ARCHITECTURAL DESIGN THE DESIGN ARCHITECT Wilmotte & Associés Paris-based Jean-Michel Wilmotte is recognized for his eclectic approach to architectural design and application of high quality materials and detailing. Wilmotte & Associés SA has a major presence in well-known art museums, retail, office, corporate headquarters, highend residential buildings, and luxury hotels. Notable projects include the Ferrari Sporting Management Center, Maranello-Fiorano; La Réserve Hotel, Ramatuelle; LVMH’s headquarters, Paris; Mandarin Oriental Hotel, Paris; and Musée d’Orsay, Paris.

DESIGN PHILOSOPHY Bleu Ciel is a new 33-story condominium tower developed on a nearly two-acre site located at the northern tip of the District of Harwood in Dallas, Texas. Its expressive form opens to the south to maximize city views and to introduce a sculptural silhouette on the Dallas skyline.

EXTERIOR BUILDING FAÇADE The Building’s main structure is a fire rated, posttensioned concrete frame, Class 1A construction type. At Ground Level: o Full height glazing with monolithic

glass panels in the lobby and entry area. o Decorative wood, glass, and aluminum storefront in the retail façade. o Stone and metal panels used at various in-fill areas for accent.

At Retail Parking Podium: o Contininus horizontal aluminum decorative fins are used to screen parking garage façade. o Aluminum window wall systems glazed with 1-inch insulated vision glass. At Residential Levels: o Aluminum window wall systems glazed with 1-inch insulated vision glass to be installed between floor slabs. o Stone and metal panels are used at other non-glass vertical surfaces. The Building’s core is reinforced concrete and consists of two (2) exit stair shafts, three (3) passenger elevators and elevator lobby, (1) one freight elevator, electrical bus duct, trash chute and air/utility shafts. High-performance engineered window wall systems glazed with clear 1-inch vision glass with Low-E coating.

BUILDING SYSTEMS All building systems (including building envelope, heating, air conditioning and lighting) incorporate energy efficient technologies.

EXTERNAL LANDSCAPING A third-generation Japanese gardener from southern Japan, Sadafumi Uchiyama has designed the gardens at the ground, pool, and premier penthouse levels. He is currently the chief garden curator for Portland Japanese Garden and his additional notable work includes the renovation of Osaka Garden in Chicago and the renovation of Shofu-en Garden at Denver Botanic Gardens.

BUILDING DESIGN Five (5) levels of below grade parking for residents, mainly privately enclosed garages with roll-up door and divided into 1-, 2-, 3-or 4car garage types. Private resident-only garage entrance at the north end; retail garage entrance on N. Harwood Street.

Ground-level includes an elevated motor court, all-glass entry vestibule with art display cases, a tall lobby, approximately 12,000 SF of restaurant and retail area, speed ramp, trash and docking area, and back-of-house spaces. Two (2) levels of above grade separate retail parking for about 100 cars. An amenity level with two Junior Olympic-sized pools and deck with outdoor grills. Also on this level are two (2) condominium units called the “Garden Homes.” Twenty (20) typical levels of “Sky Home” units, with 7 units per level, totaling 140 typical units. Three (3) levels of “Vista” units with 4 units per level, totaling 12 “Vista” units. One (1) “Sky Penthouse” level totaling 2 “Sky Penthouse” units. Two (2) “Premier Penthouse” level totaling 2 “Premier Penthouse” units. These units also have additional spaces on the roof with private terraces and swimming pool. 158 residential units, categorized as “Garden Homes,” typical “Sky Homes,” “Vista Homes,” “Sky Penthouses,” and “Premier Penthouses.” Each unit assigned with a private parking garage with its own entrance inside the below-grade parking structure, ranging from 2 to 4 cars per garage.

MECHANICAL/ELECTRICAL DESIGN Centralized air-conditioning/heating system using water-source heat pumps supply each residential unit. Centralized gas-fired broiler system for heating and domestic hot water increases hot water capacity and lowers operating costs. State-of-the-art fire alarm system. Standby emergency generator provides emergency lighting and elevator service in the event of power loss. Energy efficient lighting meets the National Energy Code.

INTERIORS GENERAL Designed by HDF, LLC Selection of rich interior finishes for Bleu Ciel was inspired by luxury resort design from around the world, while maintaining consistency as a sleek and modern Harwood lifestyle branded environment. The concept for the interiors reflects the various effects of light on both architecture, as well as the natural environment. The interiors are intended to change mood and tone with changing light levels through the use of texture, color, reflectivity, and artificial highlighting. Like resort design, the concept focuses views onto where the sky and water fuse together as one at the horizon to form a perfect mirror image. Three interior color schemes are: light scheme (“Dawn”), medium scheme (“Dusk”), and dark scheme (“Midnight”). Climate controlled wine tasting and storage room with special storage rooms and sitting areas for residents on the 5th floor. Two furnished boardrooms are located on the 5th floor and available to residents on a reserved basis. Secured mail boxes and postal service facility is located near the social room on the ground floor. Special package delivery could be made at the front desk. Furnished library located at the 5th level with private station for internet access. On top of the podium at level 6 is the amenity deck with two Junior-Olympic size pools – one is shallow enough for lounging chairs, the other is for swimming and enjoying the panoramic view of downtown Dallas. Lounging pool has palm trees with hammocks. Also on the deck are landscaped gardens, private seating areas, a large hot tub, and an outdoor kitchen with grilling stations. Indoor amenity spaces include a signature spa, and premier fitness center. Premier fitness center has a commanding view of the amenity deck and pool area, beyond which is the city skyline. The award-winning Be a Dragonfly Spa Group has been recognized globally for creating avantgarde environments designed to rejuvenate and pamper. Condé Nast recently named its concept at Primland Resort as “The Top 25 Spas in the World.” Its exclusive resident-only spa provides private massage services to residents and features hot sauna rooms, wet steam rooms, custom installed soaking tub, locker room, and private massage rooms. There is also a stone and wood clad relaxation and meditation area with a custom fountain installation and private balcony. Valet staff will take resident’s vehicle to their private garage or their guest’s vehicle to visitor parking spaces located in the basement, on the motor court, or in the retail parking podium.
