CARVING A PATH FOR TRADES JOBS
by Suzanne HuntzingerThe Fishers Maker Playground opened just over a year ago with a primary goal of training new tradespeople and placing them in jobs. Already they’ve put a sizable dent in closing the gap on unfilled jobs in the trades sector. They’ve seen a steady increase in membership from local and surrounding communities and class attendance.
“It’s attracted a lot of woodworkers in the area,” says Nick Snyder, Makerspace Manager, “We anticipated more engineer/makers, but we get more woodworkers interested in learning to use digital woodworking technologies like the CNC router and laser cutter, which is almost always booked.”
Evenings and weekends are bustling with hobbyists and entrepreneurs using the space after their work hours.
“The energy level is always high in the evenings and weekends,” Snyder says, “But there’s a lot of opportunity for new members to use the space during the morning and afternoon hours.”
The Maker Playground and Hub & Spoke Institute have partnered with Ivy Tech to develop a trades bootcamp to launch in the coming months.
Participants will be exposed to a variety of trades, learn core skills for finish carpentry and installation, and learn soft skills for employability. Participants will also have access to job placement resources and further education.
Programming in this inaugural year has focused primarily on homeowners and hobbyists. They’ve offered a mix of machine-based training (classes on the CNC router and laser cutter), teambuilding activities for small groups, family activities, and DIY repairs for homeowners. Their “Household Heroes” classes feature everything from drywall patching to toilet repair, making it very popular with homeowners. “It’s a very exciting first true step into trades
education,” Snyder explains. Fishers Makerspace has also leveraged their partnership with Latinas Welding Guild to offer welding and metalworking classes in the space, elevating their programming to focus on more jobrelated skills. “We hope to funnel students in the Fishers classes to The Guild’s welding certification courses at their downtown location, increasing chances for job placement.”

REDEFINE YOUR HOME Design Experience
by Christy Heitger-EwingIf you’re looking to furnish a new home, update a room, or simply want a new look for your fireplace mantle, RG Decor can help.
RG Decor is not your typical furniture store but rather a full-service design center. Their beautiful spacious showroom displays a giant selection of American-made upholstery, outdoor furniture, window coverings, rugs, art, Decor, flooring and lighting. An expansive 20,000 sq. ft. of showroom and warehouse enables them to have more American-made furniture in stock than any other store in Indianapolis.
“We offer everything for your home, from top to bottom,” says Karen King, owner of RG Décor. “We’re a one-stop design experience!”
“We can provide better quality furnishings and extend our client’s budget farther than all the local and national big box home furnishing stores. In fact, clients frequently tell our design team that they wish they had found RG Decor sooner because they see the difference.” Karen adds.
At RG Decor, they can assist with new construction finish selections, whole house space planning, a one-room upholstery update, or making those built-ins look amazing with some on-trend Decor selections.
“We are an accessible place where clients are getting better furniture than they would at a national chain, better service than a 100-year-old furniture company, and as much personal attention as an independent design firm,” says Karen.
The collaborative nature of their team makes this process seamless.
“Our team collaborates and can accommodate whatever the customer needs,” says Karen. “It’s nice having a team who can see people’s vision through to completion.”
This marks the sixth year that RG Decor has been in BAGI’s Home-A-Rama. In the past, the RG Decor team has partnered with Gradison Design Build, Rick Campbell Builder, Becley Building Group, and BBG Construction. This year’s Belgian farmhouse is a ranch. The design called for incorporating an earthy feel in the form of neutrals and textures. The team included some antiques and sentimental items that blend into the theme of the house to make the space inviting and comfortable yet elegant and exquisite.
“It’s not rustic but rather comfortable luxury living,” says Karen. “Whether it’s a family with young children or empty nesters, anyone can walk in and think, ‘I could live here!’”
The open floor plan enables light to flow from front to back. Bedrooms also feature big windows to invite the outside in. While the main floor is bright, crisp, and clean, the downstairs features warmer, moodier tones with a speakeasy sort of feel.
RG has been a part of the Home-A-Rama for the past six years. This years Belgian farmhouse ranch design was Karen’s personal favorite.
Just off the kitchen is a bedroom that Karen and her team fashioned into a multipurpose room that could be used as a craft/sewing room or a space for children to do homework.
No appointment is necessary to visit RG Decor’s showroom. It’s open to the public. People love to stop into the showroom just to browse around or gather design ideas for the next project.
“Clients really enjoy the process, and that’s great,” says Karen. “We want to take the stress and intimidation out of working with an interior designer.”
“If you see an item you love but aren’t sure it really goes with your home’s Decor, get it anyway,” Karen says. “It’s your home. It’s your money. We’ll see how we can take that and pull it together and make it work for you. Our goal is to help clients design a home that they are in love with. We like to say let us help you design the home of your dreams”

Karen King, owner, RG Decor6 Tips to Keep Your Home Safe for
The Holidays
Nothing signals the holiday season more than twinkling lights strung on outdoor trees and rooflines, a tree decorated with care, and stockings hung above the fireplace. But these lovely traditions can be dangerous.
According to the Electrical Safety Foundation International, 25 percent of all holiday fires are caused by holiday decorations. It’s worth noting that fires involving decorated trees are also more deadly than other fires. Getting shocked or even electrocuted is another risk.
HERE ARE SIX TIPS TO HELP YOU IMPROVE YOUR HOME’S SAFETY OVER THE HOLIDAYS.
5. Use electrical decorations and extension cords where they are intended. Don’t use those marked “indoors only” outdoors and vice versa. And never cover extension cords with a rug.
6. Protect the connections on your decorations from getting wet. Make sure your outdoor outlet has an in-use (bubble) cover, so the outlet remains protected from water. Call Burtner Electric to install to install more electrical outlets or in-use covers for your holiday decorations!
“The holidays are a joyous time. Don’t let a preventable fire spoil your celebrations.”
– JODI BURTNER Owner, Burtner Electric1. Inspect all electrical lights and decorations for damage and wear-andtear before using them. If needed, replace them.
2. Don’t overload outlets or extension cords. Connecting more than three strings of incandescent lights together could be risky. If it takes extension cords or adapters to achieve the look you want, consider having Burtner Electric install more outlets in your home.
3. Keep all decorations at least three feet from fireplaces or open flames.
4. Be sure to keep natural trees well watered. A dry tree and electrical lights are a dangerous combination.
“The holidays are a joyous time,” says Jodi Burtner of Burtner Electric. “Don’t let a preventable fire spoil your celebrations.” Contact Burtner Electric at (317) 773-7663 or visit the company online at BurtnerElectric.com to install more electrical outlets or in-use covers for your holiday decorations. Then, enjoy the holidays!

BAGI.COM/HOME-A-RAMA
Over the past few months, the slowdown of the pandemic housing boom has given homebuilders in Indiana time to catch their breath. They could not build fast enough to keep up with increased demand and delays in materials, equipment and labor did not make efforts any easier.
In fact, a recent article from the National Association of Home Builders (NAHB) reports that builder confidence once again fell in August, marking the eighth straight month of weak builder sentiment on future home sales.
Now, as the industry experiences a slowdown driven by inflation, higher fuel prices, rising interest rates and other economic shifts, builders across the Hoosier
state have an opportunity to adjust, catch a breath, and reflect on their business practices.
WHY WE NEED TO ENHANCE HOOSIER AFFORDABILITY
From job opportunities to small-town, Midwestern charm, there’s plenty of reasons why people want to settle down in Indiana. As a state with historically affordable housing, the continuing increase of housing prices over the past five decades has left Hoosier residents struggling to reach their American Dream. This unfortunate trend is stunting the growth of communities that Indiana needs
BUILDING INDIANA ROOTS: How the current market is creating opportunities for improvement in the homebuilding industry
to thrive. When homeowners cannot settle down, communities cannot grow. Now more than ever is the time to work together to optimize and improve processes that have not been working.
DRAFTING THE BLUEPRINTS FOR A BETTER HOMEBUILDING EXPERIENCE
BAGI is committed to improving the housing affordability crisis that is affecting homeowners across the state of Indiana. To help residents achieve their home buying dreams, we take action by:
Connecting with industry leaders and organizations to help train their teams so they can provide better services to their customers
Working with municipalities to balance the development fees and restrictions that affect building costs for prospective buyers
Partnering with organizations like Build Indiana Roots to raise awareness and brainstorm more impactful solutions that protect homebuyers and help grow the state
Staying up to date on current affairs and sharing our views on issues to create better legislation that helps homeowners
At BAGI, we are motivated to use this time as a way to enhance practices, improve experiences, and increase the ability to obtain quality, affordable homeownership in the Hoosier state. Even as the housing marketing continues to change, we will keep doing our part by keeping the industry moving and bettering the homebuilding experience for hopeful Hoosier homeowners.
COMBATING CRISIS THROUGH ADVOCACY
When it comes to housing affordability, there is a significant misunderstanding of what affordable housing actually looks like. Indiana has historically been one of the most affordable states to live in, but rising costs, labor shortages, and lack of developed lots has completely changed the market and created an affordability crisis that is plaguing the entire country.
A few years ago, the average price of a home in Indiana would have started at $200,000. Now, that number has doubled to $400,000. For the first time in decades, a first-time homebuyer’s ability to own a home has been dramatically reduced, eliminating a demographic that relies on finding a home to settle in. In fact, research from Reuters shows that first-time homebuyers only make up 27% of home sales.
WHAT IS CREATING HOUSING AFFORDABILITY CHALLENGES?
Labor shortages, a 42% jump in cost for building materials, and a lack of developed lots have stifled the current market and driven up the prices of homes across Indianapolis. Builders are still working to catch up on pre-COVID-19 sales while simultaneously trying to recruit more workers from a workforce that is only getting higher in average age.
“One of the BAGI’s biggest goals is creating an environment in Indianapolis where people are able to put down roots and live their entire lives,” Drake Branda, Director of Government Affairs at BAGI, said. “We want homeowners to be able to live here comfortably through all economic cycles and be part of flourishing communities throughout the area, and we want builders to thrive as well.”
To combat the lack of affordable housing in Indianapolis, BAGI has several advocacy efforts in place to help bridge the gaps between municipalities and builders.
HOW BAGI FILLS GAPS IN HOUSING AFFORDABILITY
BAGI partners with universities throughout the state, like Purdue University, Ball State University, and Indiana University, to conduct studies that assess how housing and zoning regulations affect new development which then impacts homeowners on a cost basis. After gathering research, BAGI can collaborate with municipalities to improve mandates and serve as a voice for those trying to settle down in those communities.
From assisting with permit approval and releasing dated housing bonds to influencing political action and legislation, BAGI has its hand in multiple efforts that help streamline the building process and drive costs down. BAGI also works closely with the Indiana Builders Association to identify any regulations that stifle the ability of Hoosiers to move and correct them with the help of municipalities.
Since this issue is not only affecting Indiana, BAGI collaborates with associations across the country through the National Association of Home Builders to learn more about advocacy efforts in other states and brainstorm how those ideas can be adapted to fit the needs of Hoosier homeowners in the Greater Indianapolis area.
BAGI’s advocacy board and passionate members devote a significant amount of time towards improving housing affordability. Whether it’s members sharing ideas and encouraging others to get involved or the advocacy board giving direction on educational, legal and political actions, the fight for affordable housing is an association-wide effort that is deeply appreciated.
“We believe that affordable housing should be top of mind in every municipality so our Central Indiana residents can afford to live the American Dream of homeownership,” Branda said. “We always want to advocate for our members in the world of affordable housing, economic development and government locally and state-wide.”
By working together with state officials and homeowners, BAGI is hopeful that worlds can be merged to bridge approval gaps while adhering to municipality standards and procedures, creating the achievable housing and responsible, balanced policies necessary to grow thriving communities. Kitchen Makeover
These homeowners were engineering professionals by day and amateur cooks whenever possible; they expanded their first-floor kitchen from the original 1980s design into a modern vibe.
Interior Designer Barb Abraham and Sims-Lohman Kitchen Designer Theresa Aho gave the owners the dream kitchen they had always wanted. Their 30+ years in new construction and remodeling design resulted in a truly inspiring workspace. The dining room was integrated into the kitchen space. Theresa and Barb looked for ways to segregate the area and included additional storage to compensate for removing a hutch.
The key to making this design work was the removal of the soffit header that ran the length of the house and separated
the kitchen and dining area from the family room. Their Contractor miraculously embedded the new support header into the ceiling space, which visually opened up the sightline from front to back and side to side.
The family's daily lifestyle needs were considered as the couple enjoys weekends trying new cooking and baking recipes. A dual island situation worked best, providing a stand-alone baking space and a more oversized island for seating their growing family.
A truly inspiring renovation project! When you're ready to tackle your space, we're here for you!

It’s All About the Customer Experience
by Shari HeldWhen you are remodeling or building a home, the customer service you receive is a major factor in how you feel about your overall project. Especially the vendors who supply major features like your countertops. Having a positive customer service experience can really change your whole outlook.
For every business, their level of customer service really says a lot about who they are, and Stone Mart, a wholesale supplier of natural stone and engineered materials, goes above and beyond. “We want every customer’s experience to be convenient, comfortable, and educational, so we created the Start at Stone Mart Process,” says Kaelyn Van Camp, Marketing Manager for Stone Mart.
Upon arrival, you’re greeted by a friendly staff member and given a “visit sheet” to write down your selections from the wide range of materials in the warehouse.
Stone Mart will send your visit sheet to your fabricator so they can price it for you. If you haven’t yet selected a fabricator or contractor, Stone Mart will give you a copy of your visit sheet to share with whomever you select.
Once you’ve found the perfect material for your project, Stone Mart will hold your material, and then deliver it to your fabricator to be cut and installed in your home.
Having trouble narrowing down your options? “Our staff is eager to assist,” Van Camp says. Stone Mart’s highly knowledgeable staff can answer your questions
concerning the properties of various materials and point out potential options if you’re looking for something specific.
Stone Mart’s Resource Center features finished projects so you can see what different materials look like when installed. There’s even a Surface Testing Center where you can compare the durability of materials, and free samples are available to take home with you. Walk-ins are always welcome, and Stone Mart is open until 7pm on Wednesdays and 9am to 1pm on Saturdays.
Stone Mart’s streamlined and friendly customer experience is a welcome relief in what can be an otherwise overwhelming process. Visit the experts at Stone Mart to get started on your project today!

Home Is Where the Hearth s
by Katie Mientka / photos by 360 Tour Designs“Anything that provides warmth, comfort, and security… is what we’re focused on providing.”
A house is a structure: foundation, walls, roof. A home is created when architectural and design elements work seamlessly together to facilitate a lifestyle, to evoke feelings of security, and to set the scene for lifelong memories. Indianapolis’ own Dealers Wholesale is there to ensure that home is where the hearth is: “Anything that provides warmth, comfort and security… is what we’re focused on providing.”
THE BUILDERS’ CHOICE
Specializing in wood, gas, and electric fireplaces, fireplace mantles, fireplace doors, frames, access control, hardware, and fire features (e.g. fire pits), Dealers Wholesale’s handiwork can be seen in five of the six homes featured at this year’s Home-A-Rama. Brandon Gentry, Dealers Wholesale General Manager, Residential Division, says, “We’re a resource for the builder. It’s difficult for them to be on top of every product category for every material that goes into a house. They have to rely on experts who understand the latest trends, who access the best materials, and who deliver the quality of installation necessary to ensure everything is working right and safely.”
FINISHING TOUCHES
In the European Traditional home by Scott Campbell Custom Homes, for example, the builder specified a wood burning fireplace but wanted the convenience of gas logs. The pièce de résistance is, perhaps surprisingly, the chimney shrouds. Brandon says, “We have the ability to match virtually any metal roof color, and we have different styles to complement the design of the home. The shrouds show that level of detail, tying all the aspects of this home together.”
It’s a point that many builders overlook – or underestimate. “Sometimes when people look at a detail like this, they don’t know exactly what sets it apart. We’re showing how the external piece of the fireplace and chimney can be an integral part of the home’s design.”
INNOVATIVE SOLUTIONS
Just down the street is a Modern Coastal by Carrington Homes. The builder wanted a linear, modern fireplace. Dealers Wholesale supplied a sleek Heatilator unit that fits right in with the contemporary lines of the space. Outside, the Carrington team was going for a completely different look. Brandon says that they went with a Mason-Lite product, “which is essentially a masonry fireplace but it is built in components that we can assemble right on the jobsite versus having a mason.”
“This was something new for us,” says Brandon of the Mason-Lite product. “At the price point these teams are building today, they have a very specific buyer and buyer needs that they are working to fulfill. This is what we do: we demonstrate that we can meet the demands of the design and the needs of the builder and customer.”
CONVENIENCE AND SEE-IT-TO-BELIEVE-IT STYLE
In Wedgewood Building Co.’s Modern Mediterranean, the goal was to offer the convenience of a gas fireplace – but not the heat. Brandon says they chose an Enlight fireplace by Heat & Glo that allows for a beautiful flame and high BTU; its design pulls all of the heat that would normally be generated and pushes it out of the house. “Now you’ve got a fireplace that can run all year. If you want to have a nice fire for ambience, you don’t have to compensate for the amount of heat you’re putting out.”
Another exceptional feature of the Heat & Glo is that it is incorporated into both the entryway and the great room. The see-through fireplace “has a unique look and an amazing presence.”
EXPERTISE FOR BUILDERS AND HOMEOWNERS

Pairing Your New Hardwood or LVP Floors with Custom Rugs
So, you’ve just installed beautiful new hardwood or LVP floors? Integrating carefully curated custom rugs is an effective way to add enhanced comfort, color, texture, and interest to your most well-used and well-loved spaces. Area rugs perform a number of vital functions, from adding a protective buffer to high traffic areas and increasing safety to infusing spaces with comfort and style. The question is, how do you pair your new hardwood or LVP with custom rugs to achieve your unique goals?
5 TIPS FOR PAIRING HARDWOOD OR LVP FLOORS WITH CUSTOM RUGS
1. CONSIDER SIZE AND SHAPE
it and a pattern that catches your eye and echoes other shapes or lines in the room.
3. EXPLORE EDGE BINDING OPTIONS
permanently adhere the cushion to the back of the rug.
The right selection for you is one that protects your floors and meets the needs of your lifestyle. We can help you explore your options and find the backing that has your back.
5. DON’T FORGET STAIR RUNNERS
To choose the optimal fit for your space, let the size and shape of the room guide you. In the living room, for example, it is typical to place the rug so it covers the entire seating area, leaving a border of at least 18-20 inches around the perimeter of the room.
In terms of shape, a square option is great in square rooms while rectangular rugs work well in large rooms and hallways. Generally, circular rugs are great for smaller spaces as they can make them feel larger – and yet more cozy – and in rooms with rounded edges and features such as a bay window.
2. PLAY WITH PATTERNS
Edge binding finishes the carpet, keeping the fibers from unraveling. Believe it or not, there are a lot of options here. You can choose to match the binding color to the rug or add a little pop with a contrasting color as well as choose from polyester, cotton, leather, or jute materials. You can go with standard edging (a strip of fabric is wrapped around the edge and stitched in place), serged edging (looks like a thick fiber was wound around the edge of the carpet) or fringes. Most options can be done in either a slim, narrow edge or something wider up to a couple inches.
The edging can play a big, though often subtle, role in your overall look.
4. THINK ABOUT BACKING
Stair runners perform a number of important services, including increasing safety, adding comfort, absorbing noise – and adding more style and personality to your space. Size is a good place to start; if you have 3 foot wide stairs, try a 27-inch runner. It’ll leave a nice border but is wide enough, so you don’t feel constricted in terms of movement and coverage. From there, consider patterns and colors, backing, and edging options that work for your aesthetic needs.

Custom rugs are your opportunity to play with patterns. Your hardwood or LVP floor is likely rather neutral, and this is great. You have a world of possibilities here, from florals and geometric patterns to oriental styles.
One method of choosing a custom rug pattern is to look at your largest item. If it’s the sofa, for example, and it is a solid color, choose a color palette that compliments
A custom rug’s backing can also be an unsung hero in your living space! For example, a non-skid backing helps keep the rug in place and protect hardwood or LVP. It also makes traversing rugs safer! For a comfy underfoot experience, try a non-skid with cushion.
Felt is another option for protecting your flooring but keep in mind that it won’t hold the rug in place. Yet another choice is to

TCU Builds Strong Partner Relationships
by Christy Heitger-EwingWhen someone sends a referral to Albert Gonzalez, mortgage loan originator at Teachers Credit Union (TCU), he treats it as if he was working with one of his own family members.
“I imagine that I’m working with someone from my own family, and I treat each referral as if I’d known them forever,” says Gonzalez. “If, on the day of closing, the member is satisfied and has had a wonderful experience, I’m more apt to get another referral.”
That’s how Gonzalez treats every referral, whether it’s from a realtor or a builder. After all, as Gonzalez says, “When someone refers your business, it’s like an extension of their service.”
TCU has a great reputation for closing transactions both for the consumer and the builder, and it all
funnels back to open communication.
“My team is under 30 days in closing. That’s 45 to 60 days for any other financial institution,” says Gonzalez. “It doesn’t stop at closing because we are usually building a project with them.”
The TCU vision and mission centers around “people helping people” be financially successful. That also includes being a part of our communities to make them great places to live and work. TCU team members are active year-round in our communities, giving back in smaller day-to-day, week-toweek ways. In fact, in 2021, TCU team members volunteered nearly 4,000 hours with causes close to their hearts.
In addition, TCU recently hosted its Day of Giving, the credit union’s annual single-day, corporate-wide
day of service. Nearly 700 employees volunteered at more than 45 nonprofit organizations across the state of Indiana and southwest Michigan in the communities they serve.
“TCU loves to get involved in the communities we serve, whether that involves volunteering, or supporting local events,” says Gonzalez. “Because again, we are committed to making a positive impact on the lives of people in our communities.”
If you are buying or building a new home and looking for a lender who is more than just a mortgage broker, but rather, someone who places value on building partnerships, then reach out to Gonzalez at tcunet.com/agonzalez.

EVERYTHING YOU WANT
& More! by Christy Heitger-Ewing / photos by 360 Tour DesignsWho doesn’t love a “one-stop” shop? Just ask anyone who has had to traipse to four different grocery stores to gather all the necessary ingredients for their annual Thanksgiving Day dinner. This is the same reason people love Ferguson. Nationwide, the company supplies appliances, lighting and plumbing. Locally, however, they also offer a custom cabinet division, which is rather unique.
This year’s Home-A-Rama (HAR) at Chatham Hills featured a kitchen, pantry, and master bath custom cabinets, all designed by Ferguson for Wedgewood Building Company. The kitchen’s Mouser inset cabinetry includes all custom paneling on the appliances. There is also a bonus display cabinet with interior lighting. The island is made of a quarter-sawn white oak, and the perimeter kitchen cabinets are painted a warm beige. Cabinetry in the pantry
“There is a trend to make cabinets look more like furniture… in this Wedgewood home we built a display case in the kitchen that really stands out because it’s got more of an armoire look.”
– JEREMY KONECHNE Fergusonis painted Fox Hall Green, a custom Sherwin Williams color. The home’s master bath features warm stained cabinets with a seated makeup station as well as a coffee bar.
For anyone who is interested in using Ferguson cabinets, the selection process is simple and seamless.
“The customer comes in and sits down with us, shares their initial ideas and maybe some inspiration photos,” says Jeremy Konechne, Indiana Area Sales Manager and Showroom Consultant with Ferguson Enterprises. “From there, we provide custom designs, created to address their needs.”
Clients can choose from a full selection of cabinetry (stock or custom), as well as a wide variety of colors and stains. Ferguson takes care of all the field measurements and creates complete 3-D drawings to help the customer better visualize a design’s end result. They place the order and schedule the delivery, though multiple design meetings take place in the interim to ensure that every detail is on point and to the client’s satisfaction.
Ferguson has several cabinetry designers on staff at the Indiana Design Center, their home base for their cabinetry showroom. Anyone can come in, walk around, and peruse the displays (they have ten kitchen vignettes on the floor). If you are interested in making design selections, however, it’s best to set up an appointment with a consultant.
Konechne says he and his staff are starting to see a trend from clients towards more wood tones in cabinets and, while white is always classic, designers are shying away from all white and instead gravitating towards a mix of stains and paints.
“We are seeing a lot cleaner lines on cabinetry than in the past,” says Konechne. “We are also not seeing so much of the intricately cut doors and things of that nature. Instead, there is a trend to make cabinets look more like furniture so, for instance, in this Wedgewood home we built a display case in the kitchen that really stands out because it’s got more of an armoire look.”

DREAM BIG, DREAM BOLD for Your Custom Home
by Christy Heitger-Ewing“Dare to dream.” It’s a mantra we’ve heard ever since we were young, and it encourages us to think big, bold, and way outside the box. Sometimes that’s easier said than done because as we go through life, we find that there are limitations. We also learn, however, that when you bring together a creative thinker and a problem solver, amazing things can happen. Anyone who has ever worked with Joe Garcia, owner of G&G Custom Homes, knows this to be true. Garcia invites his clients to share their dreams with him. He, in turn, uses his seasoned knowledge, ample skill set, and talented team of contractors to make those dreams a reality.
“Every homeowner comes in with a dream of what they want in their house,” says Garcia. “Sometimes that might be a simple dream of just wanting a nice house, but then we have homeowners with more elaborate dreams.”
For instance, one set of his clients was huge into decorating for every holiday – Christmas, Easter, Halloween, you name it. As a result, they wanted
extra storage space to hold all of their decorations. The clients’ property included a 3-car garage with a finished basement beneath as well as a 2-car garage. Garcia thought, “Why not utilize the space beneath the 2-car garage by creating a huge storage area?”
Garcia worked with through the logistics with Custom Concrete. To make this dream a reality, they had to fully excavate out the garage.
“You’ve got to have StresCore panels that hold the weight of the vehicles,” says Garcia. “So, you put those down, then put the normal concrete over it and when you’re in the basement itself underneath that space, it’s a concrete shell all the way around, making it an ideal severe storm/tornado shelter.”
Another client told Garcia that they would like to install an elevator in their house so that they could age in place. The couple was still active and in fine shape, but they recognized that at some point they may get to a place, physically, where they couldn’t navigate stairs; an elevator would enable them the means to
G&G CUSTOM HOMES:access every floor. They had no interest in moving into a one-level house because they wanted a home with plenty of space for their grandkids to visit and play.
Not only did Garcia design an in-house elevator but he also planned ahead by designing 3 ft. wide hallways and doorways to accommodate wheelchairs just in case that need presented itself down the line.
This same couple purchased two lots because they also dreamt of building an inviting outdoor space where all of their kids and grandkids could congregate.
Therefore, Garcia created an outdoor oasis, complete with a pool, a pond (which they dug), and a gazebo overlooking the pond.
“We can accomplish anything,” says Garcia. “If you can dream it, we can do it. We will make your dreams a reality.”

Light It Up or Block It Out
by Christy Heitger-Ewing / photo by 360 Tour DesignsOne of the best things about touring a Home-A-Rama (HAR) house is that it always has a few “wow” features that catch your eye. In the case of the 8,300 sq. ft. beauty built by Sigma Builders, featured in the 2022 First Internet Bank HAR at Chatham Hills, one of those “wows” happens the moment you step inside.
“Your eye is immediately drawn to the entryway’s architectural arches and domes in the front hallway,” says Erika Reimer, Director of Business Development at Drapery Street. Right off the entry is the study with striking dark walls, velvet drapery,
and a spiral staircase that leads up to a cool and cozy hangout.
“This homeowner was not afraid of color,” says Reimer, the senior designer on the project. “They also liked natural organic shades, so we did lots of layering in the master suite, using Hunter Douglas organic bamboo woven shades.”
Oftentimes homeowners like to keep all the rooms fairly neutral by installing cream shades or wooden blinds, but Reimer says it’s fun to mix it up to meet your needs and style. The homeowners have two sons and a daughter. In the girl’s room, they chose
fabric Roman shades with specks of blush and some trim to dress them up. The boys’ rooms, on the other hand, are darker. One thing all the kids’ rooms have in common, however, is simple, sleek room-darkening roller shades. The basement’s game lounge also includes dark, moody, textured printed drapery.
Some people think that shades and blinds need to stay the same throughout the home, but Reimer says that’s not so.
“How you use your family room is different than your master bedroom and garage. Window treatments between those
DRAPERY STREET:spaces should coordinate and tell a design story, but they do not (and should not) have to be the same.”
Homes with a lot of hardwood or tile need fabric, texture, and textiles to warm up a space and cut down on echo; drapery helps with that. Blinds, however, serve a purpose. For example, if you have east-facing windows in the front of the house and that’s where your home office is located, you’ll want to filter out that light in the morning, so you’re not blinded.
“I just had a client who is a radiologist, and she needed an ultra-dark study in order to work,” says Reimer. “We layered to make that happen.”
Whether you want to create a cozy vibe or optimize the light in your home office, connect with the team at Drapery Street to achieve your window treatment goals.

D&D MOULDINGS & MILLWORK:
IT’S ALL IN THE Details
by Shari Held / photos by 360 Tour DesignsNothing makes or breaks a home more than the refined detailing of specialty millwork, whether the details are simple or elaborate. The trend over the last five years has tended toward cleaner lines and flat trims versus traditional trims featuring curved or beaded casings, raised door panels, or elaborate crown moulding.
This trend echoes the simpler architectural lines of the homes featured in the 2022 First Internet Bank Home-A-Rama. If you attended this year’s home show at Chatham Hills, you’ve already seen the quality millwork D&D Mouldings & Millwork has been producing for 33 years. D&D supplied the specialty millwork for the incredible custom homes showcased by Scott Campbell Custom Homes and AR Homes by Christopher Scott.
mouldings, ceiling beams, door hardware, built-ins, stairs, and fireplace mantels. D&D is truly a total millwork solution.
“Once the drywall and flooring is in, we supply pretty much everything else,” says Michael L. Dilk, president, D&D Mouldings & Millwork.
“No matter what the current trend, we’re capable of making or matching any style you want,” Dilk says.
Why do the top builders in the Indianapolis area opt to work with D&D? It’s simple. For one thing, they get the job done.
“When it gets down to crunch time, you’ve got to deliver,” Dilk says. “For the Home-A-Rama homes, everything got done and delivered in time.” Their outside salesmen, who measure the jobs, pay attention to detail and work closely with carpenters to finish the work with quality and efficiency.
D&D serves the greater metropolitan area of Indianapolis. Ninety percent of D&D’s business is with builders, but homeowners are also welcome. No appointment is necessary, but for large projects, it is advisable.
The next time you have a project requiring millwork, contact D&D Mouldings & Millwork at (317) 770-5500, visit the showroom at 15509 Stony Creek Way in Noblesville, or visit their website at ddmouldings.com.

Easy on the Eyes & Earth
by Allie MoffettWith a heightened focus on eco-friendly and “green” product consumption, you may wonder how your home’s materials impact our planet. Gain peace of mind while updating your tile features by working with Daltile. The Daltile team focuses on green manufacturing practices, which are the best way to be environmentally friendly when it comes to design and construction materials in your home.
Daltile strives to conserve water, with 10 of its 15 North American manufacturing plants recovering and reusing 100% of the wastewater generated by the manufacturing process. This prevents 125 million gallons from entering local municipal water treatment facilities.
The team reduces energy usage
through natural gas and electricity conservation. These efforts have reduced usage amounts equal to what it would take to provide natural gas to over 2,000 homes and electricity to over 1,700 homes for an entire year – every year.
Daltile is working to reduce its carbon footprint as well. Luckily, tile has the smallest footprint of any floor surface. Tile from Daltile is green certified and completely free of volatile gas emissions, plastics, and dangerous chemicals present in other flooring types. Ceramic and porcelain tiles not only impose minimal impact on the environment, but they are also the healthiest options. The clays used in production are as pure as the ground from which they were harvested. The tile is outfitted with water-based glazes,
which use minimal amounts of solvents. Daltile’s manufactured products have been tested and meet or exceed health standards for hospitals, schools, and more.
The team is also trying to repurpose existing tiles, giving new life to discarded materials. A staggering 100% of Daltile products contain recycled or reclaimed materials. The company’s manufacturing plants and offices recycle 175 million pounds of materials every year.
Daltile not only focuses on green efforts in production, but also in distribution. Strategically placed manufacturing plants, distribution centers, sales centers and showrooms keep products and raw materials within a 500-mile radius of most project sites, decreasing fuel consumption and emissions.
The company is committed to bettering green practices every step of the way.
So, what does all this mean for you? It is important to research the products going into your home and understand their environmental effects on the earth and your own wellbeing. Learn more about Daltile’s efforts to help you be a more conscientious consumer at daltile.com.

A Partnership You Can Trust
by Christy Heitger-Ewing / photos by Adam Gibson PhotographyWhen building your luxury dream house, what tops your list of must-haves? Chances are, it is comfort, convenience, and quality. Johnson-Melloh recognizes this as they specialize in serving clients who insist on and expect the best of the best.
“There are few people in the Indianapolis market who cater to this type of client, and our business is set up to do just that,” says Henry Nichols, Engineering and Sales Professional with Johnson-Melloh.
PARTNERSHIPS YOU CAN TRUST
Though Johnson-Melloh is well respected in the industry for providing consistent quality mechanical contracting with innovative energy solutions, Nichols insists that their strength lies in their network of industry partners. One of those partnerships is with Precision Comfort Systems, one of the last residential companies to do custom sheet metal work in high-end homes. Meanwhile, Johnson-Melloh installs radiant heating –everything from heated towel bars in the bathroom to heated driveways outside. They have even run warm water pipes through concrete lounge chairs in a sauna so that the chairs would be warm. It’s amazing the things they can do.
This dynamic partnership completes a circle of expertise that cannot be surpassed. Their quality is untouchable in terms of installing and maintaining a complex residential HVAC system. For instance, some years ago, Johnson-
Melloh put in an indoor basketball court for a homeowner that required 11 heating and cooling systems and a floor that requires dehumidification. The same residence includes a high-end car collection, so they did radiant heating in the garage flooring, an HVAC job that at the time cost over half a million dollars.
Though these jobs are complex, utilizing the product is not.
“We take complex things and make them simple and accessible so anyone can use and understand them,” says Nichols.
UPGRADES GOOD FOR YOU AND YOUR WALLET
These days, homeowners are more energy conscious for two primary reasons. One, energy is becoming exponentially more expensive. Two, people have an increased desire to be green.
“Now it’s all about this whole other level of renewable energy and how we can harness and store it,” Tom Melangton, Engineering and Sales Professional with Johnson-Melloh, says.
These products are tantalizing enough, but now the federal government has provided yet another reason to splurge on such luxury by providing lucrative tax incentives when homeowners package up radiant with geothermal.
“The government is getting behind the idea of maximizing the efficiency of your system and minimizing fossil fuel costs,” says Nichols. “So, they are giving a 30% federal tax credit with no cap.”
If you put in a geothermal system when building your house, anything you spend towards that will earn you a 30% tax credit. This means that if you owe $100,000, you effectively get $30,000 off of your taxes.
When you build a home, you get to claim that credit when you take occupancy of the house at which time your builder gives you a receipt for everything that was encompassed in that geothermal system (e.g., the radiant heat, the coils, etc.). Simply fill out IRS form 5695 and attach those project receipts upon submission.
“We itemize that, plus [the builder’s] fees,” says Nichols. “Then for that tax year, the homebuyer turns that into their accountant.”
Keep in mind that a tax credit is different than a tax write-off. A tax credit goes straight back to the bottom line while a tax write-off is part of a mathematical equation that’s subject to other limits.
“A 30% tax credit is real money,” Melangton says. “The sky’s the limit on what you can take for a tax credit so it’s a huge opportunity.”
Often homeowners know that tax incentive options exist, but they need someone to explain what those options are. This, in turn, gives the builder more opportunities. The key is to become an educated client.
“If a client knows the features and benefits that they personally can take advantage of and how the premium will be offset by that tax credit, they’re liable to invest in more comfort and put nicer things in their home,” says Nichols.
And let’s be honest, comfort is king! In the dog days of summer, geothermal provides refreshing air conditioning while in the winter, geothermal warms water in order to heat the floors and driveway, thereby making life more pleasant.
The idea behind Johnson-Melloh’s partnership with Precision Comfort Systems is to combine efficiency and comfort by way of a geosystem with radiant heat.
“Comfort is continuous,” says Nichols. “It’s like a symphony. It’s not just clarinets or tubas. It’s clarinets and tubas at the same time.”
A MEANINGFUL COMMUNITY PARTNER
One Johnson-Melloh client that stands apart from the rest is Miracle Place. The Johnson-Melloh team first connected with this community center when Nick Melloh, CEO of Johnson-Melloh, was brought along to volunteer. While at Miracle Place, he was warmly welcomed at the door, followed by warm smiles from everyone there. This is the norm in this special place. Visitors and volunteers will see Paul mowing the lawn, Tim talking finances and Sister Barbara and Ali laughing with the kids. Mothers, middle schoolers, and little ones fill the community center, ready to learn the day’s lessons then say goodbye before returning for Saturday morning breakfast. It is clear why Nick Melloh was drawn to Miracle Place. “You really get more than you give,” said Tim Falvey, Miracle Place Board President. “It’s rewarding in a unique way, something you can’t often gain from work or even church.”
The community center was a long-time goal for Sister Barbara and the late Sister Rita. They first recognized the need for this space during their time at Holy Cross. Sister Barbara recounts the dozens of families who would bring their kids to play cards, simply looking for a safe place to connect with others and be a kid. activities and celebrations, a sense of community has been established. Educational opportunities and cultural experiences for various age groups are offered through Miracle Place, ensuring that anyone interested in getting involved can do so.
Nick and his wife Lisa were hooked after their initial experience, so much so that they became the co-chairs for Miracle Place’s capital campaign. They led the way in raising money for Miracle Place to build what is now
known as the community center, complete with beautiful wood beams, a fireplace, and bookshelves filled with books for all ages. The Johnson-Melloh team couldn’t wait to play a hand in this project, installing solar panels on the roof to cool and heat the space. “Thanks to our solar panels, our bills are next to nothing each month, allowing our funding to go where it can really make an impact,” said Sister Barbara.
Sister emphasizes the importance of community members and partners, “This space was made possible by people who recognize how meaningful community is.” If you’re in search of quality companies that you can trust, from the team they hire to the community work they tackle, contact the teams at Johnson-Melloh and Precision Comfort Systems today.

A Technical Delight
IMPROVING THE BUILDING PROCESS THROUGH TECHNOLOGY
by Christy Heitger-EwingRemember the old telephone game where one person whispers a sentence to their neighbor, and they, in turn, pass the communication onto the next person and so forth? By the time the sentence has been repeated a dozen times, the message often is completely transformed. The same can happen when it comes to sharing builder prints, which is why several years ago Custom Concrete developed their customized print process.
“When you start handing original prints out in the field to crews who work with dozens of builders, it can get confusing because architects have their own language, making interpretation difficult,” says Chris Stormer, Vice President of Residential Sales. “As a result, there’s a possibility for deviation.”
To remedy this situation, Custom Concrete started redrawing builder prints to create shop drawings. The shop drawing templates offer consistency in color coding, note styles, and phase approvals.
“Owner Tim Carr Sr. always says that the CAD department filters out all the non-foundational items allowing our crews to solely focus on the foundation,” says Valerie Brown, the CAD Department Manager.
To eliminate confusion, accurate points and neat shop drawings must be provided to the crews. Through their AutoCAD technology, Custom Concrete creates 3-D foundation renderings. Custom Concrete uses a proprietary Custom CAD program that runs on top of the regular AutoCAD.
“When we have our wall heights and brick ledge heights determined, we can push a button and give the customer a 3-D model that shows how the brick ledge will blend together and match the grade for their specific lot,” says Brown.
“That’s what crews use to go out to the job site and lay out all of the points for footings and walls,” says Brown.
In addition, the program can output cubic yardage for concrete, providing accurate estimates. “This allows our team to save customers money by cutting excess concrete waste” says Stormer. Very few concrete contractors operate in such an efficient, cost-effective way.
Custom Concrete strives to always have the newest technology to serve their customers.
& DESIGN:
A Perfect Time to Prune
by Christy Heitger-EwingAs temperatures drop and winter frost covers the ground, we tend to not spend as much time outdoors. We certainly aren’t puttering around the yard the way we were in the spring and summer months now that the grass has stopped growing, the leaves have dropped from their branches, and any fragrant bloom that once decorated a flower has long since fallen to the ground. If we venture out now, it’s usually to hang holiday lights and decorations. But landscape experts will tell you that while you’re out in the yard, it’s wise to spend a bit of time pruning your trees and shrubs in order to maximize growth in the upcoming season.
According to Dan Weingart, owner of GreenImage Landscape & Design, pruning during the winter months is the perfect time to maintain or reduce plant size as it prevents overgrowth and rejuvenates them to produce more vigorous foliage, flower, and fruit growth in the spring. In fact, pruning trees and shrubs during the winter is beneficial for several reasons. First, you can better see what needs to be removed since no foliage is obstructing your view.
“With the leaves gone, you can really get a good look at the structure of the trees and shrubs in your yard, and that closer look could save the plant itself,” says Weingart. “Dead structures need to be removed for the health of the tree, but it’s not always easy to see those when they’re covered in leaves.”
This is also the perfect time to remove weak, vulnerable branches so that trees have a better chance at surviving severe weather in the form of snow, sleet, and intense wind. A clearer view means structural pruning and cutting is much easier. Speaking of cutting, we must remember that a pruned tree is a wounded tree that needs to heal; healing hastens in the winter when they are dormant.
“The cold helps the tree close the cuts faster before warm weather sets in,” says Weingart. “Think of it as growth stimulation, and it ultimately means a healthier, stronger plant throughout the season.”
We’ve all seen those overgrown plants and shrubs that have overtaken a space and may even obstruct a window or sidewalk; that frustrating issue can be averted simply by winter pruning.
Pruning in winter is also better for disease control because fresh cuts during the summertime are more vulnerable to insects and disease whereas insect activity is greatly diminished in cold weather.
Weingart notes that Dutch elm disease and other types of tree and shrub problems spread fast as temperatures warm up and through the growing season.
“During the winter, though, disease-causing bacteria, fungus, or insects are typically dead or dormant,” he says. “Because of that, you’re less likely to transmit diseases from plant to plant as you prune.”
’Tis the season of giving, so give your trees and shrubs some love this winter by scheduling a pruning session with GreenImage Landscape & Design.

HOMESENSE HEATING & COOLING:
The Fundamentals of Furnaces
by Allie MoffettAnother month, another heating and cooling bill. How can you ensure you’re getting the most bang for your buck? Cristina MarroquinMcCall, Homesense Marketing Manager, filled us in on what we need to know about furnace options.
What does an 80% furnace versus a 90% furnace mean?
Basically it’s how much gas the furnace uses. For every dollar that goes into the furnace, 20% goes out the flute - or is wasted - with an 80% furnace. The 90% furnace follows the same rule, with 10% going out of the flute.
What is a single speed furnace?
In a single speed, the furnace blower only runs at one speed – off or on.
Multi-speed ramps up when it kicks on, similar to the transmission in a car shifting gears and then shutting off completely. This is the
most basic furnace type available.
A variable-speed furnace functions like the blower in your car when on auto; it slows down and speeds up as needed. This is helpful because it circulates the air in the house more often and creates better air quality. It can also help regulate temperature balance.
What does your furnace model recommendation depend on?
When helping a client choose the best furnace for their needs, I focus mostly on the size of the home, how long they expect to be in the home, and of course the client’s budget.
Does the type of furnace depend on how often it needs to be checked by the homeowner?
Nope! All systems require two visits a year - one for the furnace and one for the A/C unit.
It’s important to understand the basics of your furnace model and upgrade options to properly care for them and understand where your money is going. The Homesense gurus are here to help you with all of your heating and cooling needs. Visit trusthomesense.com to learn more.
The Reality of Flipping Houses
by Shari HeldIt’s the stuff dreams are made of. Buy a dilapidated house, put in some elbow grease and enough capital to completely transform it, and sell it for twice what you put into it. It happens all the time on reality TV shows. But that may not reflect what happens in the real world.
“The reality of it is, it’s not that cut and dry,” says Laura Turner, Broker/Owner of Laura Turner Realty Group with FC Tucker. “Many things can go wrong, and you face a lot of unknowns.”
Reality shows feature the homes most apt to yield a great return. “Those are few and far between in this market, because home prices are at an all-time high,” Turner says. “The margin isn’t going to be as great now.”
If you’re still up for the risk, Laura has a few tips to help improve your experience and turn a profit.
WORK WITH A REALTOR to provide a realistic assessment of the value of the property “as is” and transformed.
AVOID BUYING THE MOST EXPENSIVE PROPERTY in the neighborhood. You may not make the money you want after making improvements.
LOOK FOR OFF-MARKET PROPERTIES such as a sheriff’s sale on foreclosed properties. “Once flipped, these are going to give you your greatest return,” Turner says.
BE PATIENT. Invest in a distressed property that most people have passed over and bring it back to life.
STICK TO YOUR OVERALL INVESTMENT BUDGET to ensure you have enough capital to complete the project.
HAVE CONTRACTORS LINED UP and ready to start immediately to avoid holding costs.

OUTDOOR COMFORT FOR
All Seasons
by Allie MoffettIf you live in the Midwest, you have probably enjoyed a warm sunny day followed by a chilly, rainy one the next. It’s a pattern Midwesterners have learned to live with. However, if you love to entertain and spend time with family and friends in a space that brings the outdoors in, it can put a bit of a damper on your plans. Your outdoor entertainment dreams don’t need to rely on the weather when you can rely on the BPI Outdoor Living team.
Outdoor Living spaces have become an extension of the home and interior spaces. “As homeowners realize how important it is to connect both with nature and each other, the outdoor space is a cost-effective way to add living space to an existing home,” says J.D. Durst, President and Owner of BPI Outdoor Living. “Homeowners are now aware of their options and looking to create a cohesive connection between inside/outside living.” Fellow outdoor living experts have reported exponential rises in outdoor living spaces. Azenco reported that orders for pergolas and outdoor living spaces have risen by 300% since last year.
Homeowners these days dream of much more than a simple patio, deck, or porch; they want high-end finishes and features that bring the comforts of indoors to stunning outdoor spaces. Cooking areas take the form of an outdoor kitchen. Heating sources include gas and wood-burning fire pits, fireplaces and electric overhead heaters. Cover is now achieved in many forms, from pergolas and shade sails to detached and attached roofs. The outdoor living room is completed with outdoor audio and video, allowing homeowners to gather and watch their favorite show while also enjoying the outdoors. These offerings provide the comfort needed outdoors that allows homeowners to brave the elements year-round.
“As modern homeowners focus on spending more time with friends and family, the desire to have a great outdoor kitchen and lounge area to congregate is equally as important as it is inside the home,” says Durst.
The BPI team designs dream outdoor spaces tailored to individual homeowners’ aspirations. They have been honing their craft over 24 years in the business. With a core focus on designing and building luxury outdoor living spaces, the team focuses on the right questions to help clients maximize their spaces and budgets. With skilled artisans who focus on timeless building techniques and materials they ensure clients have spaces that they can enjoy year-round and for years to come.

Utilizing Google Reviews
Google reviews empower you to promote your brand – and its exceptional products, services, and unique offerings – to potential customers. The very simplicity of the platform is where the power is. Reviews are written by the people, for the people. They offer social proof of your brand’s quality, value, and integrity.
5 TIPS FOR UTILIZING GOOGLE REVIEWS
1. Verify Your Business Profile.
Start at the beginning. When you verify your business with Google. In typical Google style, it is an easy process, and at the end, you will ensure your business info shows up on Search, Maps, and other services. You can also respond to reviews – which we will discuss in a moment.
2. Encourage Customers to Leave Reviews.
Ask in person. Your team should also be proficient in making these requests respectfully.
Use Your marketing materials. Let your email signature, cards, receipts, followup emails, or texts do the asking with a link to your review page.
Use Google tools. Try Google’s marketing kit and a custom short URL to support your efforts.
3. Respond to Reviews.
Regardless of what they said, take a moment to thank them, but it is especially vital to respond to negative reviews.
If you receive a negative review, act fast:
• Respond as soon as you can.
• Keep it professional.
• Dig deeper, find out what went wrong.
• Apologize if necessary.
• Sign your response with your name or initials.
6. Turn Reviews into Marketing Gold.
Let your customers do the talking. Social proof is key, and reviews are an invaluable resource. Share great reviews on your social media pages, highlight them on your website, include them in your marketing and/or press kit, and reach out to those customers for possible video testimonials.
7. Gather Data – and Act on It.
Reviews give you insight into the minds of customers. Gather information on what you’re doing right, what you’re doing wrong, what could be improved, and what you can capitalize on. Then act.
Are you utilizing Google reviews to build trust, humanize your company, and grow your business? The fact is that people are looking for the products and services you offer. Reviews tell them if you are the solution for which they are searching.
HOME ARTISANS OF INDIANA
HAOI is dedicated to professional and personal growth. Connect with like-minded professionals who are building better businesses – together. You don’t have to reinvent the wheel or make every mistake yourself; learn from the experiences and expertise of your peers and industry leaders.
You can see it. You have envisioned your dream space… your ideal kitchen, that awe-inspiring spa bath. But then… reality hits you like a bucket of cold water splashed in your face. A remodel can be demanding under the best of circumstances. It helps to be prepared when it comes to the more complex remodeling challenges.
TOP REMODELING CHALLENGES
TEARING OUT WALLS
A common question homeowners ask is, “Can we tear down that wall?” Yes… technically, you can tear down any wall you like. That’s the simple answer. The realistic answer depends on what’s going on behind the walls, it may be a simple step or a complex (expensive) multi-step process.
For example, if it is a load-bearing wall, your builder will need to take precautions to support the structure as it is removed and then add another form of support in its place.
MOVING MECHANICALS
If you want to change the location of key fixtures such as showers or tubs, or even move a major appliance from one wall to another, you will have to consider the complexity and difficulty of relocating these vital components –wires, piping, ducting, etc. – and make sure they are properly identified before you start. You need a full assessment of what’s in place, where you would like it, and whether or not that is feasible.
CHANGING THE LAYOUT
Here’s the fun part. Some people can look at a space and imagine the possibilities, regardless of the current layout. Your designer/remodeler should be one of them! If you want to change the footprint of your space – whether to allow for a more open feel, create distinct spaces for privacy,
expand the space, or achieve any number of other goals – discuss your vision with your remodeling team.
PRESERVING THE HOME’S CHARACTER
Whether you are the proud owner of a stately craftsman home or a sleek, cutting-edge modern abode, one thing is certain: your home has character! If your goal is to preserve as much of its charm as possible, you will need to factor this into your remodeling plans. While this is your space and you can do what you want, you may wish to retain some distinctive features, such as hardwood flooring, millwork, original tilework, fireplaces, etc. –while upgrading elements that could use some 21st century efficiency and technology, including windows/ doors, HVAC and appliances, and cabinetry.
TEARING DOWN ARCHITECTURAL ELEMENTS
On a related note: there are times when you wish to remove
architectural elements in order to update your space or reimagine its entire appeal/purpose. Consider which you want to retain, whether it is original brickwork or hardwood floors, and which need to go in order to make your home more functional, timely, and timeless. For example, in a recent ACo bathroom update, early 2000s-era pillars were removed to create a more open airy space that delivers modern streamlined luxury. This more open look will more easily translate into subsequent design changes over the years while giving the homeowners a more contemporary appeal today.
SURPRISE!
Let’s say you just want to add a pantry space and new cabinetry to your kitchen. You notice a little brown spot on the ceiling – and all of a sudden, you have a plumbing project on your hands. The old pipes have been leaking undetected for some time, and you need to address this before proceeding with your original vision. Surprise.
Surprises happen during the
remodeling process, no matter how well planned. To account for unexpected challenges, and build peace of mind into your project, ACo covers up to $1000 of potentially hidden change orders.
WORRIED ABOUT AN INTIMIDATING REMODEL?
The good news is that where there’s a will there’s a way. Discuss your goals with your remodeler at
the onset of your project to make sure they have a proper strategy to make your vision work.
ACo has honed their process to remove the worry by guiding you through design and installation. They empower you to overcome the intimidation factor and transform your home so you can love where you live. Connect online at liveaco.com to schedule an in home design consultation.

Stopping the Ravages of ROAD SALT on Your Garage Floor
by Nancy VeseyWINTER WEATHER is approaching, and now is the perfect time to protect your garage floor from damaging elements with a professionally installed coating.
Harsh winter weather is on its way, and nothing takes the brunt of it more than your garage floor. Rain, snow, and road salt wreak havoc on concrete, causing the inevitable cracking, pitting, spalling, and dusting, a breakdown in the top surface area.
With the protection of professionally installed coatings, however, you can rest assured your floor can withstand anything Mother Nature – and time – serve up.
“Coating the concrete with a permanent chemical bond creates an exceptionally durable floor, strengthening it and stopping surface abrasion that can lead to deterioration,” said Nick Knight, operations manager for Indy Floor Coating.
“Left uncoated, a floor’s minor cracks can become major,” he added. “Dissolving salt, rain and snow seep into the cracks, causing corrosion under the surface. Over time, the cracks typically become larger, and the concrete can start to crumble.”
Having a coated surface not only reinforces and protects the concrete, but it also means cleaning the typical winter grunge from your floor is a breeze. A quick hosing-out is usually all that is needed to restore your floor to a shiny, beautiful long-wearing surface. Non-staining and chemical resistant garage floor coatings repel gasoline, oils and most everything else a busy household or car enthusiast can dish out.
For aging and damaged floors in need of repair, the results of a resurfacing are stunning, taking years off a dirty, stained and dusty floor. Brightening the area and greatly enhancing the space brings satisfaction for years to come. “The comment we hear most often from customers is ‘Why did I wait so long?’” Knight said.

JAMES HARDIE:
HOME | JAMES HARDIE COLLECTION
Timeless Curb Appeal
by Suzanne HuntzingerThe Fixer Upper team, famous for transforming the interiors of some of the most outdated homes into exquisite showpieces, has created a collection of exterior design products in collaboration with James Hardie. This new line is the perfect product for an exterior transformation that will give your home stunning curb appeal.
The Magnolia Home | James Hardie Collection, curated by Joanna Gaines, marks Magnolia Home’s entry into the home exteriors market. “Hardie siding has been the choice for more than 10 million homeowners and by collaborating with Chip and Joanna Gaines, we are taking our brand of trusted protection and long-lasting beauty to a whole new level,” says Sean Gadd, President of James Hardie North America.
Even though 70 percent of homeowners think the exterior of their home needs a facelift, they often think first about interior renovations when it’s time to start the process of updating their home. They delay making exterior improvements, with the exception of giving the home a fresh coat of paint. Soon enough, the fresh coat of paint can’t hide an outdated appearance and deteriorating siding, and the once beautiful home begins to lose its curb appeal. Joanna Gaines was inspired to create the collection with exterior curb appeal in mind. “It’s one of the most important things for any home,” she says.
“Updating the exterior of your home involves lots of choices including colors, textures and styles. We are excited to collaborate with Chip and Joanna Gaines to help homeowners make the process of residing their home easier,” says Gadd. The Magnolia Home | James Hardie Collection features three classic siding styles: Lap Siding, Shingle, and Board and Batten. Homeowners can choose from a variety of earth tone colors in a smooth or Select Cedarmill finish.

STONE:
STUNNING STONE FINISHES
by Courtney Pope / photos by 360 Tour DesignsFor visitors to the 2022 First Internet Bank Home-A-Rama at Chatham Hills in Westfield, countertops and other stone applications are always an eye-catching detail that make a major impact. Indy Custom Stone was proud to partner with three custom builders at the stunning homes in this year’s show. Within each home, built by Sigma Builders, Carrington Homes, and
Wedgewood Builders, the stone details, design, and installation by Indy Custom Stone went unmatched. Working closely with Indy Custom Stone, each builder, along with their interior designers, selected both up-andcoming and classic stones to feature in a variety of spaces throughout each home.
QUARTZ
The consistent veining, colors, edge profiles and durability of quartz makes this trendy manmade surface appropriate to use in a myriad of home applications. Each HAR home used a quartz selection, but the detailed edge profiles are the true statement maker! A gorgeous marble-esque quartz was used in Sigma Builders kitchen and designer Stephanie Wiott specified coordinating edge profiles to enhance the large island where family and friends can gather.
GRANITE
With the popularity of other stones growing, granite might not be a top choice for some, but it still has a beautiful place in the home. Wedgewood Building Company and interior designers Thomas and Jayne selected a soothing granite for their Modern Mediterranean laundry room and a dramatic granite called “Lava Oro” for the wine bar, which compliments the moody tones floor to ceiling. Carrington Homes and interior designer Stacy Stater of Home and Willow packed a punch in their home’s powder bathroom. By adding a perfectly veined piece of granite as the sink top that continued with a high splash, they nicely accented the sink area with adjacent walls covered in abstract geometric wallcovering.
MARBLE
Although some may be intimidated by the thought of marble as a countertop surface, its durability shows from longevity of use throughout history. We love those builders, designers and homeowners who really went for it! In the Wedgewood home, you will find a complete showstopper in the main level primary bathroom with a gorgeous marble called “Super White Leather” completed with fabulous, mitered edge profile details. Not all marble is white, grey or polished! Sigma Builders selected “Bianco Rhino”, a taupe-veined marble in their primary bathroom with a honed finish to remove the traditional shine of marble.
QUARTZITE
This natural stone has an array of color and veining options with beauty to boot! It’s a great stone to consider for kitchens and bar tops. Wedgewood selected “Aria” quartzite in a leather finish for their open concept kitchen and lounge room. The lighter countertop selection with naturally dramatic veining compliments both lighter and darker cabinets and spaces. Carrington Homes also selected a quartzite for their kitchen, but with a polished finished, called “Allure”. Their design incorporated mitered edges and a splash feature that replaced the traditional tile backsplash concept and enhanced the stunning dramatic effect of the quartzite.
Indy Custom Stone specializes in all types of stone installations and replacements throughout the home. If you are considering building or starting a renovation, consider ICS for your stone and countertop needs. Make note of any stones you liked in the 2022 Home-ARama show and be sure to check out their interactive site indycustomstone.com or give them a call to schedule a private appointment (317) 877-1000.

Cream of the Crop APPLIANCES
by Christy Heitger-Ewing / photos by 360 Tour DesignsMany homeowners have aspired to and dreamed of a high-end luxury kitchen and gathering space where family and friends can enjoy hanging out. Which is precisely why they choose to install top-of-the-line appliances such as Sub-Zero/Wolf. With showrooms located throughout Indiana, Lee Supply is staffed with design experts and certified, factorytrained, installers to help those dreams become a reality.
“These products are the crème de la crème of appliances,” says Matt Fryman, salesman with Lee Supply. “They are a homerun because they knock it out of the park with regards to performance, reliability and service.”
Lee Supply started out in the Indianapolis area as a small family-run plumbing supply company. The Lee family was always looking to what the market needed next and finding opportunities for growth in the industry. Their ability to be flexible to the client’s needs, to always ask “Why Not”
when it comes to a unique challenge, and their variety of high-end offerings has helped Lee Supply grow into Indiana’s top destination for luxury appliances, lighting, kitchen and bath fixtures. It is all part of the Lee family vision, a culture of asking “Why Not”, a culture where everyone counts.
That vision has carried them through the years and helped Lee Supply meet the challenges presented by featuring the best of the best of high-end appliances in showcase homes at the First Internet Bank Home-A-Rama (HAR). In this year’s show at Chatham Hills in Westfield, Sigma Builders worked with Lee Supply to feature a top of the line Sub-Zero/Wolf kitchen suite including a range, hood liner, refrigerator and freezer with custom paneling to seamlessly match the cabinetry.
“It’s definitely unique…” says Fryman. “A lot of people like something fresh and different.”
This luxury refrigerator offers more than a seamless, elegant look with LED-lit adjustable glass shelving and dividers, along with a water filtering system that removes contaminants, taste, and odor. The homeowners can organize the interior to meet their needs with the assurance that the items inside are properly preserved. With a discreetly built-in internal dispenser, filling up water bottles, pitchers, or coffee pots is just as seamless as the exterior look.
Best of all, the matching column freezer automatically produces fresh, odorless ice while also providing Wi-Fi connectivity, allowing the homeowner to control the freezer temperature remotely and never have to worry about their supply of ice in the home.
The state-of-the-art dual fuel range is the centerpiece of the kitchen as the notable red knobs provide the homeowner with precise high-to-low temperature control with a spark ignition system that reignites the burner automatically.
The Sigma HAR home also includes an outdoor living space equipped with a Sub-Zero/ Wolf undercounter beverage center and grill that features a sear burner for perfectly searing steaks, burgers or chicken.
“It creates a nice instant temperature to get that searing action,” says Fryman. “Then there are your traditional grill burners with briquettes that sit on top and are great for getting that smoke flavor into the foods.”
If you’re looking to create a more appealing gathering space, ask yourself “why not” when it comes to installing luxury appliances. Then, visit the Lee Supply Kitchen & Bath Design showroom in Carmel, located at 415 W. Carmel Dr., or any of the 12 Lee Supply showrooms throughout Indiana featuring Sub-Zero/Wolf.

GOT OLEE.C OMMaximize Your Benefits
by Suzanne HuntzingerThe end of the year is approaching and that means it’s time for annual enrollment in your benefits program. Wharton & Power Insurance can help you make the best choices for you and your family.
Choosing your coverage during the open enrollment period is critical for several reasons. First, when you choose your benefits, you’re committed to those costs and benefits for the entire year, unless you encounter a major event which qualifies you to make a change. Some qualifiers include marriage or birth of a child, change in residence, or a job loss resulting in cancellation of the policy.
your main concern is the cost-per-paycheck or out-of-pocket expenses and whether you might be willing to pay more for more comprehensive coverage.
In addition to primary medical coverage, you’ll likely be able to make selections like vision and dental coverage, life insurance or disability, and more. Read the plan literature and pay close attention to details like whether check-ups or preventative visits require a copay or if they’re included.

Most employers conduct open enrollment meetings for staff where they present the available plans. Attend these meetings to gather information about the plans offered and make an informed decision on your benefits selection. In this digital age, employers have discarded enrollment forms and swapped them out for enrollment on a portal. FLATMADE
CO.:
Stamped in Style
by Allie MoffettYour home should reflect your style from head to toe. Or, rather, from ceiling to floor. The Flatmade team ensures that the floors you build your life upon are a thing of beauty with brick, stone and wood concrete stamps. “We want to turn the concrete in a home from a functional necessity to a design feature,” said Ben Driskell, owner of Flatmade Concrete.
HERE IS HOW THE FLATMADE TEAM ENSURES THIS HGTV-APPROVED TREND LOOKS ITS FINEST:
CONSISTENCY CHECK. The team must confirm the concrete is the right consistency and optimal level of dryness before pushing the stamp into the surface.
ATTENTION TO DETAIL. Flatmade’s expertise and attention to detail ensures that every bit of texture in the stamp is clear and cleanly pressed, paying special attention to the deep grooves that are difficult to capture.
TOUCH-UP TIME. Once the concrete has firmed up a bit, the team touches up stamp details until it looks its best. Secondary color may be added to the concrete to highlight details and add depth.
SEAL OF APPROVAL Finally, a sealant is added to keep the concrete looking its best.
While adding a stamp to your project is simply a personal design preference, it is also a worthwhile option for functionality. Stamped concrete offers more strength and wear resistance than true wood. The “wow” factor is an added bonus.
“A lot of people don’t even know the option to stamp their interior concrete exists,” Driskell explained. “One interior project we tackled was in my own laundry room, and when we have guests over, they’re always impressed with that design choice. It catches people off guard!”

Let the Light Shine In
by Christy Heitger-Ewing / photos by The Home Aesthetic and Thomas Graham PhotographyBigger is better when choosing windows but not necessarily when it comes to selecting your builder. Kent Shaffer Homes, a third-generation family-run business, is a smaller company. They erect 6-10 homes a year rather than cranking out 20+ homes annually the way production builders do. As a result, clients have a more personalized and pleasant experience.
“We involve our designer up front before we meet with the architect to get a design plan together. This helps guide the architect when designing the home. This prevents changes later on since the designer is involved up front. She is able to give input on the interior and exterior of the home while the architect is designing,” says Kristen Shaffer-Hale, co-owner of Kent Shaffer Homes. “As a result, we help our clients stay on budget during the design process since we know their finances going into it.”
As a third generation builder growing up in the industry,
Kristen is well aware of the joys of building, as well as the stresses clients can encounter. “The pandemic saw unparalleled fluctuations in building costs and never beforeseen challenges, but I found that keeping an open and honest dialogue with the client, making them partners in their build as opposed to spectators, helped keep everyone happy from digging the foundation to handing over the keys.”
Kent Shaffer Homes, who builds exceptional quality homes in desirable neighborhoods and utilizes experienced craftsmen & high-quality materials, is proud to have partnered with McComb Pella Window & Door Co. for more than two decades. The partnership thrives due to Pella’s excellent customer service and stellar reputation in the industry.
“We love working with them,” says Hale. “They go out of their way to provide quotes for homes we build, they install all exterior doors for us to be sure they are done correctly,
“We have such peace of mind knowing that if we have an issue with anything, all we have to do is give our clients Pella’s warranty department phone number and it will be taken care of.”
– KRISTEN SHAFFER-HALE Co-owner, Kent Shaffer Homes
and their warranty program cannot be surpassed. We have such peace of mind knowing that if we have an issue with anything, all we have to do is give our clients Pella’s warranty department phone number and it will be taken care of.”
Hale notes that in recent years custom home construction has grown more complex, and exciting, with each build offering new ways to showcase the latest and best in materials.“Trends in design, such as finishes and paint colors, come and go but the one thing that is always in demand is natural light. Whether it’s floor to ceiling windows, or custom glass doors, Kent Shaffer Builders along with our friends at McComb Pella jump at the opportunity to wow our clients.”
Hale notes that the window upgrade elevates the whole project. “As builds get bigger, so too does the window and door cost. However, it may be the one area you don’t want to skimp on. Flooring and finishes can be changed out over the years, but windows properly done at the time of the build leave their mark on a home for generations.”
The Kent Shaffer team recognizes that 2-D drawings do not help clients visualize certain aspects of a project. For instance, homeowners might want to get a sense of how big the windows will be or what they will actually look like in size compared to everything else. To help clients imagine their as-yet-to-bebuilt home, the Kent Shaffer team provides renderings, which includes exterior color selections.
“It’s great because clients can see how the windows are going to look, and we can make any necessary changes before we start building,” says Hale. “It’s unique. Not a lot of builders are doing that.”

BUILDING for ETERNITY
by Christy Heitger-EwingBuilding a custom home can be a miserable experience if you are saddled with contractors who exhibit poor communication and/or a lack of knowledge. That’s why at Firm Foundation, they go above and beyond to cement a positive experience for all involved, and that starts with the first shovel of dirt.
“When we go to dig a basement, we’ll bring the family out and let them jump into the excavator and pull out a scoop of dirt so that they get to be involved and a part of the process,” says Jeremy Fish,
owner of Firm Foundation of Indiana. “We let them enjoy the experience of building the foundation of their home so that it’s something they’ll always remember. We want it to be a fun family project.”
Working as a family runs deep at Firm Foundation. Jeremy was introduced to the world of construction through his grandfather, who worked in the stone quarry and did some concrete work. In 1994, Jeremy, his dad, and his brotherin-law started an Indianapolis-based foundation company called Fish & Sons. In 1996, Jeremy changed the name to Firm Foundation of Indiana, Inc. Once his sons, Seth and Shane, were grown they joined
the business, along with Jeremy’s son-inlaw, Andrew.
“We provide quality foundations for those in the Indy area,” says Jeremy, who is proud of his trusted team of 40 employees. “We consider all of our guys family. We are out here to serve the community and serve the builders to the best of our ability, offering our clients a quality foundation and future homeowners a quality building experience that they enjoy.”
Their company’s tagline is Firm Foundations: Building for Eternity because that is their goal – to provide a solid foundation that will last. The chosen words also are a nod to the family’s firm faith.
“We are a faith-based company. We want it to be a good example of Christ’s love and shed the light of Christ in the community,” says Jeremy. “We want to allow people to see that there is a better way of life.”
Jeremy and his team recently poured the foundation for the Sigma Builders’ HomeA-Rama (HAR) house, which was featured this year in Chatham Hills of Westfield.
“Sigma is one of our quality homebuilders that we work with regularly,” says Jeremy. “We love working with Sigma Builders because they are a personal company that cares about, and works well with, their vendors.”
If you are in search of an expert company to lay your home’s foundation, call Firm Foundation today, and prepare to play in the dirt!

A Relationship to STAND THE TEST OF TIME
by Allie Moffett / photos by 360 Tour DesignsWhen setting out to create a meaningful relationship with a coworker, neighbor, or even romantic interest, there are a few values that come to the surface as the most important. Thoughtful connection, timeliness, open-mindedness, and a sense of confidence and composure may make the list. These values have been present in the relationship between Stone Artisans and AR Homes by Christopher Scott since they first started working together, over ten years ago.
This long-time duo came together to work on AR Homes’ 2022 Home-A-Rama (HAR) design. Stone Artisans provided all the countertops throughout the home, primarily using Silestone Quartz by Cosentino as well as a few touches of natural stone in the basement bar, golf simulator room and upper game room. The Stone Artisans team was most proud of the mitered island and waterfall features, which created the perfect centerpiece for this modern AR home.
“I love how the upper bar was designed to nest into the working island,” said Cory Kroger, owner of Stone Artisans. “The multi-mitered construction on this piece takes a special set of skill and care to construct.”
The team is also proud of the full-height kitchen backsplash, which compliments the mirroring fireplace surround in the living area. The vein and movement in the Silestone Quartz provided the “perfect pop” needed in the space.

– CORY KROGER Owner, Stone ArtisansStone Artisans has over a decade of experience participating in Home-A-Rama show homes, and this year was one of the best yet. “We were so impressed with the planning from AR Homes team, and their ability to complete all tasks ahead of time,” said Kroger. “HAR can be a very stressful time for the builders and vendors. Scott, Chris, and Dan’s team at AR made for a pleasurable experience while we worked on the project.”
The work Stone Artisans provided in this year’s home showcased not only their craftsmanship, but it highlights the teamwork it takes to make a project go smoothly and without loose ends. It’s always the team’s ambition to be a partner supplier to builders. Stone Artisans realizes that the building a home involves many trades. The better they execute installation, the better the job flows for other trades that surround their product.

“Our relationship with Stone Artisans has lasted so long because of the excellent service and outstanding craftsmanship demonstrated over the years” said Dan Hayes of AR Homes. “There is no job too complicated, and Cory’s can-do attitude and willingness to get creative with complicated designs has set Stone Artisans apart and solidified their position as one of our top subcontractors with whom we work.” Hayes continued, sharing that in these times of constrained labor markets, volatility of material availability, and general uncertainty in the entire construction industry, Stone Artisans consistently finds a way to service their builders, and more importantly, their customers.

Giving Back to the Community
by Suzanne HuntzingerThe Sears and Syrus Team at Compass Realty has built a strong presence in the community they serve with each home sale. But that’s only part of it. Giving back to the community is equally important to them.
“This is our first year as a blended team and we're bringing all of our passions together. We felt strongly about not leaving one charity behind, while also increasing our contributions,” Lindsay Syrus Realtor/Broker on the Sears and Syrus Team at Compass Realty, says.
The team is passionate about a few organizations. Angel Tree is one of them. The program offers a few ways to support them. They accept monetary donations, adoption of families, or donating time. Sears and Syrus selected a corporate package to support 10 kids around the Holiday time. “Kids, families and the art of giving is what truly fuels my soul. No child should experience the holidays, the most magical time of the year without love and presents,” Lindsay says.
The Sears family has always supported Autism awareness via research, community support, organizations and charity events over the years, especially during April, Autism Awareness Month. “My youngest sister is autistic,” Lindsey shares, “So it holds special place in our hearts.”
The Sears and Syrus team gets creative incorporating support for autism awareness while running their real estate business. They order baked goods for client events or closing treats from No Label at the Table Food Company in Carmel (nolabelatthetable.com), a business staffed by autistic employees.
The Humane Society rounds out the team’s list of charitable organizations. Zach Syrus introduced the charity when he became involved after adopting two rescue pups.
All three charities get a boost at the Sears and Syrus Realty Group donuts and pictures with Santa event each holiday season, this year scheduled for December 4, 2022. Guests can purchase raffle tickets to win great prizes, and the proceeds will benefit the three charities.
Visit searsandsyrusrealty.com for more information about the team and their services.
