What’s New at Homearama This Year? By Stacy Smith Rogers In addition to the excitement of getting a sneak peek of the latest home products and designs on the market, Homearama combines a great night-on-thetown experience with a neighborhood backyard party atmosphere. New this year is a patio area near the concession stand that showcases the popularity of outdoor living, which is highlighted within many of the homes on display. Bourbon and wine tastings, along with a beer garden, also add to the festive atmosphere, and live music during the week offers Homearama-goers another reason to plan a date night at Shakes Run. Also new this year is the introduction of green infrastructure and the use of bioswales to capture and treat stormwater instead of underground pipes, complete with guided tours by Louisville’s Metropolitan Sewer District staff. Continued emphasis on green building can be found in each of the Energy Smart homes on display with builders incorporating energy efficient products and techniques, included blown-in insulation, high-efficiency HVAC systems, windows and fireplaces, eco-friendly flooring, decking materials and much more. Homes in this year’s Homearama are designed to be functional with emphasis on organization and making the most of every space, however there are still plenty of bells and whistles that are certain to turn heads. An aquarium in the kitchen of one home is sure to spark conversation, while a twostory leisure room in the middle of another will convince people to stop and

admire the view. One home is fully-accessible and equipped with an elevator, while another features a mother-in-law suite with a separate entrance. Shakes Run makes its fourth appearance as a Homearama site this year with eight fantastic homes on display. The newly developed section by Elite Homes debuts innovative green infrastructure – the first of its kind for a residential development in Louisville. Conveniently located along Fisherville Road, just off Shelbyville Road in Eastwood, Shakes Run was carefully planned to celebrate its natural beauty and allow homeowners a chance 18 - Homearama 2013

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction. The Building Industry Association of Greater Lousville has Registered Remodeler and Registered Builder members who: • Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education. • Have the ability to address special building issues/techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved.

Checklist for Hiring a Registered Builder or Registered Remodeler

It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Lousville. q Check to be sure that you’re talking to a Registered Remodeler or Builder. q Check to be sure the remodelor or builder has a permanent business

location and a good reputation with local banks and suppliers.

Homearama 2014 Showcases the Most Sustainable Residential Development in Louisville Green Infrastructure Make Debut as Bioswales Take the Spotlight in Shakes Run

In addition to energy efficient building products and techniques featured in each of the eight Energy-Smart homes on display, Homearama 2014 will showcase the use of “green infrastructure,” specifically bioswales that are utilized to treat and capture storm water. This section of Shakes Run developed by Elite Homes includes 20 lots along the banks of Shakes Run Creek, a perennial blue line stream. Billed as the most sustainable home site in Homearama history, Shakes Run is utilizing the existing flow of the land to treat the vast majority of storm water drainage naturally. Through this pioneering effort, the extra steps that developers, engineers and builders are taking to be sensitive to the environment are highlighted. According to landscape architect Pat Dominik, Sabak, Wilson & Lingo, Inc., – the company which took the lead on engineering the green infrastructure design for Homearama – Shakes Run is the ideal setting for this type of 42 - Homearama 2014

green infrastructure. “You can design it to look like the natural features that are already there. One of the benefits was that we were able to retain most of the natural trees and vegetation – much more than we would have if storm pipes had been installed. This is the first project of its kind that’s been undertaken in Jefferson County,” Dominik said. What Does Green Infrastructure Do? One of the main benefits of green infrastructure is how it handles the rain water that runs off a site, along with the pollutants that affect living spaces, including oil, salt and sediments. The result of using green infrastructure in residential areas is healthier water and more sustainable communities. In a typical development, conventional storm water infrastructure uses pipes to dispose of rainwater. The green infrastructure employed at Homearama, however, uses vegetation and soil to manage rainwater where it falls. In addition to storm water management, green infrastructure also manages flood

How Does Green Infrastructure Benefit Homeowners? When someone purchases a home in a development with green infrastructure, there’s the added benefit of living in a neighborhood that is designed to improve water quality through innovative planning. Incorporating green infrastructure adds to the natural beauty of the land and enables homeowners to enjoy more landscapes that have been kept in place than they would have been able to enjoy had traditional infrastructure methods been employed.

mitigation, air quality and more, so its benefits are many. Instead of normal storm sewers, four bioswale areas have been created that capture and treat up to 80 percent of the stormwater from the street and front yards of the homes in this area. Bioswales are low-lying areas that collect stormwater and rely on amended soils, plants, grasses and trees to absorb the water. By using natural rocks and boulders, amended soil and strategically selected vegetation that is native to the area (and has deep roots), the bioswales are designed not only to be effective, but also attractive. According to Rocky Pusateri, Elite Homes, “The bioswales designed for Shakes Run were thoughtfully planned to resemble a creek and the natural lay of the land. It might take the public a little while to get used to seeing these in developments. Most high-end subdivisions are meticulously manicured and to some people these bioswales might look like just a bunch of weeds. We purposefully designed them in Shakes Run to look natural, like a creek,” he explained.

“The bioswales designed for Shakes Run were thoughtfully planned to resemble a creek and the natural lay of the land.” - Rocky Pusateri Pusateri acknowledged that discerning what is a weed and what is a native plant strategically positioned to assist in the capture and treatment of rain water has been a learning process. “We encouraged our landscape engineers to create an area that would pass what I call “the weedwacker test.” If you handed a normal person (like me) who’s not an expert in landscaping a weedwacker and asked them to maintain that area, we wanted them to be able to tell what was a weed and what was intended to be planted there. I’m still learning, but I think we’ve created an area that looks intentional and blends in with the natural environment at Shakes Run,” he said. Lawn maintenance companies are also learning more about how to maintain these areas. While green infrastructure in residential developments is new in Louisville, commercial developments in the area have showcased bioswales and other ways of capturing and treating rain water. There are numerous examples around Louisville and the surrounding communities that have incorporated green infrastructure. A few examples of public property sites include: MSD’s main office, the State Office of Employment, University of Louisville’s Belknap campus and several street scape examples in the Butchertown area. A couple of commercial developments in Louisville that have incorporated green infrastructure include the campus at Sacred Heart and Kosair Children’s Medical Center off Chamberlain Lane, which both include bioswales and rain gardens. How Do the Bioswales Work? Bioswales work to channel, capture and treat oil, salt and sediments in the storm water. The bioswales in Shakes Run use natural rock, amended soil, sage grasses, and a mix of shrubs and trees. Rocks and boulders are approximately two to three feet in size and two feet of amended granular soil has been installed to allow for better water infiltration. Green Infrastructure and grasses that can tolerate 95-degree heat and little water were added. The dedicated area planned for the bioswales stretches 20 feet, with grasses running the full length on sections of land that is maintained by the homeowners association. An important component of the bioswales is amended (or permeable) soil. Pusateri explained, “We took out the existing soils and added permeable soil to them to make it more absorbent. There are larger and more conventional plantings around the perimeter of the bioswales. Plants that are highly successful in growing in permeable soils were placed in the middle so they can help drink up the moisture that rain events produce. Right now, they’re just a couple of inches tall, but in a year or so, they’ll be more recognizable.” Pusateri said that within a year, he anticipates the bioswales to pass his “weedwacker test,” and that most people will be able to recognize which plantings are weeds and which ones are not. Dominik explained how the bioswale works, “A bioswale is more of a natural type of draining solution than what you would see in a traditional subdivision design. Rather than convey water from one point to the next, we’re trying to capture and hold that water and let it infiltrate into the ground.” Dominick said the intent is to make the bioswales look like their natural habitat. In addition to permeable soils, rock jets have been added through the middle of the bioswales to serve as mini dams that contribute to holding moisture. The goal of the bioswales is to catch the first flush of rainwater (a little over half an inch) and inhibit the amount of water nearby creeks take on, while lessening the amount of standing water. The rocks, combined with the permeable soil allow water to infiltrate and soak into the ground and and treat it before it’s released into the waterways. Key strategies in planning an effective bioswale include adding native plants and mixing the soil with organic material to help create a void space that gives the water a chance to sit below the surface longer. Native plants can have roots that go 15 feet deep into the amended soil to create straws that allow the water to percolate better. (Some people call it “fluffy soil.” ) The root system draws up the ground water and naturally treats contaminants. With clay soil, there’s no room for the water to go, but the amended soil can create 33-40 percent void space to allow it to sit below the surface. Experts believe this form of bio-retention not only improves water quality and quantity control, but it reduces erosion as well.

Green Infrastructure is the Future of New Residential Developments in Louisville Homearama highlights how developers and engineers are working together to manage stormwater in Louisville. (To further slow water runoff, this section of the development also has fewer impervious services and no sidewalks.) For homeowners looking for newly built homes in the future, Shakes Run also serves as a preview of what new neighborhood developments might look like as they too are designed with green infrastructure. Homearama is pioneering ways to achieve sustainable development design and is giving the Louisville community a snapshot of the future of residential land development. Local experts anticipate a shift in public perception in regard to admiring the aesthetics of bioswales and green infrastructure. The bioswales, however, serve an important purpose, and when designed effectively, are a reflection of the natural landscapes and can complement the more formal landscaping near homes. Landscape designers and engineers first look at existing soils, vegetation, hydrology, slopes and any environmental constraints such as streams and wetlands that might affect a site before deciding on which techniques to use. The topographic challenges and natural hydrology are compared before a green infrastructure is planned. Rain gardens (also called bio-retention basins) and bioswales are just a couple of the up-and-coming “facilities” that can accomplish the capture and treatment of rain water. While not as “green” as their fellow green infrastructure facilities, water quality units are also effective in treating water and may be a popular choice in areas that do not have the room to feature bioswales and rain gardens. Green Infrastructure How Can Homeowners Capture Stormwater at Their Own Homes? As rainfall hits hard surfaces and runs off, it takes with it chemicals from the roads and carries those pollutants to the nearest creak or body of water, clogging waterways and reducing oxygen in the water. According to Wes Sydnor, MS4 manager for MSD, homeowners can take steps to help keep nearby streams and creeks clean from pollutants and environmental concerns by incorporating simple techniques in their own yards. “The key is to first of all, slow down or catch some of that water before it leaves the property,” Sydnor said. He advises homeowners to be mindful of where the water leaves the roof and focus on capturing that water. “If you can find a way to contain that water and direct it toward a rain garden or barrel where it can be contained instead of running off, you can use it for watering the garden or another purpose,” he explained. Additional ideas for incorporating green-inspired techniques around the home include: • Planting native plants • Cleaning up after pets • Not applying chemicals or fertilizers before it’s going to rain and using them sparingly

• Picking up trash before it gets washed away • Maintaining vehicles to prevent oil leaks, heavy metal and toxic materials from traveling from cars onto streets • Grow an organic garden • Wash cars on gravel, grass or another permeable surface so the ground can filter the water naturally • Plant a tree • Establish a streamside buffer, a vegetated area along the edge of the stream that protects it from pollution and erosion • Make or purchase a rain barrel • Create a rain garden “There are a lot of things that homeowners can do to help reduce the chance of runoff from going directly to the creek before it has a chance to get treated. It’s as simply as making changes in activities and behavior to have an impact on our waterways,” he added.
