Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction. The Building Industry Association of Louisville has Registered Remodeler and Registered Builder members who: • Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education.

Checklist for Hiring a Registered Builder or Registered Remodeler It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville. q Check to be sure that you’re talking to a Registered Remodeler or Builder. q Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers.

• Have the ability to address special building issues/techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved. • Have experience in the home or commercial construction profession for a specified period of time. • Have demonstrated financial and on-site responsibilities. • Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. • Have submitted the names of previous customers as references • Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.

q Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. q Check with the Better Business Bureau to learn of any complaints. q Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. q Check references. q Check for quality of workmanship and materials of previous projects.

• Must have acceptable credit history.

q Be sure you are able to easily communicate with the person.

• Appear before a committee for a personal interview.

q Ask for a complete and clearly written contract. Review it carefully.

• Must agree to take part in continuing education.

q Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.

• Must agree to abide by the Code of Ethics of the BIA.

tion of concrete patios, the addition of a copper front roof, total regrading and new water management system, a revision of the brick walls of the garden and the repair and repainting of trim. The original windows and millwork were restored for ornamental elegance and full function. Also involved in the project were the addition of new interior windows, the installation of a new HVAC system on the third floor, the upgrade of plumbing and electric, and the application of spray foam in the attic and exposed walls.

custom cabinets with a painted crackle finish, an island with a concrete countertop and two crystal chandeliers reflect refined functionality. The master bedroom was enlarged to a master suite with a handsome adjoining study. In the master bedroom, new transom light windows provide unusual and period-appropriate details. The master bath is appointed with a marble tile shower, wainscoting and a claw foot tub. Prior to the renovation, the third floor housed a living room, kitchen, bedroom and bathroom. The area was converted to two bedrooms and two bathrooms. One of the bathrooms is distinctive for its charming fireplace and Moroccan tile walls and copper top cap. All the original oak and pine floors were refinished. Flooring of reclaimed fence wood was used to embellish the back bathroom. A 30’ x 12’ steel concrete deck of innovative design and intricate construction on the back of the home’s second floor creates an inviting space to relax and enjoy the garden view. The construction consisted of decorative iron rails, 12” steel columns, support beams and a metal canopy. Exterior renovations included the installa-

Preservation and restoration were the focus of the renovation of this Victorian-era Italianate style home. Before the project began, the 4,000 sq. ft. three-story house existed as a duplex. Vincent Abell Contracting performed extensive structural and aesthetic modifications that make it one of Old Louisville’s most exquisite single family residences. Attention to maintaining or recreating historic details is evident throughout the home and begins in the foyer where the original stairs were accentuated with a new landing, handrail and soapstone wood-burning stove. Architecturally-correct wainscoting and plaster crown moulding were recreated in several areas of the home, including the living room and dining room. The wainscoting is most notable for the addition of antique mirror panels which continue the period restoration. Also on the first floor, the stately pocket doors of solid wood were restored to original working condition.Antique chandeliers, sconces and a myriad of decorative elements throughout the house evoke the home’s magnificent history and individuality. A wall was removed and a load-bearing steel beam was added in the spacious kitchen. New

over with the addition of a screen porch with ceramic tile flooring, a fireplace, ambient lighting, an extended area for grilling and a dining deck combine to create a welcoming outdoor living area. New oak floors were installed on the first floor. The pine steps leading to the second floor were restained, and the hand rail was painted. The renovation also included many new windows and a French door that leads from the dining room to the porch.

Continuity was provided by positioning wainscoting around the dining room at the same height as the shelving in the living room. The entire wall between the living room and dining room was removed. Moving the laundry room to the second floor allowed the original area to be converted to a reading area/mud room. To stay within budget, most of the perimeter kitchen cabinets and countertops were left in place and were flawlessly integrated into the new design. A black-finish center island with a quartz countertop gave new personality to the kitchen and was paired with new appliances, subway tile backsplash and stainless steel light fixtures. A hall closet and entrance to the first floor bath were redesigned. The existing bathroom was gutted. Updated bamboo-inspired ceramic flooring and a frosted-glass pocket door help create a calm, Zen-like atmosphere. The back of the house received a total make-

The advantage of adequate overall square footage was offset by a first floor design of several small rooms. The renovation resulted in an open living room, dining room and kitchen while architectural columns and a lowered kitchen ceiling establish a feeling of division and singular character for each space. Removing most of the load bearing walls required substantial resupporting. After that was completed, the closet under the steps was opened up, an arch was reworked and hall storage was added. Also, in the front office/study, the fireplace mantel was removed, the hearth was rebuilt and built-in bookcases were restyled. All original moldings were retained. New Craftsman style trim, in keeping with the period of the house, was added in a portion of the living/dining area.

The owners of this St. Matthews home loved their house but wanted a kitchen and family room that was more comfortable and suitable for their extended family. The u-shaped kitchen was small and cramped. Storage space was in short supply. The concepts of roomy and cozy may seem incongruous, but certainly not in the design executed by Wooldridge Brothers Builders. Removing the wall between the den and kitchen allowed the reconfigured area to begin taking shape. “The new kitchen is much more than I expected. An outdated pink-tiled powder room bathroom was gutted, re-drywalled and accentuated with dark-stained white oak paneling. The home’s exterior was completely painted. New board and batten shutters were added. Large dentil blocks were added along the cornice. The area around the front door was restored. were built with six-inch toe kicks. Raising the bottom of the storage shelves for convenience also creates a nicer visual proportion. Integrating a corner wall in lieu of a corner cabinet is more in keeping with the fitted furniture style and enabled the kitchen window to be symmetrical. Decorative vertical wall panels extend 68 inches off the floor to enhance the room with eye-catching detail. No convenience was overlooked. Drawers that allow dishes to be stacked vertically, a double utensil drawer and many other amenities contribute to a highly organized kitchen. Adjacent to the kitchen is the dining room that is now distinctive for its two built-in china cabinets and the addition of crown molding. The dining room’s oak floors were refinished as part of the total makeover. Entrances from the kitchen and dining room provide easy access to the large backyard and transform the appearance of the exterior of the home.

Promaster Contracting’s mandate was to free this home from dead end spaces and to execute a design that welcomed and encouraged the homeowners’ frequent entertaining. Removing a fireplace and chimney in the kitchen initiated the kitchen’s redesign and opened a doorway into the living room. That door is a mirror image of the one that leads from the dining room into the living room. A pocket door between the kitchen and dining room was eliminated. The renovated kitchen layout accorded space for an island and more functional perimeter cabinetry. An added archway in the kitchen accommodates a new pantry. A marble countertop emphasizes the white English-style “fitted furniture”. The island is fitted with a richly striking walnut countertop that is a lovely complement to the reclaimed oak floor. The first floor master was enhanced with a larger walk-in closet. The bathroom was gutted to the studs and rebuilt with a more open layout and all new plumbing. Cherry vanity and linen cabinets and a custom shower with glass tile accents further enhance the space. The home’s lighting was upgraded and all wiring for the first floor was brought up to electrical code. New plantings refreshed the landscaping and furthered the family’s enjoyment of their existing pool and outdoors.

en/hearth area are indicative of the subtle colors used throughout the home. Functionality didn’t trump style in French’s design of the kitchen, which is literally at the center of the home. Full custom cherry cabinets, with furniture-like details, are paired with a new island and bar area, black beadboard and a quartz countertop. French emphasizes the importance of ensuring proper clearance of each design component at the onset of the design process. This kitchen is an excellent demonstration of that tenet. Noting that a kitchen can never have too much easily accessible storage, he built a pantry, installed fulldepth cabinets over the refrigerator and integrated an abundance of pull-outs and tray dividers. All drawers are soft close with full extension guides. A GE built-in convection wall oven, refrigerator, dishwasher, 36” gas drop-in range with downdraft, and an upgrade of the sound system completed the kitchen remodel. The new layout of the family room/hearth room started with eliminating a wall which separated the kitchen from the old family room. The previous inefficient windows were replaced with new energy star rated windows. The fireplace was refaced with a stone veneer and a new fireplace insert with gas logs and remote starter. The two rooms were further connected by adding a crown molding that matches the kitchen cabinetry.

Complete remodel of the first floor, including new covered front porch, foyer, custom kitchen, bedroom, bathroom, dining room, living room and family room. This two-story traditional house was a Homearama home in the 1960s. Both home design and lifestyles have changed considerably since that time, mandating extensive renovations. Louisville Handyman maintained the footprint of the house and emphasized the natural light that streams into the rooms. Utilizing architectural software that includes renderings of the new floor plan with cabinetry and furnishings in 3D, Joe French presented his plans to the homeowners. The addition of a front porch augments the architectural identity of the house and improved curb appeal. Inside, dated tile was replaced with new tile in a pinwheel pattern that unites the foyer with hardwoods that were refinished in the living room and dining room. A closet in the dining room was eliminated, creating a more open floor plan. Carpet on the stairs was removed and the stairs and handrail were refinished. Wainscoting was added to the dining room, including going upstairs. In the dining room, wallpaper was removed, a swing door was eliminated and the trim was upgraded. One window was removed and one was enlarged, further changing the character of the space. Carpeting in the family room and vinyl in the kitchen were replaced with three-inch red oak flooring that matches that in the living room. After having lived for five years in the home they designed and built, Ron and Martha Wolford decided the house needed “a five-year facelift” to make its character more current. The cosmetic restyling of the 5,000 sq. ft. two-story home enables the couple’s eclectic collection of fine art to be more effectively showcased. Most rooms in the home were refreshed with paint or wallcovering, primarily in neutral hues, but sometimes with bold articulation. The neutral backdrop allows for an interplay of colorful furnishings and accessories. Metallic grass cloth on the walls in the study, which is situated off the foyer, achieves a sleek dressiness that extends throughout the house. The wallpaper, like the mirrored curtain rods in a guest bedroom, is repeated elsewhere in the house. “When you find something you like, why not use it more than once?” say the homeowners. The objectives of remodeling this home, set on seven prime acres in Prospect, were to create a new kitchen, dining room, hearth room and laundry area, and to redesign the exterior to enhance curb appeal. As this was a very large project, controlling costs was crucial. Stacye Love worked closely with the homeowners to make cost-effective design and material choices. She also redrew the foundation plans and revised several elements to further reduce expenses and to minimize exterior maintenance. To minimize costs, a partial, rather than a full basement, was poured to accommodate storage and the mechanicals. The architectural design, furnishings, lighting and prefinished handscraped maple floors reflect the homeowners’ desire for a cozy and comfortable atmosphere. The 700-square-foot addition is highlighted by a kitchen that is as exquisite as it is inviting. An Amish custom-designed furniture-style hutch with decorative glass doors and a beautiful island instill the kitchen with grace and personality. The homeowners of this two story traditional home were faced with the daunting question: Should they move or embark on an extensive remodeling project to accommodate their growing family? The decision to remodel initiated an exciting revitalization of their home. Realizing the house needed to be substantially enlarged, their primary concerns were that the increased square footage not blatantly appear as an addition and that the home be open and conducive to large gatherings. SB Home Renovations worked in partnership with Lisa Lynn Designs on what the homeowners describe as essentially a rebirth of the home. the same neutral paint color for most walls and ceilings. Flooring in the home is a handsome and practical blend of pre-finished hickory, carpet, ceramic and vinyl. Also included in the remodel project were the addition of a detached two-car garage; custom interior and exterior doors, multiple wheel chair-accessible three-foot pocket doors; updated HVAC, electrical and plumbing; and the installation of insulation and a metal roof. The home’s existing windows were repurposed as garage windows.

the space when entering the home. There is no sign that the dining area once housed a decrepit and inappropriately placed indoor swimming pool. The room is now distinguished by an original brick wall, custom mochafinished maple cabinetry and a revised design that features four new windows rather than the previously existing three windows. The ceiling in the kitchen was so low that the space was claustrophobic and unappealing. Totally redesigned, with the same cabinetry that’s in the dining room, and new lighting and state-of-the-art appliances and granite countertops, the kitchen now expresses chic panache. The once small master bedroom and bathroom were extended 10 feet to create a new all handicapaccessible master suite with style. The corner whirlpool with a wood front and tile surface, curbless shower with double-paneled doors and a wood grain tile floor define the spa-like environment of the master bath. “I thought this would be so out-of-the-box and different from anything we’ve done before,” says Stonehenge Construction owner Karen McKechnie about this whole house remodel in Anchorage. Custom and unique are the only ways to describe the beautiful home. Vacant for three years, the Frank Lloyd Wrightstyle home was in such poor condition that one of the homeowners was ready to walk away from the project until McKechnie explained her vision for the home. The gut renovation encompassed a complete exterior redesign, removing walls, raising the roof and extending rafters from the garage to allow for a vaulted and other taller ceilings, removing an indoor pool and leveling all floors to the same height. New siding, stone, windows and a custom mahogany front door with side lites contributed to the exterior’s transformation. The former hallway and a portion of the entry were reworked to become part of a more expansive living room. A new curved-wall fireplace with a granite slab surround is a striking focal point of

bathroom and offers a lovely treetop view. The renovation included the addition of threequarter-inch oak pegged floors, crown molding, wainscoting and columns. A new HVAC unit serves the laundry and powder rooms. The cobblestone walkway was installed to lead to the new brick porch with iron handrail. McKechnie also created a new exterior “friends’ door” that opens to the laundry room and constructed a small covered porch with corbels over the new brick porch.

Solid cherry cabinets and an island with Enkeboll wood carvings, Bianco Antico countertops with an ogee edge, and a satin nickel faucet exude artistic flair and a rich individuality. New appliances include a state-of-the-art side-by-side refrigerator, built-in ovens, gas cooktop with custom hood, dishwasher, microwave drawer, ice maker and refrigerator drawers. A planning desk and computer area off the kitchen is ideal for recordkeeping and menu planning. A closet was enlarged and converted to a sizeable pantry. Removing the wall between the kitchen and sunroom and raising the once dropped-down floor allowed the creation of an inviting breakfast area with a new vaulted ceiling. The French door and existing window were interchanged, providing better access to the patio. A circle window in the new vaulted ceiling mimics the window in the

Karen McKechnie’s clients think she’s a spacemaking magician. She added a laundry room and powder room, created a four-star worthy kitchen and transformed the breakfast room, all without increasing the square footage of this traditional Anchorage home. The new laundry room and powder room were configured from extra space in the garage. A door opens onto the mudroom from the garage. Repurposing the former kitchen cabinets into storage in the mud room was a cost-effective and environmentally friendly solution to the need for more storage. A slate-like porcelain tile floor, granite countertop, cast iron sink with a washboard, and an extra refrigerator are attractive and utilitarian amenities. Pocket doors close off the space from the hallway. The existing kitchen layout was awkward and didn’t suit the active family’s needs. McKechnie designed a floorplan that provides good flow and
