A Look at Poplar Woods

What is a Conservation Subdivision? By Nancy Miller

Visitors to the 2017 Homearama Poplar Woods in Oldham County will be able to tour nine homes, each with a distinctive architectural style, interior design, the latest home technology and one of a kind custom details. Poplar Woods, developed by Signature Green Properties, is one of Metropolitan Louisville’s most significant conservation subdivisions. It consists of 203-acres, including 108-acres of open space designed to protect ecologically sensitive areas. Signature Green Properties principal Mike Jones is a trailblazer in such properties. His background primed him for being one of the most respected developers of this type of neighborhood. After he studied landscape architecture at the University of Kentucky, he became a tree farmer and landscape contractor, growing 15,000 to 40,000 trees a year at several tree farm locations. “About 15 years ago, I decided I could have a more positive impact on our environment by developing subdivisions responsibly than I had by simply growing trees as a landscape contractor,” he says. The definition of a conservation subdivision depends on the county in which it is located. At the time Poplar Woods went through Planning and Zoning in Oldham County, a conservation subdivision was defined by the percentage of open space, and

it required that a minimum of forty-percent of open space be preserved in perpetuity and be dedicated to conservation use and measures. Another requirement was that there be a conservation maintenance program in place. The 203-acre Poplar Woods neighborhood exceeded those requirements by calling for trails, tree preservation, farming, active recreational use and water quality. Water quality measures are met by preserving stream areas, planting and maintaining deep-rooted growth through the drainage areas, and the use of created lakes as a water purifying and collection area. “We have planted more than 3,000 trees at Poplar Woods, which contribute to the deep-rooted opportunity to restore rain water and runoff to the water table. The trees also help decrease the heat island effect that results from roads and rooftops,” says Jones. The Poplar Woods mowing program reduces the carbon impact on air quality as it mandates no mowing in some areas, annual mowing in others and weekly mowing during the season in the minority of the area. Jones says there usually are naysayers about any type of project, but the voices of the buyers who have embraced the 2017 Homearama Plans Book • Homearama.com 23


is out among developers about the benefits of a conservation subdivision,” he says. Poplar Woods, located in Goshen, is only the third conservation development in the history of Oldham County. Formerly part of the original Belknap property, Land O’ Goshen Farm, the property had been in the Belknap family since 1917. The development features over 108-acres of permanent open space. Every lot backs up to wooded areas, creeks or a lake. The nine Homearama homes average price is over $1.5 million. The growing trend for outdoor living is on display in these homes. “I think the focus on the outdoor living space is the result of benefiting from the spaces that surround the homes as opposed to having a house back up to another house,” says Jones. Builders represented in Homearama 2017 include Artisan Signature Homes, Caliber Homes & Remodeling, Infinity Homes & Development (two homes), Mastercraft Homes, Orthober Custom Homes, and P.L. Lyons Architectural Builders (three homes).

concept of a conservation subdivision validated his belief that it is viable, demonstrably successful approach to land development. “We hosted Homearama at Poplar Woods in 2009 and we are very pleased to have it back this year with six builders of nine homes. When we started, only three of the nine were sold. Six are now sold, at an average of $1 million. The market is back to the point where folks are comfortable with that price range. That became evident two years ago at our Spring Farm Lake Homearama site when all 11 homes, averaging just under $1 million each, were sold,” he says. Thirteen homes were under construction at Poplar Woods when the site of the 2017 Homearama was announced. Today there are 24 homes under construction. According to Jones, Homearama spurs activity in the neighborhood outside of the Homearama section. There are fewer than 20 lots remaining to be sold of the 103 lots at Poplar Woods. “Developing a conservation subdivision isn’t any more difficult than a standard development. There is less infrastructure and fewer roads to build. The lots are slightly smaller, but they feel larger than they would in a standard subdivision. Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your project. It is a decision that will help determine the quality and cost of your remodel or new construction.

A Checklist for Hiring a Registered Builder or Registered Remodeler

} Are informed about new products.

It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville.

} Are linked to a network of industry professionals on the local, state and national level.

• Check to be sure that you’re talking to a Registered Remodeler or Builder.

} Have a commitment to continuing education.

• Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers.

The Building Industry Association of Louisville has Registered Remodeler and Registered Builder members who:

} Have the ability to address special building issues/techniques. } Have access to a conciliation process should problems arise that cannot be easily resolved. } Have experience in the home or commercial construction profession for a specified period of time. } Have demonstrated financial and on-site responsibilities. } Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. } Have submitted the names of previous customers as references } Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.

• Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. • Check with the Better Business Bureau to learn of any complaints. • Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. • Check references. • Check for quality of workmanship and materials of previous projects. • Be sure you are able to easily communicate with the person. • Ask for a complete and clearly written contract. Review it carefully.

} Appear before a committee for a personal interview.

• Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.

} Must agree to take part in continuing education.

• Look for these logos:

} Must agree to abide by the Code of Ethics of the BIA.
