There’s a phrase that sounds so simple but rings so true when it comes to a career: “Do what you love. Love what you do.” We spend a big chunk of our day (and our lives) at work. If you enjoy your job, time flies. If not, it crawls. It can be hard figuring out the right job for you, but workforce development, which aims to foster prosperity for individuals, communities, and businesses, is definitely helping. The construction industry is currently facing a huge shortage in workers. Thankfully, many in the construction industry are doing their part to help improve this situation. The Hub & Spoke Institute is one resource to the community that offers a community workshop, innovation lab, and art studio for hands-on experiential 6 H AV E N

THESE ARE ALL VERY FULFILLING JOBS.” – DIANA DANIELY Ferguson Enterprises learning with an emphasis on skilled workforce development. Partnering with HSE schools, they invite fifth-graders to visit Hub & Spoke for four hours a day, four days a week to work with a teacher-in-residence on a number of projects that incorporate hammering, nailing, and drill presses in addition to 3D modeling, 3D printing, circuitry, and stop motion. “Our goal is to get the tools in students’ hands at this age to show them that tools aren’t scary and that these technologies are really accessible,” says Nick Snyder, Maker Playground manager at Hub & Spoke. “That way they are less likely to be wary of these professions down the road.” The team at HER Home Design offers training and internship programs in order to not only educate the next generation of workers but also foster pride in one’s work. “We always ask our team about their interests and then do all we can to help them

pursue those interests through workshops and classes,” says Megan Olivero, studio director/interior designer. The Home Artisans of Indiana is also committed to growing young people’s interest in the construction field. They offer scholarships to students looking to pursue a career in the industry. They also host career fairs that highlight possible jobs and opportunities students may want to consider. Diana Daniely, outside builder sales at Ferguson Enterprises, has been a board member of Home Artisans of Indiana for the past 14 years. She believes that many students overlook work in the trades because parents and teachers have long equated a college education as being the only path to success; that’s simply untrue. “The truth is you can make a great living selling appliances. You can make a great living pouring concrete. You can make a

great living installing tile and flooring,” says Daniely. “These are all very fulfilling jobs.” The crew at Flatmade Concrete knows this firsthand. They not only make good money, but they also have a good time while doing it. Ben Driskell, owner of Flatmade, says that his employees work hard and play hard. “We work long hours, but it doesn’t feel like it if you’re having a good time,” he says. The team at ACo feels the same way. “I feel so lucky to be part of such a great company,” says Amanda Wagoner, director of CAD. “I couldn’t imagine working anywhere else. We work hard, but we have a lot of fun, too.” Workforce development leads to job satisfaction, lower turnover, better morale, increased productivity, a skilled workforce, and in-demand workplace – all of which equate to long-term success. When you do what you love and love what you do, life is so much sweeter. March /April 2024 7

Sometimes, 6 good months out of the year isn’t enough to satisfy Hoosier golf appetites. A bi-annual trip to North Carolina’s “golf coast” might take the edge off, but for all the missed rounds between, some midwestern homeowners have turned to a technological solution from the comfort of their homes. Golf simulators, which have recently taken root at sports bars and training facilities, are now finding a foothold in residential markets. The setup is simple: a turf surface and projected screen pairs with motion trackers to

trace your shot. With a swing of the club, sensors can track where the ball goes, and a host of other statistics, like where on the club surface the ball hit, any deviations in the swing, and how quickly the ball moves through the air. Although you can generally spend a full afternoon walking 18 holes at your local course, a golf simulator bay can fit comfortably in the same square footage as a standard pool table, making it the ideal feature for a finished basement in the home of any golf enthusiast. “We do a lot of custom houses, and because we create packages for our clients, we’re able to offer more affordable pricing for a golf simulator,” says Ryan Geltz, CEO of Pro Security & Automation. “Someone could easily spend $100K on a golf simulator, but we might be able to do it for $25K or $30K.”

Like other sport simulations, golf simulators allow the user to focus on certain aspects of the game without worrying about waving through the group behind you. You can customize settings to tell you statistics on your swing and even give suggestions to correct your form. Some custom homes put a golf simulator in their third-car garage bay, providing a semiindoor/outdoor experience. But really, it can go anywhere. “I’ve got one guy whose kids moved out, so he was like, ‘Time to convert this space for me!’” says Geltz, who notes that there are many other simulators available besides golf such as racecar and flight simulators as well as shooting range simulators for target practice. Multi-sport software enables one system to function as a rec space for games like hockey, football, baseball, and basketball.

This encourages every family member to utilize the space. Although golf simulators are growing in both commercial and residential popularity, few installers have the experience to install or repair these systems. On more than one occasion, Geltz has had a builder contact him to fix a pre-wiring job that an out-of-state vendor messed up. “There are many out-of-state companies who come in and do a poor job of installing simulator software, then the builder can’t get them back out to fix it,” says Geltz. “Only a few local places can provide this service and do it well, and we are one of them.” If you’re looking to create a fun indoor play haven in your home, or if you’d like to learn more about affordable smart technology solutions, contact Pro Security & Automation today. When Shawn Johnson and Andrew East needed window treatments for five rooms of their Nashville home, they knew the team at Drapery Street were the perfect designers for the job. Between their dining room, entryway, playroom, stairwell, and guest room, many functional needs intersected with a need for aesthetic consistency throughout the home. To kick off the project, Shawn traveled from Tennessee to Indiana for a design consultation in Drapery Street’s flagship Carmel showroom. At the consultation, designer Erika Reimer guided Shawn to the treatments that would meet all of her functional needs and style goals. Together, they selected fabrics that would complement the East’s other home decor and put the finishing touches on their home. Next, the Drapery Street team traveled to Nashville for the install and big reveal! For the glass front door and sidelights, Shawn and Andrew wanted something that would offer privacy while setting the tone of the home. They designed functional draperies that match the light and airy interior of the rest of their home and that can be closed as needed for privacy. Functional drapes were also hung in the living room to allow the family and their dog to easily access the patio while providing privacy at night. Hunter Douglas shades were added throughout the home to provide privacy from the new house being constructed next door. Automation technology allows out-of-reach shades, like in the stairwell, to be raised and lowered with ease. Shawn wanted something whimsical for the kids’ playroom. Seasoned builder Scott Bates has been building custom homes in the Indianapolis area for 22 years. Last year he launched a new division called Scott Bates Custom Homes, which is a boutique-style experience; building just four to five homes per year. Now, Bates is able to devote all of his expertise to each client at a highly personal level. “I think the price range of the homes that we do and the level of detail that many of our clients’ homes possess deserves the builder to be very involved in the entire process.”

In the past two decades, Bates has been part of creating many beautiful homes and has built several Home-A-Ramas houses. While he’s pleased with those accomplishments, he is most proud of being able to say that he has a history of creative projects and happy clients. “My objective is simple,” he says. “To build unique high-quality homes with great client communication and customer service.” Part of the way he does that is by working closely with McComb Pella to install the windows and doors in his homes. “I’ve worked with them for more than 20 years, and their team has always been great from the upfront sales process through final punch and delivery to the client,” says Bates. “The very few service and warranty issues that we’ve had over the years they’ve jumped on immediately.” Bates appreciates McComb Pella’s local team and their consistent quality product that never disappoints. “Their products have great styling and features with very few service issues for our clients,” says Bates, who likes Pella’s contemporary line because it fits with the clean lines and features of many of their new contemporary homes. “Outdoor living is huge, and people require these porches to have phantom retractable screen systems,” says Bates. “Homeowners want to be able to put their screens down but then open up their windows and doors to bring the outside in and tie it all together, so McComb Pella keeps adding to these collapsible door systems that allow them to connect better to their outdoor space.” Given that Bates builds a great deal of homes on scenic plots beside lakes and golf courses, it’s no surprise that homeowners have fallen in love with these new door systems. “We’re finishing out those outdoor spaces at the same level as inside the home,” says Bates. “This includes refrigerators, grills, fireplaces, screens, heaters, and beautiful wood ceilings.” He’s currently designing a project with a pantry bar area that has a window that folds up and down in order to serve people on the porch like a little bar ledge. Such windows can fold up or sideways depending on the homeowner’s wishes and what the design favors. “McComb Pella is starting to create more of those products to offer additional versatility for clients,” says Bates. The month of March signals basketball fever, the hopeful return of milder temperatures, and, of course, looming tax filing deadlines. Jon Markee, founder of Remote CPA, says that this is a telling time for home builders as tax filings reveal much about their business personality. According to Markee, there are five styles: the Early Bird, the Procrastinator, the Misinformed Optimist, the Extension Misconceiver, and the Last-Minute Rusher. So, what does your approach to tax filing say about you?  The Early Birds had their year-end books closed by January,

dispatched all 1099s timely, and are ready for a March 15 tax return. “They epitomize efficiency and foresight, staying ahead of deadlines and avoiding last-minute scrambles,” says Markee.  The Procrastinators thought they were on track for on-time

filings until distractions popped up, forcing them to file for an extension. “They often underestimate the time needed for thorough preparation, leading to eleventh-hour extensions,” Markee notes.  The Misinformed Optimists are under the misconception that their

tax returns are due April 15, but they’re actually due a month earlier. This mix-up often stems from a lack of awareness or confusion about different business structures and their filing deadlines.  The Extension Misconceivers bank on the extension, wrongly

assuming it gives them extra time to pay any taxes owed.

“The crucial detail they miss is that an extension to file is not an extension to pay,” says Markee. This misunderstanding can lead to unnecessary penalties and interest charges for late payments. The Last-Minute Rushers wait until the bitter end to sort their taxes, leaving them scrambling to gather documents, which increases the likelihood of errors. By embodying a reactive approach, they respond to emergencies rather than planning ahead. Navigating Weather & Inflation’s Impact ON PERSONAL AND BUSINESS INSURANCE by Christy Heitger-Ewing

As we settle into spring, it’s wise to educate yourself not only on how weather and inflation are impacting the personal and business insurance market but also ways in which you can navigate those challenges. After decades of low premiums and abundant capacity, we are now in the midst of a hard insurance market. A hard insurance market is defined as a tightening or increased stringency in market conditions, which has led to significant increases in the total costs of risk. Throughout 2023, rate increases in homes and business property, in particular, were up over 20%. With capacity restrictions, the team at Shepherd Insurance saw a narrowing of appetite as it relates to how much insurance carriers were willing to propose. “Insurance is not what it used to be, which is why independent insurance agents

are more important than ever. Talk to your insurance agent as soon as you can about your detailed renewal terms, but at least 30 days prior to the renewal date,” says Bruce Klineman, Insurance Advisor with Shepherd Insurance. “In today’s market, it can take much longer to secure the right coverage.” Consider taking steps to reduce your risks. When agents take a new prospect to the marketplace and ask their carriers if they are interested in proposing this opportunity, the first question they get is, “What’s the claims history over a 3-5 year period?” “Discuss and be transparent with your agent that you’d like a detailed claims history,” says Klineman. “If you have had claims, what things have you done to mitigate or lessen the likelihood of having similar claims?” Carriers also brought changes to terms and conditions such

as adding carve-outs for things like wind and hail, particularly in gulf or coastal states. As insurance carriers’ loss ratios continue to go in a negative direction, they will also continue to update their terms and conditions to account for these losses. “As a consumer of insurance, it is critical you read your policies in their entirety. If questions arise contact your agent for further clarification,” says Klineman. While we are seeing an increase in premiums, there are still a few things you can do to help create your own rate relief. Avoiding small home insurance claims, building longevity with your insurer, bundling policies, and reviewing your coverage with your agent are all steps you can take to help minimize your insurance costs. As a homeowner and/or a business owner, you want to make sure you have the proper coverages in place. Reach out to

an independent agent who can offer personalized and unbiased advice tailored to your specific needs. They can offer annual policy reviews, provide ongoing support, and advocate on your behalf with the underwriter.

In 2010, at the tail end of the recession, a group of home improvement professionals came together to support each other through personal and professional growth. It’s through these collaborative efforts that the founding members of Home Artisans of Indiana were able to flourish. Now as the industry navigates inflated material costs, housing stock shortages and a limited talent pool, the need for Home Artisans is as relevant as ever. The professional development organization prides itself on being more than your average business card swap. Through regular meetings, industry focused speaker events, resource sharing and a top-notch referral program, they’ve made it easier than ever to connect with a flourishing community of artisans and craftsmen in Central Indiana. David Decker, founder and owner of ACo, started the group by gathering a dozen members in his showroom. They flourished and quickly outgrew those four walls. Today Home Artisans’ 69 members across three chapters (Carmel, Fishers, and Greenwood) meet 3 0 H AV E N


every other week to converse and collaborate. A fourth chapter is set to open in Hancock County with an initial founding group of 11 members, all from high-quality industry companies. THE MEMBER EXPERIENCE “We don’t just get together and talk about a job site,” says Diana Daniely, Outside Builder Sales at Ferguson Enterprises. “We discuss the best tools for time management and best practices for handling clients.” At each meeting, an invited speaker discusses goal setting, human resources, or time management – all business-related conversations. Recently, Don Whetro from Arthur Rutenberg Homes spoke on supercharging results through goals. They also host monthly Happy Hours to provide additional opportunities to socialize. Paul Carroll with Wooton Hoy, LLC was one of the first members of Home Artisans of Indiana. “This has been one of the best groups I’ve ever been associated with,” says Carroll, who has been on the board for years. “I like the professionalism of each and every member of the group. The

networking among professionals in this industry is second to none.” During the pandemic, members met virtually to share industry concerns. Carroll provided updates on the ever-changing laws. Group members also were able to monitor material shortages and ask one another how they were navigating such difficult circumstances. Members also find ways for people to dive deeper into connection if they want. One example: members formed a business-focused book club where they could discuss helpful takeaways from industry stories. Home Artisans also advocates for round table referrals, so if someone is interested in working with a builder or developer, a connection can be made within the group.

“Because of these relationships we’ve built, it feels safer making an introduction because you trust the other members,” says Daniely, a board member of Home Artisans since its inception. “That’s what makes this group powerful. I know when I’m recommending somebody, they’ll do a good job. They wouldn’t be in the group otherwise.” PERSONAL AND PROFESSIONAL GROWTH Industry-specific organizations can become vital assets to professional and personal growth, at the company and individual level. Home Artisans doesn’t track leads or number of referrals. They do ask members to attend regularly, and if you must miss, you can send a representative in your place. It’s also worth noting that a single membership is company-based, not an individual membership, so up to three people from a company can attend the meetings. Meridian Closets, located inside of Hub & Spoke, is a custom closet cabinet and storage company that designs, manufactures, and installs closets and murphy beds for local Indianapolis area customers. Lauren Schwartz, President of Meridian Closets, recently joined Home Artisans and already recognizes the benefits. “It’s nice to be in a room with like-minded people, sharing ideas and helping one another learn,” says Schwartz, who recently visited a

showroom of one of the other members and was excited to see what a valuable resource they each could be to the other. Jamie Gauker, owner/lead interior designer of J. Gauker Interiors, joined Home Artisans last year in hopes of making new connections that might ultimately serve her in the long run. She has already formed a number of organic relationships with members and speakers. “I’ve expanded my contractor base and have hired some of them where I never would have known them before,” says Gauker. “I believe it’s worth the investment.” Jordan Knueven, Assistant Branch Manager at Stone Center of Indiana, joined Home Artisans in 2020. While her initial purpose for joining was to make connections with other builders, she found that she loved meeting with all members in the group. “Your ROI on joining is all about what you put into it,” says Knueven, Home Artisan’s Executive Membership Chair. “Leads come easy with the group. You make relationships and get referrals from there, but what I really like is learning how to set goals – not just personal sales goals but also goals within my personal life. I love this group because it’s not just focused on business. It embraces a work/life balance.”


HELPING THE GREATER COMMUNITY The Home Artisans members care a great deal about not only helping other professionals in their industry, but also bringing the best opportunities to their greater community. For starters, they’re offering a scholarship to students who are looking to pursue a career in the trades. They’ve also hosted career fairs that specifically target high schoolers and local college students. “The truth is you can make a great living selling appliances. You can make a great living pouring concrete. You can make a great living installing tile and flooring,” says Daniely. “These are all very fulfilling jobs.” On April 16th, Home Artisans of Indiana will be hosting the “Build Better Summit,” a half-day featuring keynote speaker Donnie Campbell (who’s coaching career inspired the plot of hit Apple TV series Ted Lasso), panel discussions, and lessons in leadership. “Instead of just commenting on the labor shortage, we’re asking how we can contribute to the solution,” says Daniely, noting that it’s all about growing exposure to the field. “How do we create paths for people to grow within our industry so that they develop an interest in the construction field?” To find an artisan, learn more about scholarships, or find out how to connect, visit homeartisans.com

Nothing rivals the excitement of building or remodeling a home, but with so many choices to make, the process can be daunting if you don’t know where to start. Whether it’s friendships, romantic partners, or work colleagues, symbiotic relationships make the world go round. Joe Garcia, owner of G&G Custom Homes, knows this all too well as uses the same group of subcontractors and vendors for all the custom homes he builds. This includes the foundation company, framers, electricians, HVAC, plumbers, and drywall team. As for vendors, he uses Ferguson, ICC Floors, and Indiana Kitchen Cabinets. “I’m not one of those builders who, when I bid on a job, bid it out to multiple people because I want that same team whom I know I can count on,” says Garcia. “It’s important that we’ve worked together in the past so they know what’s expected of me, and I know what’s expected of them. It just makes things easier.” One crew that he has used for more than a decade is trim carpenter

Garcia has been impressed with their work from the very start. “Whether it’s built-ins or beams, paneled walls or ceilings, they do any wood-type feature,” says Garcia, who appreciates that they bring a lot of unique ideas to the table. Anytime Garcia meets with a client, he does a trim walk with them before they start, going through the house, room by room, so that Garcia can ask the client how they would like their closets and their built-ins done. Oftentimes the client will show a picture, and Ike Bradley, president of J&B Interior Trim, will say, “No problem! We can do it.” It’s also not unusual for a client to ask for suggestions. Bradley will draw notes on the primed walls with a pencil to show different possibilities. “They [Bradley and Steve Johnson, Vice President of J&B] bring a lot to the table from that standpoint,” says Garcia. “They really go the extra mile. In fact, I’ve never seen them say they can’t do something.” Garcia, who notes that the J&B team only work with the best custom builders in the area, make great partners because they are easygoing, provide extraordinary workmanship, are incredibly punctual, and always stick to the schedule. Jennifer Osborne and her family loved their home nestled inside an established community, but there was one hitch in their idyllic property.Their disjointed backyard stood in the way of hosting summer gatherings. In addition to creating a beautiful and functional space that catered to gatherings large and small, the homeowners 4 0 H AV E N

were looking for a bit of privacy from neighboring properties. Osborne and her husband turned to the team at BPI Outdoor Living for a master plan to transform their outdoor living space into a blend of the comforts of indoor living and the joy of being outdoors. The BPI team delivered a cohesive design that features areas for both


relaxation and conversation as well as plenty of privacy. Under one covered area, the Osbornes can comfortably watch television or gaze into the dancing flames of the fireplace. Their new outdoor kitchen is fit for a master chef, with a large bar, deluxe stainless-steel grill, outdoor refrigerator, trash drawer, and ample storage. “This space is a true transformation that embodies our core vision,” says J.D. Durst, Partner/President of BPI. “The BPI design team created a unique outdoor living space that will allow for memorable outdoor moments for this client and their family and friends.” A decorative cedar pergola with infrared heaters connects the home to the bar, enabling the homeowners to sit outside even when there is a nip in the air. The patio, which is covered by a large hip roofed structure, includes a gas fireplace with a large outdoor television above and speakers tucked into the structure’s ceiling. The fireplace is flanked with decorative cedar screens to provide privacy and visual appeal. Just a few steps away, a cozy firepit patio invites guests in for gooey, scrumptious s’mores or simply to get warm and toasty. The outdoor living space can be accessed from the rear of the home and from the motor court via a connecting paver walkway. As the homeowners enter the outdoor living retreat from the back of their home, they step onto a composite landing with large steps that lead into the new paver patio. Although Indianapolis continues to rank as one of the most favorable housing markets in the country, local sellers and buyers are experiencing the same strain between low supply and high demand that has national trends in a chokehold. Achievable housing is getting harder to come by as the majority of new build homes in Central Indiana are priced into the market at over $300K. Builders and developers around the state are noticing a host of issues leading to the continued inflation of housing prices – from cost of materials to labor shortages to municipal restrictions. “A sewage pipe, for instance, used to be around $8 per linear foot. Now it’s $20,” says Tim Eckert, business manager at Weber Concrete. And there’s another issue. “After the Great Recession came the Great Retirement,” says Eckert, speaking on the aging workforce. “Older people are leaving, and younger generations aren’t gravitating to the construction field.” This is part of the reason Indiana is in a 175,000-job deficit in residential construction – with few immediate solutions in the works. Mark Gradison, owner of Gradison Design Build, notes that with restrictive zoning requirements, delays in the planning, permitting and inspection processes, and the costs that are being pushed onto developers and builders, the purchase price for consumers is also climbing. Some jurisdictions have shut their doors, which forces builders further out to communities like Lebanon, Whiteland, or Greenfield where people welcome the development. “As much as [these local authorities] say they want affordable housing

in their communities, they don’t always act like it,” says Gradison. Meanwhile, developers and builders are seeking out locations for new developments. Gradison notes that it’s getting tougher to get a site titled, zoned, planned, and approved in a timely fashion. “The shortage of lots is fairly staggering,” says Gradison. Todd Pyatt, owner/president of Pyatt Builders, says that despite home prices remaining high and projected values continuing to rise, Indianapolis is still a comparatively affordable market for housing. “Housing affordability, combined with a growing number of homeowners and strong job growth, Indianapolis is projected to be one of the top housing markets in the country in 2024 and No. 4 nationally, according to Zillow,” says Pyatt. While builders have seen a bit more supply come to the marketplace due to interest rates over the last 6 to 12 months, there’s still a drop in permits in our ninecounty area. We have all heard the saying, “A journey of a thousand miles begins with a single step.” For ACo, the journey culminating in twenty years in business began with a kid and a bulldozer. Owner and founder of ACo, David Decker, dreamed of being a bulldozer driver as a young child. He jokingly reminisces on the smell of diesel, the heavy earth-moving equipment, and his excitement when they allowed him to ride with the bulldozer operator for a few moments which ignited his dream. Although that dream became a distant memory, Decker’s love for construction, architecture, and real estate grew. He also loved tackling home maintenance and rehab projects. Combining these passions, Decker began creating luxurious kitchen and bath designs. In 2004 he founded ACo, which essentially started with just Decker and a truck. Then in 2008, amid a recession, ACo became a cabinet dealer. Through Decker’s commitment to accountability and candor with clients, ACo continued to grow while the economy shrank. Two years later, they transitioned from a small remodeling company into their first showroom selling cabinets and flooring as a dealer in addition to remodeling services. These days, ACo goes the extra mile to help you love where you live.
