Dear Member: The Nominating Committee of the Home Builders Association of Louisville is requesting names of those members interested in serving on the Board of Directors for 2013. These positions are very important, since the Officers and Directors direct and guide the Association. You, as a member of the Home Builders Association, have an opportunity to contribute by offering yourself as a candidate for election to the Board of Directors. Your duties as a Director would include attending Board Meetings and participating in guiding the Association and addressing the issues of its membership and the financial well being of the Association. Also, if you know a member that you would like to recommend for consideration for the 2013 HBAL Board, please do so by filling completely the nomination form on the member section of HBAL.com, or by faxing the completed form below, or email to robin@hbal.com. Under the By-Laws of the Association, it is the Nominating Committee’s responsibility to solicit and consider qualified candidates to serve on the Board of Directors. If you are willing to devote the time and
energy required, we ask that you sign below and return it by faxing it to us at 429-6036 or you may mail it to us at 1000 North Hurstbourne Parkway, Louisville, KY 40223. This form is also online at hbal.com. The deadline for receipt of form by the Nominating Committee is 12 Noon, Friday, October 5, 2012. The Nominating Committee will be meeting to consider the membership’s recommendations. They will provide notice of a preliminary report of recommendations prior to the November 20, 2012, General Membership Meeting, at which time the Directors will be elected. If you have any questions please call Chuck Kavanaugh or Robin Durham at 429-6000. We greatly appreciate your interest and involvement. Nominating Committee: Rob Eberenz, Jr., Chairman Billy Doelker, Stan Logan, Jr., Bob Marrett, Richard Miles, Bob Thieneman, Jr. If nominated and elected to the 2013 Board of Directors of the Home Builders Association of Louisville, I will faithfully serve the membership and will do my utmost to attend all meetings required of that position.

Rock Springs and Shakes Run Attract Interested Consumers to Homearama 2012. Steady Crowds Bring Solid Leads for Builders. By Stacy Smith Rogers, Grace Communications, LLC
The 45th Annual Homearama presented by LG&E & Kroger and sponsored by Republic Bank & River City Flooring, was held the last two weeks in July in Shakes Run and Rock Springs subdivisions. With 13 out of of the 17 homes sold prior to the event, Homearama offered consumers an enthusiastic perspective on the value and synergy surrounding quality homebuilding and interior design for 16 days straight. Steady crowds offered participants great exposure and many builders reported that the traffic flow between the two developments offered quality time with potential clients. HBAL Executive Vice President Chuck Kavanaugh commented on this year’s event, “Homearama 2012 at Rock Springs and Shakes Run proved to be a very successful event for all who participated and for the general public. Attendance exceeded our expectation and all of the members who participated have responded resoundingly that the attendees were motivated buyers of products and new homes.” he added. HBAL Vice President of Events and Operations Gail Schell elaborated, “We thought
the audience and attendance was great. It was certainly well-attended and the builders and sub concontractors seemed very happy about the business they were getting and the potential to do work for interested consumers. Many homeowners bought furniture as well, so I believe the furniture companies did well.” Vigorous Public Relations Efforts Generate Awareness Prior to the Show As early as April, HBAL was actively promoting Homearama and the value of building a home in the event. Efforts to build awareness continued in the coming months and signs of increased optimism about the homes market were starting to show. With some good news about the improving homes market in Greater Louisville hitting airwaves nearly a month prior to Homearama, there was ample time for people to consider building a new home as a realistic factor in their future home planning. TV reporter Bill Francis from WDRB gave a preview of Homearama on site and reported that new construction in Louisville was bouncing back. He interviewed HBAL september 2012 7
Homearama 2012 Wrap-Up Director of Public Affairs & Communications Tara Brinkmoeller who explained that permits were up for the first 6 months of this year over the same period last year. He also spoke with David Ernst, Prestige Builders, who described about how the market was driving efficient use of floor plans. A week prior to Homearama, Business First reporter Kevin Eigelbach interviewed Rocky Pusateri, Elite Homes, and Bob Thieneman, Jr., R.J. Thieneman Realty Group, about Shakes Run and Rock Springs, who both expanded on the improvement of lots and home sales in the developments over 2011. On June 29, “extreme” playhouses were revealed to the Corbett and Bromley families, whose children were selected by Kosair to receive the playhouses built by YouthBuild Louisville under the guidance of Pat Durham, Pat Durham Builder, and Brandon Bailey, Bailey Remodeling & Construction. The playhouses were on display throughout Homearama. Additional efforts to generate excitement about the event were strategically launched prior to the event. The Homearama Plans Book was released online more than two weeks before the event began, giving consumers a sneak peek at what they should expect to see.
Brinkmoeller expanded on the media relations efforts, “We experienced tremendous coverage of Homearama 2012 at Rock Springs and Shakes Run. There was much interest in both sites and in the fact that 13 of the 17 homes were sold prior to the show opening. We had significant coverage from nearly all major news stations, but special recognition should be given to WHAS-11, which covered many aspects of this year’s Show. Thankfully, there are positive indicators for an improving market in new and existing home sales, and home prices in our community. The positive indicators helped to support and generate the excitement around new homes and Homearama.” Coverage throughout the event offered participants more exposure to potential consumers. “The positive news coverage for the housing industry and the many HBAL members involved in this year’s Homearama over a roughly three-week period is priceless. We are thrilled that this signature event produced by the association was once again able to connect the general public with so many members and businesses related to the building industry,” Brinkmoeller added. Clay Jones, The Jones Group, said it had been 12 years since he participated in
Homearama. Prior to Homearama, Jones said he was picking up leads due to the publicity and excitement surrounding the event. By mid-way through the show, Jones had already spoken with two couples who wanted to build in other neighborhoods. What Trends Resonated with Consumers? Open floor plans, energy efficiency, functionality and unique details had people talking. Every one of the homes in Shakes Run and Rock Springs focused on energy efficiency, with an emphasis on low maintenance, high quality, functional floor plans and outdoor living. Entertainment was also a big factor in the homes on display, reinforcing the continued trend of families spending more time at home and making sensible use of the spaces to live, work and play. Pusateri described the comments he heard from Homearama-goers in Shakes Run. “It’s always good to showcase ideas and floorplans to the general public. We consider the show an excellent way to let them become familiar with our company and to have a chance to create more business. The comments I heard about our house most often were that it was a very livable open floor plan. People also comment-

Homearama 2012 Wrap-Up What Did Homearama 2012 Produce in Leads? • Prior to the opening weekend of Homearama, Rick and Brandon Buttorff’s home in Shakes Run wasn’t sold. Monday, however, not only was it sold for their asking price, but everything in it was sold as well. In addition, the new owners are finishing the basement and bonus room. “Once you’ve sold the house, it really opens up your eyes to what the show can bring you. You can relax and sell your talent instead of your home,” (Brandon) Buttorff said. • Pat Durham, Pat Durham Builder, who built in Rock Springs, noted that he is working with several potential customers from Homearama, all in various stages of the new home decision process. “Several already own homesites, some want to get started and others see themselves a year or more away (from building). We also have spoken to several remodeling prospects, who seem ready to do something now. We are appreciative of the exposure our company has received from the show, and we had a chance to visit with many happy former customers during the event,” Durham added. • Rocky Pusateri said he thought the attendance and the interest by potential consumers was good. At press time, Elite Homes had four lots in the section on hold and were planning on starting construction in early August. • Richard Miles, Landmark Custom Homes/Dogwood Homes, commented on the crowds this year. “With just seven homes in Shakes Run, people have been able to take their time and not rush through. I’ve seen a lot of familiar faces, but have been talking to many new people about building as well.” • At press time, Jeremy McGraw, Provident Homes, reported having four-to-five solid leads. “We have a request to rebuild house three as well as house six with minor adjustments. The other three leads have their own plans and lots already,” he added. • David Ernst, Prestige Builders, said that business started to really pick up in March of this year and Homearama fueled that momentum. “We have four or five solid leads that resulted directly from Homearama. “ • Barry Terrell, PC Lumber and Hardware, was eagerly talking to consumers in the lower level of home #5 in Shakes Run. “I’ve been hearing from a lot of people who are considering building within the next year,” he said. Terrell said this was his eighth straight Homearama and that he works the event every day each year to see what consumers are wanting in homes and to be able to measure the future interest in local home building.
ed on the unique master bath and the outside living area that included a fireplace and stone wall that provided beauty as well as privacy.” Clifford Thieneman’s staff reported that the open floor plan resonated with consumers in Rock Springs. “They really liked the great room and kitchen space as well as the open foyer. They want open floor plans for entertaining, and they were asking about energy efficiency and low maintenance,” said Kim Long, office manager. Jeremy McGraw built two homes in Shakes Run. He said consumers were asking about energy efficiency, natural surroundings and floor plans. “Both houses had low HERS ratings, 49 and 52, and we answered several questions about what we did to get the rating down. The floor plans were also a big point of conversation, as well as the wooded lots and green space. In one home, the Asian walnut
hardwood flooring was a big hit. In another house, it was the trim package.” Pat Durham said that attendees really noticed the attention to detail, consistency of design and what was described as “simple elegance” of his house. “Our home is a craftsman-style cottage, and we tried to carry that theme inside and out. The quality of construction was commented on again and again, as were the open floor plans with many family gathering spaces and taller ceilings.” David and Jim Ernst built three homes that were on display in Rock Springs. According to David, consumers commented on the “flex rooms” and adaptability of them for future and mulit-purpose use. “Each house had a room that could be a bedroom, den, study or mother-in-law suite. People really seemed to like that, as well as the openness of our floor plans.” Ernst said that Prestige
Builders made as much use of square footage as possible, reducing two-story spaces and giving homeowners more square footage for their investment. In addition, he said that potential clients are wanting to stay true to defined architectural styles.
“I think one thing in particular that was popular this year was the use of stone, brick and rustic hardwood flooring to give the house a sense of comfort and warmth.” – Lisa Lynn
Interior designer Lisa Lynn Knight, Lisa Lynn Designs, outfitted homes in both developments. She expanded on feedback she received in Shakes Run and Rock Springs and noted that both were very functional september 2012 9

and livable. “I believe the homes I did not only showcased the builder’s quality work but made the public feel warm and welcomed when they entered them.” Lynn described the spaces as having warm colors, wonderful lighting and comfortable furnishings that invited true family-style living. “I think one thing in particular that was popular this year was the use of stone, brick and rustic hardwood flooring to give the house a sense of comfort and warmth.” She commented on the overall event, “As always, Homearama is a very hectic and fast-paced experience, but one that is very rewarding when done well.” “We tried to do something different. It’s very light and airy, and people seemed to like that. Leigh Stine from Stoess Manor really did a great job with marrying our architectural details with interior design,” said Clay Jones. Dan Smith, Stonelake Homes said that people coming through his home were impressed with the open feel of the space. “There were steady crowds throughout. They seemed to really love the cabinets, flooring and countertops, and many people noticed the double action door with a porthole in the laundry. It’s functional and a little different. People are designing homes for the way they live today. They are going more toward how they want the home to function.” Pat Thieneman Seitz, Thieneman Seitz Construction, said that consumers noted unique details in her home. “They commented on the built-in twin beds and the special basement design, as well as the large master suite and bath.” She said that she has several leads from Homearama and anticipates building a home similar to the one on display in Rock Springs. Brandon Buttorff said that people described their home as “happy,” with a coastal feel and having a great flow. He noted the details that people seemed to enjoy such as the lighting in the kitchen, which featured windows behind the upper cabinets that allowed plenty of natural light to filter into the space. They noticed the trim work and hardwood floors as well as the claw foot tub in the bath, but one simple thing such as incorporated pull-out drawers into the corner cabinet instead of the lazy Susan style was a big hit as well. Miles noted that the open floor plan of his home was widely embraced by steady crowds, many of which were quick to take notice of 10 louisville builder • hbal.com
his kitchen and basement. An enormous island captured the attention of many Homearama-goers, as did the epoxy painted concrete floor in the lower level. Miles’ designer, Amy Wilson, Amy Wilson Interior Design, was on hand to explain the strategy behind the design of the home. “The homeowners are big Harley Davidson fans and they wanted an entertainment space that reflected that. The entire downstairs was built around the design of this unique flooring treatment. We received some great feedback on the colors.” Homearama 2012 -A True Family Outing Functionality, livability and style resonated with the crowds touring the 17 homes on display in Homearama. Potential buyers, curious consumers and tagalong family members and friends seemed to enjoy homes that were built to be as much functional as they were impressive. Patti Murphy and her children were in town visiting family in Shelbyville, Ky., when her mother informed her that Homearama was taking place. Having grown up in Greater Louisville, she was eager to attend. With kids, cousins and her mother and sister in tow, she said they made it a true family outing. The Murphy’s live in northern Kentucky, but she’s been to at least 10 Homearama events. “My first time going was when I was about 12 years old. I look forward to seeing the new floor plans, learning about what is the latest innovation and getting decorating ideas,” she
said. Murphy’s main reason for attending was to seek out interior design and renovation ideas for her current home. “I plan to re-decorate a few rooms in my house and plan some home improvements.” Murphy said that outdoor living was something she particularly enjoyed. “I loved the screened porches. That really adds extra square footage to the home’s living space. Phantom screens allow the homeowner to have the best of both worlds – an outdoor room with or without the screens just by the touch on a button.” She commented on functionality of the homes, which she and other family members really enjoyed. “I think that the builders this year did a fantastic job of making the homes completely liveable. I noticed that most of the houses did away with the formal dining room and made the kitchens larger to accomodate more people. I think this is a better use of space. I also liked built-in cubbies for better organizing everyone’s ‘stuff.’ I loved that,” Murphy added. With good attendance, plenty of interested consumers asking questions and an impressive majority of the homes sold in both developments, Homearama 2012 demonstrated a renewed enthusiasm in the local new homebuilding industry and served as an example of what today’s consumers want in a new home and how builders are creatively responding. September is:
Associates Appreciation Month By Stacy Smith Rogers, Grace Communications, LLC
NAHB has deemed September as Associates Appreciation Month, and HBAL wants to recognize the extraordinary efforts of associate members. There are several reasons why HBAL is the second largest HBA in the country, and most certainly one of them is the role that associate members play. Associates account for the largest percentage of members within HBAL, and the association is comprised of dedicated associate members who have remained steadfast in their commitment of supporting HBAL, even when times have been tough and they could have spent their membership and advertising dollars elsewhere. “Our associate members have been holding us strong in the down economy,” HBAL Membership Manager Nicole Bouchard said. “We appreciate their support and are continuing to work hard to help them be successful.”
“We appreciate their support and are continuing to work hard to help them be successful.” - Nicole Bouchard
Do Business with a Member Campaign Emphasizes Role That Associates Play Many HBAL builders look first, if not exclusively, to associate members to satisfy all their subcontractor needs. In addition, they bring a broad base of reputable assets to the building community, and their commitment to the local industry demonstrates to the general public that they are highly regarded among their peers. According to Bouchard, the current membership campaign focuses on the importance HBAL places on members doing business with 16 louisville builder • hbal.com
other members. “Our goal is to connect our members to consumers. For associates, any of our members can be their consumers, not just builders or remodelers, so we’re making special efforts through our Do Business with a Member campaign to highlight the fact they support HBAL and help connect them to their prospective clients,” she added. Public Events Offer Associates a Chance to Gain Awareness Bouchard emphasized the efforts the association makes to help associates promote their business in public events such as Homearama and the Tour of Remodeled Homes. “There are many affordable ways that associates can promote themselves in these public events. Although the focus of the events is building and remodeling, we place a heavy emphasis on the suppliers and vendors that work together in the process.”
“There are many affordable ways that associates can promote themselves in these public events. Although the focus of the events is building and remodeling, we place a heavy emphasis on the suppliers and vendors that work together in the process.” - Nicole Bouchard
HBAL’s signature events such as the Home, Garden & Remodeling Show, Homearama and the Tour of Remodeled Homes have gained the respect and interest of consumers in Greater Louisville and beyond, and there are many ways that associates have played a role in their success. The Home Product Expo is also gaining in popularity. In addition, those events contribute to helping associates be successful

themselves. The common theme in each is connecting members with consumers. Associates who have advertised in publications that support the public events are getting additional mileage out of their investment as HBAL has launched online versions prior to the event dates in an effort to generate more awareness and offer advertisers more exposure. Many interested consumers turn to the online versions to do their research before they attend an event to become more familiar with the vendors they may encounter when they go. In addition, the re-designed hbal.com website offers associates more opportunities for exposure surrounding these events and easier ways to inform consumers of information that’s important to them. Perhaps what’s most critical, however, is the opportunity to meet face-to-face with potential clients at the events. It’s no secret that consumers are doing their research before they buy and they want to meet and talk to vendors before they commit. Having a chance to connect with those consumers in a variety of ways – through advertising as well as on-site exposure – is critical in capturing the attention of today’s consumers. Opportunities to promote their businesses to the general public are available nearly year-round for associates, and HBAL appreciates their support and participation. Most recently, the Tour of Remodeled Homes introduced 16 homes to the public last month. In July, Homearama celebrated 17 new homes. In March, the Home, Garden & Remodeling Show presented by Window World welcomed thousands to a new floor plan and unique twist on the long-standing event. And, in January, the Home Product Expo gave a sneak peek to homeowners gearing up for renovation and building products. Associate members play a big role, and now, more than ever, there are opportunities for them to get involved and successfully reach their target markets. HBAL’s associate membership is an intricate component to the association’s success as a whole, and the building industry in Greater Louisville is much stronger because of them.

HIPAC Night is scheduled for October 1st The annual HIPAC Night is scheduled for October 1st at the Locust Creek clubhouse and the ticket sellers are now out in full force! If you haven’t received your phone call from one of the ticket sellers yet, you will inevitably hear from someone soon. This year there are 525 tickets being sold for $100. Each ticket admits two people to the cocktail party and enters you into the reverse drawing for $10,000. Other cash prizes will be drawn for throughout the night in addition to the large first place drawing. The Home Builders Association of Louisville’s Housing Industry Political Action Committee (HIPAC) raises money each year that can be used to fund the support of political candidates. The HIPAC Committee works with the Association’s Governmental Affairs Committee and staff in order to determine how the funds are allocated. Having the ability to support a candidate who has supported the housing industry and small business is extremely important to the continued growth and success of the building industry in Louisville and in the state. We need to ensure that reasonable, business-friendly elected officials and politicians represent the citizens of Greater Louisville and those in the surrounding counties. HIPAC money allows us to make contributions to aide the campaigns of candidates with similar goals. Dave French, LG&E is the chairman of the HIPAC Committee again this year. Under his leadership we will again work to sell 525 tickets. In order to ensure that we can meet this goal, French is requesting that all team captains return all sold and unsold tickets to the HBA office by September 14. If there are any remaining unsold tickets at this time the captains will be able to redistribute them and work to get them sold. Obviously the goal is to sell out prior to October 1st and the teams believe this will surely be the case.
HIPAC tickets are being sold by the following team captains: Derek Smothers of Sonne Steel Bob Marrett of CMB Development Rob Eberenz, Jr. of Robert L Eberenz, Jr. Builder John Lannert of MassMutual Rocky Pusateri of Elite Homes Don’t miss your chance to attend one of the most prestigious nights at the Association. HIPAC Night is typically the best attended event by builders and developers and it’s for a great and valuable cause. Contact Jessica Embry at the HBAL office by calling 429-6000 for more information about HIPAC and the HIPAC Night or to buy a ticket. E

High Fashion, Better Flushing and Your Favorite Music are
Coming to Louisville’s Bathrooms By Nancy Miller
“Most people overlook the foundational components of establishing a bathroom. They may cut out a picture of something they have liked in a magazine. That takes the planning and design work in an abstract direction without regard to architectural considerations, the style of their home or their budget,” says Bert Poston, bathroom consultant for True Home Value. “One of the most common mistakes is not having a collective vision for the bathroom. Another mistake is not understanding how color and pattern work and don’t work in a bathroom.” Because bathrooms can greatly enhance the value of a home and because they should interweave functionality and aesthetics, bathroom design can be tricky. A few big names in bathroom design and related fields revealed some of their tricks of the trade to Louisville Builder. The pros-in-the-know include Mischell Hutto, outside sales manager for Ferguson Bath, Kitchen and Lighting Gallery; Deepa Kamat of Granite America; Leigh Rae Kmiec, market development manager at Plumbers Supply; Lora Nix, Certified Master Kitchen and Bath Designer with Nix Miller Designs and Cabinetry; Bert Poston, bathroom consultant for True Home Value; Tim Taylor, president of Triton Stone Group; and Anna Wilson, remodel consultant with Maeser Plumbing, Heating and Cooling.
Hutto: Color preferences for cabinetry are remaining fairly constant with most people selecting something in the medium to dark range. Espresso continues to be the best seller. Hardware? Definitely brushed nickel although chrome is coming back.
normally be very expensive. Our customers are always amazed at the variety of remnants from which they may select and are thrilled that they don’t have an enormous granite bill. The pairing of a porcelain vessel bowl with a granite countertop can be stunning. The sky really is the limit when it comes to designing with granite.
Nix: Colors tend to be earthy, such as browns and rusts. But neutrals are still the colors of choice for many people because those colors feel clean without having the sterility of white. Clients in their 30s and early 40s want their bathrooms to be on the ornate side because they’re going more for the look of the space than for function. I have found that older clients prefer a sleeker, chic design because it’s simpler to clean. Of course, there are always crossovers. Cabinetry that resembles furniture pieces is still popular, but today’s vanities don’t have the feet or columns that we’ve seen in the past. There’s greater interest in individual style than in mass produced furniture piece vanities. And the new cabinetry has more curves and open shelving.
Nix: Bathroom floors are predominantly tile and most of them are heated. Pebble shower floors are the most common because the pebbles massage your feet and provide a nonslip surface. Four or five styles, sizes, shapes and colors of tile can be used in the same room. But when there is that much mixture it requires a professional designer to create a look that isn’t overwhelming. Poston: Renovation projects are steering themselves toward solid surface and synthetic products because of their variety, durability, ease of maintenance and warranties. Stone, wood and glass haven’t been able to be warranted very well. Synthetic products offer a “once and done” solution to a bathroom investment.
Flooring, Walls and Vanities
Taylor: We find that granite, marble and soapstone, a very dense stone, are the top choices for vanities. Granite is often chosen over marble because granite is denser and doesn’t scratch or etch. Most people choose 2cm or 3cm. Personally, I think 3cm looks better. There is a definite trend toward lighter colors. Alaskan White is very popular
Style and Colors
Kamat: Granite is being used not only on bathroom floors, but also on walls, vanities, and tub surrounds. Granite can be a very economical choice because we can use remnants, even exotic colors that can

Coming to Louisville Bathrooms now. Although it might be assumed that if the cabinetry is light, the vanity top should be darker, that’s not always the case. A light granite can be beautiful with light color cabinetry. Granite needs the least amount of upkeep of all the stones. It arrives from the quarries sealed for 15 years. It is sealed again when it is installed. Fabricators will reseal it once a year, if asked to do so by a homeowner. We sell a product that cleans and seals, making granite a great surface for easy maintenance. Travertine can be used on the floor, walls, vanity top and in the shower. Its texture can be altered by filling in the holes or letting it remain in its original state. Four- or six-inch squares of glass can be gorgeous for a backsplash and come in many colors. The glass can be designed around other types of stone, such as travertine, for a very custom look. Lighting Hutto: Lighting is a critical part of bathroom design, especially in the master bath. But it’s not just a matter of having a lot of light; it has to be the right kind of light and enough of it coming from different sources. Plenty of natural light is always good, but it needs to be supplemented with recessed lighting and, perhaps, light built into the mirror. From the fixture itself to the finishes and glass, lighting used to be very basic. But there are so many choices now that lighting is much more complex. A builder or homeowner needs to first determine if they want a light fixture to be a statement piece or do they want lighting that isn’t overly obvious, allowing other design elements to be highlighted. If there are a lot of design things going on in the bathroom, it would probably be a good idea to keep the lighting simple. Nix: All the lighting variations in bathrooms are just unreal. The options can include recessed, waterproof LEDs around the tub, accent lighting around the walls, maybe a chandelier, and wall sconces around the vanities. I caution clients that overhead lighting is not good lighting for a vanity. Instead, light needs to come from the front, not from the top. Also, task, accent and general lighting all require different switches and fixtures, and sometimes, even different people to install them. Some of the prefab lighting can be installed by a cabinet person or electrician, but some products needs a lighting specialist. Plumbing Nix: You need to think about plumbing before you begin to get too far into thinking about coffee makers and refrigerators in the bathroom because they will have to be plumbed. Wilson: It’s no problem to do a separate water closet, large shower and double vanities for new construction. But for a remodel for which the budget is a major issue, people try to stick with where there plumbing is already located. Generally, they don’t want to move a shower from one side of the room to the other or change the placement of the toilet or sink because those modifications could mean that walls have to be torn out and repiping would be needed. Showers and Tubs Hutto: Showers are getting larger. We’re doing a fair number of steam showers. But almost every bath we do has a tub. We’re selling a lot of soakers, whirlpools and air tubs. Some people love whirlpools, but others don’t want to deal with the cleanability issues. 22 louisville builder • hbal.com
Nix: There aren’t a lot of garden tubs going in to new construction or remodels because of the amount of hot water they require. And homeowners want to devote space to a large shower instead of a big tub. So, tubs tend to be the standard width and a length of six feet. But, at the same time, consumers have discovered that the large showers also require a lot of hot water, often leading to the installation of a tankless water heater. For the most part, even large bathrooms are looking smaller because the showers are so big. Typically, the showers are walk-ins with no doors. The people who are spending the most money are Baby Boomers who are thinking ahead to when they may have mobility and accessibility issues. They’re having their bathrooms designed with user friendly showers that will reflect those issues. Poston: The handicapped accessible and aging-in-place part of our business has exploded, with showers and walk-in tubs being a major focus. Within those categories there are many options that range from therapeutic products to those that reflect accessibility and functional needs. Wilson: For remodels, it’s very common to get rid of a bath tub and put a large shower in its place. However, new construction almost always has a tub. Showers that have a lot of special features such as handhelds and body sprays may need a second, designated water heater. No one wants to spend all that money only to run out of water. A 50 gallon water heater for that type of shower and the whole house just isn’t going to work. If there is a bench at the end of a long shower, I usually recommend including a rain head shower to capture the heat. There’s nothing more miserable than being cold while in the shower. The rain head can make a world of difference. Toilets Hutto: Water closets seem to be coming back. Kmiec: I don’t think manufacturers were given ample time to make the switch to 1.28 gpf toilets. They have had to redesign and redesign to make them work properly. When I spoke to the Kohler engineers at the Kitchen and Bath show, they said the 1.28gpf toilets will out flush the 1.6 gpf toilets because of all the time they have had to improve them. From what I’m told, Kohler will switch their entire line of toilets to 1.28 by 2013. Nix: Today’s standard toilet is comfort height because everyone is getting taller. Most clients want a separate water closet but they’re paying more attention to where it’s located in the bathroom. They’re realizing that when the time comes that they have physical restrictions, it will be important to easily remove the wall so the toilet is more accessible. The Not-So-Little Extras Nix: Some top of the line master baths are complete with beverage centers, television, telephone, a docking station for an iPod, and accessibility to the master closet and the laundry. The washer and dryer may not be in the bathroom itself, but having them designed in close proximity is a huge time saver. Kmiec: Kohler has come out with a StereoStik that can be mounted

on its CL medicine cabinet. Made of anodized aluminum and polymer with a rust-free and chip-free finish, it also has an AM/FM radio and an auxiliary input jack with cable for connecting to a MP3 player. New Products Kmiec says concrete countertops have been around for awhile, but there’s now increased interest in them. She likes the new ones we carry that are crafted by Cast Stone Concepts, a Louisville Company. While they have a contemporary flair, they can be used in other style bathrooms. Bathroom drains haven’t been given much design consideration. She says “Here’s your shower drain; have a nice day” about summed it up when speaking of drains. But that has changed. Several manufacturers have square drains in finishes that match faucets. And they’re also nice because the square drain matches the shape of many tiles. Newport Brass even has drains with designs in them. Of solid brass construction, the 4” and 6” drain bases are available in cast iron, ABS or PVC, and are offered in 27 finishes. Moen’s new Voss line of faucets and accessories are very attractive. Offered in brushed nickel, chrome and oil rubbed bronze, they have a transitional design that’s versatile and can blend with most bathroom styles. Designer Jonathan Adler has created four new colors that are available on select Kohler enameled cast iron bathroom sinks. Kmiec admits that the colors may not be for everyone, but for customers who are ready for a splash of bold color in the bathroom, these colors will certainly make a statement. Even the names are intriguing---Greenwich Green, Piccadilly Yellow, Palermo Blue and Annapolis Navy. Those people who want to take the color leap need to leap quickly
because these colors are available for a limited time. The design team at Kohler just keeps upping the luxurious ante with the introduction of its Bask heated surface which provides a warm surface for the neck and back and allows bathers to choose from three temperature settings. The Bask technology is offered on all Underscore baths. The Underscore baths can be undermount or drop-in and have a slotted overflow that is positioned near the rim to maximize the level of water. Having both a rain shower and a handshower has often necessitated considerable plumbing behind the wall. Kohler’s new HydroRail uses existing valving outside the wall. The external shower column combines a rain shower and handshower in one product. A diverter at the bottom of the column was ergonomically designed and is paired with a slide bar bracket that enables the bather to customize the water delivery height. The Kohler folks must be working 24/7! They have also debuted VibrAcoustic technology on its Underscore products. Bathers can use VibrAcoustic to hear and feel sound vibrations while bathing, being able to stream music and podcasts through the bath from a mobile device via a hardwire connection, or wirelessly with a Bluetooth receiver. Controlled by a full color touch screen, it can also be a stand-alone music delivery system. The new Cassidy Collection by Delta offers traditional design in multiple handle and spout options, several finishes and an array of accessories. Fashion designer Jason Wu may be coming to a bathroom near you. The designer has collaborated with Brizo on a high end line of bathroom fittings and accessories. september 2012 23

Buttorff, Pusateri added to NAHB’s Grand Spike 1000d Recognition level HBAL offers congratulations to Richard Buttorff, The Buttorff Company and Joe Pusateri, Elite Homes, Inc. for achieving the Grand Spike 1000d level. Buttorff has 1012 credits and Pusateri 1003 credits, which means that each of these men have worked diligently over the years to recruit and retain members within the Association and Federation. Across the country there are less than 20 people to have reached the Grand Spike 1000d level. The Home Builders Association of Louisville is proud to have four members recognized with this achievement. Ellery Esposito, Esposito Construction, Inc. and John Miranda, Pinnacle Properties of Louisville, LLC also have reached this Spike level membership contest. September Membership Drive moved to November The September membership drive originally planned for September 25th is now been moved to November 1st with a deadline for turning new applications and money in on November 13th, which will be the NAHB call in day. We will have 10 teams of 5 for the drive. Because of this we have moved our General Membership Meeting from November 5th to November 19th at the Olmsted, 5:30-7:30. This is our annual Spike appreciation night and the end of our yearlong membership contest.
Faulkner Real Estate’s Ormsby One, Two and Three Buildings earn LEED Certification Ormsby One, Two, and Three are each six-story, multi-tenanted Class “A” office buildings with a total of more than 500,000 square feet. They are the first buildings of any kind in the State of Kentucky to be certified under the LEED for Existing Buildings: O&M Rating System. Pursuing LEED certifications is a portfoliowide initiative for Talcott, a national investor in commercial office properties. Talcott has engaged Green Studio, a division of Hastings Architecture of Nashville, TN, to coordinate the LEED certification process on its portfolio properties. “Faulkner Real Estate is honored to be Kentucky’s first developer to have its office portfolio receive this prestigious certification. Our Ormsby properties’ environmentally friendly operations and maintenance procedures are consistent with our corporate philosophy and values, which include an emphasis on creating long-term benefits for our tenants, their employees and Louisville, KY,” said Fred Faulkner, President & CEO of Faulkner. “Faulkner has long been a pioneer in the development of state-of-the-art, environmentally friendly class “A” office space focused on long-term partnerships with our tenants and the local community.” The Ormsby buildings incorporate a number of sustainable operations and performance features including high-efficiency plumbing fixtures and fittings, a high-efficiency irrigation system, reflective roof membrane to reduce urban heat-islands, low-mercury lamps, use of environmentally preferred construction materials for tenant fit-out projects, and high performance green cleaning products and programs.
