Emergency Preparedness in Virginia
O
ver the last several months we have seen some major weather events across the nation and beyond. The overwhelming destruction caused by Hurricanes Harvey, Irma and Maria illustrates how vast the impact of a disaster can be. September was Preparedness Month, which is observed nationwide as a good reminder to consider making plans for protecting your families, pets, homes and communities in the event of an emergency or natural disaster. We are fortunate to live in an area that is not prone to major hurricane damage or widespread flooding, however we have had our share of crazy micro bursts, spot flooding and heavy snow. Other threats, although less likely, may include fires, widespread power outages, chemical/hazmat and earthquakes. We realize after watching disasters, how vulnerable we can be without electricity or communications, even for short periods of time. The Virginia Department of Emergency Management outlines at vaemergency.gov how to best prepare for natural disasters and emergencies and how to find resources for recovery action plans. The VDEM recommends that preparedness includes

having an emergency plan in place and having an emergency supply kit assembled. Emergency Supply Kit - Assemble a three day supply of water and non-perishable food (one gallon of water per person, per day), a battery or crank powered radio and a first aid kit. Other items may include flashlights, batteries, phone chargers, extra contact lenses or glasses, extra supply of prescriptions and special items for babies, elderly and disabled. Make a Plan - Take steps to prepare your family for an emergency by establishing meeting places, designating emergency contacts and recording medical information. Don’t forget to plan for your pets too! Stay Informed - Make sure you have the most up-to-date information on winter storm watches, warnings and road conditions. 2017 YTD Real Estate in Review
L
ater in this issue, on page 12, we take a look at what younger home buyers in the market are looking for in community and home. We are finally starting to see the Millennial generation hit the home buying market, so I thought it might be interesting to see if there is an impact in real estate market news for home sales in our area. Without further research and data, it's hard to know exactly what the age range is for recent home buyers. But, in a general sense, it is safe to assume that most younger buyers and first-time home buyers are buying homes between $300,000 and $500,000, and in our area that is predominantly townhouses (attached homes). As we look at the real estate market data for 2017 year to date, with the exception of Gainesville, attached home
sales has increased over 5% in Prince William County and over 11% in Haymarket! But, before we go too far with this, all home sales have increased in these areas, it has been a good year for home sales in general. But, it is worthy to note that the Average Sold Price of attached homes went up substantially, in fact at a higher rate than detached homes, in all three regions. This means the demand for attached homes has increased. The other good news is the Days on the Market. The Median Days on the Market continues to drop in our region, especially in Haymarket, it dropped from 42 days to 20 days. While higher priced, larger homes still lag behind in Days on Market, there were 6 home sales this year in Haymarket and 3 in Gainesville priced over $1 million.

Prince William Turkey Trot Thursday, November 23 Turkey Trot 5K at 8:30 AM 1 Mile Run/Walk at 9:30 AM Freedom Aquatic and Fitness Center Manassas, VA Be ready to enjoy your Thanksgiving turkey feast by starting the day in this family-friendly event and celebration. Warrenton Christmas Parade Friday, December 1 at 6 p.m. Historic Main Street, Warrenton The Warrenton Christmas Parade is returning after winning the “Best Annual Event” for a fifth year in a row by the Piedmont Lifestyle Magazine community of voters. The parade will travel down historic Main Street passing thousands of spectators who come out each year to celebrate. Santa Claus will glide down Main Street in his one horse open sleigh towards Gum Drop Square at the John Barton Payne Building and will be available for visits after the parade. How Do We Attract Millennial Home Buyers? What will bring twenty- and thirty-somethings to Haymarket and Gainesville as first-time home buyers? By Jamie Shalvey, guest contributor
W
ith all the chatter about the Millennial Generation emerging as the largest percentage of firsttime home buyers, it might be interesting to consider what will attract them to our area. Many area residents have been here long enough to raise families, send their kids off to college (either in-state or outof-state) and now have twenty-somethings who fall into this generational status. Will these millennials eventually come home to Gainesville and Haymarket and settle in one of our suburban communities? Furthermore, what will attract twenty- and thirty-somethings to homes for sale in our area and other suburban areas across the country? What are the trends in affordable housing for millennial first-time home buyers and what features will they look for in both a home and a community? Understanding the wants and needs of this generation may prompt more local involvement in our community as it applies to planning our towns, businesses and infrastructure. It can also help homeowners plan for upgrades and home buying as they look to the future for resale value. We spoke to Jamie Shalvey, a 2016 graduate of University of Virginia and 2012 graduate of Battlefield High School. Jamie moved to Boston, MA after graduation and currently works as a Community Planning Assistant with JM Goldson Community Preservation + Planning Consulting Group. Jamie made this contribution based on her knowledge, research and personal experience: A recent survey commissioned by American Express and the National Trust for Historic Preservation revealed that millennials tend to value a mix of
old buildings and new ones, somewhat disproving the widely held belief that the millennial generation will be drawn to all things shiny and new. According to this survey, 52 percent of millennials view historic preservation as important to engaging in authentic experience and preserving a sense of community. In the Boston area, where historic preservation is always on the mind of planners, the revitalization of historic buildings into apartments or multi-family affordable units has been a popular means of efficiently using space and resources to create affordable units that will be desirable to residents both young and old. Along with the trend towards living, shopping, and dining in historically
inexpensively and in a smaller space. Furthermore, the millennial generation seeks the ability to walk or bike to stores, restaurants, and town centers. Walking paths and bike infrastructure are important to many active young people when looking at buying a home, and a close proximity to town centers is desirable. Top-of-shop housing, like one might see in many town centers, is increasingly attractive to young couples and renters who hope to be able to walk to the grocery store or to a local coffee shop. Affordability, lastly, is a key factor that most young adults look for in a potential ownership unit. With housing prices rising across the country, it is becoming increasingly difficult for young people to
preserved areas, millennials are increasingly drawn to smaller units with less yard space, seeking functionality and minimalism over sprawling space inside and out. In densely populated areas, such as downtown centers of towns similar to Haymarket, more and more large and often old homes are being converted to multi-family, with two or three apartments making way for more families or young couples to enjoy the space. Accessory apartments above garages or in the yards of homes are being used as well, as a way for young couples or elderly relatives to live
make the move to buy a home. As one of the US’s wealthiest counties, Prince Williams County has limited affordable options, making it sometimes impossible for millennials to find reasonably priced housing. However, an increase in apartments, multi-family housing, town houses, and accessory apartments in towns like Haymarket and Gainesville that have access to bustling, historical town centers could draw in millennials and help create a diverse, vibrant community that people of all ages and backgrounds can be a part of.

New Construction is for Sale in Downtown Haymarket

f you've driven down Washington Street through Haymarket, you may have noticed the new home construction on Bleight Drive, right next to the QBE Building (old Pace West School) and Cookies and Cream ice cream shop. Below are the real estate market stats for some of the larger subdivisions in Haymarket and Gainesville. They are for the year to date, so they are for the first three quarters of 2017. Each time I publish this data, there are inconsistencies and it's hard to find distinct trends because each neighborhood is different and the prices of homes in these neighborhoods range considerably. Nonetheless, there are some consistencies with what we are seeing across all home types in the region and that is Days on the Market. To date, homes are selling faster this year compared to last year, so that is a positive trend! (Note: Evergreen is always an exception because it is a small community.)
