Meet Emily and Jason Smith! They are building  their first custom home with prints they created. The building process has taught them that things don’t  always go as expected but can still work out for the better.  At the start, they were planning to have a crawl space foundation. On their lot they discovered, however, the land slopes off towards the back. The builder told them that when they started pouring the foundation, parts of the crawl space could potentially be seven feet tall. Jason and Emily thought that if the crawl space was going to be that deep, why not just switch over to a basement! The basement could be used for endless possibilities like a theatre, kitchenette, workout room, or future play space.   Due to the lot’s slope and multiple angles of the home design, it was a complex project, but Custom Concrete responded right away to avoid delays to their build timeline.

“When we saw the wall forms put in, we were amazed at how much work it would take to line up every single corner of the house,” says Emily. As it turns out, the foundation has been the fastest piece of the whole process. Emily describes their experience with Custom Concrete as seamless and easy.  “Some companies you work with, you’re just a customer. Sign the invoice and you’re done,” says Emily. “Not so with Custom Concrete.”   The basement added 2,000 sq. ft. to their 7,400 sq. ft. $36,000. What could you do with this amount of money? Purchase a nice new vehicle. Fund a year of college for your child. Give your retirement account a healthy infusion. Or… buy the exact same new-build house today for tens of thousands of dollars more than it cost last year. The average cost for a new home increased by nearly $36,000 compared to a year ago— who would have thought we’d look back on 2020 with any kind of longing! The fact is, though, that 76% of the Indiana population was

already priced out of the housing market. The average new house cost $316,000, making it a dream that was too far out of reach for millions of Hoosiers. An additional $36,000 only adds insult to injury. What is behind this dramatic, and discouraging, increase in cost? RECORD-HIGH BUILDING PRODUCT PRICING 2021 served up a perfect storm in terms of housing prices: during quarantine, many homeowners turned to improvement projects to fill their time; mortgage interest rates dropped significantly to encourage movement in the market, and homebuilders amped up production in the tail end of 2020. According to the National Association of Home Builders, lumber costs pushed the price of a new home up by $16,000 by February 2021. When the Association assessed pricing again in August, it had risen to $24,000. Now, here we are at $36,000. Why the astronomical product pricing increase?

Supply and demand. A simple answer to a complex problem, but we’ll start there. Lawrence Yun, chief economist of the National Association of Realtors says, “There was a great fear among sawmills to prepare for a downturn. When home buying surged, they could not open up capacity quickly enough.” Mills could not produce enough lumber to accommodate new home build demands and, of course, the surge of people building quarantine decks, she-sheds, playhouses, additions, etc. COMMUNITIES SUFFER WHEN HOUSING IS UNACHIEVABLE It is not just individuals and families that suffer when homes are priced out of reach; communities fail to thrive economically and socially. Achievable housing delivers a number of critical benefits, including:  Serving the underserved and making homes achievable for teachers, police officers, nurses, tradespeople… people just like us.

 The ability to build on smaller lots, boost density, and provide a variety of home types (e.g. townhomes, multifamily housing) to meet the evolving needs of community members.  Creating a second line of business for home builders (value-based housing has a lower margin but faster turn around thanks to the streamlined, efficient processes).  Enhancing the diversity of neighborhoods and improving quality of life.

THE PUSH FOR ACHIEVABLE HOUSING Action on a national level is imperative – but there is plenty to do closer to home. It’s hard to articulate the power of light and how it affects your mood. To truly get it, one needs to experience it. That’s precisely what happens anytime John McKenzie invites visitors to tour the model home he built in Zionsville’s Holliday Farms. “When people walk through, they say it feels different, though they can’t put their finger on why,” says McKenzie. Chad Brewer, General Manager of BRAVAS, a leading national technology integrator, has had the same experience – particularly when he ushers people into the home’s basement, which has a jaw-dropping wine cellar that is accentuated by the unique lighting. They walk around as if in search of something before asking where the door is to go outside, yet it’s not an open basement. Brewer points to the high-performance lights that take the place of traditional canned lights that often buzz and flicker. “The way we can portray the light in that area makes it feel like it’s true natural light as if there are windows everywhere,” says Brewer, who demonstrates the stark contrast when walking visitors into the mechanical room next, which features canned lights. In doing so, they experience an a-ha moment where they can feel the significant difference of high-quality lighting. 2 2 H AV E N


McKenzie wanted to use this high-performance lighting to spotlight several special features of the home. For instance, in the wine room the BRAVAS team used uplighting in an unusual way – they built these fixtures into the concrete floor. In the master bathroom, the lighting emphasized the beautiful stone wall behind the tub. They also installed LED strip lighting on the beams in the great room, which produces an incredible effect. “It would be a shame to invest a bunch of time and money into cool materials and features and have lighting that took away from it or neglected to enhance it,” says McKenzie, who met with the BRAVAS team before even breaking ground to discuss plans for making this model special by investing in an upgraded lighting package. “It was a real collaborative effort that evolved as we met,” says Mark Vyain, BRAVAS’ Principal. “The spirit of that collaboration led to, ‘Wow, wouldn’t it be cool if we did this or that?’ You only get good results with good teamwork.” In this home, they created what, in the lighting world, is called a “quiet ceiling.” This means that instead of one’s attention being directed at the ceiling, the lighting encourages one to focus their gaze elsewhere – i.e., the bar top, kitchen counter, artwork, etc. For the high ceilings, a 29,000 Lumen accent light illuminates the main level living space while also accenting the reclaimed wood beams. “Lighting is the market where manufacturers are making their products better and smarter,” says Jose Saavedra, BRAVAS’ Design Engineer. “Traditionally we’re known as your AV integrators, but we also have expertise in more advanced lighting that a traditional electrical contractor may not.” If you’re looking to experience the difference superior lighting can make in your home, the experts at BRAVAS can shine the way.

Pushing Through the Pandemic

2020 was an unforgettable year in many ways. For many homeowners, it was the perfect opportunity to upgrade their homes. All that demand meant it was a banner year for Dan Hickey, owner of Franklin-based Natural Stone Creations. Natural Stone Creations fabricates natural stone and quartz for kitchens, baths, fireplace surrounds, and custom tables. “My entire company didn’t miss a day of work during the pandemic,” Hickey says. “We had our best sales year in 21 years of being in business.” Hickey, a former fuel systems engineer for Cummins Engine Co., became interested in the stone fabrication business while working on a project for his own home. He jumped on an opportunity to get into the business himself, starting Natural Stone Creations in 2000. The company began with two employees in a rented space equipped with manual equipment and a bridge saw made by Hickey. He was involved in all facets of the company – the office, the books, and the fabrication process. Under his leadership, the business continued to grow. In 2016 the company went digital, adding high-tech laser templating equipment and new CNC machines that allowed it to keep up with the demand. Today, Hickey owns the entire building – featuring a modern showroom – and employs a dozen workers. The company can now complete two to three kitchens per day. However, maintaining direct relationships with his customers is still important to Hickey. “I’m the owner, but I still measure every job,” Hickey says.

1. GET UP, GET DRESSED, GET READY Heather Yurovsky, career coach and founder of Shatter & Shine, says, “Don’t underestimate the power of putting on clothes suitable for public viewing. It makes you feel human [and] confident and helps draw the line between being at work and being at home.” So, get ready for work: whatever your normal routine – do it. That half hour or so is not time wasted; think of it like your commute to work. 2. GO TO THE “OFFICE” Not all of us have the luxury of a home office but we can carve out a dedicated workspace. Resist the temptation to “spread out” all over the house: going from dining room table to couch to bed to living room floor may seem like the height of convenience, but it makes it much more difficult to maintain the lines between work and home. We can already hear the distractions clamoring for your attention! 3. EAT THE FROG Mark Twain once wrote, “If it’s your job to eat a frog, it’s best to do it first thing in the morning. And if it’s your job to eat two frogs, it’s best to eat the biggest one first.” Yum? Turns out it is pretty useful advice for those of us working

from home. For many of us, the best time to tackle an important task is first thing in the morning. Studies show that creative activity is at its height during and immediately after sleep – and so is willpower. Our brains are firing on all cylinders (especially after a cuppa joe). 4. GET OUT OF THERE Sometimes the best way to be productive when working from home is to get the heck out of there. It can be helpful to take advantage of a coworking solution. hen Bob Gollner first launched his construction business in 1962, life was simpler. “Dad had a toolbox, a tool bag, a pick-up truck and he was in business,” says his son, Mike, who took over running Gollner Homes 26 years ago. “My dad said that when he first started, the hardest thing was to build a house and the easiest thing was to run the business,” says Mike. “It’s the opposite now.” This is because everything is more complicated and specialized. You can turn on a number of different home improvement channels and see so many possibilities. Homes have become works of art. It’s fun for them, but it is a lot more involved than in years past. Then there are the municipalities to work through and the many suppliers and subcontractors that specialize in so many different things. It’s a lot. Nevertheless, it’s a career that Mike and his wife Teri adore. For starters, they enjoy forging relationships with people, many of their clients end up becoming good friends. The couple also appreciate having a career in which they to lay eyes on their creation.

Then we get to know families enjoy them.” As for Teri, who has an eye for interior design and furnishings, she hones in on the details. “Whenever I’m watching a movie, I’m looking at the house and saying to Mike, ‘Did you see that backsplash?’” says Teri. “I love the country house in Fatal Attraction!” When Bob, who passed away last summer, first started the business, work was truly hands-on. With fewer subcontractors, Bob and his team framed the homes and finished the jobs themselves. “That’s how I grew up – being on the job from start to finish,” says Mike, who began working with his father when he was 11 years old. As a result, he knows every trade from beginning to end. “Mike can walk into a house and no matter who is working on it – whether it be a carpenter, electrician, or whomever – if he sees something that’s not quite right, he knows how to correct it,” says Teri. “He’s the superintendent of every job.” Mike worked with his dad through his teen years before heading to Purdue University to pursue a degree in construction management. Following graduation, he moved to Dallas, Texas, to work for production builders. Though it was never an end-goal of his to take over the family business, he tired of erecting production homes so he returned to Indiana in 1989 to again join forces with his dad. Clients are thrilled that he made that fateful choice as they appreciate Mike’s commitment to quality as well as the fact that he’s on the jobsite throughout the week. “Mike is approachable and always available to talk to, which makes him very appealing,” says Teri. Plus, his vast experience in the industry means he knows how to handle any issue that might arise. “I can’t say I’ve seen everything, but it’s close,” says Mike. The company is not large, and that’s just the way they like it. “We’re not looking to get big,” says Mike. “I’m not trying to build 15 homes a year. I’ve seen many guys do that and fail.” Instead, they construct between five and seven homes each year and do numerous remodels, working closely with their valued team of employees and subcontractors whom they know, love, and trust. Mike estimates that 80% of their work comes from referrals and reputation and that’s due to Gollner Homes’ superior craftsmanship. “Especially in remodeling work, it’s word of mouth,” says Mike. They tackle a number of remodeling jobs that other builders shy away from due to degree of difficulty. “I’m not scared of any project,” he says. There’s no doubt about it – landscaping completely transforms the exterior of a home. “Grass up to the house would be so boring,” says Wesley Addington, owner of Wesley’s Landscape & Lawncare. “We give life to a home by adding colors and textures, which makes the homeowner smile.” That’s precisely why Joe Garcia, owner of G&G Custom Homes, hires Addington and his crew for his builds. Addington reaches out to homeowners several months in advance to walk around the house, look at terrain & elevation and begin brainstorming possible designs. He encourages them to think “big picture” by asking what’s important to them. For example, do they have kids or pets? Do they envision adding a pool or pergola down the line? “I get their mind expanded to the thought that we are putting in more than boxwoods,” says Addington, who stresses the importance of creating a future roadmap so that there is a plan in place moving forward when the time is right. “It may be five years from now, but we want to get it all captured in one spot on a piece of paper.” He notes that while a lot of folks outside of the new construction industry will want to pull the trigger without a design, his crew won’t work without one. “It all starts and ends with a design, which provides clear instructions for everyone,” says Addington. “If I know you want to install a pool in a year or two, then we’re not going to put irrigation and a big tree in the middle of your yard because we’d have to tear it all back out. If, however, you plan ahead and start mapping out irrigation and landscaping around that, the process is more seamless.” Some folks have burned through their budget before getting to landscaping. While they can’t make their ideas come to fruition now, they’d like to complete different landscaping projects every year or two. There again, a master design plan comes in handy. So, I decided to become a chef,” he says. Mountassar feared telling his father of his decision because he hoped Aziz would become a teacher, lawyer, or a judge. Chef Aziz reminded his father that being a chef would honor his grandfather’s profession, and ultimately, he gained his father’s support. While in France, Chef Aziz worked with classic French chefs who taught him how to respect food. “I learned to talk to every ingredient and create a new language made from a silent plate, to speak to each guest with flavor, plating with vibrant colors so when they see it, they experience a new language. That’s food psychology,” he explains. In the years since he became a chef, Aziz has lived out his passion, enjoying the connections with guests and

As design and construction industry professionals know, if a solution does not exist, we create one. Jill Lehman, founder of High Frequency Arts, is a seasoned human resources executive and consultant. She realized that something was missing from HR strategy and workplace ecosystems. Art. “My passion is art – and what art can do for people and organizations,” Jill says. Among a collection of bright, tempting new restaurants and shops in the trendy Fishers District sits a cute, little boutique –BluePeppermint. Just take a walk inside the charming store, founded six years ago by Owner Jessica Landez, and you’ll see it’s no surprise that it’s such a success. Hidden behind the racks of clothing and shelves of gifts and accessories is a story just as unique as the items inside it. Landez started the business in 2015. But she didn’t start out in the fashion world. She first earned a degree in education. After working a year in the profession, she knew education wasn’t the right fit for her. The next step in her journey included working for her father’s company in the HR department, learning nearly every facet of business. But in the back of Jessica’s mind was a little childhood dream that wouldn’t go away. She always cherished shopping trips with her mother and buying the latest fashions that looked great on both of them. She even daydreamed about getting lost in a mall and imagined living there. “I always knew in the back of my mind I wanted to own a boutique,” Landez says. So, when she came to a crossroads in her life, she asked herself what she would do if she knew she couldn’t fail, and BluePeppermint was born. In the beginning, she rented space in local stores and featured her clothes on racks there. After two years, sales were vigorous enough to open her own space. BluePeppermint moved to a little house, formerly a floral shop, adjacent to the Fishers Starbuck’s, and stayed there for the next two years. When the opportunity to occupy a space in the trendy new Fishers District arose, Landez couldn’t pass it up. While the timing presented some challenges due to the pandemic, she says sales have been amazing since reopening in May 2020. BluePeppermint carries on-trend affordable clothing. “I like to offer pieces people can wear and feel good in,” Landez says. To fill her shop with the latest and greatest, Landez spends time watching emerging trends and scouting good quality, affordable pieces from top brands. She also makes it a point to attend at least one fashion show a year in a large market like New York, LA, Vegas, or Dallas.
