The emerging sharing economy

T

here is an emerging trend of online businesses that are creating what is being defined as a sharing economy— or peer economy—in which a service is offered or owners rent out something they are not using, such as a car, house or bicycle using peer-to-peer portals. Some of the pioneers of the share economy include RelayRides for car sharing, TaskRabbit for help with tasks like moving or shopping, Fon for WiFi sharing and DogVacay for pet sitting. I recently tuned in to an interview with CEO and cofounder Brian Chesky of Airbnb, a growing peer-to-peer business that allows users to rent spaces from hosts all over the world. What started as an idea after popping up an air bed for guests coming to town, turned into an explosive new phenomenon for home and room sharing. Airbnb differs from vacation rental websites like HomeAway in that owners (or hosts), can rent just a room, a floor or a whole house. Furthermore, the rental periods can be flexible, short term or long term. Hosts may be away or they may actually be living in the home. Airbnb has built a platform that promotes a trusted service as all hosts and guests must have Verified IDs. Payments are made supporting many currencies and are done securely through Airbnb. Trust and

reputation are built through reviews about the experiences of both the guests and the hosts. Therefore, each develops a profile. I didn’t know too much about Airbnb so I went online to check it out. As it turns out, there are a couple of hosts right in our area including one offering a bedroom suite in Lake Manassas. It all sounded a little strange to me at first, but it got me thinking. While Gainesville and Haymarket aren’t necessarily popular vacation destinations, there are many uses for room or house rentals. For a host, it can help supplement income, keep your home occupied while you are away or simply put extra space to good use. I can also think of several reasons why people may want to temporarily rent a room or a house in our area. They may be relocating to the area and searching for homes, building a new home that isn’t ready yet or undergoing major renovations in their own home. Other reasons would be an overflow of guests from out of town, students on internships, travelers passing though, or folks visiting our many nearby attractions like wineries, golf tournaments, hunt country and Skyline Drive. I don’t have any affiliation with Airbnb, nor do I endorse any of the homes that are listed, I just think it’s a neat idea and may prove to be helpful in certain circumstances.

A shift in the market as supply grows

I

would like to talk about recent home sales in Gainesville and Haymarket, as well as the status of the market based on supply and demand. Home sales have increased this year so far in Gainesville, but are about the same in Haymarket. However, the rise in home sales has been mostly in the range below $500,000. The chart on the right shows Sold Homes by Price Range. You will see that in both Gainesville and Haymarket, the bulk of homes that have sold this year so far (January 1 to May 31) are in the $300,000 to $500,000 range. In our area, two factors help contribute to this. One, first time buyers are out there buying starter homes. Two, owners of larger homes, like empty nesters, are starting to downsize. On the flip side, the owners who are selling starter homes are now able to move up. Still, the balance is in favor of the lower priced homes, which is normal in our economy. New listings have also increased this year so far, up +17.5% in Gainesville and +29% in Haymarket. With these factors, the market for upscale and luxury homes has taken a turn towards a buyers market, at least in Haymarket.

Based on the number of homes on the market, compared to the homes that have sold, this chart illustrates the MONTHS of SUPPLY, meaning if nothing else goes on the market, it will take this many months to deplete the current inventory. To help you understand, 3 to 6 Months of Supply indicates a flat market. Below 3 months is considered a sellers market

and over 6 months is a buyers market. The graph shows only detached homes (not townhouses) over the past 6 months. Gainesville is just above 5 months, but on a steady climb. Haymarket reached over 7 months in April and hit 8.5 months in May. What does all this mean for the upscale home seller? It means that selling an upscale or luxury home can be challenging when there is a lot of competition, even in a healthy market. I believe that a good Realtor must be honest and not only explain the reality of the market, but guide homeowners through what it will take to stand out against the competition if they are serious about selling. It usually means good preparation and competitive pricing. The good news is that home prices are still maintaining or rising and the market overall is strong. ďżź

Located about an hour away in the Harpers Ferry, West Virginia area there are several white water rafting and outdoor adventure companies that offer white water rafting trips. Rafting on the Shenandoah and Potomac Rivers during the summer is perfect for beginners and younger family members due to lower water levels. Typical trips run about a half day and include basic orientation, all the gear needed and an experienced guide in each raft. Be prepared to get wet! Twilight Polo at Great Meadow

Round up the family, gather your girlfriends or your date and head to Great Meadow for Twilight Polo. If you've never been to a Polo match, you're in for a treat. Twilight Polo is an easy introduction to the sport—which has been referred to as "hockey on horseback". This version is set on a smaller field and spectators of all ages gather on a grassy hill with blankets and picnics. Early tailgating is popular and spectators may purchase food on site or bring their own. Festive themes each week like Disney, Roaring Twenties and Fiesta add to the fun. Five summer projects that add appeal to outdoor space

I

f you are considering selling your home, the real estate market tends to slow down during the summer months, however fall is a great time to list your home for sale. Buyers are back from summer breaks and there is generally less competition. Also, as you approach the holidays and colder months, buyers tend to be more serious, as opposed to those who are just looking. In preparation, here are a five easy summer projects that will undoubtedly add curb appeal and that extra wow factor to the outdoor space of your home when buyers are looking at photos online, driving by or coming to tour your home. It’s a given that you should maintain your lawn, clean and weed your beds and trim bushes when preparing your home for sale.

1. Paint your front door The front door is always prominent in the first photo shown online as buyers scroll through homes for sale. It’s also one of the first things they see when approaching your house. Don’t be afraid of color but keep in mind that buyers may have different preferences, so keep it somewhat neutral. Some current front door trends include a navy blue like Hale Navy by Benjamin Moore. It looks great with grey or beige tones or brick. With this color, add a simple fall wreath with orange and red colors and the door will really stand out. Other colors like deep red or orange or even a classic black make a statement if it is a new, fresh coat of paint.

4. Build a fire pit in the yard Buyers always seem to ‘ooh and aah’ when I am showing them homes with a built-in fire pit in the yard, especially during the cooler fall months. They are pretty easy to construct and not too expensive. Google the term ‘build a fire pit Lowes’ and you’ll quickly find simple instructions as well as a short materials list that will enable you to build your own fire pit in a day or two.

5. Dress up your deck

3. Create container plantings Invest in a couple of sturdy, large outdoor planters from a gardening center for the front porch or landing. It’s amazing how much curb appeal a floral arrangement or colorful plant can add to your home, especially if you don’t have much color in the front beds.

Real estate photos of homes for sale that display the deck or patio with furniture, pillows, deck rugs and plants always show well and create that outdoor living element, which actually appears to add space to your living area. Spend some time over the summer decorating your deck or patio. Towards the middle and end of summer, outdoor gear also goes on sale! 2. Replace garage doors If needed, garage door replacement consistently comes up high in cost vs. value reports for home improvement investment costs. If your doors are damaged, not working well or shabby looking, consider installing new ones. They should hold their value.
