We have battled through many challenges and hardships, but we have also celebrated great victories and accomplishments including:

This year marked the 100th year of BAGI, a major milestone that came with plenty of celebration. For 100 years, we have been fulfilling our mission of promoting new-home construction throughout Greater Indianapolis, fighting for change through advocacy, and providing opportunities to those within the industry that encourage new business and success.

First-time homebuyers’ ability to own a home has been dramatically reduced, eliminating a demographic that relies on finding a home to settle in. In fact, research from Reuters shows that first-time homebuyers only make up 27% of home sales.
BAGI and its members are committed to improving the housing affordability crisis that is affecting homeowners across the state of Indiana. We take action by:
● Connecting with industry leaders and organizations to help train their teams so they can provide better services to their customers
● Working with municipalities to balance the development fees and restrictions that affect building costs for prospective buyers
● Staying up to date on current affairs and sharing our views on issues to create better legislation that helps homeowners
● Partnering with organizations like Build Indiana Roots to raise awareness and brainstorm more impactful solutions that protect homebuyers and help grow the state
We will continue to strengthen our initiatives with Build Indiana Roots, educating Hoosiers on achievable housing and advocating for responsible, balanced housing policies, so all residents can achieve their home buying dreams.

BBG Construction Wins by Taking Chances with Design

Building a showcase home for the Builders Association of Greater Indianapolis’ annual Home-A-Rama is always an exciting yet intimidating endeavor. In 2017, Ben Davis, founder and owner of BBG Construction, wasn’t sure how tour guests would react to his modern farmhouse design. That particular style was just taking off, but turned out to be very popular during the show as BBG Construction won HAR’s People’s Choice Award. After taking a few years off from Home-A-Rama, Davis was up for the challenge of building another stunning home for the 2022 show. This time around, he built a unique Belgian Farmhouse style ranch. With BBG’s 2022 showpiece home, this small boutique builder captured the attention of

show attendees and won the People’s Choice Award once again.
One advantage BBG Construction has is that they do all their plans and interior design inhouse. Davis, who has been in the business for nearly 20 years, describes the company’s style as traditional with modern touches.
“Trends come and go. So, about every seven years, you’ve got to change it up,” says Davis. “We’re a smaller ship so it’s easier for us to turn the boat around quickly and change trends compared to some of the bigger builders that build more homes.”
For example, back in 2017 Davis incorporated a lot of barn doors in their show home. There were barn doors everywhere from the office, to the pantry, and even laundry room. However, this year BBG took a more novel approach to interior doors. In the spacious laundry room, they installed old-school saloon style doors that swing both ways. Then, for a more modern, striking look Davis designed a metal commercial storefront door for the office.
HAR homes are often an opportunity to showcase fresh ideas or even design features that are a little over the top. For BBG’s home back in 2017, Davis painted the kitchen’s island blue, which several realtors warned against. “They thought I was crazy, but everyone who came through the house loved it,” says Davis. He got a similar reaction during the 2022 HAR for his basement design, which features an abundance of wood paneling for a cozy and inviting vibe.
“It was the same thing where all the realtors told me I was nuts for putting in all that wood,” says Davis. “Man, I wish I had a camera to capture the reaction every time someone came down the steps! Visitors loved the basement’s warm feel.”
Another popular touch that helped add character in this year’s home were the built-ins around the living room fireplace. “It had been a while since I’d done builtins,” says Davis. “It helps create a traditional yet modern feel with the home’s open concept.”
In addition to the open floor plan, high ceilings throughout the home also add a feeling of spaciousness to this 6200 sq. ft. home. And while it wasn’t the largest house in the show, it boasted the largest kitchen—a wise choice since kitchens are a favorite gathering space for families and entertaining.
It’s these thoughtful touches and distinctive design features that help set BBG apart. According to Davis, “At BBG Construction, we build livable, functional, comfortable homes. As a result, when people walk in, they can imagine themselves living here.”

ACo’s Top Projects of 2022
A new year may have you planning for new and exciting projects, but ACo’s Design and Sales Team is taking a moment to reflect on a few of their favorite projects from the past year.

Bringing Nature in with a Bright Cozy Vibe
The goal of this project was to overhaul the kitchen and make it feel larger for the homeowner, who emphasized how cramped the space felt. She dreamed of a large island for gathering and more cabinets but didn’t think it was possible in such a small space.
“The homeowner wanted a space that was more functional and felt more open for her family to enjoy,” says Mia Farrell, ACo Design and Sales Consultant. “With our new layout, she has a much more spacious design with efficient flow.”
By removing the dining area and changing the orientation of the island, the kitchen not only seems bigger but also has better flow for gathering. One of the ACo team’s big wins on this project was removing the walled-in pantry and replacing it with pantry cabinets on each side of the refrigerator. The homeowner was thrilled with the additional storage this created.
Bold Countertops, Stunning Tile, Modern Style
From a small awkward kitchen to a dated primary bathroom, this growing family needed spaces to better suit their needs and lifestyle.
“This was a builder project of mine,” says Carlie Suski, ACo Design and Sales Consultant. “I worked closely with the homeowner to do the kitchen layout and material selections.”
Removing the wall separating the kitchen and living room made space for a large showstopping island featuring countertops with striking dark veining. The new walk-in pantry offers even more

space and functions as a mini second kitchen. The island’s color scheme is echoed in the perimeter cabinets and countertop, but the look is softened by gold hardware and floating wood shelves.
In the bathroom, the homeowners went bold with stunning green tile across the entire back wall and panoramic tiles laid vertically in the shower to emphasize the height of the space. Large black floor tiles, frameless floating vanities, and sleek black hardware complete the modern look.
Elegant Style Meets Warm, Cohesive Design
This project by ACo Designer Dani Kohl involved a complete rework of the first floor. A little creative rearranging provided this family with marvelous results and better functionality for everyday living. The warm, soothing color palette provides an elegant and cohesive yet cozy vibe.
“The client wanted an efficient kitchen with more prep space and reachable storage, so my solution was to eliminate the large island that was hard to clean and replace it with two islands, one acting as a prep space and the other offering seating,” says Kohl.
The main dining space was relocated to the side of the kitchen, and the old dining room was converted into two new spaces. First, a butler’s pantry was added with a beverage center, second refrigerator, and sliding ladder. Second, was a new playroom where the kids are free to play and imagine while family provides supervision close by.
“The homeowner absolutely loves her house now,” Kohl says.
Transforming Everyday Spaces from Barely Functional to Fabulous
After ACo completed the remodel of the master bathroom, this family was eager to tackle their next project by taking spaces used in everyday life and making them more functional and beautiful.
In the mud room, a formerly empty space was given purpose and style. Custom cabinets and cubbies were added in a deep sage green. Behind the coat hooks, wood inlaid in a chevron pattern makes a distinctive design element.
The laundry room cabinets in a lighter shade of green are complimented by soft neutrals to keep things light and bright. “We used semi-custom cabinets in this space and found ways to make it pop with the tile wall accents and cabinetry color,” said Kayley Vargo, ACo Design and Sales Consultant.
The kid’s bathroom keeps things cheerful with a blue herringbone shower tile and geometric floor tile. White oak cabinets and black hardware match the modern style of the space.

It’s move-in day for your new neighbors! You notice a Pennsylvania license plate on the family’s car and can’t help but wonder how they’ve ended up so far from their previous home. Many in the Hamilton County region have faced this in the past year, and the Laura Turner Realty Group is here to explain.
Laura Turner, owner of Laura Turner Realty Group, shared that she has seen a record high of families moving from Pennsylvania, Illinois, California and Georgia. Why? Because even though some Hoosiers view current housing prices and interest rates as high, Hamilton County and surrounding counties are very affordable! In this area, it’s still less expensive to buy than rent in many cases.
Turner has heard time and time again, “Has business been tough this year?” To the surprise of many, the answer is no. “This is actually projected to be my best year,” said Turner.
At the beginning of 2022, The Times reported that Indiana had moved from 12th place to 6th place for inbound migration. Throughout 2022, large companies shared they would be moving headquarters to the Indianapolis region, including Prevounce, Genezen and Corteva. Continued growth is expected in the year to come.
Turner has helped dozens of families and companies relocate to Hamilton County. She explained that many businesses have done so due to low cost of living, highly rated schools, and ease of travel in and out of the state.
What does this mean for native Hoosiers?
This should serve as a reminder that though interest rates are higher than they have been in recent years, buying is still a more affordable and beneficial option than renting. Turner explained that like many industries, real estate is cyclical and she projects a shift in the market, leveling the playing field for buyers and sellers. If you are not happy with your rates, refinancing is always an option. While it is cliche, the phrase “date the rate, marry the house” couldn’t be more true!
“So many people think that current interest rates are doom and gloom, but they’re really not! There are options available to you. We hope that this assures potential homebuyers that business is still booming and many are still moving – don’t be afraid to make a move on your dream home!”

In so many ways, building a home starts with a dream. We often talk about the future homeowners in this context, but for most custom home builders, building homes is the dream. From the challenges presented in the day-to-day process of building, to leading an elite team to bring the homeowners vision
to life, these local Indianapolis custom builders live that dream every day.
Jeff Langston, owner/chairman of Old Town Design Group, recalls one particular instance that exemplifies the team spirit of custom home building. Six days prior to a scheduled closing, Langston
got a call from the panicked homeowner, who was concerned that not everything was going to get done in time. Langston assured the homeowner not to worry, then rallied his troops by calling his key vendors as well as his staff.
“Our entire office team pitched in – even the

accountant who’s normally inside doing AP,” says Langston. “When the homeowner walked through the night before closing, he was blown away. I always love how everyone is willing to come together to pull off the miracle. That’s what makes this industry special.”
Joe Garcia, owner of G&G Custom Homes, especially likes a challenge.
“It’s fun when a client asks, ‘Hey, can you do this?’ and I say, ‘Yeah, we can figure it out.’”
The creative element is what all custom builders adore.
“It’s great when you see the excitement of our clients grow throughout the process,” says Michael Mercho, president of Integra Builders. “When they move in, that’s a special day for us and for them.”
Langston’s favorite thing about building is making something out of nothing.
“When you’re looking at an empty lot for a house or raw ground for a subdivision, it’s fun to look a year later and think, ‘I was the one who helped create something unique,’” says Langston.
Dan Hayes, president of AR Homes, loves how in construction you end up with a tangible product that you can see, walk through, and wrap your arms around. Hayes grew up witnessing home transformations because his mom bought and flipped houses.
“When my little sister was seven years old, she told her teacher, ‘My mother likes to strip woodwork in her free time,’” says Hayes. “It was true!”
Al Hamed, Jr., president of Hamed Homes, maintains that he isn’t afraid to challenge the status quo
of traditional building concepts by asking, “What if?” This means that when discussing design concepts and collaborating with clients, their team leans into possibilities when brainstorming ideas.
“I enjoy watching design goals transition from ‘what-if’ dreams to ‘real-life’ designs,” says Hamed.
As a second-generation home builder, Hamed learned from his father the importance of building solid, lasting relationships with both clients and trade partners. Today he works with many of the same crews who worked alongside his father as he grew the business.
“These are long-time, reliable relationships, and they matter,” says Hamed.
Relationships are an integral part of the day for every builder as they meet with clients, architects, and subcontractors.
“On any given day, you can touch almost every phase of a project,” says Mercho. “I don’t think anyone would call this career mundane or repetitive!”
Hayes has a plan to start each day.
“Within two hours, that plan is completely blown up,” he says with a chuckle. “Long-term planning in our world right now, as volatile as the construction industry has been in the last two years, is difficult.”
Langston says the key is embracing flexibility.
“As much as we try to forecast, you’ve got to have the flexibility to pivot and come up with a new solution each day,” he says.
Garcia has enjoyed watching the construction industry evolve through the years.
“Every year there’s something cooler, better, or nicer,” says Garcia. “There are new technologies and new ways of doing things. The constant changes keep the career fresh. I wonder what the next ten years will bring?”

As the holidays end and a new year begins, many homeowners embrace a January flurry of reorganizing and decorating their homes. With fresh designs and new styles on the forefront of minds, RG Décor owner, Karen King, shares coming trends in 2023.

A major trend for the upcoming year, one that is foundational to good design, is texture. According to Karen, “Texture has always been important, whether it’s furniture, blankets, rugs, or pillows.” She has found that people gravitate toward what feels good to the touch. “What feels good, in the world of décor, translates to soft, timeless fabrics like velvet and bouclé,” says Karen. She also predicts the new year will see a continued renewed focus on textures with visual appeal, particularly natural elements such as wicker and rattan.
Traditional rugs are another trend to watch for in 2023. The old adage, “What’s old is new again” certainly rings true when it comes to rugs. According to Karen, traditional rugs are making a comeback – particularly wool, hand-knotted rugs with some history.
“They’re not out of style,” says Karen. “If you’ve got one rolled up in the corner of your closet, bring it back out! They can add the warmth, texture, color and comfort you need to a room.” She is seeing a lot of patterns and plaids in rich, muted tones – not so much jewel tones like red, blue, and green but instead moodier colors like a burgundy or evergreens.

Diamond Kote Rescues a Rescuer with Exterior Siding & Trim

Driving past a long-vacant building in Zionsville, John Babcock of Diamond Kote Building Products noticed something. The building he’d passed numerous times going to and from the office, looked like it had new occupants.
After investigating the situation, Babcock learned a pet rescue group was moving in.
From his 37 years as a contractor before joining Diamond Kote over two years ago, Babcock says he’s always looking for new projects. And as one of Diamond Kote’s installation specialists, a renovation to the exterior of The LOVE Pet Project building on a well-traveled street in bustling Zionsville seemed perfect.
“After discussing this opportunity with Territory Manager Chris Tidmore, we decided this new facility was in a great location where we could present Diamond Kote to those who drive past and help a nonprofit,” Babcock explained.
And “present Diamond Kote” they did.
Organizing an install demonstration, Tidmore, Babcock and their team spent nearly four days installing about 2,200 square feet of shake siding, lap siding, and vertical siding.
“It was like a home show,” Babcock said. Invited were builders, contractors, and others who watched as Diamond Kote experts installed the complete Diamond Kote System. Starting with their 5D non compressible drain wrap to address possible air and moisture issues, one piece nail fin corners and trim, RigidStack lap siding, RigidMount utility blocks, topped off with soffit and fascia completes the system.
“The project presented some interesting challenges due to the existing vertical log structure,” Babcock explained. Tidmore and Babcock knew there would be some challenges, but the Diamond Kote System and components are designed to address the quirks presented by many renovation projects.
In the end, they were successful in cladding the main veterinary building and the main adoption building. They also created a new front

Trends come and go, but increasingly homeowners are interested in building welcoming homes that invite the outside in with lots of natural light. Emily Handke does custom architectural design in a variety of styles, including modern, contemporary, transitional, and traditional.
“I’ve never done the same home twice,” says Handke, owner of Emily Handke Design. Recently, she’s seen a surge in clients requesting a more modern aesthetic.
“It’s not just a cold, harsh, white and grey box type of thing,” says Handke. “These homes are done in a way that are still warm and cozy, offering a wood tone look with a mix of contemporary cladding and stone.”
These requests are taking her back to her Seattle roots where she first started designing contemporary waterfront homes.
“I brought that Pacific Northwest style to the Midwest with me,” says Handke.
One of the two main elements of this contemporary style involves clean roof lines that typically combine a flat roof with another style of roof – say, a hip roof, shed roof, or gable roof. For instance, Handke recently designed a home for G&G Custom Homes where for every section there’s a two-story gable roof, there’s a flat roof section that conjoins them.
The other big design element in contemporary style is incorporating expansive glass. Handke recently designed a house where the entire main floor is floor-to-ceiling glass. The upstairs is almost the same.
“When you’re inside the great room, you can look up and all four walls feature glass transoms to let light flood in,” says Handke, who designed the home such that there is a double-sided fireplace just as you come in the front door. Then when you go around the back side, it leads into the great room. A waterfall cantilevers off the back of the house, which protrudes like an arm and projects water into the pool. The covered outdoor dining area enables homeowners to dine under the waterfall.
“The clients were inspired by vacations they have taken to different places that had contemporary designs,” says Handke. “They wanted to incorporate those elements into their home and make it feel like a resort.”
Mission accomplished. In addition to the clean roof lines, extensive glass, and luxurious waterfall, the home also has a rooftop putting green, outdoor bar, sunken firepit by the pool, and an undercover boardwalk that wraps around the perimeter of the home’s exterior. In addition, Handke designed a steel skybridge off the front of the house.
All of Handke’s clients appreciate that she provides 3-D renderings every step of the way through the design process.

“Rather than doing drawings by hand and only finalizing the design in 3-D when it’s too late to make changes, we use 3-D renderings as a working tool to help clients envision all elements of the house,” says Handke. “We can spin the house around so they can see the exterior style, what the materials look like, and what the roofline looks like.”
“Clients know what they’re getting is exactly what they want versus waiting until the house has been framed and then thinking, ‘Wait, that’s not what I wanted,’” says Handke.
It’s not unusual for a client to walk into their house for the first time and say, “Wow, I feel like I’ve been in here before!”
“That’s because of the renderings,” says Handke. “They have physically seen this exact view with the ceilings, the windows, etcetera. Still, it’s a crazy feeling when they walk into a space that’s precisely what I’ve shown them throughout the design process.”

As any homeowner knows, a fresh coat of paint can completely transform a room. Similarly, a collection of complementary paints can transform an entire home, as Home & Willow demonstrated with their work at the 2022 First Internet Bank Home-A-Rama. The Home & Willow team was eager to join forces with Revkah Design and Carrington Homes to bring a warm yet modern coastal home to the Chatham Hills community.
The Home & Willow team utilized a number of Sherwin Williams colors to bring each space to life. The majority of the walls were painted Sherwin Williams “Natural Choice” with the doors and theater walls in complementing “Caviar.”
“The neutral palette gave us an opportunity to bring in rich caramel leathers and nubby textures throughout,” said Stacy Stater of the Home & Willow team.
The Home & Willow team chose warm and texture-heavy furniture and decor pieces as a juxtaposition to the modern coastal home’s upscale quartzite and chrome fixtures. The combination of these textures and finishes kept Home-ARama attendees intrigued by every space in the home.
The team was most proud of the bourbon lounge and great room design in this home. The base for the bourbon lounge’s moody feel was Sherwin Williams “Rock Bottom.” Home & Willow then placed a leather sectional atop a geometric rug and scattered several textural pillows and throws around the room, creating a quiet and comfortable spot to have a drink. A pedestal in the corner served as a foundation for the bust of Barbados Man – a fun and unexpected addition to the space.
The great room’s design began with a textural rug and unique ottomans and came together when two sofas and chromeframed chairs were added to the mix. The chrome on the chairs tied into the chrome finishes throughout the home, proving that the Home & Willow team didn’t miss a single detail in this home.
While working toward a hard deadline alongside numerous tradespeople can be difficult, the Home & Willow team enjoys the challenge. The team believes in working together to create the harmony needed to get these large jobs done. They believe that harmony rests solely on everyone’s flexibility, patience and kindness – all of which Revkah Design and Carrington Homes offered.
“It was fantastic working with Revkah and Carrington Homes,” said Stater. “They are truly wonderful, hard-working people. We love opportunities to build friendships and long-lasting trusting work relationships.”
The Home & Willow team hopes to continue using Sherwin Williams’ array of colors in future projects, especially the 2023 Color of the Year, Redend Point. The team describes this color as a soft, rustic pink that stays beige enough to be an extended member of the neutral family. Redend Point will pair perfectly with neutral palettes, blending into the color scheme. It can also, however, offer a mauve hue to a room if styled with other pinks.

Every year paint manufacturers come out with their choices for “trending colors of the year.” Some homeowners are eager to paint their walls with the latest trend while others make selections based entirely on their taste.
“Color preference is really in the eye of the beholder,” says Stacy Stater, senior designer and founder of Home & Willow Design.
According to Stater, the design industry went through what she refers to as the “era of the ‘hamburger” where walls were brown [meat], green [pickles], red
[ketchup], and gold [mustard].
“We spent a long time trying to get rid of the hamburger!” says Stater. Now, however, beautiful brown shades are making a comeback. She personally likes Sherwin Williams’ Homestead Brown, Iced Mocha, Spiced Cider, Spiced Molasses, and Antiquarian Brown.
Kate Elliott, designer and owner of Koti Designs, agrees that people are drawn to rich, earthy tones.
“What I like about the brown spectrum is that it can fit with any style of home

because you can bring in different wood tones and play with different flooring,” says Elliott, who is finding that homeowners are embracing beige, taupe, coffee, and dark chocolate. Her favorite colors for this year include Accessible Beige, Tavern Taupe, and Smoke House, which is a super dark brown.
“Smoke House could look really sharp on some built-ins around a fireplace,” she says. “Tavern Taupe in a dining room with rich bronze furniture would look amazing, especially with some lighter colored art on the wall.”
This year Sherwin-Williams named Redend Point, a warm neutral that combines the best of beige and blush, as their Color of the Year. Benjamin Moore has a similar color with reddish undertones called Raspberry Blush – ideal for someone searching for a bolder shade. Elliott notes that there is a cool trend called Dark Academia Aesthetic, which incorporates darker greys. Sherwin Williams also has a color called Muddled Basil that has an olive undertone. Elliott recently completed a guest room in which she painted the walls Pewter Green by Sherwin Williams.
“It’s a rich green color that’s one of my favorites,” she says.
Stater likes Benjamin Moore’s Smokestack Grey because it goes a little blue.
White is always classic, but not just the basic white. This past fall, Stater did a home for Home-A-Rama that was black and white, but the white they used was Natural Choice from Sherwin Williams. (The black was called Caviar.)
“Natural Choice on the pallet looked very creamy, almost tan, but when paired with black in this house, it looked white but not harsh,” says Stater, whose favorite whites are West Highland White (a warmer shade) and Alabaster (a cooler one).
Elliott notes that coming out of the pandemic, people are growing weary of their white bright homes because they feel a little sterile. So, they are embracing color.
“I’m a huge fan of green and dark blues, plums, fuchsia, and oranges,” says Elliott. Dani Kohl, design consultant with ACo, feels like people are increasingly open to bold colors. For instance, Raspberry Blush is a positive hue, though she suspects most homeowners may decide to use it for accents and paint their walls with embers and browns.
Stater’s advice for those who want to stay up on the trends is to keep the big stuff neutral, then pop in a trendy color with pillows, vases, lamps, ottomans, or a focal wall.
“Go to town on a focal wall because it doesn’t take long to paint a wall,” says Stater.
Our homes are our sanctuaries, but they are also where we entertain.
“When you keep the colors neutral and add pops of color, people have a tendency to feel more welcome in the space,” says Kohl.

“It’s definitely something special to be recognized by your peers and vendors,” says Huffman, who notes that some of their current projects include working in West Lafayette building the Provenance community where they are erecting semi-custom townhomes and multi-family apartments.
Old Town Design Group is also finishing up a community in Carmel called Sunrise Villages. The last phase, which just opened up, includes roughly 35 sites that are available for purchase. In addition, they are building in North End, an innovative community located in downtown Carmel that includes multi-family living (townhomes, apartments, condos) and custom single-family homes. Einselen’s favorite room of the house isn’t even technically a room. He loves the stairwell because it includes windows leading into the basement. The corner of the home faces south, allowing daylight to flow in.
“It doesn’t even feel like a basement because of those windows,” says Einselen. “That’s such an overlooked design opportunity that I wish more custom homeowners would do.”

The past year in real estate has truly been one for the books. 2022 showed rate increases and limited availability for buyers with homes selling faster than they hit the market. Wondering what the residential real estate market has in store for 2023? Experts are split on what that may look like, but they can provide valuable insight nonetheless.
OUTLOOK FOR 2023
The general consensus, as it stands now for 2023, suggests there may be a drop in home prices. However, experts believe that it will not be a steep decline like we saw in 2008 after the 2007 housing bubble burst. Some are even suggesting that the 2023 market may outperform some pre-pandemic trends.
Other analysts, however, are suggesting that there is likely to be an increase in home prices, albeit a small one. If inflation trends continue to rise aggressively, mortgage rates may increase due to changes by the Federal Reserve System. This could directly impact the housing market. However, if the rate of inflation slows, then the Fed might soften the financial conditions and interest rates may fall again.
In 2022, we saw a rise in home mortgage rates. This slowed home sales nationwide causing price drops across the market. This shifted the balance of the housing market away from sellers, putting more power in the hands of buyers. Will 2023 continue this trend? The answer is still up in the air.
Fannie Mae, however, has released a report stating that the current housing market will push the United States into another recession at the beginning of 2023. And according to their predictions, this may lead to a more significant drop in home prices. Looking at 2023 as a whole, the ESR group has predicted an average fall of home prices of about 1.5%. At the same time, Zillow has predicted just the opposite, stating that home values should rise in most markets across the country.

Bright MLS has already made some predictions for Indianapolis and the surrounding areas in the upcoming year. They have foreseen a 4% (on average) home price increase as compared to average prices seen in 2022. This is typically great news for sellers, but not necessarily good news for buyers. However, if you are selling a home to buy another, you will reap the benefits when selling your current home. First time buyers might be most affected by an increase in housing costs.
However, Bright MLS predicts that demand will make a rebound, but there will be low availability and inventory. This may lead to a nine year low in home sales (giving power back to the buyers). Their predictions also forecast stabilization of mortgage rates, which are estimated to end up at about 6%. They also predict that home prices should remain fairly stable throughout the year.
So, if you’re looking to buy, sell, or rent, you may see some changes and even unpredictability in pricing this year. The general consensus now is that home buyers will have more leverage than sellers in 2023, so take that into consideration as you move forward with your plans this year, and consult with a seasoned real estate expert.

Making a space your own is what every homeowner craves. One great way to do that is by installing custom cabinetry, which affords you the flexibility to make a plethora of selections. For starters, custom cabinets enable you to size everything precisely the way you want. For instance, say you have a window that’s offset; you can make it look like it was meant to be that way rather than sticking in a big filler piece.
“You can get a 34.5-inch cabinet so your faucet will line up with the center of the window rather than the basic 36 that will throw it out of kilter,” says Jeanne Holmes, lead CAD Designer at ACo.
Going the custom cabinetry route means you can create a kitchen that is as beautiful as it is functional and suits your particular wants and needs. That’s really the most important thing.
“Anyone can put together a pretty color palette, but it doesn’t work for the end user if it’s not going to be
functional for what they personally need,” says Kayley Vargo, Design & Sales Consultant at ACo.

One of the newer requests is from homeowners who are asking for cabinets or drawers that include electrical outlets for hair dryers, curling irons, and phone charging.
Another plus for installing custom cabinets is that it allows homeowners to color match to any color they want. Some custom lines will allow you to pick a specific manufacturer’s paint color; they can even match a tile or flooring sample.
“If you like the way a flooring looks and you want your cabinets to also look like that, we will custom match those colors,” says Holmes. “That’s true in both paint and stain so it really gives us the flexibility to create a unique oneof-a-kind kitchen for our clients.”

Jones’ requests were ambitious given the strict site requirements and elevation changes. BPI Outdoor Living’s team of designers rose to the challenge and were able to fit all of Jones’ requests into the final design solution and seamlessly integrated all the elements into the natural terrain.

Reflecting on 2022, it was one of the best years ever for the team at Drapery Street. They completed hundreds of projects and collaborated with many wonderful homeowners and talented interior designers, builders, and architects. Here are a few of their favorite moments from the past year.
2022 HOMEA-RAMA PROJECT
The Drapery Street team was thrilled to create luxurious window treatments for a showstopping home built by Sigma Builders featured in the 2022 First Internet Bank Home-A-Rama at Chatham Hills. The two-story velvet drapes in the study really upped the home’s wow-factor and we’ll still be thinking about them well into 2023!
WILDWOOD PROJECT
Be it privacy or light control, each room in this home had a different requirement for its window treatments. Drapery Street’s team of experts loves these complex whole-home projects the most. Plus, they got to collaborate with the ultra-talented Stephanie Wiott.
A NEW SHOWROOM EXPERIENCE
For the first half of 2022, Drapery Street worked tirelessly to renovate their showroom at the Indiana Design Center. They were finally able to debut it in the summer! Customers can now experience more interactive displays and full-size drapery panels. Their new consultation rooms are equipped with advanced design technology where designers reveal personalized mood boards and renderings.

Joe also shares that smart features for homes are one design aspect gaining major popularity. This can make life with your new home or remodel much more convenient, especially if entertaining.
Dan Weingart with GreenImage is seeing a trend of clients wanting fully covered structures built outside, as opposed to more standard pergolas. This will keep you using your outdoor space in inclement weather and further into the cold season. Particularly when you add heating elements to your outdoor space and utilize smart features.
Clean lines and simplicity will continue to be a strong trend this year according to Nate of Old Town Design Group. There will be more of a desire for materials to look as they naturally occur. Cement should look like cement, wood should look like wood, and so on. Painting natural materials will be less popular. Old Town often tries to focus on a balance between “authenticity and low maintenance.”
Across the board, builders, designers, and remodelers are seeing an emphasis on natural light continue with large windows, doors, and skylights remaining popular. Homeowners continue to desire “blurring the lines between interior and exterior living” and bringing the outside in.

While it can be tempting to try to pull off big projects on your own when you want to take advantage of exciting new trends, as Dan with GreenImage shares, DIY can become overwhelming for anyone (even for those with experience). A new year brings new, exciting projects to Hamilton County! Fishers is expected to see major growth in the corporate realm, only further increasing the area’s desirability as a place to live and work. The Sears & Syrus team is eager to serve their clients moving within or into the Fishers area in the strong 2023 real estate market.

Here are a few of the major projects coming to the Fishers community in 2023:
ANDRETTI GLOBAL HEADQUARTERS:
Andretti Global plans to build its $200 million headquarters in Fishers. The building will be constructed on 99 acres in Fishers and will create up to 600 new jobs by 2026. The projected annual salary for the jobs is ~$100,000, according to city officials.

THE FISHERS DISTRICT EXPANSION:

The total expansion of the Fishers District is slated to cost $550 million and will include new retail, restaurant, entertainment,
and residential businesses. The district will consist of three major projects. They are:
Slate — This residential garden community will feature multi-family homes
The Union — This 10.5 acre mixed use development will be an expansion of The Yard
The Commons — Featuring a wide selection of restaurants and retail spots, this premier cultural district will include the Fishers Event Center, the future home of Indy Fuel hockey.
HAMILTON CROSSING: Republic Training Facility
Republic, one of the largest regional airlines in the U.S., is moving to Carmel as part of a $500 million project. The $200 million investment in phases 1 and 2 will include a high-tech training facility, 20 classrooms, 94 workstations, two cabin trainers, and eight flight simulators. The project will bring 1,900 jobs to the area.
What does this Carmel project mean for the Fishers community? The Sears & Syrus team reiterates that it sees the seller’s market
continuing and prices remaining consistent or even increasing.
Sears shared that “even with the higher-than-normal interest rates, the area’s shortage in inventory will only rise, resulting in steady or higher-than-normal (compared to past years) appreciation rates and premiums paid in order to secure properties.”
