PRESIDENT’S MESSAGE What a year it has been! It is crazy to think this is already my final letter as BAGI Board of Directors President. Our industry and homebuilding community has really been put to the test over the last 16+ months. From battling a pandemic to navigating skyrocketing material costs, limited inventory, labor shortages and a hot housing market. We may be tired, but man, are we strong and capable of finding innovative solutions to make any challenge or hardship work. Speaking of innovation, what did you think of this year’s First Internet Bank Home-A-Rama? Hosted at Indy’s first wellness lifestyle community, Aberdeen, this event was not one to miss! It was fantastic seeing attendees explore the community’s amenities, indulge in local food and beverage vendors and tour the six incredibly stunning homes carefully built and tastefully displaying the latest in home design and technology trends. It always amazes me to see how our builders and vendors, BAGI staff members, sponsors, volunteers and more come together to put on such a beautiful, fun and truly spectacular event year after year. Congratulations to all for another successful Home-A-Rama and thank you to all who spent a lot of time, money and energy into making it a reality. By the time you read this, we will have elected new additions to the 2022 Board of Directors and will be preparing for another exciting year at BAGI. I am proud to pass the baton to our 2022 Board President, Andrew Brindley of H·E Homes, and am excited to see his success! According to its August 2021 report, MarketGraphics Research Group cites the new home price based on closings as $490,000 in Hamilton County, with a forecasted average of $390,000 across the Central Indiana region. How can we help the better align rising housing costs with Hoosier wages and tackle some common misperceptions about housing? Build Indiana Roots is a coalition of business groups and trade associations who support achievable housing for Hoosiers. Increasing housing costs are stifling the growth of communities across Indiana. The goal of Build Indiana Roots is to educate Hoosiers on achievable housing and advocate responsible, balanced housing policies, so all residents can achieve their home buying dreams. So what is achievable housing — and why does it matter? Achievable housing is non-subsidized housing that is affordable to folks with an income between 80 – 120% of the area’s median income of $54,000 (2018). In other words, it is within reach of households earning between $43,200 and $64,800. Who are these people? Us! They’re our community leaders and helpers: municipal employees, teachers, small business owners, nurses, managers and tradespeople. Achievable housing allows more people to access affordable homes. Achievable housing can take many different forms, including:

BUILDER STANDARDS

In Central Indiana, construction is governed by a process that requires all work be done in compliance with a statewide Building Code. The BAGI Builder Standards are a set of standards that BAGI Builders agree to, and they help set expectations between the builder and his or her client. The Standards apply to new home construction and have a warranty period of one year from time of closing. As winter approaches, here are some Builder Standards that you may want to keep in mind for your new home:

CRACKS IN GARAGE FLOOR Minor cracks in garage floors are normal. Cracks exceeding ¼ inch in width or 3/16 inch in vertical displacement shall be repaired.

CONCRETE Because the curing of concrete is a chemical process and can take up to a year to complete, changes in size and strength can be expected. Pitting, spalling, and scaling can occur when salt or other deicers are applied directly to the surface of the concrete or when they are indirectly deposited on the surface by tires or feet. Remember to keep salt off of surfaces that are in the curing phase!

CONDENSATION Windows will collect condensation on their interior surfaces when extreme temperature differences and high humidity levels occur. Condensation usually results from humid conditions within the home created by the owner during the curing process in a new space. Unless the window condensation or frost is directly attributed to faulty installation, it usually results from conditions beyond a builder’s control. If windows are correctly installed, no corrective action is required.

DRYWALL Minor seam separations, corner bead cracks, blisters, ridging at seam lines, and mounds at nail heads are cosmetic finishing imperfections and not defects since they are common conditions that are generally caused by lumber stabilization and should be expected. Cosmetic finishing imperfections that can be readily observed by visual inspection from a distance of 6 feet under normal lighting conditions will be repaired by the builder one time during the service period, except where normal repainting will cover the blemish, as in the case of a hairline crack. The builder is not responsible to repair drywall or tape cracking that is caused by a truss uplift. As a courtesy, one time during the service period, the builder will repair cosmetic finishing imperfections to match the original finish as closely as possible. The builder will touch up and paint the repairs with the original paint color in areas where the builder was responsible for the original interior painting. The builder is not required to repair blemishes that are covered by wallpaper.

WOOD FLOORS Wood flooring, because of its nature as a wood product, may expand, contract, cup, and warp due to moisture and temperature variations of the home. The homeowner is responsible for maintaining proper humidity levels in the home. Even with proper humidity levels, changes may still appear as a result of heating and cooling systems.

What You Need to Know About Maintaining

HARD-WIRED SMOKE DETECTORS by Shari Held

Hard-wired smoke detectors have many advantages – the most important one being that they provide better protection for your home and family. They can even interface with your home security system! But, do you know how old your hard-wired smoke detectors are? For optimal performance they should be replaced every five to 10 years. Like everything else, smoke-detection sensors have a life cycle – 10 years tops – after which they become less effective. “Some hard-wired smoke detectors also have batteries,” says Jodi Burtner with Burtner Electric. “At a minimum, you’ll need to change these batteries once per year, but we recommend twice a year. And replace them with the same type of battery – alkaline or non-alkaline.” Using the same brand of battery is also advisable. For example, Burtner Electric uses Kidde smoke detectors and recommends using Kidde batteries with them. A quick rule of thumb: if your smoke detector goes off for no apparent reason, it may be time to change the battery. That should be your first step in trying to rectify the situation. However, dust can build up in your units and cleaning the smoke detector with canned air may help with that. This often occurs during remodeling construction, but even in the cleanest of homes, dust can collect. So, help protect your home and family by replacing smoke detectors and maintaining them properly and regularly. YOUR REMODEL PRE- CONSTRUCTION CHECKLIST You’re about to embark on a home remodeling project. How do you feel? Excited? Eager? Overwhelmed? Indecisive? Stressed? All of the above? It can certainly be an emotional roller coaster! As ACo Design & Sales consultant Mia Farrell says, “There are so many ups and downs. It’s great to be excited about your new kitchen, your new bathroom, your new flooring… but we have to get you from Point A to Point B. We don’t have a magic wand; it’s going to get messy!” While ACo takes every step possible to deliver a smooth, streamlined, positive experience, there is going to be a crew in your home. There are going to be some minor inconveniences – but they are all temporary. With that in mind, we’ve created a pre-construction checklist to help you prepare for your remodel.

Be realistic about the renovation process and timelines. Your project isn’t going to be finished in a week or two. Unfortunately, life isn’t HGTV! With more extensive lead times and unexpected delays, it is important to go into your remodeling project with the right mindset.

Expect the unexpected. All homes hold secrets behind the walls or under the floors. ACo strives to minimize these, but they can cause delays. However, knowing that, you feel like it’s a manageable part of the project instead of a complete derailment. ACo even offers a $1000 Change Order Guarantee. Ask all the questions. Worried about paint fumes or construction dust, for example? Talk to your project manager. They can tell you about the process and help you better understand what it takes to complete quality work. They can also explain the products they are using, the safety measures they are taking, and ways to keep the space wellventilated.

Clear the clutter and remove personal belongings. Now is the perfect time to purge. You will need to remove items from your space, so they are not damaged or do not impede work. This particularly applies to items with sentimental value, artwork, and framed photographs. While ACo prides themselves on respecting your home and treating it like their own, these objects can be damaged during a remodeling project.

Don’t forget the garage. While you’re at it, do a little decluttering in the garage. This is an invaluable space to store supplies and materials safely and out of the elements. You may also want to consider setting up a temporary garage code as an alternative to a lockbox to allow remodeling professionals access.

Consider parking/entry access for workers. How do you want this to work? Can the crew use your driveway? Is there available and plentiful street parking? Can your team enter through the garage? Front door? Will you be home? If not, can you use your smart lock to create a temporary code or use a lockbox?

 If you are remodeling your kitchen, create a temporary space somewhere in the house that will allow you to retain at least partial functionality. Set up small appliances such as your coffee maker, microwave, and toaster. And if it comes to it, stock up on some paper plates and plastic utensils if you do not have an alternative sink.  Consider moving to a different bedroom with its own bathroom (or one that has a bathroom nearby). Traipsing through construction to get to your closet everyday can get old.  Plan a getaway. Homeowners can feel stressed during a remodeling project because they see disarray. We don’t see it as chaos because it’s all part of the process. Still, for homeowners who compare their vision with their current reality, it can be tough! So, get away for a bit. Plan fun events or a weekend away to give yourself a break from the construction.

What makes a house a home? According to industry leaders, it’s a covered porch! “When we sit down with clients to do drawings, a covered porch is the number one thing homeowners want to incorporate,” says Joe Garcia, owner of G&G Custom Homes. “Though we’ve been doing them for years, these days people want to take it to the next level by making them larger and adding in some fine amenities.” Such amenities include a fireplace, built-in grill, nice refrigerator, and quality countertops. Some clients even opt to install big sliding doors adjacent to the porch, thereby inviting the outside in and creating a nice flow that blends the outdoor and indoor living areas. “It’s all about expanding your space from the inside out as well as incorporating amenities that enable homeowners to utilize the porch during all four seasons,” says Garcia. We may live in Indiana, but that doesn’t mean Hoosiers like to be cooped up inside for half the year. Fresh air is good for the mind, body, and soul, so we like to find ways to spend more time in the great outdoors. By installing heaters in the ceilings and powered shades that block the wind, a covered porch can maintain a comfortable 60 to 70 degrees even when temperatures are brisk. “It’s great when it starts getting cooler to go outside, turn on the

football game, get the fireplace going, and relax,” says Garcia. “It’s nicer than being inside!” People are also interested in expanding the size of their porches. Gone are the days of just having a square concrete slab wide enough to set a loveseat and small side table. Now the desire is to have a decent sized covered porch that includes room for a spacious sitting area and separate spot for dining. Plain concrete floors are also passé. Homeowners typically request either Trex decking that looks like wood or decorated stamped concrete, depending on their style. “Homeowners want their outdoor space to be a reflection of their indoor style choices,” says Garcia. In the past, he recalls building plenty of homes with screened-in porches. While they were nice, they had two major drawbacks. For starters, they were permanent, meaning the screens were exposed to the elements 365 days a year. All that exposure meant that they got dirty and damaged over time. Second, because of the way they were constructed, there were lots of dividers in between where the screens went, thereby reducing visibility. With today’s powered screens that go up and down, those dividers don’t exist so homeowners can enjoy the view no matter where they are sitting. “Screens can go up to as much as 20 feet wide,” says Garcia. “Then say the

mosquitoes start to come out, you can drop down that screen and close that space.” Whether you’re entertaining a crowd or simply relaxing at home with family, a covered porch promises fresh air, sweet memories and plenty of good times. t’s been a year, that’s for sure—one that will forever be crystalized in our minds as the time we learned to not take things for granted, whether that’s savoring good health, enjoying a fun concert with friends, or simply being refreshed by clean, fresh water. This last one is obviously vital to our very existence, but life happens, and things go wrong. For instance, turning on your faucet only to realize you don’t have water is an urgent situation. Laminate is a plastic sheet product laminated over a wooden base or solid surface, and is a nonporous, homogeneous material maintaining the same composition throughout the material – laminate being the more affordable of the two. Both were/are good for normal residential kitchen use. The cons of both materials are resistance to scratching and ability to withstand high temperature. In 2000, the popularity of granite exploded. Now the once very expensive countertop material used only in very upscale homes, became affordable due to the high demand. Choices…. And more Choices Over the last 15 years, other materials have entered the market to compete with nature-made granite and marble. Customers today have many choices. Here are the pros and cons of the most popular materials to help you make the right decision.

GRANITE AND MARBLE: Pros: Nature made with many color choices and patterns. Although, not recommended, one can use knives for cutting directly on the granite. It will dull your knife. Hot pots and pans can be sat directly on the stone. No two slabs of granite or marble are the same. Cons: Granite and marble needs to be sealed to prevent staining. All of our countertops are sealed at installation, using a high-quality product that can last up to 10 years before resealing is required. Marble is much softer than granite and requires a cutting board when using a knife. Also care must be taken with sliding abrasive materials across marble to prevent scratching.

Winter is fast approaching and with that frigid season comes the beauty and stillness that accompanies a blanket of freshly fallen snow. While it’s delightful to sit inside and watch through the window as the white stuff falls from the sky, when the time comes to venture out into the elements, that heavenly scene becomes a headache. Typically, one of two things happens next. Either the homeowner grabs a shovel to clear a path or they scatter salt across their driveway, patio and sidewalk to slowly melt the snow. While shoveling brings with it the chance of slipping and falling or potentially overexerting oneself from physical activity, the salt serves to damage the environment as it leads to a condition called toxic salinity. “Toxic salinity not only compromises our water but also the soil and all life forms, including plants, animals, and other organisms that rely on the soil’s nutrients,” says Henry Nichols, Engineering and Sales manager with Johnson-Melloh, an innovative mechanical contracting company. An estimated 22 million tons of salt is scattered across U.S. roadways annually. The salt caught up in runoff creates high levels of sodium and chlorate ions that find their way into the water. Roughly 40% of the country’s urbans streams have chlorate levels that exceed safe guidelines for aquatic life. “The hydrological balance that aquaculture requires is very fine tuned,” says Nichols. “It’s extremely destructive to landscaping and aqua life.” In addition to the environmental damage caused by salt, paved surfaces become damaged due to excessive salt use as evidenced by rotting and cracked roads, ramps, sidewalks, steps and driveways. Indianapolis is known more for the greatest spectacle in racing than it is for its fashion runways. But there’s a local fashion house that’s putting the Circle City on the fashion map. Catou has been turning out chic head turning styles for nearly 20 years. Founded by top designer Berny Martin to outfit the professional set with custom business suits or “corporate uniforms,” as he calls them, the label has since grown to include four lines. The showroom in Carmel is like a hidden secret for the city’s fashion forward set. Spend just five minutes there and you’ll feel like you’re in a New York City fashion house. The showroom continues to feature its flagship line of custom-tailored business suits for men and women, complete with dress shirts, ties and scarves, and other accessories. Now, Catou has expanded to offer a women’s fashion line, wedding and formal wear, and casual wear. It’s no surprise that Martin’s label has become so successful since he’s no stranger to the catwalk, but his path has held some unexpected turns. His grandmother, for whom Catou is named, introduced him to sewing, but he pursued a Computer Engineering degree at Purdue University. Fashion was the farthest thing from his mind. Then during the summer before his senior year at the university, everything changed. Martin’s friends from Brooklyn, New York came to visit, thinking their friend was

living a miserable life, far away from the excitement of New York. His friends, who were involved in the entertainment industry, came up with the idea to put together a fashion show. “It was just an experiment. It wasn’t my idea, but I went along with it. We made lots of mistakes, and I feel like I’m still correcting my mistakes,” Martin says. The friends from Brooklyn returned to their home, and Martin was left to plan the fashion show alone. So, with some funding from student loans, a group of people willing to model, a runway at Fletcher Point and the help of an alterations service to sew the outfits, the stage was set for his first fashion show. Only 22 guests attended, but the event planted the seed for what would later become an internationally acclaimed clothing brand. Martin graduated from Purdue and began working, but soon realized where his true passion was. So, he returned to New York City to attend the Fashion Institute of Technology. With solid training under his belt, he returned to Indianapolis, and began to put together another fashion show. With persistence and creativity, Martin set out to build a label that reflected an appeal to the conservative dresser but progressive enough to set trends. He not only set trends, but he also became an acclaimed designer and founded the Midwest Fashion Week. Martin’s Catou designs can be found on the runways of international fashion shows as

well. Top celebrities sporting Catou include Tom Payne of Walking Dead, Jim Parsons of The Big Bang Theory, and actor Billy Porter, who broke Yahoo News records with his picture in Vogue Magazine sporting Catou. For folks who are beginners to the fashion world, Martin has some advice. “Build your wardrobe with a lot of bright, vibrant colors in your palette,” he says, “Use hints of oranges, reds, greens and lavenders, and you’ll have a good foundation.” Whether you’re planning a visit to fashion hubs like New York City or just staying in Indianapolis, you can be runway ready in Catou.
