Some networked the old-fashioned way, sharing business cards at social events, while others used technology - like the more than 100 attendees of IBS 2011 who snacked, partied, tweeted and chatted at NAHB’s first-ever “tweet-up.” Still others invested their time learning about the latest products on display from the 1,137 exhibiting companies, at The New American Home and the U.S. Department of Energy Solar Decathlon house. There were also opportunities to rub elbows with Ed Sanders and Tracy Hutson from the hit show, Extreme Makeover Home Edition - not to mention chances to win some of the more than $40,000 in cash prizes given away throughout IBS week. New home sales rise for third consecutive month in November ales of newly built, single-family homes edged up 1.6 percent to a seasonally adjusted annual rate of 315,000 units in November, according to newly released figures by the U.S. Commerce Department. This marks the third consecutive monthly gain in new-home sales and the fastest pace of such activity since April. “With today’s report, we have now seen three straight months of modest gains in sales, starts and builder confidence in the market for new single-family homes,” said Bob Nielsen, chairman of the National Association of Home Builders (NAHB) and a home builder from Reno, Nev. “While the numbers are still quite low on a historic basis, this upward trend indicates that the market is slowly finding its footing and bodes well for the months ahead. Our concern is that overly restrictive lending conditions for both builders and buyers will constrain this growth and postpone the arrival of a recovery in housing and the overall economy.” “Extremely favorable mortgage rates and prices are starting to lure buyers back to the market in select areas of the country where the economy is strengthening,” said NAHB Senior Economist Robert Denk. “As a result of this improving demand and the limited amount of new construction that is taking place, inventories of new homes for sale continued to fall to another all-time record low in November. Such limited supplies should eventually lead to some greater building activity in those improving markets, which in turn will boost job growth and further economic gains.” Regionally, new-home sales were mixed in November. The South and Midwest posted gains of 12.9 percent and 7.5 percent, respectively, while the Northeast and West posted respective declines of 26.3 percent and 16.9 percent. The inventory of new homes for sale fell 1.3 percent to 158,000 units in November. This is a new record low and represents a six-month supply at the current sales pace.month supply at the current sales pace.

New home production also rises Production of new single-family homes and apartments rose 9.3 percent to a seasonally adjusted annual rate of 685,000 units in November, according to figures released by the U.S. Commerce Department. This marks the fastest pace of housing starts since October of 2008.

“While we still have a long way to go back to normal, the latest numbers are one more indication that housing is slowly turning the corner,” said Nielsen. “In scattered markets across the country, buyers who have long sat on the sidelines are starting to take advantage of today’s very attractive prices and interest rates, while others are making the move to a new apartment. This nascent trend

would be stronger if not for the very restrictive lending environment that continues for both building and buying new homes.” “Along with recent gains that have been registered in builder confidence and other economic measures, the improvement in

new-home production and permitting shown in this latest report provides further evidence of the gradual strengthening that we expected to see in housing markets toward the end of the year,” said NAHB Chief Economist David Crowe. “We anticipate continued, slow improvement in housing starts and sales through 2012.” The 9.3 percent gain in combined starts activity resulted from improvements in both the single- and multifamily sectors in November. Single-family starts posted a 2.3 percent gain to a 447,000-unit pace, which was their fastest rate since June of 2011. Meanwhile, the more volatile multifamily side surged 25.3 percent to a 238,000-unit pace – the fastest since September 2008. Combined housing starts were up in three out of four regions in November, with the Northeast posting the biggest gain of 53.8 percent, the West posting a 22.6 percent increase and the South registering a 4.1 percent gain. The Midwest was the exception to the rule, with an 18.2 percent decline. Permit issuance, which can be an indicator of future building activity, rose 5.7 percent to a seasonally adjusted annual rate of 681,000 units in November – the best pace since March of 2010. Single-family permits rose 1.6 percent to 435,000 units while multifamily permits rose 13.9 percent to 246,000 units, which was their strongest pace since October of 2008. Regionally, combined single- and multifamily permits gained 32.8 percent in the Northeast and 21.4 percent in the West, but declined 1.9 percent in the Midwest and 2.6 percent in the South in November.

Builder confidence reflects sales and production data uilder confidence in the market for newly built, single-family homes edged up two points from a downwardly revised number to 21 on the NAHB/Wells Fargo Housing Market Index (HMI) for December. This marks a third consecutive month in which builder confidence has improved, and brings the index to its highest point since May of 2010. “While builder confidence remains low, the consistent gains registered over the past several months are an indication that pockets of recovery are slowly starting to emerge in scattered housing markets,” said NAHB Chairman Bob Nielsen. “However, the difficulties that both builders and buyers continue to experience in accessing credit for new homes are holding back potential sales even in areas where economic conditions are improving.”

“This is the first time that builder confidence has improved for three consecutive months since mid-2009, which signifies a legitimate though slowly emerging upward trend,” said NAHB Chief Economist David Crowe. “While large inventories of foreclosed properties continue to plague the most distressed markets and consumer worries about job security and the challenges of selling an existing home remain significant factors, builders are reporting more inquiries and more interest among potential buyers than they have seen in previous months.” Builder confidence primarily gained strength in the South in December, where a fourpoint gain to 25 brought that region’s HMI score to its highest level since March of 2008. Stage set for 2012! The HBAMT Installation & Awards Banquet wraps up 2011 and kicks off the new year in style. he HBAMT’s 68th Installation Banquet and Awards Ceremony was held December 15 at The Hutton Hotel in downtown Nashville. Always an anticipated event, the well-attended banquet gave members an opportunity to celebrate our achievements of the past year and to welcome the officers and directors who will be leading the association during the upcoming year. Among those receiving awards were top sales and marketing performers, who were recognized with the presentation of the Middle Tennessee Sales and Marketing Council’s Circle of Excellence Awards (more on page 11 and twelve). The banquet concluded with the installation of the association’s incoming president. Outgoing President Jordan Clark gave his closing remarks, reflecting on the accomplishments and progress made during the past twelve months, before welcoming Dan Strebel to the stage who was installed as the HBAMT’s

2012 President. The ceremony was performed by the incoming president’s father Jerry Strebel, a longtime member of the association and a Tennessee Home Building Industry Hall of Famer. Strebel’s first duty was to install the officers, directors, and chapter and council presidents who will serve with him in 2012. Senior Officers for the upcoming year are Vice President Jimmy

Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Sam Carbine, Legislative Chairman; Jennifer Earnest, Home Show Chairman; Tom Ford, By-Laws Chairman; Peggy Krebs, Public Relations Chairman, Mitzi Spann, Membership Chairman; and FHA Chairman Randall Smith. Outstanding achievements and performances in 2011 were recognized during the awards ceremony. Peggy Krebs, 2009 past president, was the recipient of the 2011 Reese Smith Builder of the Year Award. Mitzi Spann, the 2010 award recipient, presented Krebs with the award. Roy Miles was named the Remodeler of the Year. Presenting the award was last year’s ROY Award winner Michael Dillon. Jennifer Earnest was named the 2011 Associate of the Year, the SEVENTH time she’s been presented this award. Longtime HBAMT associate and friend Jerry Strebel presented the award to Earnest. 2011 President Jordan Clark presented his President’s Awards to David Crane, 2010 HBAMT President. James Carbine, Carbine and Associates, was presented the Member to Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. And John Whitaker was presented the Spike of the Year Award in recognition of his recruitment efforts in 2011. The award was presented by 2009 winner Mitzi Spann. Banquet attendees were treated to terrific musical numbers throughout the evening by the Nashville String Kings, featuring our own Andy Wyatt on guitar and upright bass. And special thanks to the always charming Sharon Puckett, our banquet emcee for the sixth year in a row. The Installation Banquet and Awards Ceremony would not be possible without our sponsors.
