About the Registered Remodelor’s Council This year we celebrate the 26th Anniversary of the Tour of Remodeled Homes in Louisville. Each year the showcase has grown in popularity. The diversity in projects and the neighborhoods in which the homes reside this year, help to showcase the talents of our Registered Remodelors and the potential for existing homes across Louisville. The remodeling industry in Louisville has continued to thrive, evident by the number of homes on display this weekend, at 18 projects. 6 The Tour of Remodeled Homes
When you choose to remodel your home you want to ensure that you’re hiring a professional. In 1976 the Home Builders Association of Louisville (HBAL) founded the Remodelor’s Council in order to strengthen the awareness of professional remodelers and to raise the image of the profession as a whole. As Registered Remodelors must meet stringent requirements that set them apart from the average remodeler, clients can take heart in knowing that when they hire a Registered Remodelor they are working with a professional who is striving to be better than the rest. It is important for you to make sure that the person you entrust the safety, image, and security of your home is someone you can trust. For more information about the Remodelor’s Council or for a list of Registered Remodelors highlighting their areas of expertise, call 502.429.6000 or visit our web site at www.hbal.com.

carriage house is an additional two car garage with guest quarters above. Architect Dan Grimm, Insuramax Contractors, and the homeowners carefully selected modern products such as fiber cement and cultured stone to give the appearance that the addition and carriage house are original to the home. The interior of the home was renovated by the homeowner, Tom Drexler, owner of Tom Drexler Plumbing and Bathroom Renovators, a kitchen and bath remodeling company. Improvements include all new plumbing, electrical, and geothermal HVAC systems. On the first floor, walls were removed and rebuilt to create a large period style kitchen. The kitchen has a 9’ island with a Carrera marble top, Mexican floor tile, and a custom range hood. A powder room and home office were also added. On the second floor, bathrooms were added to both children’s bedrooms. For the master suite, a fourth bedroom was turned into a large custom closet and master bath. The master bath

The objective of this remodel project was to completely update and modernize the 1914 English Tudor house while keeping true to the period of the home. Insuramax Contractors performed all the major construction and additions, while the homeowner remodeled the interior of the home. The major exterior construction included the addition of an extra large three car garage which is in scale with the main house. A fourth garage door was installed on the opposite side to open the garage into the home’s courtyard. A mud room, with a storage closet and wall of windows, was added on the back of the house. A very large screened porch that includes an outdoor kitchen and full size stone fireplace was built off the spectacular kitchen. The screened porch and mud room were built in a rounded conservatory style to match other features of the home. An old garage was removed off the back of the property and a striking two-story carriage house was built. The

pliances and a small bar with a microwave and a wine refrigerator further endow the kitchen with design-forward appeal. Increased storage was crucial to the kitchen remodel and led to the inclusion of a corner cupboard, built-in closet pantry, and pull-out drawer under the breakfast area builtin bench. The bench matches the painted maple custom built-in table. Because the family generally enters the house from the back yard/garage area, a mud room was built to encourage coats and shoes to be taken off there instead of cluttering the house. It has solid wood cabinetry, a shelf for hooks and coats, a mop sink with a sprayer and a pullout bin for dog food. Thomson enclosed a dated and unattractive screened porch to create a sunroom. The floor was leveled, columns were reworked, heating and air conditioning were introduced, and heated tiles, a beadboard ceiling and fan light were added. An old pavered patio was transformed with Penn-

Green initiatives were integral to this remodel that incorporated a new high efficiency furnace, Energy Star windows, closed cell insulation in roof lines, and open cell insulation in the walls. Insulated concrete forms (ICF) were used for the foundation, and spray foam insulation was chosen for the back of the house and for the new addition. Architect Ted Bressoud and Kiel Thomson worked together on the interior design of the house. Removing the wall separating the kitchen and dining room, and adding a breakfast room were the primary goals of the renovation at the beginning of the project. Traditional, custom solid maple cabinets with brushed nickel hardware and marble countertops for the perimeter cabinets as well as the island combine with oak floors to establish the character of the kitchen. Alcott and Bentley was instrumental in lighting the layout of the room, including the peninsula that divides the kitchen from the dining room. Stainless steel ap-

chair rails abound, instilling the home with rich character. “Cozy luxury” defines the amateur chef’s kitchen which was designed to respect the overall style of the home, and features Gaggenau and Thermador appliances set into dark stained wall cabinets and an island. The cabinetry is accented by a honed granite countertop and tumbled marble backsplash. Special amenities include a built-in steamer in the island, down draft hood, wine cooler, and prep sink. Completing the kitchen design are a pantry adjacent to the kitchen, and a separate bar area. An existing space was enlarged to create a sumptuous master bath with a radiant heated travertine tile floor, air jet tub, double vanities and a walkin shower. While this 2-story Tudor house was on the market to be sold by the previous owner who had lived there for almost 50 years, a large tree branch fell through the roof and into the kitchen. The accident was the catalyst for evaluating the general condition of the home, and eventually, to performing an extensive whole house remodel, including a two story addition. Jim Phillips Restoration & Remodeling worked with WJL Design Associates on the architecture of the two story addition. Full dimensional 30 year shingles, all new electrical underground service, plumbing, insulation, heating and air, and ducting were installed. The existing quarter sawn oak hardwood floors were repaired and refinished, and matching hardwood was installed in the new areas. A bedroom, second floor laundry room and four new full baths were added. Design details such as wainscoting and

A gas cooktop with custom hood, built-in refrigerator, Miele dishwasher, walk-in pantry with custom shelving, beverage center and island seating combine to offer superb functionality. An efficient laundry room consists of generous cabinetry, a pull down ironing board and tilt up work table. Relaxation and tranquility were keys to the design of the master suite. The empty nester homeowners of this 1½ story five bedroom/4 ½ bath home had long dreamed of remodeling the house. That dream turned into an extensive but exquisite undertaking as a small ranch became an impressive home that exudes personality. Most of the house was torn down but the foundation remained. Sterling Development added onto the foundation and designed a new floor plan for the existing foundation as well as for a master suite on the first floor, and three bedrooms on the second floor addition. Heated hardwood-inspired tile covers the entire first floor, other than in the master and guest suites. The hearth room captures the concept of stylish informality with a mantel integrated into a paneled wall, built-in cabinetry, wood burning fireplace, and glass doors that lead to a walled in rear patio. Because of their neutrality and versatility, varying shades of beige have been a popular color choice for years. But the inside word from many interior designers is that “gray is the new beige”. A soft gray was selected for the walls of the living area. Color is introduced through furniture and accessories. The family friendly kitchen is now the hub of the house. Hickory cabinets with an espresso stain are accented by Alaskan White granite countertops. A metallic gray granite composite sink gives a distinctive touch to the cabinetry. “I always enjoy bringing new life to an old house. It’s exciting to give our clients the oppor-

The goal of the 600 sq. ft. remodeled area of this traditional St. Matthews ranch house was to open up the kitchen and family living space to give a feeling of openness to a young couple’s first home together, making it ready to accommodate the family as it grows. One of the challenges was to recess beams in the ceiling in order to eliminate load bearing walls that divided the space into several smaller existing rooms. A decorative column was added to support the beam and give a transition point while still creating the feel of open space. Bailey Remodeling and Construction removed the existing hardwood in the entire house, added new screws in the subfloor throughout to minimize squeaking, and installed 3” prefinished oak hardwood floors. A new partially vaulted ceiling exposed an existing octagonal window in the attic that now brings

A home office/study, once the living room, has a wood burning fireplace and wall-to-wall bookshelves. The home’s remodel also added two bedrooms, reworked one bedroom and added a Jack and Jill bathroom and a master bathroom. The new laundry room is part of the second floor addition. Energy efficiency and green building were key factors in the design and execution of the remodel of the home, originally named Ryder House in 1937. Much of the home’s existing hardwood was reused for flooring, the kitchen island countertops was made from reclaimed butcher block, and natural stone was used when possible. Renovation included the installation of a high efficiency water heater and furnace, foam insulation, new plumbing lines, and Low E Argon windows. On the exterior of the house, Wissing matched new red brick to that elsewhere on the house, and used fiber cement siding to accent the double bay window. A balcony separates the master suite from the garage and main living quarters.

This house’s former lean-to was demolished to the foundation, eliminating the kitchen, half bath and an office area, and enabling the extension of the new structure. Steel beams were placed in the center of the house to provide a clear span to support the existing structure and the second story of the addition. The kitchen, dining area and great room are now a large, open space, allowing for both visual aesthetic and traffic flow. In the raised ceiling kitchen, white antique glazed perimeter cabinets are paired with an island of distressed black cabinetry in the kitchen. That differing application of surfaces was continued on the countertops, with one being granite and the other butcher block. A walk in pantry supplements the cabinets’ storage. The island seats six or seven and has a prep sink, an ideal extra for the busy cook. A farm sink with an Easy Touch faucet is a nod to design and functionality. In addition to the island seating, a banquette was built into the bay window.

that is so essential to successful kitchen design. The wall between the dining room and kitchen was removed and replaced with decorative columns. The white oak floor continues from the kitchen into the dining room that is lighted by a chandelier in the center of the room. The large new master bedroom, with new hardwood flooring, was designed from a former bedroom and part of a loft area. The remaining portion of the loft area was reconfigured as a walk-in closet. A utility room for a Maytag dual fuel high efficiency HVAC unit was constructed in some of the space of the former closet area. The new master bath has a cultured marble whirlpool and corner shower, and is further styled with ceramic tile, cherry cabinetry with a cultured marble top, a mirror, and sconce lighting. The homeowners had hoped to revitalize their kitchen with the installation of new cabinets. However, simply changing the cabinets didn’t fully give the kitchen the new facelift that was desired. It became obvious that the kitchen was too cramped, so plans were put in place to expand the space. With that underway, Wooldridge Brothers was asked to include the bedroom in the home remodel. A major challenge of the remodel was to support the upstairs floor with steel beams allowing clear space below. A 16’ x 16’ space was added onto the former kitchen, allowing for a breakfast area to become part of the much more spacious new kitchen. Three quarter inch white oak floors beautifully set off chic cherry cabinets and an island with Cambria countertops. Kitchen amenities include a vegetable sink in the island and a pantry in the cabinets. Recessed canned lighting around the cabinets with pendant lights over the island provide the lighting

Promaster Design Build’s clients wanted the master suite of this two story Indian Hills home to be on the first floor rather than the second. Before the renovations could begin, the solid rock hillside had to be removed and a stone retaining wall installed. Presenting another challenge was the need to work around an existing koi pond. The master suite is distinguished by a tray ceiling with crown molding and rope lighting, and a custom built-in bookcase. A Sonotube skylight infuses the master bath with natural light. When the homeowners purchased this 4,000+ sq. ft. 1970s house, they enlisted Redlee Construction to improve the space planning and to modernize the finishes and details of the house. The interior remodel of the home included the removal and replacement of interior walls, doors, cabinets and floor coverings to create a new kitchen, family room, den, master bath, mud room and laundry room. New casing and baseboard, current paint colors and wallcoverings, and new flooring were integrated into the design of the main level. The elimination of the dining room enabled an open floor plan design to allow the family room, den and kitchen to flow from one to another. New 3” wide red oak floors match those on the lower level. Bruenderman Construction and Remodeling 316 Tucker Station Road Louisville, KY 40243 502-244-0710 The homeowners and Bruenderman agreed that this three bedroom 1960s ranch home was long overdue for an updated identity. Oak flooring was added to the living room, dining room, family room and hallways. The addition to the home included a window in the former master bath. A small window was added to the space which became a child’s bathroom. The original master bedroom was transformed into a third child’s room to which a custom finish interior closet was installed. An existing hall bathroom was gutted and fitted with new cabinets, fixtures, and a ceramic tile tub surround. Since the hallway to the master bedroom was an interior hallway with no sunlight, two Velux Sun Tubes were selected to brighten the space with sunlight. The kitchen was completely renovated, beginning with the bumping out of the rear wall and expanding the room three feet for an eating area with a box bay window. Off white glazed maple LS HIL

The homeowners purchased this eclectic Arts and Crafts style home with the intention of renovating it to suit their family’s needs. Working with architect Tim Winters, Promaster Design Build redesigned the floor plan, replaced the roof and relocated stairways. Formerly a modest one-story house with three dormers, it took on an entirely different exterior personality with the addition of two large dormers, a brick and cedar shingle façade, and a gabled roof on the front. Two additions were added to the front and back of the house which created a new foyer and a large master suite. The family room was bumped out to situate a bay window, and most of the interior walls were removed to construct a larger kitchen. The layout of the deck was also reconfigured. Futurist Faith Popcorn coined the term “cocooning” to signify the increased interest in a family’s quality time at home. This remodeled home is a design nod to that cocooning trend. According to Remodeler Rick Allison, the basement is a type of “man cave”, with plenty of space for the family to enjoy spending time together and an ambience that is conducive to entertaining friends. Bright colors and natural light impart energy, casualness and an unmistakable feeling of fun. Not surprisingly, television viewing is a primary component of the remodeled area. Instead of having only one television in the space, there are three: one in the main area, one over the bar and one in the video/movie room. An entertainment center

space to remain open and inviting. Its design is perfect for entertaining both large and small groups. The hardwood that was chosen for the great room was extended throughout the first floor. The Mirandas referred to the formal living room as a museum because it was rarely used. Its reincarnation as an office makes it a much more functional space. Homeowners who lament their own home’s lack of cabinet space will appreciate this new kitchen’s abundance of cabinetry, encompassing wall, island and bar area cabinets. Two different but complementary colors of cabinetry provide visual interest; the wall and bar cabinets are dark brown, and the island cabinetry is olive green. All are accented with brushed antique brass hardware and granite countertops. Two ovens and two sinks are sure indications that this kitchen is not only pretty to look at, but it is meant to be used and enjoyed. Recessed and pendant lights over the island and a hanging light fixture above the kitchen table provide essential task

This project had a unique twist. John Miranda, a partner in Pinnacle Properties, was both the client and remodeler. “It was the ultimate test in keeping the client happy,” says Miranda. The Mirandas embarked on the project with the desire to transform a ‘90s style kitchen into a design-current space. While the kitchen remodel progressed, a whole house remodel began to emerge as the family wanted to improve the overall comfort of the home. An existing stairway that separated the kitchen and great room was removed. Because both walls of the stairway were load bearing, the ceiling of the kitchen and a third of the ceiling in the great room had to be removed. Upstairs ceiling joists were reengineered and three large beams were added to carry the load. A 9’ opening increased to a 21’ opening. The structural challenge was met, greatly enhancing the look and value of the home. A serving bar separates the great room, with 18’ cathedral ceilings, from the kitchen, but allows the

new wet bar with ice maker. A small window over the kitchen sink limited the view of the patio and lovely treed lot, and was replaced by a 9’ window that almost magically brings the colors and textures of nature into the house. The space in which a table had been placed was converted to a pantry and a laundry room with a stacking washer and dryer, eliminating the need to make a trip to the basement to do the laundry. A wall between the formal dining room and family room was removed; decorative columns now provide support and aesthetic appeal. The one story house’s family room had an 8’ textured ceiling with rough fake sawed cedar beams. Stonehenge’s design savvy led to the ceiling’s removal and a tray ceiling with rope lighting. An original patio was in deplorable condition. Old lumber sat on top of concrete surrounded by broken brick pavers. One step up, a dilapidated lumber deck was far from inviting. The new pa-

Stonehenge Construction’s second home in the Tour was started on May 17. Come see the stunning results of an enlarged family room/kitchen of this traditional ranch home. Taking space from the existing garage of 8’6” ft. gives this home a very open floor plan. That same amount of space was then added back onto the two car garage. To fulfill the family’s wishes of having a more spacious kitchen, three walls were removed, enabling the space to be opened up and to have the former kitchen converted into a breakfast area. New oak floors span the resulting large, family room/kitchen/breakfast area. Prior to the renovation, the kitchen had minimal cabinets and the most basic appliances. There are now 20’ft. of cherry cabinets, an 8’ ft. black stained maple island that seats five people, an exotic Celestial Blue granite countertop, and all new gleaming stainless steel appliances with a stainless steel hood. Configured into the former inadequate-size pantry is a

An arched entry and columns leading to the kitchen mirror the arches and columns on the front of the house. Emeril would feel at home kicking it up a notch in the home’s spectacular kitchen in which drama is delivered by a 16’ tower with an orb light fixture. Exquisitely detailed cabinetry surrounds a six burner GE Monogram range, a GE Monogram paneled refrigerator, and a farm sink. The kitchen is a brilliant execution of state-of-theart amenities seamlessly blending with adherence to historical design. The family room reflects a warm intimacy through the use of design particulars such as a seethrough fireplace to the porch, inset walnut paneled bookcases and a matching walnut mantel. This home is a dazzling fusion of enticing surprises, sophisticated charm and definitive elegance. The collaborative effort of Wolford Building & Remodeling and architect and artist Sonny Whittle, the home promises to become one of Anchorage’s residential design icons. The duo transformed a 2500 sq. ft. bungalow into a 4500 sq. ft. masterpiece of design, beginning with the removal of walls, ceilings and electrical work. Through meticulous planning and innovative approaches to design and construction, the house was brought up to code while maintaining the historical integrity of the home and adhering to guidelines of the National Register of Historical Places. The front porch required extensive structural work including shoring up footers, adding a steal beam, and securing and leveling the steps. A rich character of period architecture and details coalesces with posh, contemporary amenities with no trace of design disconnect. The home is distinctive for its graceful openness that creatively respects the illustrative expression of each room’s purpose and style. The living room’s original fireplace was refur-

surface countertop, random width pegged plank oak floors, crown molding, and adding 6 feet to the existing kitchen space gave a whole new open feel to the kitchen. New stainless steel appliances, including a 4’ refrigerator, wine cooler, icemaker, gas cooktop with a built-in wood hood, wall oven, and a microwave, in addition to a shed ceiling with skylights and recessed lighting now infuse the space with individuality and panache. An island with task lighting was integrated into the design so that the homeowner could roll dough and put to use her skills and express her love for baking. Some of the cabinets that had been in the kitchen were painted and installed in the laundry room where new vinyl flooring and new paint spruced up the room’s appearance. This year Stonehenge Construction has two homes on the Tour. The refined renovation of this home begins on the exterior where 30 year old gray siding was removed and new cement siding was installed. The siding was then painted dark New England blue with the new Azek trim painted white around the doors and windows. The red door makes a charming statement about the Cape Cod style house. Two attached outbuildings were added that feature barn style doors that store the riding lawn mower and bicycles. A brick patio that is now four times larger than the original concrete patio looks out onto Mother Nature’s gift of a small lake and tall trees. The spacious patio is a perfect location for relaxing or entertaining. The outdated dark cabinets, floors and woodwork made the kitchen appear dreary and lackluster. Following renovation, this house now reflects a transitional style rather than its original French Provincial design. The new gabled garage and covered front porch, wrought iron railings and two additional gable accents, significantly changed the look of the home. The driveway entrance was relocated for better curb appeal, more visitor parking, and access to the garage. Lighted brick posts at the end of the driveway along with new trees, ground cover, shrubbery and flowers further augment the exterior appeal, giving it a more stately appearance.
