Perched prominently in the heart of the HARWOOD District is Bleu Ciel, the posh new condominium tower that will start welcoming residents this summer. HARWOOD RESHAPES DALLAS SKYLINE BY LINDSEY WILSON
Paying homage to an area’s history while boldly shaping its future is something that’s incredibly hard to pull off — unless you’re talking about the HARWOOD District. There are important nods to Dallas’ past scattered throughout these 18 city blocks, the most recognizable being the mural outside Saint Ann Restaurant & Bar and the eatery’s building itself, which was built in 1927 as the city’s first school for Hispanic children. On the second floor is The Ann & Gabriel Barbier-Mueller Museum: The Samurai Collection, which houses the world’s largest collection of samurai armor and objects outside of Japan. The museum, which has free admission, is so renowned that even couture design house Hermès used it as inspiration for its latest scarf collection. You can also spot pieces from the collection in the lobbies of each of
the HARWOOD District buildings. There are also groundbreaking new buildings going up from developer Harwood International which will contribute to the HARWOOD District’s lasting impact on Dallas as a whole. HDF architects has had a lot to do with giving the HARWOOD District many of its most recent distinctive looks. The award-winning, in-house firm is behind the intimate Parisian setting of Mercat Bistro, the chic and relaxed atmosphere of Magnolias: Sous Le Pont, and the massively welcome vibe projected by Happiest Hour. The architecture and design firm partner with international architects to help shape the district, including some of its most high-profile upcoming structures: Bleu Ciel, Harwood No. 10, and the new Rolex building.

Designed in collaboration with Paris-based Jean-Michel Wilmotte (who designed the Musée d’Orsay), the luxury condominium tower Bleu Ciel will redefine the Dallas skyline with its floor-to-ceiling glass walls and sweeping terraces. Curated garden environments designed by world-renowned landscape architect Sadafumi Uchiyama will add to the resort-like ambiance.

The same firm selected to design the stadium for the 2020 Olympics in Tokyo is also a partner on the new Rolex Building. Kengo Kuma & Associates and HDF crafted a seven-story building with 56,422 square feet of of f ice spaces. World-renowned landscape architect Sadafumi Uchiyama has included a Japanese-inspired tiered garden featuring rampart stone walls at the base of the building, with reflecting pools and cascading waterfalls spilling over the sides. A motor court is nestled within the gardens and

pedestrian-friendly sidewalks tie the site to the gardens of Saint Ann Court. Harwood No. 10 will also create a new kind of high-rise by exploring the relationship between interior space and the outdoors, and will be designed 100-percent in-house. The 22 stories of office, retail, and restaurant space will be broken up by outdoor terraces, redefining the typical “box” space. On the 10th floor will be a 12,000-squarefoot garden and fitness pavilion, including a squash court and golf simulator. A pedestrian passageway dividing this building from its neighbor will be transformed into La Rue Perdue, a charming side street of shops, restaurants, and patios. 5 FACTORS THAT WILL DETERMINE

HARWOOD District was host to the Future of Uptown & Turtle Creek panel at its seventh development Frost Tower. On the 16th floor of Frost Tower major players from across the metroplex gathered to hear Uptown experts discuss their outlook and plans for the future of the neighborhood. Harwood International’s Executive David Roehm participated in the first
panel, along with Bill Weinberg, Joel Behrens, Neal Sleeper, Christopher Wein, and Ryan Swingruber, to discuss the major factors that will affect the future of Uptown. From that panel, Julia Bunch from Bisnow gathered five major factors that will determine Uptown’s future. These include parking, family friendliness, rezoning for height, improved traffic patterns for walkability, and safety.

Currently the fastest growing demographic in Uptown is newborns to 4-year-olds, however as college-educated Millennials start their families they are moving into other neighborhoods outside of Uptown. To continue growth in Uptown, developers need to find a way to keep families in Uptown long term.
The Two-Way Conversion Project that was approved by Dallas City Plan Commission in November still has a long way to go before it comes to fruition. The project would restore the two-way street operations of McKinney, calm traffic, improve safety and provide for a more walkable neighborhood.
REZONE FOR HEIGHT, BUT DO IT WELL
DITCH THE ABOVE-GRADE PARKING
Developers in Uptown are starting to build up rather than out with new rezoning opportunities. However, it will be important to determine how the development will interact with the street, accommodate parking and encourage mobility.
To help improve the streets of Dallas, new parking garages should be developed as underground parking. Furthermore, those on the panel hope to eliminate the need for large parking garages all together. As the city becomes more pedes-

trian-friendly, more people can opt to take the trolley or walk to and from their offices. TAKE RESPONSIBILIT Y FOR YOUR PROJECT’S SECURTY Luxury developers are not leaving safety concerns to the Dallas police departments alone. Harwood International employs police to direct traffic and patrol between 7 p.m. and 6 a.m. The district has 300 security cameras. “You can create an environment that is a little bit safer – and it is not just perception,” Harwood Executive David Roehm said. Foodies moseyed through Marie Gabrielle Restaurant & Gardens on Opening Night and sampled barbecue from purveyors of local smoked flavors and other culinary innovators. At Shaken + Stirred on the lawn of Happiest Hour, guests sipped on the best cocktails in the metroplex from the industry’s top mix masters. HERMÈS LAUNCHES SAMURAI-INSPIRED SCARF
The Ann & Gabriel Barbier-Mueller Museum: The Samurai Collection and Hermès, of Paris, Inc. are delighted to introduce Parures de Samouraïs, a 90x90cm silk twill scarf featuring a design by artist Aline Honoré that pays homage to samurai warrior adornments from the 14th and 18th century. The samurai warriors of medieval Japan had richly ornamented armor. At the center is a suit of armor in bronze, iron, gold, leather, silk and lacquer, crafted by two armourers of the Myochin school. This adornment from the Edo period (1615-1868) is certain to have belonged to a daïmio. The ornamental details feature floral motifs or clan coats of arms. These pieces are preserved at The Samurai Collection in the HARWOOD District. This private collection of samurai armor put together by the 3rd and 4th generations of the great art-collecting family, the Barbier-Muellers, contains close to a thousand pieces and is one of the largest of its kind in the world. “It is the combination of art and armor, the boundless creativity of the objects’ forms, and the aesthetics used by these fierce and cultivated warriors that drew us in to assemble our collec-
tion,” said Gabriel Barbier-Mueller. The Samurai Collection and Hermès perfectly align in their appreciation of history, culture, and artistry. Together, they each celebrate the importance and preservation of the beauty of craftsmanship. Preview one of the scarves on display now at The Samurai Collection during the After-Hours Cocktail Tour on the last Thursday of every month.

CASTLE WALL MAKES WAVES IN DALLAS BY JESSICA YOUNG
The Rolex Building is being designed in collaboration with Dallas-based HDF and Tokyo-based Kengo Kuma & Associates. Known for its eccentric stacked design, this iconic seven-story building features 136,857 square feet, including over 56,000 square feet of office spaces. Curated environments designed by world-renowned landscape architect Sadafumi Uchiyama include a Japanese inspired tiered garden featuring rampart stone walls at the base of the building with reflecting pools and cascading waterfalls spilling over the sides. One of the most striking features of the new Rolex Building is a massive stone structure located at the southernmost corner of the site. In medieval Japan, fortresses (shiro) were constructed primarily of wood and paper—the same materials used to make houses, shops, and other buildings. While a strategically placed wooden castle could hold off many, one flaming arrow could destroy the entire structure. Over time, battlements made from mud and wood were shored up with stone. During the intense Heian Period (794-1185), rival clans within the Imperial Court struggled for control over Japan’s feudal regions. The Shogun, using information from Jesuit missionaries who had traveled through Germany, started using masonry to fortify his castles.
Uchiyama envisioned a grand gesture unlike anything seen in this part of the world. Acting as a linkage between the earth and the built environment the duo proposed a shiro-zumi Castle Wall, built in the Ano-zumi tradition. Such an undertaking would require a special artisan. They called upon Suminori Awata, a fifteenth-generation Japanese stone mason, whose family has been masons for over 300 years and responsible for 80 percent of the stone walls in Japan. To kick off this building milestone, the team gathered on the site to commemorate the start of the wall with a traditional Joutoushiki Ceremony. This is Kengo Kuma’s first office project in the U.S. and the first commercial building in Dallas designed by a Japanese architect.
