The New Haymarket Community Park

I

f you haven't heard yet, there is a new recreational park coming to downtown Haymarket that's in early stages of development. It was recently named the Haymarket Community Park. The location of the park, formerly the Harrover Property, is on Town of Haymarket property. Here's a little background. The town purchased this property from private owners (the Harrovers) in 2005 in an effort to preserve a portion of diminishing open space. The land was the site of two craftsman-style homes built in the 1920s. They were the previous locations of the Haymarket Police Station and the Haymarket Regional Food Pantry, both which have been relocated in town. After some research, these homes were identified as Lewis Manufacturing Kit Homes from the 1920s and are listed as contributing resources to the Town’s old and historic Haymarket overlay districts. The two homes, with their unique architectural details, will remain a part of the Haymarket community. One of the buildings, the original

La Vitello model, was purchased by a private owner and moved just two lots over. It has been restored and is now the home of Cookies and Cream! The other will remain on the property and will be renovated into a park building with restrooms and offices in the new Haymarket Community Park. The proposed park plans, slated to be executed in three phases over the next several years, include a pavilion building for multi-use. The architectural details for the new park buildings will conform to the structural look and feel of the existing Lewis Homes. Harrover The current park design Property also features an amphitheater, Master Plan light recreation courts, a winding loop walking trail and two gazebos. As of now, there are Haymarket, Virginia picnic tables set up to begin the transition. You can visit the Town of Haymarket Prepared for the website for theTown full project report and proposal, of Haymarket which includes the approved park diagram Prepared by Sympoetica as shown above and previous proposals. EPR, P.C. The Haymarket Community Park will be a 29, 2015 wonderful additionDecember to our community!

Do you want to know the value of your home? A Zillow "Zestimate" may be a helpful start in determining the value of your home, but it's probably not accurate. REAL ESTATE MARKET TRENDS

HaymarketHomeowner.com

2016 Real Estate Market in Review

I

t may have been a tumultuous year in politics, but the real estate market has done well. Whether you are optimistic about the future or worried about the change in national leadership, you can feel pretty confident that the value of your home in this area is stable and likely to rise based on the current trends. Last year, both Haymarket and Gainesville saw a substantial increase in Sold Homes over that of 2015, in fact even more than Prince William County and Northern Virginia as a whole. New Listings, or inventory, was down slightly making for a healthy market for both buyers and sellers. The Median Days on the Market is down everywhere. This is good news as houses are starting to sell

faster and turn over the market. Best of all, there was an increase in the Median Sold Price across the region, so home values are up. Looking ahead to the future, the oldest of the Millennials are starting to reach their mid-30s and are quickly becoming the highest percentage of first-time home buyers. While Baby Boomers, the oldest now in their late-60s, are starting to downsize. Our area offers a diverse blend of housing to meet the demands of all generations – townhomes, active adult housing and family-sized estates. With retail development, good schools and infrastructure improvement, this area continues to be a desirable place to live.

WINTER 2017 around Haymarket

I

'm not sure what the snow predictions are for this winter but the weather will most likely be cold. If you are looking for something active and fun, whether you have school-age children or not, there are all kinds of adventurous things to do indoors (and out) in the Haymarket area. I have compiled a list of some favorite activities that kids of all ages will enjoy. These things are guaranteed to please even the grouchiest of couch potatoes. Please check websites to confirm hours, pricing and availability. As with many of my recommended lists, this list is only partial.

Vertical Rock Climbing Center Reach new heights of adventure with Vertical Rock Indoor Climbing Center and Vertical Rock Outdoor School in Manassas. Vertical Rock's huge climbing gym provides towering fifty-foot high walls with arches, chimneys, overhangs, cracks and slab walls that challenge every climber’s ability – young and old. Safety is paramount and constantly emphasized with all the Vertical Rock activities. Open climbs and day passes are available as well as monthly and annual memberships. Visit www.climb-va.com.

Train Museum and Ride Head over to the Manassas Railroad Depot in Old Town Manassas and visit the free Heritage Gallery which displays artifacts and historic photographs representing the one hundred and fifty years of railroad history in Manassas. Then, catch the VRE/ Amtrack for a ride into Union Station in Washington, D.C. for lunch. There are restaurants, food courts, shops and great architecture to take in. It’s also a short walk to the Capital grounds. Head back on an afternoon train. Check the VRE website for schedules and prices. Visit www.visitmanassas.org and www.VRE.org.

TIPS & ADVICE FROM BRYAN GARCIA

W

e're at the start of a new year, which is also the beginning of the spring real estate market. If you are reading this you are most likely a homeowner and you have been through at least one real estate transaction, probably more. So, you know the drill. If you are now considering selling your home, for any reason, it is still important to work with an experienced Realtor. There are many reputable and experienced Realtors in the Haymarket area to choose from. So why pick me? Here are five good reasons to consider Bryan Garcia of EXIT Heritage Realty, to sell your home.

1

Years of Experience

I have been selling real estate since March of 2002 (15 years). My mother, Cheryl, and I opened Heritage Real Estate of Haymarket in September of 2003. In August of 2006 we became EXIT Heritage Realty, a franchise of EXIT Realty, one of the fastest growing real estate firms in the region. Over the past ten years we have become one of the most recognized and reputable real estate agencies in the area. I make real estate a full time career. In addition to my experience with my own clients, I am the managing broker of EXIT Heritage Realty and manage a professional group of real estate agents serving a broad spectrum of the Northern Virginia area.

2

Local Knowledge

Born in Virginia, I actually grew up in several different countries around the world. I later returned to Manassas/ Haymarket area and graduated from Stonewall Jackson High School. With a BS from Clemson University and seven years of management experience in the restaurant industry in Georgia, I returned to Haymarket and embraced a new career in real estate. I live in the town of Haymarket with my wife and two children and I know the area well. I work in the center of town, my kids go to the local schools and I am active in the community. I am proud to

REASONS TO CHOOSE

BRYAN GARCIA OF EXIT HERITAGE REALTY

TO SELL YOUR HOME share news and information about this community with potential buyers and outof-town real estate agents.

3

Real Estate Expertise

My dedication to perfection and commitment to excellence is why I have personally closed hundreds of deals and over 100 million dollars in real estate transactions. I have years of experience working with both buyers and sellers, residential and commercial, conventional and unconventional transactions and training real estate agents. As managing broker, I also oversee hundreds of transactions annually. I am all too familiar with the entire transaction process and have encountered and worked through every possible glitch along the way. Sometimes I feel more like a therapist than a Realtor as parting with a home, negotiation phases and working through inspections and approvals can be very stressful for my clients (see the next page for all the stages of a Selling a Home). I also have a growing network of professional affiliates who I have worked with and am confident to recommend, including staging consultants, mortgage professionals, inspectors, appraisers, title firms, moving companies and more.

4

Savvy Marketing

Right now we are in a neutral market. That means it's not a seller's market or a buyer's market, but healthy for both. However, as I have said many times, the homes that are prepared the best,

presented the best and priced right are the homes that sell the fastest. I can help you determine the fair market value of your home, guide you in how best to prepare it and present it professionally. Remember, over 90% of buyers start their home search online, so your photos and online presence is critical for getting showings. EXIT Realty provides all the latest innovative resources for marketing properties. Knowing first impressions are lasting impressions, I go above and beyond with photography, virtual tours, descriptions and print marketing. One of the things I provide for most of my listings, which I feel gives them a competitive edge, is a floor plan. My marketing assistant will visit your home and create a visual floor plan that undoubtedly assists buyers in understanding the flow of your home.

Lastly, we take full advantage of technology and social media and use our network, including this newsletter, to reach a broad audience, beyond the MRIS, our local Multiple Listing Service.

5

Innovative Technology

A good Realtor has to keep up with technology. Buyers want information about properties instantly, especially if they are driving by. EXIT's revolutionary Smart Signs with Geolocation enables potential buyers to text a code and instantly receive photos and information about that home, which also alerts the agent who can follow through with the needs of that potential buyer. All my listings have a mobile landing page and URL, our website is mobile friendly, easy to navigate and SEO friendly. And, I have all my listings set up on Showing Time. All showing requests go through the seller first for approval or change in time and provides valuable feedback following each showing.

Superbowl Sunday Ham & Swiss Sliders These things are delicious and perfect for Superbowl Sunday

R

egardless of which NFL teams make it to the Superbowl this year, most of us will most likely be in front of the TV for this annual event. Superbowl Sunday is a good excuse to go off any new year's diet for an evening and dig into some hearty snacks with a cold drink. I recently tried these sandwiches and they are so good! The secret is the soft, King's Hawaiian Sweet Rolls that can be found in most local food stores in the bread or deli department. I found this recipe on their website so I thought I would share it here. It's pretty easy and will feed a crowd.

Ingredients * 24 slices of deli honey Ham * 6 slices of Swiss Cheese, cut into fourths * 1/3 cup Mayonnaise * 1 tablespoon Poppy Seeds * 1 1/2 tablespoons Dijon Mustard * 1/2 cup Butter melted * 1 tablespoon Onion Powder * 1/2 teaspoon Worcestershire Sauce * 2 packages (12 count) KING'S HAWAIIAN Original Hawaiian Sweet Dinner Rolls

Preparation Step 1 – Cut rolls in half and spread mayo onto 1 side of the rolls. Place a slice or two of ham and slice of swiss cheese in roll. Replace the top of the rolls and bunch them closely together into a baking dish.

Great cuts for Guys and Gals * His & Her Cuts * Color & Highlights * Karatine Smoothing * Perms * Blow Dry & Style * Facials * Waxing * Walk-ins Welcome * Gift Certificates Available 30 Years in Business!

Step 2 – In a medium bowl, whisk together poppy seeds, dijon mustard, melted butter, onion powder and Worcestershire sauce. Step 3 – Pour sauce over the rolls, just covering the tops. Cover with foil and let sit for 10 minutes. Step 4 – Bake at 350 degrees for 10 minutes or until cheese is melted. Uncover and cook for additional 2 minutes until tops are slightly browned and crisp. Serve warm.

Haymarket Homeowner UPSCALE LIVING IN HAYMARKET & GAINESVILLE

Haymarket Homeowner is published quarterly by Bryan Garcia, RealtorÂŽ. It is printed and mailed to over 11,000 households in Haymarket and Gainesville, Virginia. Design and production by Shalvey Creative. For information about advertising or articles, contact BryanGarcia@exitheritage.com.

Community Watch The big wow here is the Median Days on the Market (with a few subdivision exceptions). You may have noticed in the 2016 report (page 2) that the Days on the Market were down everywhere. Based on the report for December (above), it started to really pick up at the end of the year. This may have to do with the election and economic confidence but it's hard to say, there are too many contributing factors. Below are the real estate stats for the whole year of 2016 on average in a few subdivisions. Both Sold Homes and Median Sold Price have increased in most neighborhoods. Remember, subdivisions are smaller so reports can be skewed by the sale of a very expensive home as well as a number of lower priced homes or distressed sales.
