And Why is Yours Leaking?

Chimneys are designed to allow smoke and toxic by-products of combustible materials to safely escape from fireplaces, wood stoves, and furnaces. The earliest versions were simply holes cut through the roofs of thatch structures – while we have certainly come a long way since then, they still perform the same function and are essentially holes in your home (albeit far more sophisticated ones!). So, how do chimneys work when it rains? How do they ensure harmful gasses exit while barring water from entering? And, finally, what happens if yours isn’t doing its job? HOW CHIMNEYS WORK WHEN IT RAINS A chimney would be little use if you couldn’t use it in inclement weather. Even if the flurries aren’t flying, cold, wet late fall and early spring weather means many of us are firing up our heating systems. When the weather outside is frightful, what keeps the inside delightful? Many “actors” play a role in the functioning of the chimney, but the chimney crown and cap are the stars here. Chimney Crown: This a large metal, concrete, or stone slab that covers the entire opening and extends about 2 - 2.5 inches over the chimney structure. When rain or snow falls, the crown directs the water onto the roof where it can flow down without damaging the chimney. Chimney Cap (also called a rain cap): Think of the cap like an umbrella; placed directly on top of the flue or over the crown, it prevents precipitation and moisture from entering your home. We highly recommend installing a cap that has a wire mesh screen as well; this keeps birds, critters, nesting materials, leaves, and other debris from finding their way down your chimney like Old St. Nick. The cap also keeps embers and sparks in, vastly reducing the risk of a roof fire. Some chimney caps are designed to improve draft, which helps pull smoke and noxious byproducts (e.g. carbon monoxide) out of your home, replacing it with cooler air, which pushes more smoke and gas out. This helps enhance safety and gives your fires a better chance at success.
WATER IS THE ENEMY! Keeping water away from and out of your chimney is critical; moisture can cause significant damage to the structure. In addition, you risk weakening the walls and ceiling around your fireplace/stove, damage to the firebox, cracking of the flue, rusting and corrosion, and other problems that can lead to unsafe, and expensive, issues. If you do see some water infiltration with your chimney, it might be because: You do not have a rain cap. These may not be installed as a matter of course but rather as an “optional” add-on. It’s not optional! Invest a small amount for a big return. You have the wrong rain cap. If the rain cap does not fit optimally, it exposes your flue and fireplace/ stove to the elements. This is little better than no cap at all. Your flashing is not functioning properly. Flashing is a thin metal material installed around the chimney. It diverts water away from the chimney and roof. If it is not installed properly or it has worn down, water is allowed entry – and this can lead to roof, chimney, ceiling, and wall damage. Your masonry is damaged. If you have a brick and mortar chimney, the components can break down over time. The bricks can spall (i.e. splinter apart) and crack. Not only does this make your chimney look unkempt and shabby, it sets you up for serious problems.
Chimneys are complex systems, and leaks can be difficult to detect. Often, homeowners do not realize there is a problem until they’re dealing with extensive damage. The best way to prevent expensive headaches – and, most importantly, protect your family, home, and possessions – is to schedule regular chimney inspections and cleanings. Kitchen Makeover These homeowners were engineering professionals by day and amateur cooks whenever possible; they expanded their first-floor kitchen from the original 1980s design into a modern vibe.
Interior Designer Barb Abraham and Sims-Lohman Kitchen Designer Theresa Aho gave the owners the dream kitchen they had always wanted. Their 30+ years in new construction and remodeling design resulted in a truly inspiring workspace. The dining room was integrated into the kitchen space. Theresa and Barb looked for ways to segregate the area and included additional storage to compensate for removing a hutch. The key to making this design work was the removal of the soffit header that ran the length of the house and separated 1 2 H AV E N
the kitchen and dining area from the family room. Their Contractor miraculously embedded the new support header into the ceiling space, which visually opened up the sightline from front to back and side to side.
The family's daily lifestyle needs were considered as the couple enjoys weekends trying new cooking and baking recipes. A dual island situation worked best, providing a stand-alone baking space and a more oversized island for seating their growing family.

When a builder educates his or her clients about the cause of product delays, price increases and labor shortages, not only does that help alleviate confusion but it also enables the builder to proactively address and discuss potential solutions to those issues. Such was the case for the Johnsons, who commenced construction on their 8,000 sq. ft. home in February 2021 with Peter and Patrick Gray, the father-and-son team at Executive Homes. After the foundation was laid, framing was delayed. Following that, they were stalled for three+ months in the

While we have and continue to face challenges, our confidence in BAGI and our members remains strong. We will continue, steadfast in our mission to support homebuilding professionals and consumers by providing the education, advocacy, and promotional resources they need. Despite a constantly evolving and sometimes confusing housing landscape, your industry professionals strive for efficient project management and establishing reliable project timelines. In October, BAGI provided specific price increases and product availability and we’re committed to keeping you up to date with the latest market trends. Fortunately, most lead times have decreased, despite not returning to pre-pandemic timeframes. Here are some noteworthy updates:

Then pull that information to review with builders and homeowners,” says Chris Stormer, Vice President of Residential Sales for Custom Concrete. Where do we go when we seek sanctuary in our home? Many of us have a den or a reading nook or perhaps a cozy corner of a loft. But with so many of us working from our homes these days, that den or cozy corner may now be our workspace. This means the hustle and bustle we used to leave behind when we got home from work is now with us inside our home all day. We might not automatically think of our bathroom as a possible sanctuary, but ACo designer Kayley Vargo, says it can be with the right colors, lighting, and the perfect aesthetic to match your inner calm or happy place. “People spend a lot of time at home, even more so in recent years. So, it’s important to have spaces within your home that feel like a sanctuary. Areas that help you love where you live and feel joy being in your home,” says Vargo. One aesthetic Vargo used with a client recently is Boho Chic, where she mixed bold colors with textural details and soothing neutrals. “Boho Chic is fun because it brings rich colors into the space with patterns and textures”, Vargo says. In fact, this Bohemian style of blending new and old is one of the hottest design trends these days. The colors and design create an energetic and playful space where the hustle and bustle can’t intrude. This recent master bathroom redesign combined luxury tile around the tub and shower with pewter grout, plus mixed metal hardware and fixtures. throughout the room.” But ACo’s Boho Chic design doesn’t simply create a serene sanctuary after a hard day at the home office; the redesign also adds space and functionality, something else we all need more of these days. The ACo team reconfigured the layout to add room for a linen cabinet and rearranged the vanity to be more functional in its existing space. The old shower and tub were taking up a lot of square footage but not maximizing their functionality. Now, the spacious new shower has double showerheads, a handheld as a third, and cleanable niches designated for shower products. A freestanding tub with another hand-held fixture adds a stylish touch. ACo works with clients from concept to finished design, even when there may be no initial concept. Sometimes clients have inspiration photos from Pinterest or magazines but often they have no clear direction and are looking for guidance. Vargo says their job as designers is to understand what their clients are drawn to so they can see their vision, even when that vision isn’t clearly defined. When clients see their ideas visualized with ACo’s 3D renderings, it helps bring it all together. As for the recent Boho Chic bathroom remodel, Vargo says, “I would say we accomplished exactly what the clients wanted. The Estridge family has been building homes in the Indianapolis area for more than five decades. After months of talking with family and looking at homes online, you’ve finally decided to take the leap. You’re going to build a new home this year – your dream home. BUT WHERE DO YOU START? BY TAKING A WALK. Walking your potential lot with a builder is an easy process that could save you thousands of dollars over the course of construction. By taking a lot walk, your builder will tell you about any special site conditions, setbacks, drainage issues, easements and what the ideal home placement can be. Whether you’ve started designing your home already or not, this is a great opportunity to visualize your build on the lot for the first time. “When going on a lot walk, the first thing I ask a potential client is what they’re looking for and see if the lot matches those requirements. Do you want a three-car garage or a side load? What solar orientation are you looking for in certain rooms? I always try to give potential clients recommendations on their criteria,” says Matt Huffman, President of Old Town Design Group. Even when building your dream home in 3 6 H AV E N
custom communities like Holliday Farms or Sunrise on the Monon, lot walks are still beneficial. This allows your builder to better understand what they will be working with during construction. “Aside from flat lots, all lots have classifications such as lookout, walkout and forced walkout. These classifications have their own unique formations and potential difficulties. Being able to understand everything a lot can offer, as well as any limitations, is important during the design process,” Huffman says. By scheduling a lot walk with your builder, not only can you ensure that the lot will meet your home design needs, but this will also help you to better understand unique costs associated with building. This can be especially true if you are building on a lot that’s not in a traditional subdivision. For instance, when building on your own lot or an outlot, there are factors such as well and septic placement to consider, which often require soil tests to determine septic field size. There could also be additional costs for the driveway, road entrance or special drainage requirements.

THE PROCESS FOR OBTAINING NATURAL STONE Part science, part art, the process for obtaining natural stone starts with location, location, location. Rocks are everywhere – but sourcing stones like granite, marble, and quartzite requires careful planning. Quarries must be located where the stones naturally occur, of course, and ideally, they are near efficient routes for transport to manufacturers. Geological surveys, exploratory probes, and indepth expertise into the terrain are required when finding an optimal location. Before a quarry can be established, the owners must ensure that proper steps are taken and strategies implemented to minimize environmental and community
impacts. There are also extensive permitting and regulatory processes. Most natural stones are mined in generally the same way: big blocks are cut out of the quarry using diamond-studded, high-speed equipment. This has made the process of obtaining natural stone much more efficient, streamlined, and safe. While it’s true that homeowners love to create dynamite areas to entertain guests, including spacious kitchens, fabulous great rooms, and lovely patios, decks and porches, there is another area of the house that they tend to devote equal amounts of attention and money – the master bedroom, bathroom, and closet.

“I think the reason people are spending money there is because it makes them feel good to have a nice area to get ready in each morning and to relax in each evening,” says Joe Garcia, owner of G&G Custom Homes. “The master bedroom, bathroom, and closet are areas of personal sanctuary – designed just for them.” These days, new build homeowners are splurging on sanctuaries. They are dedicating more square footage, more dollars, and more creativity to create their ideal personal retreats. In the master bedroom, he’s had clients request a fancy fireplace, a quaint sitting room, a decorative wood ceiling or a natural wood wall feature behind the bed. People also like to install a top-of-the-line TV with surround sound, decorative beam work in vaulted ceilings, and lavish chandeliers to make the room feel grander. Some want a coffee bar inside the bedroom so that they can prepare their morning cup of java without having to leave their room. They may even retreat onto their private deck that’s accessible from the master bedroom. “Basically, it’s just like living in a swanky hotel room in terms of luxury,” says Garcia. In the master bathroom, homeowners often want a free-standing tub or a posh shower with intricate tile and multiple shower heads and jets as well as heated flooring, upgraded faucets, fancy tile floors, and his-and-her cabinets and vanities with all the bells and whistles. “If we are not doing his-and-her closets, we’re doing one big closet that’s separated in kind of a his-and-her area,” says Garcia. “A lot of it has to do with organization and making sure everything is nice and organized.”
One popular item here is a pull-out hair dryer with a stainless steel bin so that curling irons and other hot hairstyling tools can be closed inside the bin to eliminate clutter or the worry of something catching fire. Steam showers are also becoming a hot commodity. “People just want to go in there at the end of the day, turn on the steam shower and relax,” says Garcia. Another common wish includes building a master closet with jaw-dropping features such as lighting that spotlights clothing, an island that sits in the middle of the closet, and perhaps even an elegant chandelier. “I don’t think we’ve done a home lately that didn’t include either a master closet, master bedroom or master bathroom that wasn’t fully decked out,” says Garcia. “Clearly, people like to splurge on their sanctuaries.” In speaking with other custom homebuilders, Garcia notes that these are the trends that all builders are currently seeing. You’ve found the perfect contractor to build your home! Now you just have to finance it. The mortgage loan application process starts with an evaluation of assets, income, employment, and credit. It is a complex process that can be overwhelming to navigate, but it ensures that no detail for your custom home will be overlooked. It helps to work with an expert who can walk you through the entire process from the beginning to the end. TCU has a panel of expert appraisers whose expertise is in evaluating the construction home plans. “Many people buy their lot a year or more before they break ground. In that case, I can use all the equity on the appraisal towards your funds to close,” says Albert Gonzalez, mortgage loan originator at Teachers Credit Union (TCU). For example, if you’re building a $1M house and you paid $250K1 for your lot at least 12 months ago, you’ll get credit for the $250K toward the funds to close on your house. Effectively, you’ve already put 25% down on your $1M build. When doing mortgage loan applications, TCU adds together what the consumer paid for the lot and what the house will cost to build (e.g., a $1M house plus a $250K lot makes the total acquisition cost $1.25 million). “Our loan-to-value is gathered from taking that total acquisition,” says Gonzalez, noting that normally with these price points, customers generally put 20% down. “If it’s $1.25M total acquisition and 80% loan-to-value, 20% down would be a $1M loan amount so if you’ve paid for that lot in the previous 12 months, for all intents and purposes, you could just pay closing costs at closing because you have that equity in the lot, which many people don’t know.” After the mortgage loan application process comes the appraisal. There are two approaches with appraisals. There’s the sales comparison approach, which takes historical data going back 12 months or more of the number of houses that are already registered with MIBOR or on the BLC listing report. Then there’s the cost approach, which shows what you paid for the lot or what it’s worth today and the total cost of construction. “The cost approach value has always been part of an appraisal but not typically used by lenders. With the drastic changes in the market and values specific to new construction we have decided to use the cost approach in scenarios with a 20% down payment as it is a more accurate number based on current land values and cost to construct numbers,” says Gonzalez. Once the borrower has closed on the construction loan their payments are interest only on the funds disbursed to the builder until the house is complete. For a $1.25M home that takes 12
B D months to build, you’re probably doing a $200K disbursement every two to three months. Not only does the borrower authorize the disbursements, but TCU also sends an inspector out to evaluate the progress of the home to be sure it matches up consistently with the draw schedule. After all the inspections and draws have been disbursed, the consumer receives a certificate of occupancy, though things like landscaping may still need to be completed. Communication doesn’t stop after closing. Oftentimes homeowners will sell their current property or have funds they want to apply towards the principal so after the house is complete, TCU will do a principal reduction payment. “Homeowners might put $200K, $300K, or $500K down on principal, and we can then re-amortize their payment to reflect the new lower balance,” says Gonzalez. “That’s a huge feature.” Learn more about the construction loan process with TCU, connect with Gonzalez at tcunet.com/agonzalez or call (317) 605-3383. They also purchased a company called Sea Gull Lighting, which offers production-type products. One great feature at the Carmel showroom is the computer touch screen that shows all of their products and their availability. “This can be a self-serve feature where you walk up to the computer screen and surf it yourself or you can ask for help from a lighting consultant,” says O’Dell. “It shows active inventory at the factory so it will tell you what inventory is available at that moment.” Having those lighting specialists at Lee Supply on staff and onsite is what truly sets them apart from run-of-themill big box stores. “They are ready to help design a whole layout of a room or a house or just answer questions to help you pick that one light you need,” says O’Dell. “They are all about helping people create spectacular, stunning lighting.” While anybody is welcome to walk in off the street and ask a lighting consultant for assistance, if you have plans to design your entire house, it’s best to make an appointment. Underneath the flashy façade of Midwest Fashion Week is a thread stitching together dreams of high fashion runways and philanthropic endeavors. Berny Martin’s Fashion Community Foundation has been the machine that helps make not just those fashion dreams possible, but so much more. Since 2011, before the foundation was even incorporated, Martin and Midwest Fashion week have been involved in charitable giving and events like the Love and Serve Haiti fashion show or the Indiana Down Syndrome fashion show fundraiser. Wanting to do more, Martin started the Fashion Community Foundation in 2019 with
the vision of creating opportunities for cultural exchange like he had growing up in Brooklyn, New York. Today, the foundation, powered by Martin’s Midwest Fashion Week, helps bring to life the dreams of underprivileged youth by giving them opportunities to acquire fashion design skills so they can ultimately begin careers in the industry. The foundation does this by making connections to careers in areas like fashion design, modeling, photography, casting, and marketing. “We’ve helped not only models start their careers, but also helped people grow businesses in beauty, fashion photography, public relations and more,” Martin says. The efforts of the Fashion Community Foundation even go beyond the scope of the fashion industry. Sam Norris, founder and CEO of SafeHouse Protection, saw an opportunity to help victims of domestic violence when the country saw an increase in those crimes during the height of the pandemic. Thanks to the Julie Marie Scholarship program, Norris and ShP work in partnership with the Indianapolis Mayor’s
office and the local police department to secure victims’ homes from intrusion or relocate them if necessary. Martin and his foundation are crafting a fiveyear strategic plan that includes several events in Marion County for 2022. Here’s a sneak peek of some of the projects in the works: THE INDIANAPOLIS WEST SIDE FASHION SHOW – This fashion show in partnership with the International Marketplace Coalition will feature a group of four to six young, energetic and spirited individuals who will be part of the fashion production and earn money. FASHION ENTREPRENEURSHIP CONFERENCE – This three-day conference with collaborative programming will feature professionals in fashion, entrepreneurship, and culture. EMBROIDERY WORKSHOP – A workshop led by Berny where participants will learn how to craft an art piece using embroidery. SCREEN PRINTING WORKSHOP – A workshop where participants will learn to transfer ink on to garments via screen printing. This workshop is usually held a few times a year.
The Fashion Community Foundation will continue its tireless efforts to promote inclusivity through exposure and exchange of fashion and style. “We build our network with a broad range of talent from diverse ethnic, economic, and educational backgrounds,” Martin says, “We want to celebrate and appreciate every person’s unique qualities and their contribution to shaping beauty, culture and art within themselves and others.” The FCF was created from a desire to share the business of fashion with young people who by circumstance would not otherwise have the opportunity.
