About the Registered Remodelor’s Council This year we celebrate the 27th Anniversary of the Tour of Remodeled Homes in Louisville. Each year the showcase has grown in popularity. The diversity in projects and the neighborhoods in which the homes reside this year help to showcase the talents of our Registered Remodelors and the potential for existing homes across Louisville. Choosing a Registered Builder or Remodelor By Nancy Miller
When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction. The Home Builders Association of Louisville (HBAL) has Registered Remodelor and Registered Builder members who: • Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education.
Checklist for Hiring a Registered Builder or Registered Remodelor It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodelor or Builder member of the Home Builders Association of Louisville. q Check to be sure that you’re talking to a Registered Remodelor or Builder. q Check to be sure the remodelor or builder has a permanent business location and a good reputation with local banks and suppliers.
• Have the ability to address special building issues/techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved. • Have experience in the home or commercial construction profession for a specified period of time. • Have demonstrated financial and on-site responsibilities. • Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. • Have submitted the names of previous customers as references • Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.
q
Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business.
q Check with the Better Business Bureau to learn of any complaints. q
Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance.
q Check references. q Check for quality of workmanship and materials of previous projects.
• Must have acceptable credit history.
q Be sure you are able to easily communicate with the person.
• Appear before a committee of Registered Builders for a personal interview.
q Ask for a complete and clearly written contract. Review it carefully.
• Must agree to take part in continuing education. • Must agree to abide by the Code of Ethics of the HBAL.
q Be cautious of unusually low-priced bids. If the remodelor or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems. q Look for these logos: q Visit hbal.com for lists of Registered Remodelors and Builders.

Ron Petaja and the owner of this ranch house had worked together on a previous remodel of the home. During that project, the master bedroom, bath and screened porch were added. Petaja was again summoned to work his magic. The result is a home that illustrates that casual does not have to be bland and predictable, and that charm is in the details! Innovatively incorporating the former porch into the newly designed hearth room and kitchen required that the floors and ceilings be leveled and walls removed. A see-through fireplace was part of the house’s original design in the 1960s. But, because it was an energy guzzler, the decision was made to seal up the fireplace to stop the energy leakage. “I was influenced by the beauty of European style and design,” the homeowner says of her new kitchen which was created by removing the existing kitchen and expanding the area by 8 feet on the back of the house to also include a laundry room. Frameless raised panel cabinets are painted steel blue and accented with a glaze, and are paired with Danby marble countertops and all new appliances. Cabinetry was fabricated to specifications with in-cabinet puck lighting, under cabinet lighting and mirrored glass mullion doors. The kitchen’s cream, gold, blue and yellow color palette flows into the family room and covered porch. A new covered porch offers even more space for entertaining and relaxing. These newlywed homeowners were the winning bidders of a home renovation donated to the Kosair Children’s Hospital Snow Ball Auction by Wolford Building & Remodeling. Their 1920s Colonial design home is located in a fairy tale-like setting in the Highlands, but it suffered from some problems that had to be addressed before the story could have a happy ending. Multiple additions and changes to houses in the neighborhood had caused the topography to change, resulting in regular flooding during heavy rain. A new drainage system with a complex series of pipes and a French drain eliminated the issue. A beautifully landscaped backyard is now the scene of lively parties and family activities. The couple’s sense of style and balance inspired Wolford’s design that engagingly reinforces the home’s charm and highlights an eclectic art and photography collection.

The renovation also included replacing some of the house’s siding, matching new stone to part of the addition’s exterior, and replacing some steel I-beams in the basement. These homeowners’ energy bills were drastically reduced even though the square footage of their home was significantly increased. Smart, green design included the introduction of a geothermal heating and cooling system and spray foam insulation. “We set up a temporary kitchen in another area of the house so the family would be perfectly comfortable living in the home during renovation. A remodel project doesn’t have to totally disrupt a family’s life. They should enjoy living in their house as they watch the new design unfold,” says Thomson.

Stunningly designed, the addition of a great room located over a new two car garage, and a powerhouse of a kitchen capture the architectural spirit and character of the 1920s home. A combination of bamboo and stainless steel countertops embellish sleek walnut cabinets that include a wraparound bar in the kitchen. Unique design continuity is achieved through the imaginative use of brick-like blocks of walnut on the fireplace surround in the adjoining family room. A granite fireplace hearth provides beautiful contrast to the rich walnut. The great room’s vaulted ceiling rises about 40’ amplifying the impact of the floor to ceiling windows. The existing living room and sun porch were reconfigured into a master suite with built in bookcases, skylight, custom cabinetry and closets, and a sublimely posh bathroom. Doors lead both from the great room and master suite onto a new deck, a portion of which is covered by a beadboard ceiling. Twelve

Also in the kitchen area is a specially designed dish cabinet. All new appliances include a 48” refrigerator/ freezer, stacked microwave and electric oven, wine refrigerator and under-counter icemaker. A sound system and wall mounted television are visible nods to the appreciation of technology at its finest, even in a house rich with history. An entertaining area in the hall features rich raisin stained completely custom cabinets. One cabinet, featuring glass doors and intricate appointments on the legs, accommodates a wine and cookbook rack. The second cabinet has an Impala Black counter with a bar sink and upper cabinet with glass doors to display stemware and serving pieces. The grand scale restoration is extraordinary for its reflection of period details. Trim from a remodeling project in the 1960s was replaced with a style reminiscent of the original house. Restoring this 1905 Cherokee Road house was a work of love that began with demolishing much of the structure to the studs, and removing knob and tube wiring, some of which was still active and installing a new electric system to bring the house up to code. Central air conditioning was added, hot water radiators were updated, and all plumbing was replaced. Foam was sprayed into the walls, increasing energy savings for the large three-story home. A wall of the original butler’s pantry was removed and a load bearing beam was added to open the door for a kitchen with a menu of bountiful design ingredients. Towering lit glass perimeter cabinets are painted a soft white. Cabinets flank the sides of the raised bar island that has pendant lights and an undermount sink. Chrome cup pulls and crystal knobs punctuate the cabinets which were customized with intricate details. A stainless steel apron sink with a bridge faucet consistent with the period of the house is placed in the cabinetry in front of large double windows. The opulent kitchen is zoned to include a dedicated baking area that

Also contributing to the home’s environmentally conscious design are a new 95% efficient HVAC system and a dual fuel heat pump. The woods and cliff behind the home were scenic, but the lot required the installation of a 50 foot long retaining wall to create a level rear yard. A new pool completed the picturesque setting.

Coinciding with the entry’s modification, the front porch was also raised, and a tray ceiling was added to the dining room to compensate for the room’s low height. A closet in the dining room was removed to create a buffet. The dining room’s cabinetry has the same door style with glass panels as featured in the newly renovated kitchen. White flat panel cabinets with several seeded glass doors are complemented by a granite countertop, glass tile backsplash, and chrome faucets to give the kitchen expressive character. New appliances include a gas range, built-in refrigerator, built-in oven with microwave, dishwasher, and icemaker. An island with a vegetable sink and comfortable seating, floor to ceiling pantry, and a planning desk with a pullout for a computer were essential to the room’s design. The kitchen’s oak flooring matches the hardwood floors in the other rooms of the home. The addition to the house encompassed a tiled powder room, laundry and back entry. T COUN
Downsizing doesn’t mean downgrading, especially when the remodeler is also the homeowner! The Nunnelleys had an eye to the future and an eye for detail when they moved from a 5600 sq. ft. house to this 2800 sq. ft. walk-out ranch. “There wasn’t a lot we liked about the house except the neighborhood, the lot, and it was a walk-out ranch. But it had potential. We pictured almost everything we were going to do the first time we walked through the house,” says Nunnelley. Two of the first changes were removing an exterior wall to allow an addition to be built, and the removal of walls between the kitchen and breakfast and breakfast and living room to open up the area. The ceiling of the foyer was raised to improve the scale of the space so that a beloved portrait could take center stage. A chandelier provides just the right touch of glitz and glamour. The Nunnelleys chose porcelain tile that has the look of marble for the floor because of the tile’s elegant appearance, practicality and ease of maintenance.

Enthusiastic about the purchase of this traditional home, the homeowners didn’t consider the existing kitchen adequate for their needs. After extensive planning and creative execution, Remodeler Donna Dusel was able to incorporate each wish into a kitchen that is as practical as it is picture perfect. Stainless steel appliances, including two separate drawer dishwashers built into the cabinets, and a custom decorative hood add a gleaming practicality to the kitchen. White oak floors predominate in most of the home although carpet was selected for the master and three guest bedrooms. Also part of the addition is a sunroom notable for its French doors that were salvaged from the existing house, and a slate floor. Energy conservation was achieved through the installation of a high efficiency heating and air system and spray foam in the walls and roof line.

St. Matthews was the neighborhood of choice for the buyers of this home when they moved back to Louisville. They envisioned great potential for the house but called on the expertise of Remodelor Pat Wissing to fully define their vision and make it a reality. The devastating tornado of 1974 destroyed the second floor of the house. Much of the reframing and repair work that had been done following the tornado was substandard and needed to be corrected. The renovation also encompassed underpinning and stabilizing the foundation. Throughout executing the structural enhancements, Wissing remained true to the original character of the home. Several interior walls were removed, case openings were modified and arches were formed. Framing, including that of the vaulted ceiling, had to be reconstructed. A new fireplace, bookcase and three-crown molding provide a stunning effect. An arched head above the hearth of the new wood burning fireplace was fabricated to mimic the other arches in the home. Their growing family prompted these homeowners to look for a larger house with a more spacious yard. Staying within their budget seemed to dictate that they would have to move to an area outside the Watterson Expressway, which they hoped to avoid doing. So, they were thrilled when they found this house even though it needed extensive renovations. “The completed remodel shows that it’s possible to have everything you want in a house without spending a fortune. And the overriding goal was to have a house that’s workable for the family, not to have a museum,” says Jeff Smith, of Insuramax Contractors. The ¾ acre lot was an added bonus. Dealing with inclement weather and a tight schedule presented him with some interesting challenges, but none which he didn’t successfully overcome. anywhere in the home, and a sophisticated security system, were completely updated. Every lighting fixture was replaced with custom lighting. All nine bathrooms were remodeled to feature custom wenge and ebony cabinetry, Kohler plumbing fixtures, including a DTV master shower system and NUMI toilets. The latest in technology was also implemented by installing six “gang hung” Robern medicine cabinets with special features such as a disappearing television, refrigeration, and state-of-the art theater system. The existing commercial wallpaper was removed, necessitating the application of multiple layers of drywall and paint. 3-D faux finishing in the dining room, master bedroom and powder reflect an appreciation for unique design. Ebony bamboo flooring throughout the house provides an exquisite contrast to taupe and gray walls. Custom cabinetry echoes the rich bamboo. The homeowner chose luxurious finishes, contemporary surfaces, and imported Italian CROSSGATE LN.

Situated on two acres, this 13,500 sq. ft. contemporary Glenview home is a contrast to other homes in the area. Its floor plan is designed around a three-story atrium, and has five bedrooms and nine bathrooms. With the exception of the kitchen, the house was gutted to begin the renovation. Olive birds eye maple veneer cabinets and some appliances were retained. The laundry area was repositioned to the back of the house, the butler’s pantry was converted into a powder room, and the master bath/closet area was reconfigured. The house’s commercial finishes, dated lighting and passé décor were removed and the home was restyled to resemble an upscale spa. An outdated “adobe style” fireplace was replaced with a suspended 360 degree fireplace, entailing a 10 month project undertaken by structural engineer Scott Kremer. Some former kitchen cabinets were repurposed to build a desk in the laundry room. The bathroom’s living-in-place design includes a wide door, comfort height commode and pedestal sink.

The new kitchen is adorned by antique ivory maple cabinets with full overlay doors and decorative end panels, a section with a glass door, glass shelves and puck lighting, a Wellington quartz countertop, travertine backsplash with a hand-painted accent, and dark burnished copper pulls. A raised bar island is a social hub for family and guests. Bailey’s L-shaped redesign places the kitchen at the apex of the breakfast and family room. Both of those areas have French doors that open onto the deck and a view of an adjoining park. In the dining room, carpet was removed and replaced with traditional oak floors that continue

The owners of this two story house in Hurstbourne were fond of many of the home’s attributes, but wanted a less restricted floor plan. With this in mind, they asked Remodelor Brandon Bailey to connect the kitchen to the family room, and to add a breakfast room, laundry and half bath. For this family, big did not equate to better, at least as far as their deck was concerned. To make room for the new addition to the house, the deck was reduced in size and revamped with new wood deck boards and attractive metal balusters. The team also added an exposed aggregate concrete patio on the other side of the addition to provide even more outdoor living space. Bailey says the main challenge of the remodel project was to remove the back of the house and attach 600 feet of new space without having the addition appear incongruous with the original structure. It was definitely time to update the painted wood paneling, a dated mantel, built-ins and car-

Unlike many garages that seem to have been designed as an afterthought, Hicks enjoys describing the garage of this home as “as beautiful as the front of the home”, emphasizing the garage’s corbels, carriage doors and red metal roof. All architectural details were meticulously matched to original designs so that the additions appear to be original to the house.

Much of the existing siding was repaired; new siding and tin roofing were conscientiously chosen to match that which could be retained. The back of the house was opened up to connect the great room, kitchen and breakfast area. All cabinetry and flooring had to be removed to create a kitchen that’s star studded with two-tiered white and glass cabinetry, hardwood flooring and appliances that could make a chef’s heart skip a beat. A plush master suite, with two 8’ x 8’ closets, was added to the first floor. The master bath was luxuriantly designed to feature porcelain marble flooring, custom his and her double vanities, a 5’ x 5’ custom shower, and a sparkling fleur de lis leaded glass window featured over the whirlpool tub. Also new to the first floor is a combination laundry

Architectural and interior design history come alive as the renovation of this 1870s home is revealed room by room. Located on three acres in the heart of Anchorage, the house was in such an extreme state of disrepair that the homeowners consulted with Custom Builder/Remodelor Brad Hicks before purchasing the house to determine whether it could be restored and updated. The home’s basic good design was obscured by a damaged foundation, rotten floor joists, decaying window trim and soffits, uneven floors, all of which were addressed in meticulous detail. Maintaining the integrity of the home’s original character was essential to the homeowners’ vision for restoration and also gaining approval of the Anchorage Historic Preservation Committee. Modernizing the home to current standards involved installing new windows, plumbing, and dual HVAC systems, as well as insulating the walls and crawl space. A cellar under the kitchen was

Designing a home that was conducive to relaxing with family and enjoying the company of friends was paramount to these homeowners. An infusion of light was also one of their “musthaves” when they initiated the renovation of this traditional two-story house. The remodel interweaves these objectives into a spectacular new vaulted-ceiling sunroom addition that was built one step down from the level of the existing house. Boasting a lovely view of the back yard, a floor to ceiling wood burning fireplace with a stone veneer surround and wood mantel, and recessed lighting, the 22’ x 18’ space is as tranquil as it is striking. The sunroom’s heated tile floor can be a toasty amenity during cold weather although an Amanda throughthe-wall unit provides the primary heating and cooling. The scene of frequent entertaining, the “walnut room” is reminiscent of a men’s club. It is a handsome space with walnut paneling, carved crown molding, a chair rail, detailed cabinetry with mullions, walnut inset doors, antique mirrors and a hardwood floor. Copper accents in the neutral backsplash and granite coordinate with a copper sink. Hardware is oil rubbed bronze. A built-in refrigerator and icemaker provide easy access to party essentials. When friends drop by to watch a ballgame or when the family just wants to relax, soft lighting and a large television provide the perfect backdrop in the spacious but warm room. Shaded sconces are placed on either side of the full-glass door with glass sidelights that welcomes guests into the adjacent temperature controlled wine cellar. Love integrated a random-shaped stone floor, walnut cabinetry and wine racks, and recessed, track and rope lighting into the room’s look of “rustic sophistication”.

To say that Builder/Remodelor Penny Love knows this 1 ½ story traditional home inside and out is not an exaggeration. She was the original builder of the house in 2008. Although the 6900 sq. ft. home was exquisitely designed and built, the family wanted the lower level to be completed on a grand scale. The renovation exceeded their expectations. Included in the multi-tiered remodeling project were a family room, a spectacular space the homeowners refer to as the “walnut room”, wine cellar, sitting room, bedroom, powder room, exercise room, full bathroom and two closets. Splendid design details present the lower level as an extension of the other floors of the home rather than as a typical basement. Expansive paneled openings and hardwood steps lead to the surprise of a sunken family room in which two recessed bookcases are a focal point. While the eat-in kitchen’s original layout was not altered, a decorative column, updated lighting and a wash applied to the existing white lacquered cabinets instill the room with fresh sophistication. Stairs that lead to the basement were opened up, creating an inviting first impression of the totally redesigned lower level that includes a media room, game room and wet bar that are ideal for family activities and entertaining. Handsome cherry cabinetry and columns, stone tile on the fireplace and bar, and beadboard in the ping pong room enrich the area with distinctive individuality. The owners of this home in Sutherland were considering building a new house. But because they liked the area, and loved their lot and view of the lake, an extensive renovation was a more appealing option. They commissioned Robert Eberenz Jr., who had originally built the house, to essentially create a new home that reflected their evolving lifestyle. Even though the project involved new construction and major renovations, the family chose to live in the house during the three-month process. A lush backyard and raised patio that was added following the removal of a deck extend the home’s living and play space on the first floor.
