While home artisans have been ramping up to the building season, for homeowners, Central Indiana’s spring home shows ring in the annual refresh. A stroll through the annual Decorators’ Show House & Gardens (p. 46) or any of this year’s IndyRama properties can wake up your brain to possibilities in the new season. What new creativity might warmer days bring?
It’s easy to get wrapped up in digital trends when Instagram and Pinterest consistently show appealing glimpses at the work of talented interior designers from around the world. But the Indianapolis area has been blessed with an abundance of talented designers as well. These local experts are skilled at cutting through to the core of a homeowner’s needs and personal style. At Home & Willow Design, they call it “The Willow Way,” their custom client
process that brings beautiful homes to life (p. 30).
Our cover features another exceptional local design resource, Jenni Egger Designs (p. 32). You can experience Eggers’ work at this year’s Decorators’ Show House, which is running through May 12th. Egger embraced the challenge of a small powder room and lounge among over 20 fellow designers and landscapers who collaborated on the Sylvan Home at Northern Estates.
“After more time is spent in the space and your eye dances around, you’ll notice all types of special elements that aren’t right in your face but add to the style or elegance of a room or the comfort of the surroundings,” says Egger.
Beyond the featured home artisans, this season’s home shows offer tons of opportunities to maximize your experience. While
Decorators’ Show House & Gardens focuses on one particular property, IndyRama gives you a taste of different neighborhoods and builders around the city.
These tours also display unique luxury features you might otherwise miss, like the comprehensive Smart Home technology that Pro Security & Automation has installed in two of this year’s IndyRama homes (p. 20).
In the fall, G&G Custom Homes will bring a similar taste of luxury to Home-A-Rama with their custom build in Promontory of Zionsville (p. 38). This jewel property, featuring a central waterfall staircase, deck views of the neighboring water, and custom modern finishes from top to bottom, is just one example of the elegant, top-notch show homes on display this year, and an exciting reminder that there’s still more to come.

It is an honor and a privilege to represent the members of the Builders Association of Greater Indianapolis (BAGI) as BAGI’s Board President. I appreciate the trust and faith my colleagues have placed in me to navigate the Association through this time of rapid policy, political, and economic change.
I’m happy to report that the residential housing market got off to a great start this year! With interest rates stabilizing, the supply chain shortage easing, and a slowdown in price hikes for supplies, we saw tremendous growth starting in the tail end of 2023, ushering in 2024, and continuing to present an exciting year full of opportunities to make dreams come true with new home builds.
Growth is exciting but naturally brings some challenges. BAGI is committed to helping our members overcome growth-related challenges to close the gap between housing supply and rising demand. Central Indiana cities are regularly listed among the best places to live, and BAGI looks forward to leading the way in building the future in our nine-county service area!
I’m excited about the way our members have united behind our Association standards to provide the highest quality of service and care to Central Indiana homeowners. In these times of economic and political uncertainty, there’s one thing you can count on: BAGI members’ commitment to professional growth, excellence in construction, and integrity.
As we look toward the future, and as a woman in the construction industry, I know how valuable it is to connect with fellow female builders. I’m committed to building the future of our industry by promoting women’s voices in the field. Last year, BAGI partnered with Haven to put on the first Women Build It Conference, which helped women in the industry connect with one another through various professional development initiatives, like our Realtor®, social media marketing, and mortgage rate panels. I’m excited to announce we will be having the second annual Women Build It Conference this August. If you’re a member of BAGI, we have launched the new Women Build It Impact Team. I look forward to the next conference and continuing to participate in the Impact Team to experience all that women in construction have to contribute.

TREMENDOUS GROWTH KICKSTARTS THE NEW YEAR ON A POSITIVE NOTE
At BAGI, we understand the importance of keeping abreast of changing trends and conditions in the new home construction industry. We find that being proactive is the best way to prepare our members to weather market upsets and overcome challenges while also helping prospective home buyers on their journey to homeownership during these uncertain economic times.
MARKET TRENDS AND WHAT THEY TELL US
While we finished the last year steady, 2024 kicked off with tremendous growth! Year-over-year, there was a 77% jump in overall demand for new single-family home construction from the start of 2023 to the beginning of 2024.
We find that each 1% drop in interest rates equates to an approximate 10% drop in a homeowner’s monthly
payments. For this reason, the gradual decline and stabilization of interest rates has sparked a new wave of demand from those who have been on the fence about purchasing a lot and building a home but now want to take advantage of lower rates to lower their mortgage payments.
New buyers will also benefit from the stabilization of vendor and supplier pricing. Since the industry-wide supply chain disruption starting in 2020, vendor pricing and supply availability has been all over the map, with pricing on a continuous upward climb and hit or miss availability for crucial supplies, like lumber. We are happy to report that, while prices continue to climb due to inflation, the price hikes are not as frequent or dramatic as they have been in previous years.
We still face supply challenges, but shortages are easing, and we are now better able to locate and secure the crucial supplies we need to build high quality homes. Labor shortages, however, continue to impact the housing market, with builders struggling to find skilled workers and retain their current workforce. This may impact the speed of construction and impact timelines for move-in.
Rest assured that BAGI member builders and suppliers are held to the highest standards for building quality and professionalism. This means that our members do not hire unskilled workers or cut corners. When you build or remodel with a BAGI member, you can trust that your project will be completed well and to your satisfaction, despite any supply or labor challenges builders may be facing.

As economic turmoil continued to plague the new home construction industry at the start of 2023, BAGI leadership felt the need to provide members with exclusive insider market insights to help them get a competitive edge and better serve their customers. As we transition into the second quarter of 2024, the overall health of the homebuilding industry is on its way to recovery. Steady interest rates and high demand for new homes are fueling growth and stability in the market. However, as in the past few years, supply chain delays and the ongoing shortage of skilled, reliable labor can pose significant challenges to homebuilders and homebuyers. BAGI members are encouraged to anticipate these issues and develop strategies for overcoming the supply and labor challenges to meet the rapidly rising demand for housing.

In 2016, husband-and-wife team A.J. and Abbey Robertson founded aaNovo, a full-service design + build company. A.J. leads the build side while Abbey is in charge of design.
The couple is passionate about building and designing beautiful, functional luxury homes with uncompromising craftsmanship for their clients. A.J. believes in building homes that last and create a healthy and comfortable environment and Abbey ensures that function and form are met when designing for their clients.

Reasons for Hope
If you’re a prospective homebuyer, seller, or investor, peaking costs and high demand have probably left you wondering – what does the future hold for the housing market? While markets can be unpredictable, a few factors may help you better understand the home sales market ahead.
A CLOSER LOOK AT THE DATA
Economists are predicting that the market as a whole is genuinely on the brink of transforming itself into a more positive space. There are several reasons for this sunny outlook. Borrowing costs have likely reached their peak and have now started to decrease. In fact, most analysts suggest that they will only ease a bit more as the year progresses. A reduction in borrowing rates can only spell good news.
Locally, Central Indiana has seen lagging housing construction behind growing demand. That deficit is as high as 13% in some counties around the metro area, according to one study. Fortunately, though, the number of building permits is slowly increasing, and most analysts suggest those rates are on track to resolve in the next four years.
Beyond the stronger mortgage rates and some inventory progress, home prices in the greater Indianapolis area average out to be nearly 20% less than the national average of $385,000. It makes sense, then, that this is a market where buyers are going to be interested in making a purchase in the near future. Even the National Association of Realtors believes recovery is on the horizon, suggesting there may be as much as a 13.5% increase in existing home sales and a 19% increase in new home sales by the time the year ends.

Pro Security Partners with Two IndyRama Builders

This year’s IndyRama presented six show homes across four neighborhoods around downtown Indianapolis. The latest in home design and technology was in full display, including full smart-home integration for two of the properties. Ryan Geltz, Owner of Pro Security & Automation, worked with Integra Builders and Compendium Group on their downtown IndyRama homes. Although the builders worked separately on their unique designs, both were impressed with the elevated luxury and convenience that Pro Security & Automation brought to the projects.
The Integra build, a modern townhome located one block south of Mass Ave. at 539 E. North St., needed a seasoned team to retrofit parts of their install and elevate the details of the space to include smart home integration.
From security and temperature to audio and lighting – every facet of Pro Security & Automation’s smart home technology will make your home state-of-the-art, not to mention convenient.
“Ryan and company are an efficient and effective crew of specialists,” says Michael Mercho, owner of Integra Builders. “We trusted Ryan to come up with an audio/video package that would pack the most punch with potential buyers and show off some of their capabilities. [Anyone who walks through the townhome] will appreciate the way it’s all thought out to bring a unique high-end living experience to buyers in this upscale off Mass Ave., Lockerbie Square market.”
Working with Getz’ team helped enhance the home Micah Hill, Principal at Compendium Group LLC, built in Kennedy King. In order to help homeowners have more control over their homes even when they’re away, Hill asked Geltz to install keyless door locks, an alarm system, flood sensors, and camera systems for the home.
“While many people think of security systems as something to deter criminality, in this case it’s mainly to provide information to the owner,” says Hill. “Separate door/access codes can be provided for family members, house cleaners, nannies, and pet sitters. The homeowner controls who can access the home and during what days and times.”
The flood sensors tell you if there’s potential water damage to your home, while the surveillance cameras have video analytics to classify objects as people, cars, or animals.
“This way homeowners get only the necessary notifications,” says Geltz. “You’re not alerted every time the wind blows or there’s a shadow.”
Pro Security & Automation also installed home technology in the Compendium property, including wired data cabling, home audio, a robust Wi-Fi system, and Wi-Fi thermostats.
“Installing the right wired systems frees up space on Wi-Fi systems, allowing it to function better and faster,” says Hill. “Home audio, when thought about during the build, allows us to keep our designs visually clean while providing music for entertainment and enjoyment in the living areas of the home.”
All of these items are controlled via the homeowner’s smart device and can be accessed even if they’re out of the country.

TACKLES SHOW HOME PRESSURES

The exterior of a home makes the first impression and plays a pivotal role in bringing a designer’s vision to life. Ben Driskell, Owner and Operator of FLATMADE CONCRETE CO., knows first-hand how instrumental communication, planning and attention to detail are crucial in preparing a show home.
For his part in past Home-A-Rama show homes, Driskell collaborated with home designers and landscapers to bring a unified vision to life, while also keeping the project on-time and under-budget. His key takeaways from the experience also align with the ethos he brings into every home project.
Communication is the cornerstone. The more you can collaborate and communicate with all the trades on the project, the team members and project managers, the easier it is for all involved. It is a team approach. An open line of communication frees up the superintendent and builder to work on other important issues and ends in a cleaner, quicker execution of the vision.
Planning is equally crucial when dealing with tight schedules and confined spaces. The plan should outline each step of the process from site preparation to finishing touches. It should also factor in the unique limitations the show home environment brings while minimizing disruption to surrounding areas that other trades are working in.

Although the draw of complete control often tempts people toward DIY home improvement, there are many pitfalls and obstacles along the way that can be hard to navigate on your own. Downtown Carmel is home to an iconic multi-story venue perfect for gatherings big and small. From an intimate black-tie birthday dinner with your closest friends to a soirée for the ages surrounded by picture windows, Anthony’s Chophouse offers modern elegance for the refined palette in a welcoming setting. Directly above Anthony’s Chophouse is 3UP Rooftop Lounge, a cocktail bar with panoramic views, delicious drinks, shareable snacks, and excellent ambiance. Both venues are ideal for hosting celebratory events.
Anthony’s Chophouse has two private dining rooms on their second floor. The first is the Glass Chimney, a bar space with a unique tie to local history. With a gorgeous mahogany bar as a centerpiece to the room and glass walls surrounding on all sides, this unique space can accommodate up to 30 seated guests.
“There’s a beautiful mahogany bar that comes from the old Glass Chimney restaurant and holds many memories for guests while they create new memories with us,” says Sonya Peters, Event Coordinator, LRG Restaurants. “The glass walls give an open feeling while still having an intimate private space.”
Their second space, dubbed the Board Room can accommodate up to 16 guests at one long rectangular table. On one side of the room, a glass wine wall displaying a curated selection of wines from their award-winning wine list. From another angle, a glass window overlooks the first-floor bar. Both rooms are equipped with a flat screen TV with wifi and AirTame capabilities, which make business meetings and photo slideshows a breeze.
In the 3UP Rooftop Lounge, guests can order from a full food menu with many elevated favorites, including Filet Sliders, Wagyu Tacos, Brussels Sprout Egg Roll, and Garden Veggie Pizza. While 3UP operates on a walk-in basis, they do offer two reservable spaces for larger parties on their outdoor covered patio. Their partially covered outdoor patio is equipped with ceiling heaters and fire pits,
making it cozy and welcoming year-round. The Elevated Patio can hold an event for up to 35 guests.
“With a gorgeous succulent wall [in growing season], this is our most highly sought after area,” says Peters. “Great for photo ops!”
The 3UP Couches are reservable for parties of up to 15 guests. Because the patio is fully covered, this space is ideal even on the sunniest days of summer.
“Our venue is gorgeous and second to none, but our service and kitchen team are truly our standouts,” says Peters. “We strive for excellence with every guest and pride ourselves on being a part of the guests’ memories that they will hold for years to come.”

The Journey to Your Starts with Design

Jenni Egger, founder and owner of Jenni Egger Designs, earned the nickname “Wonder Woman,” over her 15 years as a home designer, and with the obstacles she overcame, it’s easy to see why.
In 2017, Egger tested positive for the BRCA2 gene mutation. As the daughter of a breast cancer survivor, Egger knew this gene mutation put her at higher risk for developing cancer herself. In one 15-month period, she had a total hysterectomy, a double mastectomy, and breast reconstruction.
But Egger was already no stranger to facing challenges. She became known for tackling
complicated projects with creativity and tenacity as she worked primarily on remodeling jobs in the Meridian Kessler Neighborhood. For the solo designer, the setbacks caused by three planned surgeries, and another unexpected disc herniation in her neck, led to her decision to scale her business to a full service interior design firm.
“It’s interesting how many creatives/designers/artists birth something from a setback,” says Egger. “Life happens and it feels negative at the time”, but it ends up being a positive instrument that pushes them to do great things.”
In 2018, Egger stacked her team with specialized designers and business management positions to help her bring a top-notch design experience to her clients. The firm grew quickly and now has a large team of ten employees and over a dozen contractors.
“I wanted to give our clients the best service possible and I couldn’t do that as a solo designer.
After my physical setbacks in 2017 and 2018, it was clear that scaling the business was the only way to achieve the goals I had set for the Jenni Egger Designs brand,” says Egger.
Jenni Egger Designs (JED), a premier Indianapolis interior design firm specializing in transforming residential properties, has a tagline – “Creating something greater than beauty.” This means that while their luxury services are beautiful, the team goes the extra mile

trend was taking hold during this period and I embraced it in a few spaces but it never felt like home,” says Egger. “I learned the important lesson that authenticity is the most important element of design.”
Egger asks her clients to reflect on items they love in their home. By learning about what sensibilities they have and what they hold dear, JED gets a real sense of the homeowners’ goals and dreams for their spaces. The process at JED invites the homeowner to touch and experience many materials and finishes and to breathe new life into well loved items.
In the age of Instagram and Pinterest, often clients come in armed with a ton of inspiration from pages they follow and the latest trends. While that’s great, Egger makes sure that these ideas don’t contradict one another, compromising the balance of a room. She says, “An interior feels comfortable to the people spending time in a space when elements compliment one another. There is also nothing wrong with a bit of contrasting tension thrown into a design. A designer can help add interest, balance, scale, dimension and function to a room or a whole house.”
JED has noticed that sometimes a client who is exceptionally hyped about a certain look or selection may only feel that way because it’s the first time they’ve seen it. It is a designer’s job to get to the root of why the client is drawn to a particular element. The firm does this by providing an Inspiration Phase that explores various concepts for the design before moving forward.
“What you love, love, love today you may hate, hate, hate tomorrow,” says Egger. Because of this, intensely emotion triggering elements or items are often used in less important articles like a chair or accessories vs. larger and more permanent fixtures.
Another JED philosophy is that the design should contain a certain amount of reservation. Egger often explains to her clients that by making every element in a design important then nothing is important.
“What marks our design aesthetic is there’s always going to be a focal point,” she says. “After more time is spent in the space and your eye dances around, you’ll notice all types of special elements that aren’t right in your face but add to the style or elegance of a room or the comfort of the surroundings.”
JED’s work, which has been featured in the Wall Street Journal and Indianapolis Monthly, serves the Indianapolis and surrounding areas with work completed nationwide.
Egger’s mind for service has led her to volunteering her time and talent for various home tours. Two of her personal homes have been featured in the Meridian Kessler Home Tour and her current home and many clients’ homes have participated in the Midtown Holiday Home Tour with styling and decorating by JED.
Currently, the 63rd Decorators’ Show House and Gardens features JED in a tucked away ladies lounge and powder bath. The Show House benefits the services and programs of Eskenazi Health.
JED has participated in the springtime event three of the past four years. The kitchen design and remodel in 2021 was the firm’s debut to the long running tradition. Egger’s love for kitchen design was what caused her to get into interior design in the first place, so it was appropriate that the firm was introduced to patrons of the Show House through an incredible kitchen transformation.
In 2022, an ethereal design was showcased in the Showhouse entryway of a Tudor home.
“One reason I love the show house is that we can complete the project just as we designed it. There are no mid-project changes or issues with crowdsourcing, second guessing, or throwing a wrench into the design with the latest trend. The platform is a wonderful way to test our design process and share it with large crowds of friends and fans.”

There is great strength and beauty in the space between. Not every inch needs to be filled with cabinets, shelving, or appliances. Negative space and blank walls give you the ability to set the stage for those eye-catching focal points and statement pieces. If you have a superstar of an island or a dramatic backsplash, for example, don’t dull their shine with extraneous detail. In small spaces, every inch counts.
“Functionality trumps aesthetics,” says Keianna Rae Harrison-Williams, Executive Director of Design & Remodeling Operations at HER Home Design.
A hall bathroom, for example, is typically used by children, guests, and additional family members so the goal is to make this traditionally small room as functional as possible. Harrison recommends installing a 60-inch vs. a 72-inch vanity as a first start in creating space. Both can accommodate two sinks, but the 60-inch vanity provides the same functionality while providing an additional 12 inches or so on the side for storage like a linen tower or a floor-to-ceiling tall cabinet.
“Most standard vanities come with doors, but adding a bank of drawers down the middle of the cabinetry provides additional vertical storage space,” says Harrison. Even more space can be garnered by adding pull out organizers inside cabinets for items like cleaning products. Need space for medicines, medical supplies and skin care items? Consider adding a mirrored recessed medicine or storage cabinet into the wall. It may even be possible to access wasted space that’s behind a wall of a hall bath and make it into a linen closet for storing towels, soaps, and toilet paper.
Hall bathrooms usually have tub/ shower combos so Harrison suggests two options: 1) If there’s an acrylic tub surround, replace it with one that looks like tile and has storage niches already built inside it, and 2) If there’s a tiled tub/shower combo, consider installing niches to add storage for bottles and such.
says Harrison. “Go for the gusto and do the length of the wall for the niche so you have plenty of space for your bottled soaps, shampoo bottles and even kids’ toys. Then you don’t have to set them on the tub ledge where they fall over and make a mess.”
Kitchen pantries are another traditionally small space.
Pantries are great areas to incorporate both space saving and organization tips to get the most bang for your buck. One of the quickest ways to gain space in a pantry is by utilizing the full height of the pantry area.
“Often we make do with shelving arrangement and space we’re given, but we can control the height of our shelves,” says Harrison. It’s simple to remove and readjust the shelving in the pantry to the heights that best suit you. Harrison suggests moving the top shelf close to the ceiling and keeping items like small appliances you only use occasionally up there.
Another way to get space in the pantry is to remove wire shelving and replace with solid shelves, pull-out drawers, pullout shelves and door racks. These quick solutions optimize space and are easy to install. Storage baskets on the floor are the perfect place to put cans and water bottles so they don’t roll around.
“I’m not talking about those dinky 8- or 12-inch niches,”

For the past 63 years, St. Margaret’s Hospital Guild has showcased the best interior design work the city of Indianapolis has to offer. More than 20 designers and landscapers come together under one roof to put their creativity, ingenuity, and personal style on full display. This year, the Decorators’ Show House & Gardens takes us through a 1920’s Tudor home overlooking North Kessler Boulevard West Drive. Each of the spaces in the home is its own work of art, open to the public for tours April 27th through May 12th.
The Sylvan home’s history spans nearly a century and eight homeowners. The property was the second of Northern Estates at the time of its completion in 1927, making it one of the first properties in a push for development further from the center of Indianapolis. Today, the property is owned by Innkeeper Jeannene Life. At its modern address of 4521 Sylvan Road, the Tudor style
two-story five bedroom home features a gorgeous glass greenhouse, Indiana limestone front facade and a backyard hidden gardens and in-ground pool.

Bigger & Better FERGUSON IS PLANNING MASSIVE SHOWROOM EXPANSION

A recent expansion of Ferguson’s Carmel showroom is the first of several exciting rollouts for the multi-functional design space. Ferguson’s Showroom, located inside Carmel’s Indiana Design Center, is already one of the best spaces in Central Indiana to select high-quality products for any area of your home. With the opening of their new expanded cabinet area, guests can now explore a custom cabinet selection center that houses a diverse assortment of cabinets, door hardware, countertops, and more.
“It’s a beautiful meeting design space where customers can lay out all their pieces to get a better sense of how it all fits together,” says Natalie Gertiser, Showroom Manager. “That area can be utilized now.”
This expanded cabinet area is only the first addition to the Carmel showroom, which will be more than 20,000 sq. ft. once the expansion project is complete in the fall of 2025. Once all new areas are open to the public, the Carmel location will be one of the top five largest Ferguson showrooms in the country.
“The expansion will include adding an appliance wing that will enable us to bring in new appliance lines such as Dacor, Samsung, and Gaggenau, which is an ultra-premium line of appliances,” says Jeremy Konechne, Indiana Area Residential Sales Manager.
The expansion will not only provide room for more appliances and retail, but it will also bring to life a third live showroom kitchen.
“We’re working on doing some ongoing cooking events at our showroom, including live demonstrations and cooking classes to be scheduled on a monthly basis,” says Konechne. “It takes a lot of planning to host those events, but with more space, we’ll have the availability and flexibility to invite more vendors to do such things within our showroom.”

Ferguson hopes this expansion will also create opportunities for more diverse and in-depth programming in the future. They have plans to incorporate a Napa wine tasting bar, which will provide wine on tap during showroom events.
The Ferguson Showroom will remain open throughout the expansion, and roll out fresh spaces and features as different sections are completed. Ferguson also regularly changes their displays to keep products fresh and new, so there’s always something to see in their showroom. In January, the team went to the Dallas Lighting Market, which inspired them to feature the latest in high-quality, modern lighting fixtures.
“Each week we are putting new orders here on the floor,” says Gertiser. “We are constantly changing out products so we have the most up-to-date lighting.”

Home Maintenance Checklist

We love spring because it symbolizes warmer temperatures, longer days, and brighter spirits. We get to swap out our sweaters and boots for tank tops and flip-flops and store away our piles of wool blankets and space heaters to make room for pool gear and box fans. The welcoming of spring, however, also means tackling some indoor and
outdoor maintenance projects. While the list may seem daunting, it’s important to remember that regular home maintenance increases your home’s value and ultimately makes life easier for you by staving off potential issues down the line by staying on top of maintenance.
1 Examine your home’s exterior structure for damage. Look for loose or missing roof shingles, brick or stucco issues, cracks in the foundation, sidewalk, & driveway, cracks in outdoor faucets, and rotted or crumbling siding. If you find cracked or buckled roof shingles, hire a qualified roofer to make repairs. If there are cracks in the concrete, fill them with concrete crack filler or silicone caulk, then seal.
2 Freshen up your yard by picking up sticks, leaves, and other debris. Trim trees & shrubs, fertilize your plants, and reseed any bare spots in your lawn.
3 Check for loose or leaky gutters and remove any debris in the gutters. Gutter guards that fit inside or over your gutters help block leaves, twigs, and pine needles from entering the gutters. This is key to ensuring that water doesn’t make its way into your basement, which leads to mold growth.
4 Evict pests like bats, birds, and squirrels that may have surreptitiously made your home their haven. Check for wasps who tend to make nests along the roofline, inside basketball goals, and patio furniture (those creases of a folded-up umbrella are mighty appealing to these guys; I speak from experience). To avoid inviting termites, store firewood at least 18 inches off the ground and two feet away from a structure.
5 Clean window wells of debris and trash. Sometimes wildlife gets into them and leaves a calling card of chewed up window screens. Fix holes using a screen repair kit, then consider investing in window well covers.
6 Check the landscaping along your foundation’s perimeter to prevent water damage and rot. You want water to flow away from the foundation and avoid having mulch or soil touch the foundation, which holds moisture. Some homeowners place gravel around the perimeter of their home.
7 Check for low areas in the yard that can fill with water and become an ideal breeding ground for mosquitoes; fill with compacted soil.
8 Remove mildew from siding, decks, and patio by power washing.
9 Repair and reseal wood decks, pergolas, and fences.
10 Test your sprinkler systems, checking for broken or damaged heads and adjusting heads that are hitting windows or watering the sidewalk.
11 Inspect your trees for dead branches and lack of leaves, which may signal an illness.
12 Repaint your home if the exterior starts to peel, chip, flake, or fade. Doing this prior to summer protects paint from heavy rains and hot temperatures.
13 Check the attic for proper ventilation, keeping an eye out for wet spots on insulation, obstruction over vents, and damaged soffit panels.
14 Re-caulk any windows and doors that need it and check weather stripping on windows.
15 Have the HVAC units serviced and change interior filters regularly.
16 Hire a professional to clean ducts and vents, removing dirt & dust from your system. Also have your dryer vent cleaned to prevent fire hazards caused by lint and to improve the efficiency of your dryer.
17 Install a battery backup sump pump. It’s well worth the investment for peace of mind.
