President’s Message The Builders Association of Greater Indianapolis (BAGI) is proud to partner with Haven Magazine as our official industry publication. BAGI exists so that members of the residential construction industry and related businesses can conduct their business efficiently and ethically to provide the community with reliable, safe, affordable residential construction accomplished by competent professionals in the industry. Its mission is to promote, educate and network along with providing advocacy and meaningful services to benefit its members and the new-home building industry. All BAGI builders and remodelers agree to adhere to the Quality Assurance Builder Standards, a series of performance measurements that BAGI members and customers can use to communicate and understand each other’s expectations. Divided into construction phases, they provide customers with a written set of standards addressing prevalent issues that could arise throughout the home-building or remodeling process. The Greater Indianapolis nine-county region continues to be a thriving area for new housing starts. Each year, the local homebuilding industry generates millions of dollars in wages, taxes, fees and other revenue for the local economy. Setting a community up for success. As the population evolves, so must housing. People are trading in their massive houses on large lots for smaller homes, on smaller lots in more walkable locations. While some cities and towns prefer to have only large, expensive homes, there are implications to these communities for excluding first-time buyers. It is up to community officials to establish smart rules for housing development that meet the changing demographics of today’s home buyers, while still benefiting the community.

DEMOGRAPHICS Local income matters. With an average new home price above $316,000 in 2016, most local incomes cannot support a new home in this price range. With 43% of Central Indiana’s households earning $50,000, an affordable home would be $150,000.

Compact development generates 10x more per acre than conventional, low-density suburban development.
Density provides opportunity. With tax caps requiring municipalities to think differently about revenues, large-lot development is one of the least effective ways for a community to see a return on investment. Density also provides communities with the type of lifestyle that many home buyers seek.
Density has long had a negative connotation in many Central Indiana communities, with many people believing that density creates traffic, monotony, and lack of privacy.
Increased density and varied housing types allow for more walkability and maximizes the use of land, thus providing more flexibility to deliver affordable housing types.
Housing is economic development. Housing brings growth of all types: commercial, retail, and industrial – bringing with it new jobs and additional tax revenues for the community.
Traditional development, on average, costs 2/3 more for upfront infrastructure, and costs an average of 10% more for ongoing delivery of city services.
RECOMMENDATIONS: Communities should find ways to change the paradigm of large homes on large lots and find opportunities for more dense development, where appropriate. New home construction is a key component of local economic development, and its economic impacts should not be limited purely to property tax revenue estimates.

INFRASTRUCTURE We all want the same thing. Developing quality homes and communities is in everyone’s best interest. Buyers want to be in communities that have quality amenities, and builders want to help provide them. Balanced regulation that does not hinder affordability is something we can all get behind. We’re all in this together. While tax oversight helps provide predictability for residents, fast-growing communities are at a disadvantage. BAGI understands the pressures that fastgrowing communities often face and wants to help. RECOMMENDATIONS: While BAGI supports regulatory measures to ensure safety and support its share of municipal costs associated with growth (e.g., impact fees), communities must identify ways to reduce arbitrary regulations that hinder affordability. Sliding barn doors are the hottest trend in home design right now. Whether it is a single sliding door used to creatively hide the kitchen pantry or a set of sliding doors that allow for separation between the living and dining room while still allowing for the open concept feel, sliding barn doors are an integral design piece for the home. The good news is, even if you are not building a new home, you can easily incorporate sliding barn doors into your existing home. Sliding barn doors are a simple way to update your home, and, unlike pocket doors, sliding doors can be easily retrofitted into an existing opening. Sliding barn style doors can either mimic the look of your existing interior doors or you can select a completely different style. Here are some questions to consider when selecting your new barn doors. 1. Do I want my barn doors to mimic my current interior doors, or do I want a completely different look?
Either way will look great and add style to the room.
2. What design do I want for my door slabs or panels?
Are you looking for a traditional, rustic look? Are you wanting to add some character to your doors that really represent your personality, like specialty glass or leather? The design capabilities are as expansive as your imagination will allow.
3. What types of material are available for sliding barn doors?
The two primary options of materials for barn doors are MDF, a smooth paint-grade material, or wood. Some wood examples to choose from are Pine, Knotty Alder, Maple, Mahogany, Fir, Oak as well as a slew of specialty wood.
Barn door sliding hardware comes in finishes such as satin nickel, black, oil-rubbed bronze and more.
Once you have selected your hardware track color, then it is time to look at the “jewelry� for the door panels. Depending on the look you are trying to achieve, there are endless hardware options to complement the look of the door panel.

What started as a DIY table project in 2012 quickly morphed into a successful small business for two Indianapolis residents. Brothers Furniture Design, co-owned by firefighters Justin Berg and Bryan York, pride themselves on building quality furniture from locally-sourced Indiana materials. When they started their business, Berg and York felt there was a gap in the furniture market. “Quality Amish-built furniture in the area carries a high cost,” Berg says. “Popular styles from larger furniture stores are lacking the quality. So, we decided to fill that gap by making solid wood furniture at affordable pricing. “Rather than view the Amish or furniture stores as competitors, we learn from them, and build with very
similar technique that has produced quality pieces for years, while putting our own twist on the designs to make them stylish for today,” York adds. Berg and York use hand-selected, high-quality hardwoods that are custom made to their customers’ satisfaction. They have a shop and showroom with rotating stock. Floor Wars Solid Hardwood vs. Engineered Wood by Courtney Walker

“WHAT’S THE DIFFERENCE BETWEEN SOLID HARDWOOD & ENGINEERED WOOD?” This is the most common question people ask when it comes to selecting new wood floors. It’s simple, solid hardwood consists of one piece of wood, whereas engineered wood is constructed of multiple layers of fiberboard sandwiched between a hardwood backing and finished with a wood veneer. Upon hearing this difference, many homeowners are reluctant to install engineered wood flooring in their homes believing it’s not real wood. Although, thinner than solid hardwood, the top layer of an engineered product and solid hardwood are the same, and after the floors are installed, visually, it is nearly impossible to tell the difference between the two. Below is a list of reasons why engineered flooring can be a superior product when shopping for new floors: • With our ever-changing Indiana weather – high humidity in the summer and dry air in the winter – engineered flooring is proven to be more stable due to the multiple layers of fiberboard that make up its interior. This minimizes the amount of expansion and contraction between planks and helps prevents gaps and buckling of the boards as the seasons change. In other words, engineered flooring isn’t as prone to moisture problems as solid hardwood faces. • Being that engineered flooring is very stable, longer and wider planks can be used (and are quite popular nowadays too). Lengths as long as 84 inches with widths 12 inches or more allow for a unique look when installing these floors throughout the entire home. Typically, if homeowners are interested in 5-plus inch wide planks, it is highly recommended to install an engineered wood, especially since it also comes in more variations than solid hardwood flooring, making your options nearly endless. • Solid hardwood floors require a glue-down, nail down or staple installation atop a wood subfloor. Although, most engineered floors can also be glued, nailed or stapled, they are also installed as “floating floors”– meaning they interlock with one another to create a floor that essentially floats above the subfloor. Since they can float, most engineered floors can be installed on a concrete slab subfloor and even below grade, which makes them a great design solution for basement flooring in your home.

When Madison and Mike Will learned that they were pregnant, they looked around at their 1,400-square foot ranch built in the 1930s and scratched their heads. They yearned for a more spacious kitchen and determined their only options were to add on or move. Then they connected with Kyle Nicholas, owner of Nicholas Construction. Nicholas worked closely with his in-house designer, Laura Sherrell, to offer a solution. “Laura and I crafted a design that ultimately worked better for the Wills from both a budgetary and commuting standpoint,” Nicholas says. Since the owners loved their current location, Nicholas and Sherrell’s plan appealed to them. Plus, they adored their proposed design, which included opening up the floorplan by removing several walls and closing one walkway. AFTER “I call it a lifestyle remodel because we altered the entire flow of the house,” Nicholas says. “We removed two load-bearing walls, and, counter-intuitive to today’s trend, we closed one wall to create an office. We had to redo the design and layout of both the dining room and family room to accommodate the new kitchen layout.” These days, homeowners crave large islands where friends and family can gather round for conversation. The old kitchen’s footprint was 12x7 feet so adding a 9x5 foot island would have taken up 75 to 80 percent of the kitchen. Nicholas prides himself on being that visionary who can improve an existing space. The Wills already worked long hours and weren’t keen on moving north and adding commute time, which would mean more time away from their son. Nicholas’ new floorplan, however, provides ample space and room for the family to grow. The owners recently held a one-year birthday party for their baby, inviting 65 guests. “The previous floorplan could never have accommodated 65 guests, but this new one did beautifully,” Nicholas says. “It was fun hearing how astonished the family and friends were with the new space.” Looking to remodel or build? One of the most common questions I get from clients is, “Is it ok to mix finishes?” Not only is it okay, it’s a must. Mixing and layering different tones and finishes is what gives a space interest and dimension. Mixing metals, for example, doesn’t have to be over-the-top bold and in your face, subtly folding in a few pieces here and there will not overpower the space and will make it interesting. On a smaller scale, starting with a few bookcase or countertop
décor items, for example, is a great way to begin introducing multiple finishes throughout a room. The key is to not overthink it and sporadically add in items you love. Ever stare at a big blank wall and think, “What in the world am I supposed to put there?” As a designer, I have encountered numerous homes with large walls that clients struggle with knowing how to fill them. I suggest a gallery wall. I’m talking large scale, acquired
art pieces. When putting together a gallery wall for a client, I hone in on subject matter that is personal to them. Once settled on all the art pieces, a scaled drawing is done to ensure proper layout and fit to the exact dimensions of the wall in question. No longer does the client have to stare at a blank wall, instead it is lined with interesting personal pieces that make a statement about who they are. The only question left is: What will

Consider painting your front door.
Though winter is here, spring will be around the corner before we know it. Here are five ways to prepare your home for sell in the spring market. CLEAR OUT THE CLUTTER: If you visit model homes or open houses that have been staged, you will never see a stack of unread magazines or children’s artwork hanging on the refrigerator or a cluster of mail on the kitchen counter. Buyers want to see a version of your home in which they can envision living there. Once your home is on the market, you’ll need to keep it as neat as possible. Put away items that are regularly on your kitchen counter or in the sink and pack away the family photos that gather dust. START PACKING: It may sound crazy to start packing months in advance of your move, but since you will eventually need to do this anyway, you might as well get organized now. INTERVIEW REAL ESTATE AGENTS: Your choice of a listing agent will make a big difference in how quickly your home sells and how much of a profit you will see. The agent can also assist you in the purchase of your new home. Get recommendation from friends to interview several listing agents and see which ones have the right experience with similar homes in your area and price range. A real estate agent with a great marketing plan and deep, local knowledge is extremely important as you sell and buy. RESEARCH YOUR MARKET: If you plan to buy another home, this decision also depends on your financing. The agent you choose can introduce you to a lender who you will want to consult with you to see how much you can afford to spend for your new home. They will also listen to the criteria on what you are seeking, then create a search to help you find your new home when it comes on the market. If you spend the winter months preparing for the spring market, you will find yourself ready to move fast when buyers come out of hibernation and new houses come on the market.

The holidays are over, and your decorations have all come down. A great way to bring some life back to your home is to consider designing with indoor plants. The frigid Indiana winter months mean you have a break from watering and maintaining your outdoor plants, so you should consider visiting Allisonville Garden & Home to speak with Houseplants Specialist, Ra Gadd, who can help inspire your next indoor project. Vertical indoor plant walls are a growing trend seen more commonly in commercial applications, such as restaurants and hotels, but after discovering Florafelt (florafelt.com), an online retailer and manufacturer of a variety of DIY products that fall within the plant wall category, I placed an order and knew that my next stop was to speak with Gadd. She offered the following advice that led to a gorgeous new feature wall in my home.

Gadd suggested that I fill the pockets of my Florafelt planter with a variety of succulents. She helped choose plants with varying heights, textures and colors that would pair well together from a design standpoint. They had an amazing selection to choose from.
Once I got my plants home, I found it helpful to lay them all out in a similar arrangement to how they’d eventually hang on the wall. Gadd suggested that diversifying each pocket would give me an overall more visually appealing end product.

I had 16 individual pockets to design, and Gadd suggested that I think of each one as it’s own plant design. Florafelt’s website offered instructions on how to properly wrap the plant roots of each pocket with a sheet of felt and a rubber band.
The final step was to slide the arrangements into each of the wall pockets. Stretching them allows ample room to slide the arrangement in but still have a firm fit since the roots of the plants will eventually grow into the felt material.

Digital Sight & Sound recently took an unofficial survey of clients that have automated gates at the end of their driveway or at their community entrance. We wanted to determine these clients’ levels of satisfaction with the gate services they were receiving, and, to our surprise, not even one was happy. My interest in automated gate systems was sparked when I was visiting a client whose lovely estate was protected by a beautiful wrought iron gate at the entrance of her long driveway. As I approached the gate from the road to enter the property, there was a keypad on a pedestal that was reminiscent of a 1972 payphone keypad. (Yes, this is a true story and happened in May 2017). The property’s owner, a grandmother of five, was preparing to enter an additional code for the gate keypad. My client proceeded to pull a tower computer and tube monitor out of her closet, which she connected and plugged in a phone line. She also dusted off an old three-ring binder. What was going on? To my astonishment, she removed a
3.5-inch floppy drive from the binder and inserted it into the tower. Feeling that the situation warranted an explanation, she told me this was what the gate company had provided, and that it was (in their words), “the only way to manage gate codes.” “That’s complete bologna,” I said, and I was right.
