Choosing a Registered Builder or Remodelor By Nancy Miller
When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction. The Home Builders Association of Louisville (HBAL) has Registered Remodelor and Registered Builder members who: • Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education.
Checklist for Hiring a Registered Builder or Registered Remodelor It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodelor or Builder member of the Home Builders Association of Louisville. q Check to be sure that you’re talking to a Registered Remodelor or Builder. q Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers.
• Have the ability to address special building issues/techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved. • Have experience in the home or commercial construction profession for a specified period of time. • Have demonstrated financial and on-site responsibilities. • Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. • Have submitted the names of previous customers as references • Have Registered Remodelor or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.
q Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. q Check with the Better Business Bureau to learn of any complaints. q Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. q Check references. q Check for quality of workmanship and materials of previous projects.
• Must have acceptable credit history.
q Be sure you are able to easily communicate with the person.
• Appear before a committee for a personal interview.
q Ask for a complete and clearly written contract. Review it carefully.
• Must agree to take part in continuing education.
q Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.
• Must agree to abide by the Code of Ethics of the HBAL.

The basement was opened up by removing masonry pillars and replacing the original wood beam with a 29 foot steel beam. Also, an acidstained concrete floor was poured. On the exterior of the home, vinyl siding was applied over the old wood lap siding. The back porch was covered and a new custom stamp pattern driveway was installed. Reviewing the extensive renovation, one of the very proud homeowners said, “This old house is new.”

shelving. Plank-like porcelain tile continues the look of the adjacent dining room’s hardwood floors. The former dining room was converted into a master bedroom. The serene master bath’s green and gray palette is complemented by a large shower with glass niches and accents of the same colors, and a gray concrete countertop. In the living room, the woodwork of the new mantel continues onto a flanking built-in bookcase that complements the brick fireplace and marble hearth. All trim in the home is new and reflects the era of the house. A second floor existing bathroom sat over the stairwell, resulting in very low headroom. The wall of the bathroom was shifted to allow for more space going up the stairs. A fourth bedroom and new hall bath were added to the upper level. Existing flooring was replaced with new hardwood floors on the first floor, and hardwood floors on the second floor were refinished. The second floor addition has handscraped and prefinished teak flooring. Porcelain plank tile was installed throughout the first floor addition.

The remodel of this 1920s bungalow was a labor of love for the newlywed homeowners. They had searched for a house that was begging for a complete renovation. Undaunted by the house’s many structural problems, they found their match. They combined their skills and expertise; one served as project manager and the other as interior designer. They added a 600 sq. ft. two-story addition that includes a kitchen, master bath, powder room, mud room and fourth bedroom. When they gutted the house, they saved the foundation and framing, and salvaged much of the house’s hardwood flooring. Top on the couple’s list of priorities was making the house energy efficient. They used open cell spray foam insulation and installed Integrity Windows by Marvin. The zoned HVAC system includes a 95 percent efficient furnace and a high efficiency air conditioning system. The kitchen is a model of form meeting function. Handsome concrete-topped custom solid maple cabinets have a travertine backsplash. The cabinets also have a sizeable built-in pantry with pull out drawers and a separate area with open

al kitchen Although a wall was removed, two support columns remain and are incorporated into the design that includes a new island. Savannah maple cabinets and granite countertops are accented by subway tile surrounded by a resin marble decorative border and tumbled stone in a basket weave pattern over the sink. Also on the first floor, a wall was torn out to allow the addition of a bathroom. Its porcelain tile floor is highlighted with black granite inserts. The second floor master bedroom was enlarged by the removal of a closet. Contemporary cabinetry was dressed up with molding before being painted, and the exposed brick gas fireplace was enhanced with trim. Exquisite marble, wainscoting, a garden tub and crystal sconces transformed an office into a posh master bath. The former master bath was converted to a walk-in closet. Water problems caused by faulty tiling were solved before a guest bathroom was redesigned to accommodate a large shower. A gold-flecked

The charm of this English style cottage had long intrigued the couple who bought it. But, it suffered from unfortunate previous cosmetic changes and structural issues brought on by years of flooding from neighboring properties. The house was not a typical “fixer-upper”. It demanded major renovation. Tearing out an existing deck and sealing openings were the first steps. Attention then focused on the family room and kitchen. The bowed floor that connected the two rooms was leveled, and the mix of terra cotta and ceramic tile was removed and replaced with distressed oak floors. Cabinetry around the wood burning fireplace was reworked for better proportion and to conceal electronics. A new mantel was built and the hearth was painted. French doors with a side window make much more of a statement than the former single door. A dining area was created by reconfiguring the staircase and removing a half wall. The homeowners worked closely with Ron Wolford on the highly individualized, tradition-

The reconfigured kitchen now has a bar area to seat two or three, as well as the flexibility of a kitchen table or a large island. What really set off this kitchen was the owner’s desire to highlight the brick chimney in the kitchen and living room. Pinnacle Properties was able to remove drywall and enhance the exposed bricks, giving the first floor that coveted St. Matthews look! A room off the kitchen previously had been used as a combination television/sun room. The door between it and the kitchen was widened and the room was repurposed as a dining room that has a blue and taupe color scheme and a profusion of natural light. The newly married homeowners of this St. Matthews home were engaged the day this stunning remodel was completed. The house was remodeled with the knowledge that they would live and raise kids in this well located Cape Cod, but the former kitchen, dining room and sun room did not work well for what will be a growing family. An outdated kitchen and makeshift dining room weren’t compatible with hosting their large, extended family gatherings. The couple first considered retaining the wall that enclosed the kitchen, but John Miranda, partner with Pinnacle Properties, drew up plans that demonstrated how its removal would visually connect the living room, kitchen and new dining room. His detailed planning and work timeline minimized inconveniences while Amy lived in the house during all of the renovation. The kitchen’s new layout tripled the cabinet space. The design of the traditional honeyglazed cabinets is punctuated by nickel fleur de lis hardware. “The cabinets have a custom look that’s impressive, but their price was impressively reasonable,” says Miranda. In addition, during the remodeling, the top nail oak floors throughout the house were refinished or installed a new, the HVAC was reworked and windows were replaced throughout the entire house.

The remodel of the former screen porch into a new master bath reflects an innovative use of space. A travertine tile shower takes center stage in the room that’s also distinguished by its obsidian-accented travertine floor. Tongue and groove composite decking and a new railing were added to the front porch along with new landscape work and exterior lighting during the second phase of renovation The third stage began with rebuilding stairs that led from the basement to the first floor, and focused on the unfinished basement which was entirely excavated and new concrete was poured and steel columns were added to support the house. Basement waterproofing and new plumbing and sewage systems were installed. In phase four, an exercise/television room, wine cellar, cedar closet, mechanical room, laundry, and bathroom were added in the basement. Finally, the second floor was replumbed and rewired, floors and baseboards were removed and sloping floor issues were resolved, the height of

The homeowners put out a 911 remodel call to Foster Brothers Construction about this Crescent Hill house. Extensive renovations and transformative interior design were performed over three years and in five phases, all of which conscientiously respected the home’s Arts and Crafts style. Before changing the footprint of the kitchen, termite damage had to be addressed and existing fire damage required structural reinforcement of the ceiling and roof system. The new kitchen has Shaker-style dark-stained oak cabinets with matching crown molding, Danby marble countertops with a subway tile backsplash, and a bar area that was converted from a former closet. The reworked layout afforded the inclusion of an island. Deep cabinets in the dividing wall between the half bath and master bath conceal updated plumbing. The new pedestal sink and octagonal tile are in keeping with the house’s original character. Moving a wall in the master bedroom allowed the addition of built-in cabinetry of the

Southern Kitchens with envisioning aesthetic changes and offering practical, budget-friendly solutions to logistic challenges in the kitchen. Hatcher suggested that rather than positioning cabinets over the range hood, deeper cabinets be placed above the refrigerator. A wine rack and pullout shelves are integrated into white cabinets with inset Shaker doors. White Danby honed marble countertops provide a sleek but classic look to the perimeter cabinets as well as the island with an apron front sink. A panel refrigerator unifies the look. To save space, the microwave is cleverly concealed in a base cabinet. Acrylic counter stools with chrome feet are a fresh, transitional pairing with the island. An entry area leading from the deck into the kitchen was repurposed as a pantry. Bailey and Jones designed the family room, formerly the dining room, to be connected to the kitchen by a generously sized eating area. The spacious new family room overlooks an outdoor liv-

The size of the house and the St. Matthews neighborhood were perfect for this active family. But, the awkward floorplan wasn’t working for their lifestyle. Brandon Bailey called on the expertise of architect Gant Jones to help address the issue of functionality. Meticulous planning was essential to the successful remodel. They were confronted by a family room that was too small and was separated from the kitchen by a laundry room. Switching the former family room space to a dining room was relatively simple, requiring little more than adding a chair rail and painting the space a rich, dark blue. The portion of the family room that was devoted to an entertainment center was reconformed into a multipurpose room with a herringbone brick floor. Twig-like oil rubbed bronze hardware accessorizes the kitchen’s custom reclaimed American chestnut cabinets and island. A closet was converted to a convenient pantry. Thomson’s commitment to environmentally-friendly restoration is reflected in an adjacent bar’s reclaimed pine shelving. Lower cabinets in the bar were retained and were painted to match those in the kitchen. The new master suite features a bathroom with a large, curbless tiled shower with Waterworks fixtures, and a dressing area. French doors were added and windows were replaced in the bedroom. A vestibule off the bedroom serves as an office and laundry room. Two additional bathrooms in the home were updated. Before the renovation, the basement was not serviceable. A cracked wooden beam was replaced, plumbing was rerouted, and shelves were built to cover an existing footer. A new “man cave” is re-

Kiel Thomson Company designed and structurally rebuilt this impressive 3,000 sq. ft. home. The kitchen, dining room and master bath were gutted, the existing deck was removed, and sliding glass doors to the area were replaced with four sets of French doors. Space under the deck was excavated for a new twocar garage. The existing crawlspace was excavated to create a larger basement that connects the existing basement to the new garage. The double porch’s screened and unscreened areas are ideal for the homeowners’ frequent gatherings of family and friends. Pre-Civil War heart pine was salvaged from an old Alabama cotton mill to create a cathedral ceiling above the hydronically heated Tennessee flagstone floor. The grill hood was specially constructed to extend through the roof to prevent smoke from damaging the wood ceiling. “Redesigning the kitchen totally changed the way we live and entertain,” says the homeowner. When other lighting is dimmed, rope lighting above the unit casts a soft glow that permeates the entire area. The new 14’ x 16’ screened porch, with a vaulted ceiling, bead boarding and ceiling fan is a delightful combination of tropical ambience and Southern charm. When the family entertains, it’s usually a lively group of adults and children who can’t resist the appeal of the adjacent new patio and inviting landscaping. DR. Even the mudroom, with its travertine marble RIO VISTA floors, boasts a sense of style while showing its practicality. Pegged hooks and open lockers are convenient for coats and boots, backpacks, and shopping bags that are brought in from the adjoin-

The homeowners of this two-story center-hall Colonial house bought it with the intention of remodeling. An expanded, more open kitchen was at the top of the menu of desired changes they presented to Bill Bruenderman. But before beginning the project, he suggested they organize their thoughts to more fully define their objectives. That exercise, along with the homeowners’ accumulation of magazine photographs depicting aspirational designs, inspired Bruenderman’s plan. The redesign allows an uninterrupted flow throughout the first floor. An existing small, dark kitchen wasn’t in keeping with the spirit of the family and their love of entertaining. The expanded and redesigned kitchen and informal dining area are part of the 18’ x 25’ addition on the back of the house. The dining area’s sloped ceiling is a striking architectural feature of the space. “We joke that it feels as if we are walking into someone else’s kitchen. It’s like we’re on vacation every morning,” says the homeowner

The remodel of this master bath was purchased at a silent auction at the Kosair Children’s Hospital’s Snow Ball. A collaborative effort of Wolford Building & Remodeling, Miller’s Fancy Bath, and the homeowners, it’s melding of contemporary and transitional styles epitomizes luxury. The design plays with different textures---industrial and organic, smooth and rough. Soothing olive green walls provide a background in which each element can be dramatically expressed. Echoing the arches in the living room windows and above the home’s front door, an arch of stacked stone columns is the focal point of the bath’s large shower. The homeowners of this traditional ranch discovered how technology has revolutionized remodeling. Joe French of Louisville Handyman utilized architectural software to suggest floor plans and help the owners visualize design possibilities. A better use of space and rejuvenation of the home’s interior were the objectives of the project that was executed in phases. Consideration was given to building a new master suite onto the back of the house. That proved unnecessary with French’s approach which reconfigured the existing floor plan. The former living room, one bedroom and bathroom were combined to form the new master suite which includes a sitting area and walk-in closet. The suite’s elegant bathroom is characterized by raised panel sable-stained cherry doors with black glazing. A custom tile shower evokes the appearance of marble and is set off by Baroque ornamentation. The new master bedroom includes crown molding, can lights and plantation shutters. There’s no hint of the space’s previous poor layout in the enlarged French Country kitchen that

The remodeling extended to the exterior of the home where Kruse Allison repaired the handrail on the deck and installed decorative and security lights.

When the owner of this 1970s walk-out ranch met with Kruse Allison to do the design of a more workable kitchen, remodeling plans soon expanded to other areas of the home. The project was initiated by the removal of walls that separated the kitchen from the dining room and family room. A new layout and attention to aesthetics instilled the kitchen with fresh character. Oxfordstyle raised panel cabinets extend to the ceiling, heightening the perception of the room. Interiorlit maple ginger cabinets with a black glaze are accented with antique glass doors. Built-in wine storage, sculpted drawer fronts, and nickel-brushed hardware enhance the design of the cabinetry. The lazy Susan and full extension, soft close drawers add a welcome practicality. Although the initial focus of this remodel was to provide more space for recreation and entertaining, the completed project added several other amenities. This was accomplished by reconfiguring existing space and adding a two car garage with a 564 sq. ft. second floor above. The closet in the foyer was removed to enlarge the opening into the family room, and the entry’s flooring was replaced with hardwood, giving a glimpse of the home’s new persona. The crystal chandelier over the sink is imaginatively balanced with less dressy pendants that hang above the breakfast bar’s creamy-toned granite countertop. The kitchen features all new appliances, such as a recessed and angled 36” Wolf range, a warming drawer that’s set between the double oven and Advantium, Miele coffee maker, beverage refrigerator, and a pot filler. Cabinets are outfitted with handy peg dividers for plates and bowls, and a pull-out spice rack. The remodel also included the design of a new master bath with a spa-inspired shower complete with body jets, mood lighting and speakers. The existing tub was removed and replaced with a smaller Jacuzzi. Rich maple cabinetry with a cinnamon stain and Chocolate Bordeaux countertop has a double vanity, built-in medicine cabinet and drop-down makeup center.
Installation of oak floors on the home’s first floor and renovation of a half bath that has a streamlined vanity and a touch faucet were included in the project. “My dreams came true more than 150 percent. There’s nothing I would change,” says the delighted homeowner.

Having thought about remodeling her kitchen for a couple of years, this homeowner paid particular attention to the kitchens on last year’s Tour of Remodeled Homes. She had visited several and was ready to call it a day when she decided to tour Stonehenge Construction’s remodel. Karen McKechnie’s work persuaded her that Stonehenge was the perfect fit for her kitchen remodel. Her mandate to McKechnie was to create a stylish kitchen that wasn’t a cookie cutter design and had “all the bells and whistles.” Her classy new kitchen has soft lines, tons of storage and plentiful glitz. A mocha stain on the maple cabinets shows the beautiful variances in the wood and is set off by an African Ivory countertop, a backsplash that is an entire wall of granite, and three styles of satin stainless hardware. The heavily-striated glaze on the off-white painted island adds yet another characteristic touch. A table that’s incorporated into
