Summer is the ideal time to spruce up exterior living spaces with tiles and pavers. Robin Bradford, Showroom Designer for Daltile, first establishes the look clients would like to achieve – concrete, wood, or natural stone. “We have a lot of options within those categories once we hone in on their preferred style,” explains Bradford. Daltile has a new product called Metro Impressions, an 8x8 paver tile that is a modern artisan update to a terracotta. It comes in a wide variety of colors, including the cooler grey tones that are currently all the rage. “People like the contrast of the cool mixing with the warm because it looks so natural,” explains Bradford. For homeowners desiring a wood plank look, Saddlebrook XT exterior tile offers a coefficient of friction rating for ultimate slip resistance and is an excellent choice. There’s also Dignitary, a thicker product that is a 2 cm exterior paver with a sedimentary slate look. “You obviously can’t put a wooden deck near a pool, but this enables homeowners to make it appear as if you have,” says Bradford. “Combining wood, water, and nature adds warmth.” Metro Impressions also has a coordinating wall tile that Bradford describes as a “show stopper.” “It’s got this awesome metallic glaze over it,” she says. Though it cannot withstand the elements, it’s a great option if, say, you have an entertainment area in the lower level of your home that opens up to the backyard. “This would make an excellent coordinating tile to use on a bar or accent wall to tie together the indoor and outdoor,” says Bradford. Questions to Ask When Looking for the Right Builder
As homeownership month concludes, we wanted to highlight a few things to consider when you are searching for the perfect builder. Though builders might generally use similar tools and materials when building homes, not all are alike when it comes to things like technique, training and customer service. Finding the right builder whose business approach aligns well with your personal preferences is essential to a pleasant home-building experience. The builder will be asking you plenty of questions during your initial meeting to discuss the home you envision. But the questions you ask the builder are equally important to determine if it’s going to be a positive partnership. Consider asking your builder about the following:
1. WORK EXPERIENCE
You will want to find a builder with extensive experience building homes similar to the one you want. Ask to see examples of floor plans and designs they’ve done before to ensure their company can deliver what you need. You should also ask if they have or are working toward any professional designations, which show that the builder has advanced training in a particular area. A few examples of such designations include a Certified Aging-in-Place Specialist (CAPS), a Graduate Master Builder (CMB), and a Certified Green Professional (CGP). Finally, you’ll want to verify that they are a BAGI builder, as all BAGI members adhere to the Quality Assurance Builder Standards.
2. REFERENCES
Any high-quality builder should be ready to provide you with several names and phone numbers of satisfied customers. If they can’t, consider that a red flag and walk away. When reaching out to those former clients, ask about how well the builder followed through on the initial plans, and if the builder met their expectations regarding budget and timing. Don’t forget the most telling question of them all: If they could do it all over, would they hire that builder again?
3. COMMUNICATION STYLE
Many builders will do their best to accommodate your communication preferences. But it’s always best to establish expectations as early as possible. The frequency (weekly, monthly, as-needed, etc.) and method (phone, text, email) of how you communicate early on with each other is something that will set the tone throughout the whole building process.

Alan Goldsticker Memorial Scholarship For those who have not heard, Alan Goldsticker, retired Division President of Ryland, has challenged members to match a generous $25,000 in scholarships to award to students studying the Construction Trades. We kicked off this challenge at the April Casino event, and in total have raised $15,000. Alan being very excited with our progress, has pledged another $5000 to the remaining $10,000 we needed to raise to get to the $25,000, so we are now at a total of $30,000 matching fund from him. We think he is trying to make Barb work harder, so feel free to reach out to her at barbaraz@bagi. com if you or your company can help! The “Fun” committee has come up with some other events they are working on now to raise more scholarship funds. The first idea includes doing an Applebee’s Dine to Donate evening, where you can have dinner out at participating locations and we would get a percentage of that. The other will be some type of Decorated Christmas Tree auction where the fun committee teams up, picks a theme and then promotes their tree to see who can get the biggest donation.

The beauty of home: architecture, brick, windows, doors, the interior details. Usually our minds race to elements that can easily be seen and discussed amongst you and your building team. What’s not discussed and put at the top of a new build priority list? Moisture barrier systems. Franklin Window and Door is opening up that important discussion with their representatives from two moisture barrier manufacturers explaining the importance of using a complete system. There are many moisture barrier systems in the marketplace but Franklin Window and Door counts on two systems as their trusted choice: ZIP System and Tyvek Home Wrap. A complete system is composed of moisture barrier flashing and moisture barrier tape made by ZIP and Tyvek, respectively for each of their systems.

ent Shaffer Homes, a third-generation familyrun business, has a stellar reputation in the Indianapolis community. They are known for building exceptional quality homes in desirable neighborhoods, utilizing experienced craftsmen & high-quality materials, and providing personal and informative customer service that goes above and beyond. It all began in 1956 when Robert Shaffer started a home construction business, which he ran for a quarter of a century. When he passed the torch to his son it became Kent Shaffer Homes. Kent has been running the business now for 35 years, having built more than 250 industry-recognized premiere homes in the area. Kent’s daughter, Kristen Shaffer, began her apprenticeship with the company when she was just five years old, accompanying her dad to job sites. By 10 years old, she was helping him clean up job sites, and by 16 years, she was assisting in the office. She officially joined Kent Shaffer Homes in 2006. A graduate of Purdue University’s renowned Construction Management Program, Kristen has become an integral part of the Kent Shaffer Homes team. “I love this business and the strong connections I make with our clients,” says Kristen. While big production home builders can rapidly crank out houses, they cannot offer the same personalized care and daily contact with each of their clients that Kristen and Kent do. Erecting just 5-10 homes a year, they purposefully remain a small company that is fiercely devoted to their clients’ needs. “We’re on the job site every day, walking homeowners through the process every step of the way,” says Kristen. When snafus arise, clients don’t have to weave their way through a sea of supervisors to get answers because Kristen and Kent are the center point of contact and promptly correct any issues or concerns.

“The most important thing is to be upfront and honest with customers,” says Kristen. “With hundreds of different subcontractors working the job site on a daily basis, it has to be managed properly and efficiently.” She notes that the most rewarding part of her career is when clients come back to build with them a second or third time. “It’s also neat that we’ve been in the business long enough that we have clients who refer their children to us,” says Kristen. “That has happened quite a few times, and it makes me really proud to know that people trust us with their kids. There’s no greater compliment!” A member of the Builders Association of Greater Indianapolis and National Association of Home Builders, Kent Shaffer Homes has been involved in home shows for more than three decades. Next year
one of their homes will be featured in the 2020 Homea-Rama in Zionsville’s Holliday Farms. A lot draw was held recently, and building will begin in Holliday Farms starting in November. Last year Kent Shaffer Homes was awarded the People’s Choice honor for the magnificent modern farmhouse they built for the 2018 Home-a-Rama that was located in Westfield’s Chatham Hills. The 6,800 sq. ft. beauty features large picture windows in the living room that offer a stunning view of the Pete Dye-designed golf course. It also has a spacious chef ’s kitchen that opens up into the living and dining rooms, as well as a walk-out basement and patio that extends from the master bedroom to the main outdoor living space. “Our goal is to partner with clients to create peaceful homes that entice owners to slow down and nourish their souls,” says Kristen. That’s certainly what enticed Andre and Erica Porter to purchase the home. Though the pair were looking to build a more rustic farmhouse-type home in Chatham Hills, when they toured the Home-a-Rama house, their plans changed. They absolutely fell in love with the style and structure, and the huge windows across the back that allowed natural light to pour in sealed the deal. “We decided there was no need for us to build because it would have been very difficult to match what Kent Shaffer Homes had already done with this place,” says Andre, who felt that the layout of the home wholly suited their family’s needs. “This home has perfect spaces for the three kids to spread out,” says Andre, noting that there is not only a fully finished basement with space for entertaining but also an expansive playroom. “The boys basically have the upstairs wing to themselves and Erica and I hang out on the first floor when we want privacy,” says Andre. As for working with Kent and Kristen, the Porters couldn’t have been more pleased. “They were very candid and transparent throughout the entire process and have been very responsive to all of our needs,” says Andre. When it comes to dialing in on the features homeowners are looking for, these days Kristen says that people crave open floor plans with a dining, great room, and kitchen all in one central space. “They are going away from larger homes and wanting more functional spaces – not wasted rooms,” she says. During the hot summer days and nights homeowners want to keep cool without putting a dent in their budgets. Brian Schutt, owner of Homesense Heating & Cooling, suggests you consider ductless heating and cooling air systems. “They are a newer system that targets hard to cool places in homes like finished attics, four season rooms, and master bedrooms,” Schutt said. “They are becoming increasingly popular because they are convenient and energy efficient.” Schutt noted that a ductless heating and air system is exactly what it sounds like. “It’s a heating and cooling system that doesn’t need ducts for air distribution. The main HVAC unit is connected to individual air handlers inside that distribute air directly into the area they serve.” A single home can have multiple air handlers connected to one system. Temperatures can be controlled in each area, or zone, separately. “The most common application is a sunroom because the extra windows create a unique need for cooling or heating, depending on the season,” Schutt said. Ductless systems are also quiet and help keep energy costs low. Other benefits include improved indoor air quality, a remotely controlled system, and the ability to install out of the way on ceilings or walls. When Joel Walsman recently met with a 60-year-old family-run electrical contracting firm, he smiled because it’s run by three sons who are all now in their 70s. When most people think about updating their homes, the first thing that comes to mind are the big projects. Remodeling the bathrooms, renovating the kitchen with new cabinets, counters, and appliances, or upgrading the flooring throughout the home. But these updates can be a major undertaking. Phil Hotle, a Realtor with RE/MAX At the Crossing, wants homeowners to know there are affordable updates they can do to their houses, that will also provide a profitable financial return in the future. 4 6 H AV E N
“Crown molding is a great idea,” Hotle says. “It makes rooms seem both bigger and taller. It’s an elegant addition to any home. People just need to be careful with their proportions. If your ceiling is nine feet or less, it’s better to go with simpler styles to avoid overwhelming the room.” Hotle also suggests placing a chair railing at one-third the distance of the ceiling height. “A chair railing placed incorrectly can make a room seem out of proportion. Also, don’t forget the trim around entryways, doors and windows.”
Hotle noted that getting new, high-quality fans and updating your paint color scheme also makes a home look better. “If your ceiling fans are old and outdated, new fans, along with a fresh paint job and crown molding, can give your rooms a refreshing update, while saving money,” he says. Hotle also recommends upgrading your insulation and adding some storage. “Upgrading your insulation is not as sexy as a kitchen remodel, but it doesn’t cost as much either ($65,000 versus $3,000). Plus, you’ll save all year long on your utility bills. It’s a win-win.” Another idea is to get creative with storage. Hotle added that you don’t have to sell anyone on the value of extra storage and built-in organization. According to Hotle, here are a few ways to think outside the toy box, “Open drywall to create storage cubbies between your wall’s studs; install platform storage that hangs from your garage ceiling; or you can even use your stairs for more storage. One clever person re-purposed an old chest of drawers and created storage within a basement staircase.”
Don’t forget about updating the exterior of you home. “Adding some trees doesn’t instantly pop into your head, when you think of adding value to your home, but trees are moneymakers that get better with age,” Hotle said. Installing landscape lighting is also an option. “Exterior lighting makes your home shine in the evening, accents features you like most about your home, and keeps burglars away. Installing motion detecting lights can even lower some homeowners’ insurance premiums. Put the lights in a dusk to dawn timer, so you don’t waste energy running them during the day. Choose a warm, white light. It will make your home look and feel welcoming!” With just a few updates, you can increase your home’s efficiency and your enjoyment of it.
