Rising Prices in San Diego San Diego is exactly what you picture when you think of Southern California. Massive sandy beaches, tall palm trees, luxurious homes, and spectacular neighborhoods. It is an extremely desirable city, with areas like Pacific Beach, La Jolla, and the Gaslamp Quarter attracting the young and wealthy. Since COVID-19 hit, the desirability of a home in beautiful San Diego has only gone up. Housing prices are on the rise, and the real estate market is red-hot. While COVID has run rampant in many parts of the U.S and impacted many people’s lives extremely negatively, the impact on the market in San Diego hasn’t been felt the same way.
The real estate market in California has been extremely expensive for many years. Most people can agree that a state with a hugely powerful economy, lots of jobs, and beautiful Oceanside scenery is desirable. Plus, with an amazing food scene and interesting local culture, California is a place many Americans fantasize about. San Diego is the epitome of this, and it is reflected in their real estate market’s year over year growth. In 2016, according to the San Diego Union-Tribune, the median price of a home was just under $480,000 in San Diego. Compared to the rest of the nation, this is a relatively high price, but not completely unaffordable. In June of 2020, the median price of a home in San Diego hit a new all-time high of $600,250. The biggest reason for this surge in pricing is diminished supply. From June 8th to July 5th, there were 4,786 homes on the market in San Diego, which was a 37% drop from the same time period last year. This large decrease in supply increases competition amongst buyers and drives prices way up. Prices have only gone up since June. According to another San Diego Union-Tribune article, prices in the San Diego Metropolitan area were up 9.5% annually. While prices of homes all over the United States have seen a moderate surge, San Diego’s increase was the third fastest in the nation. This rapid surge is a result of the marked drop of listings mentioned previously. September illustrates the dramatic nature of this drop perfectly: in September of

2020, there were 5,305 homes listed for sale. In September 2019, there were 7,858, and in September 2018, there were 9,236. This is an extreme drop off over two years. Experts attribute this lack of supply to sellers being skittish about listing homes amidst a pandemic. Work from home has made homeownership all the more desirable, and many people don’t want to go through the selling process during these turbulent times. As well, according to the San Diego Union-Tribune, there were 8,053 homes built in the county in 2019, which was the lowest amount since 2014. This means that the amount of available homes isn’t able to overcome some seller skittishness. San Diego is one of California’s most desirable cities. A big city with lots of opportunities and many famous areas, there is a lot to like about San Diego. But COVID has expedited the already expensive market in the city to make it as unaffordable as it’s been in years. With a largely diminished supply due to a construction slowdown and seller skittishness, buyers are forced into competition over available homes. This has created a seller’s market, but buyers can still take comfort in the safety of their investment. San Diego is a city whose real estate prices will continue to climb. With some of Southern California’s most famous neighborhoods and beautiful beaches, San Diego will continue to be a desirable real estate hotspot.

ONBOARD NATURE The barrier between the natural world and living spaces continues to thin. Time spent in nature reduces stress and anxiety, which nature-inspired design can also do. There are obvious choices like artwork that directly depicts nature in the form of landscapes, photographs, and sculptures. But, nature can enter the room through more creative and subtle means as well. Lamps, rugs, pillows with floral motifs, or organic design elements with shapes and colors of nature can relax the mind and body too. Natural fabrics like cotton and linen with their soft textures and earthy vibe simulate the calm of a nature walk. Natural elements don’t have to be soft or visually soothing to benefit sleep. Brick, stone, sand, and houseplants can be beneficial too. They also open the door for self-expression and a unique take on what it means to blend the indoors with the out.
FOCUS ON THE BED As the largest piece of furniture in the bedroom, the bed is often, though not always, the focal point. It should also be the most inviting space. Soft textures, luxurious pillows in all sizes, and throws that add dimension create a bed that’s hard to exist. The design should also have the practical in mind.
