Your Association is unique. Very few associations of our kind offer their members the ability to reach consumers in the way the BIA does. The Building Industry Association of Greater Louisville offers each of its members the chance to not only network with other businesses, but we also offer a variety of ways for you to connect with the buying public. Events such as last month’s Home Product Expo in Bullitt County or the Home, Garden & Remodeling Show, presented by Window World at the Kentucky Expo Center in March allow you to showcase your products, services, and talents to customers in ways that are unmatched to any other marketing opportunity in the city. I truly believe that your participation in home shows, particularly the upcoming March show, which is in its 66th year as “Louisville’s Original Home Show” will jumpstart your business for the spring and the remainder of the year. In this information era, nearly every decision is an informed one, particularly when it comes to large purchases. Consumers want the ability to research online but also enjoy the ability to comparison shop, touch and feel the product, or speak directly with a person about a service or installation before committing to a product or company. Each of the home shows produced by the BIA offers our members this type of engagement with consumers, both at the show and through social media and publications. I believe that the success of our members directly affects the success of our Association. It is this philosophy that drives our Association staff, Executive Committee and Board to operate with the aim to achieve our goal of “connecting members to customers,” in everything we do. We appreciate all of our members that allow us to offer such great opportunities to help grow their businesses. I hope that you consider becoming involved in at least one of the shows this

The Home Product Expo, presented by L&N Federal Credit Union was held January 30 and 31 at the Paroquet Springs Conference Centre in Shepherdsville. The event offered participants an ideal venue to reach consumers who are serious about doing research on upcoming home improvement projects for the spring. This was the sixth year for the event, and vendors report it offered great opportunities to talk one-on-one with potential customers. P.J. Moore, L&N Federal Credit Union, cites the timing and location as a great backdrop to the successful event. Drawing attendees from all over the region, the Home Product Expo attracted serious buyers who were out doing research and eager to meet vendors. “For us at L&N, the decision to be a sponsor was a no-brainer. Our branch there has been so successful and with Homearama being there this summer we knew it would be great exposure for us. We’ve seen several refinances and home equity loans as a result of it. The event has drawn people from
Hardin County and Bardstown as well as Indiana, and it’s really starting to brand itself.”

Education Dept. 2016 BIA Education Classes By Stacy Smith Rogers
BIA’s Education Department offers educational courses and seminars throughout the year that offer members critical, needto-know information that keeps them up-to-date with continuing education requirements and industry-specific regulations. The courses are offered at an affordable price, and a majority of them are conveniently held at the BIA building. Many classes are approved by the Louisville Metro Inspections, Permits & Licensing Department and are available for credit hours for both members and non-members. Classes are held each month with the exception of June and July. This year’s class schedule also includes classes designed to increase members’ skills in various areas, including management

Spring is the perfect time to clear away the clutter, freshen things up and rejoice in being a homeowner. A clean, organized home can motivate and encourage those who live in it. The hard part is making time to do it. Procrastination and hectic schedules often thwart those efforts. Experts report, however, that spring cleaning is associated with improved mood, decreased stress and heightened creativity, so it’s definitely worth the time and effort! Even the simple act of organizing one area of your daily living space each week can make a difference in your energy level and outlook. Whether it’s cleaning out the junk drawer or cleaning out the gutters, taking a step forward in maintaining your home can go a long way. Meet BIA Manager of Shows & Events Ally Sauer By Stacy Smith Rogers
Ally Sauer was recently hired as BIA’s new Manager of Shows and Events. In her new role, she will assist Gail Schell with producing the Association’s events. Sauer comes to BIA with an impressive resume in tourism and event planning and an enthusiasm for the building industry. Most recently, she served as tourism manager for the Evan Williams Bourbon Experience where she promoted tourism and group sales. With experience attending and staffing numerous national tourism trade shows and festivals, she gained insight on developing marketing and educational campaigns to help drive traffic to the Downtown Louisville tourism destination. She worked closely with the Louisville Convention & Visitor’s Bureau and served as a member of its Attractions and Motor Coach Tourism Council. Sauer has also served as events manager for both Millionaire’s Row at Churchill Downs and the Galt House Hotel. Her career took root in event planning with the Growth Alliance for Greater Evansville (G.A.G.E.) where she gained experience in economic development and creating and managing events in Downtown Evansville, including the Wine, Jazz and Arts Festival, Loft Tours, Main Street Car Cruise-Ins, among others.

While in college at the University of Southern Indiana, Sauer worked at Home Depot, but she said her interest in home building began at an even younger age. “Since I was very young, I created what I called ‘inspiration folders.’ I filled them with pictures and articles of my dream homes, treehouses and landscaping ideas on particular trees, flowers and koi ponds. I also collected real estate magazines from places I visited to inspire me and help put a price tag on my ‘grown up’ goals in life.”
In her new role, she will assist Gail Schell with producing the association’s events. Sauer comes to BIA with an impressive resume in tourism and event planning and an enthusiasm for the building industry. Sauer is excited about her new role at BIA. She brings a well-rounded background, having been introduced to the Association as a vendor at the Home, Garden & Remodeling Show. In addition to her degree in marketing and communications, Sauer has a minor in studio art and maintains a studio within her home where she said she enjoys painting and creating anything that can get her hands messy. She also enjoys taking care of her flower and vegetable gardens. Her experience and enthusiasm for helping things bloom will surely serve her well as she works to foster growth and vitality within her position at BIA.

Financial Forecast and Planning for 2016 Louisville Builder doesn’t have a crystal ball to forecast what’s coming on the financial front in 2016. But we have the next best thing: some of the city’s most respected individuals in lending institutions. Here they offer their candid assessments and predictions of what’s ahead for the building industry. By Nancy Miller
“The big news in financing is that the game is on again. It seems like our customers are getting excited and talking about projects, and are looking to do new things. We’re finding that most of the requests we’re getting are good, solid requests that we’d like to put on our books,” says Mitch McClain of Peoples Bank Taylorsville. “We never got out of the construction business during the slow and hard times. Now, the customers we have dealt with for several years are bringing in four, five or six requests a year.” He notes that one of the problems his bank encountered when the market was teeming a few years ago was the number of people who wanted to get into the construction business part-time. “They thought they could build a house because they had watched a house being built,” he laughs. The difference at this point is that the interest is from customers and potential customers who are experienced, professional builders. “If nothing else, the slowdown weeded out some of those individuals who were less desirable.” David Hobbs of River City Bank believes that gradual in22 louisville builder • bialouisville.com
creases in the prime lending rate could potentially slow down building in general. Consumers may have become used to a depressed borrowing rate for the last ten years and consider it the new norm. However, he emphasizes the excellent borrowing rate of the current environment and stresses it when talking with clients about possible projects.
“We expect that we will do more purchase business in 2016 because buyers have started to realize they will need to move now because rates may become higher later.” - John Bollman of Commonwealth Bank and Trust.
Republic Bank and Trust came off a very successful year, reports Steve Trager. “We had a great lending year. We grew our loan portfolio almost $300 million, which is significant growth. A meaningful percentage is still real estate secured, both for residential and commercial,” he says. Addressing regulations, he says, “I think the regulatory

pendulum swings, so it’s not completely predictable. But I also know that every borrower has recognized the challenge of providing what sometimes seems redundant documentation. It’s up to us and other financial institutions to help borrowers through that process and make common sense of it.” Disclosure documents were greatly modified under the Dodd-Frank Act, with the final piece becoming official in October 2015. “That has caused some turmoil in the industry,” says Bollman. “Most companies are continuing to struggle with TRID, TILA-RESPA Integrated Disclosure. It does make it easier for the consumer because it’s plain language and it compares the original disclosure to the final disclosure, which was a problem before its enactment. The borrower would receive an original good faith estimate that could differ from the final disclosure, and that caused a lot of consternation. On the other side, TRID takes some flexibility out of how quickly we can close loans,” he says. Trager agrees that TRID represents somewhat of a sea change in advancing a home mortgage loan to closing. Although TRID has been a challenge for the industry and for borrowers, he sees it as a positive move for the long run. “The scrutiny that all of us in financial institutions go through with loans requires us to have enhanced documentation for both commercial and residential. We work hard to help our customers through that process,” says Trager. Ryan Wood of L & N Federal Credit Union, and McClain
concur, saying that the TRID regulations represented huge changes in 2015 and will remain in place this year. Nothing relating to documents and facilitation of the borrowing process has really changed, according to Hobbs. It’s all about the timing of the transaction, appraisals and title work. Builders need to submit the same information they have been accustomed to in the past. “I can tell a consumer how much house they can afford, but I also encourage them to talk to professional builders to find out what it’s going to cost them for what they’d like to build. There’s a fine balance between what someone can afford and what they’d like,” says McClain. “For builders seeking financing, most lenders will
require financial statements, the last few years’ tax filings, those kinds of things. Once of the best things out there for us is the Internet. I can just plug in the name of the builder and find out about anything I need to know within 15 or 20 minutes. We used to ask for a list of their suppliers and a list of the homes they have built, but I can get a lot of that information pretty quickly now online.” - Mitch McClain, Peoples Bank Taylorsville

Financial Forcasting ened our standards, there’s probably a little more room to go a bit outside than there has been in the past,” says McClain. Based on growing demand, L & N Federal Credit Union is launching a new residential construction program that will incorporate their recently introduced 5/5 mortgage products. The 15/15 product will be available for permanent financing after completion of the construction period. The 5/5 product, which L & N rolled out in 2014 is fixed for five years and is available with 100 percent financing with no PMI. The 15/15 is similar but is fixed for 15 years and offers up to 95 percent financing. Wood acknowledges that there’s uncertainty about rates in 2016 but predicts that these new products will contribute to strong growth for lending and favorable growth for L & N.
“One of my responsibilities is to be concerned. We have to make sure we have learned lessons of the past, which was not that long ago. There is some robust activity going into 2016. We see a lot of very good opportunity out there. Even though rates have ticked up a little bit, they support the economic model for real estate investing.” - Steve Trager, Republic Bank and Trust
How will the upcoming presidential election impact financing? “The election may affect the decisions consumers and businesses make, but from a bank’s standpoint, I don’t think the election will affect business as a whole,” remarks McClain. “The interest rate hike we recently experienced and whether the Fed chairman will continue a progressive movement have to be figured into the equation. We have always been very builderfriendly, and we’re staying the course. As long as we have a slow increase in rates and not a very aggressive tack or significant increase in inflation, I think we will have a prosperous 2016,” says Hobbs. His 2016 plans include being very actively engaged in home construction projects. “We are also partnering with BIA for Homearama and are offering excellent financing packages for builders who are involved in Homearama this year. We welcome anyone who has not worked with us in the past to give us that opportunity,” he says. Hobbs says the pipeline at Peoples Bank Taylorsville is as full as it was anytime last year, boding well for this year. Also, his conversations with builders, real estate agents and borrowers reflect an optimistic view as to what the new year will hold.

On January 18, Logan Lavelle Hunt welcomed Greg Nalley as a Senior Account Executive to their insurance team. Logan Lavelle Hunt is a leading force in the insurance industry with 7 locations in Kentucky and Indiana. The company offers all lines of insurance as well as wealth management and bonds. Originally founded in 1919 as Lavelle Insurance Agency, Logan Lavelle Hunt continues to grow both organically and through hiring individuals such as Nalley. Nalley joins Logan Lavelle Hunt with over 11 years of selling commercial, personal, life and health insurance products throughout Kentucky, Indiana, Ohio and Tennessee.
