqm space with more than 1,400 exhibition stands by 600 local and international exhibitors. Jointly organised by the leading Malaysian trade and lifestyle exhibitions organiser, C.I.S Network Sdn Bhd (C.I.S), and Pertubuhan Akitek Malaysia (PAM), at least 35,000 professionals and trade visitors from over 70 countries turned up. Bridging professionals and various representations of high-quality materials from Malaysia and the world, delegates and visitors explored exhibits from more than 20 countries and four country pavilions from China, South Korea, Singapore and Taiwan.

Archidex’s appeal lies in the ever-growing range of conference and forums. An addition to this year’s exhibition was the Innovation Hall with its main attraction being the PAM Tomorrowland Pavilion. SPACE UTILISATION Space rental and ownership costs are always on the rise. Hence, it is vital for facility managers to calculate and consider the most optimum way to utilise the available space. One can turn to technology to help understand existing space usage and take modification decisions based on user data. For example, companies can now understand which meeting rooms are being used at what time during the day and can modify the lesser used ones for other uses.

SUSTAINABILITY This is a big factor. There is no doubt that the workplaces of the future would be even greener than the ones right now. Elements like planters, nature-inspired art, vertical wall gardens, natural light and subtle sound effects and scents can bring employees closer to nature at their office. Increasingly, there are organisations wanting their workspaces to be LEED and WELL certified, and using such biophilic elements is a cost-effective strategy to boost their overall score for these certifications. For example, SUEZ in the UK has achieved a SKA Silver rating, one of the leading environmental assessments for fit-out. In order to meet this standard, recycling was a top priority, with at least 70% of all materials on site recycled or reused. All materials in the building were pulled out and separated into their relevant groups (such as wood, metal and plasterboard), including old air conditioning systems, doors and pre-existing woodwork. Sustainable finishes were used throughout the fit-out to highlight the connection with the recycling process, FSE approved wood in the joinery and sustainable products throughout the project aided the SKA Silver accreditation.

A LOOK INTO UNILEVER’S US HEADQUARTERS

In order to push the sustainable design envelope further, Unilever has entered a “green lease” or “eco-agreement” with OVG, a Dutch developer behind the retrofit that guarantees cutting down the headquarters’ carbon footprint into half. The company collaborated with the architecture firm Perkins and Will and real estate companies Cushman and Wakefield and Normandy on the project. In a contract that will last 10 years, OVG promises that the headquarters’ energy consumption will drop at least 40%, which corresponds to a 50% cut in carbon emissions. Water use will drop 50%. As long as Unilever uses the building in a way outlined in the contract, if energy or water use is higher than expected, OVG will cover the cost. The office park in New Jersey was originally constructed in the 1960s and 1970s, now designed to help the company reach its goal to be carbon positive in operations by 2030 and help attract a younger workforce. In the renovation, four buildings were connected into one 325,000 square foot space. Some of the simple changes include swapping out old windows and lights and installing solar panels on the roof. Now, double-glazed

windows insulate the office. Sensors measure everything, for example, how the building should run on a typical Monday or Tuesday. Meanwhile, start-up MapIQ makes the app that employees can use to adjust the lights and heat in any room. A startup called Nuuka provides a dashboard that the company can use to analyse the data from the building’s 15,000 sensors. Other changes are new low-flow plumbing that cuts water use in half. Shuttles are expected to take 40% of employee cars off of roads. A new atrium connects four formerly separate buildings and provides a place for employees to work casually; employees can also opt-in to be visible via the building’s smart technology, making it easier for co-workers to find each other. There are rooms for doing yoga and de-stressing. The building is expected to be certified both as a healthy workplace, by the International Well Building Institute, and to receive the highest LEED sustainability rating.

MIIP Bowling Tournament 2019 As part of the Association’s mission to provide a platform for social and networking opportunities to the people across the interior industry, MIIP has continued to organise its annual industry bowling tournament on 19 April 2019 at Sunway Mega Lanes, Sunway Pyramid. This half-day event attracted a number of participants from member companies across the board. While some of the players were honing their bowling skills, others took the opportunity to get to know each other outside of the professional setting. At the end of the day, there can only be one winner. The first place went to Can.I Interior Fit-Out Sdn Bhd while Archi-Foam Sdn Bhd and Jalex Sdn Bhd were tied for second place. Can.I Interior Fit-Out took home RM1000 while Archi-Foam and Jalex each won RM700. The winners also received trophies from outgoing MIIP President Janet Lee.

CSR Visit To Charity Home It is customary for association members to conduct some corporate social responsibility events to help the needy and underprivileged. In conjunction with Chinese New Year, an MIIP delegation on 23 February visited Pertubuhan Kebajikan Rasa Sayang Selangor in Mahkota Cheras in an effort to spread some joy. The home was established on Aug 16, 2016 to adopt and care for mentally and physically handicapped children irrespective of race and religion and without charge. The children were treated to KFC, angpows, essential goods, toys and books. The members also spent some time interacting with the home’s residents.

Talk on Contracts Held on January 23 at the MIIP office in Kuala Lumpur, Persatuan Akitek Malaysia’s (PAM) Ar Steven Thang was invited to give a talk on “PAM Form of Contract 2018 and Sub-contracting”. This was a great opportunity for member companies and their staff to have an in-depth look into the new standards PAM has revised. The contract was launched in April last year, the fourth version of the PAM standard form of building contract since it was first introduced in 1969. The latest iteration of the contract covers the rights and duties of employers and contracts, matters materially affecting the regular progress of works, certificate of extension of time and retention period, said the institute in a press release. It is designed as such to address challenges that industry players face and promote inclusivity as well as fairness. It is also revamped to ensure the forms are relevant and applicable in the current economic climate, taking into account commercial, professional and political factors. The 2018 contract takes into consideration compliances to new laws and regulations; industry feedback and experiences shared by the practitioners. It also incorporated a new provision for “expert determination” as another mechanism for dispute resolution. PAM had released the second version of the building contract in 1998, which was then replaced with the PAM 2006 Contract in 2007. The Association of Consulting Engineers Malaysia, Royal Institute of Surveyors Malaysia, Master Builders Associations Malaysia, Chartered Institute of Building Malaysia, Real Estate and Housing Developers’ Association Malaysia, and Institute of Engineers Malaysia contributed to the revising the PAM Contract 2018.

Autodesk Seminar As part of the Association’s efforts to provide members with industry knowledge, it had organised a seminar on the Autodesk 3ds Max software on 23 February 2019 at Impiana Hotel in Kuala Lumpur. It was conducted by 3DTECH, a company that offers high quality training services to corporate customers in meeting their learning needs and helping them to achieve their objectives. 3ds Max is a 3D modelling, animation, and rendering software built and developed for games and design visualisation. It is also a part of Autodesk’s architecture, engineering, and construction collection, and one of the tools in product design and manufacturing collection.

The software is very useful for building design, infrastructure, and construction, as well as, for product development and manufacturing planning.
