Life is good in Prince William County
A
report issued earlier this year revealed that the population in Virginia grew less than 1 percent between 2012 and 2013. However, between the April 2010 census and the reported July 2013 estimate, Prince William County grew by more than 7 percent! This puts Prince William County second to Loudoun County, who experienced an 11 percent growth during the same period. Prince William County, with a population of 431,000, is the third largest county in the state. In a September 2013 Forbes.com article: “America’s Fastest-Growing Counties: The ‘Burbs Are Back’” Prince William County was named the “8th Fastest Growing County in America”. According to the article, the death of the suburbs has been a prophecy backed by urban real estate interest claiming that the suburbs are on the “verge of extinction” as people flock back to dense cities. Yet, recent analysis proves this untrue as counties with populations over 100,000 have gained the most new residents since 2010. Population isn’t the only thing that has captured national attention. Prince William County was placed in the Forbes.com's “Top 10 Richest Counties in America” (April 2013) noting a median household income of $93,101. CNNMoney.com ranks the 25 best places in America for job growth in “Where the jobs are” (August 2013). Prince William County

ranked Number 8 on this list too, with 11.4 percent job growth between 2010 and 2012. What does this all mean for us? Well, we know the real estate market has improved. The past couple of years have shown consistent increases in both homes sales and prices. All of us have experienced the traffic. If you’ve lived here for a few years, you know improvements have already been made with the widening of I-66, Route 15 and Linton Hall Road, the Heathcote extension and the ongoing VDOT Gainesville Improvement Project. These have, and are still bringing tremendous relief. Still underway is the Rollins Ford extension and the proposed Bi-County Parkway. To learn more about the these projects visit www. VDOT.org Our school system is also expanding. In the Haymarket area alone six new schools, with one on the way, have been built and filled over the past five years. Growth has also brought commercial development with major chains like Walmart, BJs and Wegmans. The recent opening of the Promenade at Virginia Gateway is bringing upscale shopping, trendy restaurants and a cinema complex creating an "urban" experience right here in the suburbs. So, I would say we’re dealing with population growth in steady and positive strides. Meanwhile, life is pretty good here!

Dominion Valley is a large community filled with a range of homes—from smaller patio homes in The Regency to sprawling estates with over 6000 square feet of living space. How did the housing market fare in Dominion Valley in 2013? Here are some highlights based on all single family home sales in Dominion Valley (not including The Regency) for 2013 compared to 2012. • Closed Sales in 2013 ranged from a low of $384,866 to a high of $1,150,000.
There were 95 homes sold in 2012 compared to 104 in 2013 (a 9.4 percent increase). • The Median Sold Price in 2012 was $555,000 and in 2013 it was $582,500 (a 4.95 percent increase). • The average Days on the Market (DOM) in 2012 was 61 days compared to 34 days in 2013 (a drop of over 44 percent). So, overall the market in Dominion Valley in 2013 showed a healthy improvement over the previous year.

The low closing figure is reflective of the region as a whole in January and early February this year compared to last. Top 10 things to do in Haymarket, Gainesville & Bristow

hether you're a long time resident or new to the Haymarket area, having a variety of local things to do and places to go is essential. What do the suburban towns of western Prince William County have to offer besides beautiful homes in amenityfilled communities? I’m glad you asked. Haymarket and the surrounding towns of Gainesville and Bristow provide a little something for everyone. A unique assortment of arts and music venues, outdoor recreation, wineries, diverse eateries and shopping will keep any lifestyle satisfied. This list does not represent all that this area has to offer—and commercial development is still underway—it is a mere sampling of just SOME of my favorites. Here are 10 great things to do and places to go (in no particular order) in the Haymarket area:
#1 Deja Brew Located in the Giant shopping plaza at Dominion Valley, Deja Brew is more than your average coffee shop chain. The goal of this independently-owned brew house is to bring great coffee, music and art to the community. Set in a homelike atmosphere serving fresh foods and drinks, Deja Brew also features events ranging from a weekly morning story time for the wee ones to local art exhibits to a well-attended Open Mic Night every Saturday. You’ll be amazed at the talent that arrives!

#3 Jiffy Lube Live You don’t have to travel far to catch some of the country’s hottest acts—Jiffy Lube Live is right in our back yard. This open-aired, large outdoor arena located in Bristow, keeps thousands of fans rocking from April through October with hard rock, pop and country concerts featuring the likes of Dave Matthews Band and Tim McGraw. Jiffy Lube Live ends its season (the last three years) with a foot-stomping performance by the Zac Brown Band.
#4 Haymarket IcePlex Until just a couple of years ago, the closest indoor ice skating rink was either the Ashburn Ice House or Prince William Ice in Dale City, both nearly an hour away with traffic. #8 Bull Run Hiking Trail If you’re into the outdoors, a fantastic hiking trail for all levels is located on Bull Run Mountain. The entrance is in Broad Run which is just a few minutes west of Haymarket. The trails are open daily from dawn to dusk and guidelines are provided to encourage safety while preserving the natural features of the land. Sites include the remains of Chapman’s Mill and icehouse, old cemeteries and a spectacular view from the top at High Point.

efined as the "visual attractiveness of a house as seen from the street", curb appeal is the first impression someone gets of your home. Whether your home is for sale, you entertain often or you just want it to look nice for anyone that passes by, there are many things you can do—from simple weeding to hiring a professional landscape consultant or service—that can greatly improve your curb appeal. From a real estate perspective, I work with buyers all the time. I hear their comments as we approach a house to tour. If the house has poor curb appeal, a negative notion is set in place before they even walk through the front door. I've asked some experts to give their professional advice on how to create or boost curb appeal. Lynne Galluzzo, also known as the "The Garden Lady" is an award-winning landscape designer in Haymarket. She offers the following tips:
For purposes of resale, creating curb appeal should be focused on clean up and color. Your goal is to make the buyer think, “Wow, I would like to live here!” The tidier it is, the less work it looks like to maintain. Even if it takes all day to prune the bushes, if they are neat it will give a first impression of simplicity. Stand out in front of your house and try to look at it objectively. Overgrown bushes need to be cut back, low hanging branches removed, the edges between the lawn and the planting beds defined and the mulch freshened. The front door needs to be featured. If your front hardscape is wide enough to hold a couple of urns with seasonal flowers that would be great. If not, a pot of something bright and fresh in a bed near the door is fine. Four helpful tips for cleaning out and organizing your garage
W
ith Spring approaching, it might be a good time to organize your garage before major yard work and outdoor projects begin. If you're finding that you have trouble storing the one most important item in your garage—your car—then you know it's time for a garage tune-up! With the help of the Container Store, I have collected these helpful tips for cleaning out and organizing your garage.
1. Sort and discard In some overpacked garages, this task may seem impossible. Tackle it one section at a time. As you go through these items, decide which should be kept and which can be discarded or donated. A good rule of thumb is to discard items that haven't been used within two years. Have the kids outgrown bikes and outdoor toys? How many cans and spray
bottles are almost empty or 10 years old? TIP: Fill mason jars and label them with remnants of paint you've been saving for touch up, you don't need to save the large cans. Make sure you dispose of oil cans, old paint and any other toxic material properly. Visit pwcgov.org/landfill for hours and locations, and information about disposing toxic items.
2. Think visibility & accessibility Always place items where they are easy to see and reach. Items used most often should be stored at eye level or below. Seasonal items should be kept on higher shelves. Choose ventilated shelves and drawers which allow visibility to what you’re storing—they also prevent dust and dirt from collecting. If necessary, store items in boxes or bags to keep them clean—clear containers will let you see immediately what’s inside.
3. Put everything in its place Typically, 80% of items stored in a garage can be kept on shelving in bins or drawers. The other 20% (such as handled tools and gardening helpers) is generally stored on a hook. A combination of shelving, drawers and hooks will help keep everything organized. Also designate an area to store like items together and be conscientious about returning the items to their proper place. For example, tools should be stored in one area and gardening supplies in another. Creating “zones” within your garage will help all family members know where to locate items. Sports equipment like footballs and frisbees should be kept away from anything toxic or sharp. Designate a shelf for family items that younger ones can get at easily and safely.
4. Make it handy Assemble a quick fix kit, consisting of a hammer, screwdriver, nails and screws and keep it near the door to the house so you can access it easily for quick fixes. Same with gardening tools, store a few weeding tools in a small bucket to quickly tackle things that sprout up. Store small hardware such as screws, nails, nuts and bolts in small, open-ended storage compartments that are stackable. Label the bins to correspond with its contents.
