New home sales up 5.2 percent in November

S

ales of newly built, single-family homes rose 5.2 percent in November to a seasonally adjusted annual rate of 592,000 units, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. “New home sales showed growing strength in 2016 and builders expect more of the same next year,” said Ed Brady, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Bloomington, Ill. “A key to continued growth in 2017 will be to ensure that prospec-

tive, qualified first-time home buyers have access to affordable home loans.” “NAHB expects an increase in single-family home construction next year, fueled by a growing economy and solid job growth,” said NAHB Chief Economist Robert Dietz. “Moreover, builder confidence has risen on anticipation of reductions in regulatory costs, which is good news for home buyers and renters. However, the pace of construction will continue to be restricted by shortages of lots and labor in some markets.” The inventory of new home sales for sale was 250,000 in November, which is a 5.1-month supply at the current sales pace. The median sales price of new houses sold was $305,400. Regionally, new home sales increased 43.8 percent in the Midwest and 7.7 percent in the West. Sales were unchanged in the Northeast and fell 3.1 percent in the South. n


Overall starts down in October, single family starts still solid

A

sharp decline in multifamily starts pushed overall housing production down 18.7 percent in November to a seasonally adjusted annual rate of 1.09 million units, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. Overall permit issuance was also down 4.7 percent. “Year-to-date, single-family starts are up 9.6 percent and the overall trend in this sector remains positive,” said NAHB Chairman Ed Brady. “Builder sentiment is strong and we can look forward to growth in the single-family market in the year ahead as the industry adds workers and lots and Washington policymakers provide regulatory relief for small businesses.” “Single-family starts declined from a robust level in October but still remain very solid,” said NAHB Chief Economist Robert Dietz. “Though rising mortgage rates could be a headwind for housing, we expect single-family production to continue on a long-run, gradual growth trend. Meanwhile, the multifamily sector, which has been volatile in recent months, is expected to level off at a solid rate as that market finds balance between supply and demand.” Single-family starts fell 4.1 percent in November to a seasonally adjusted annual rate of 828,000 units while multifamily production dropped 45.1 percent to 262,000 units. Combined single- and multifamily starts fell in all four regions. The Northeast, Midwest, South and West posted respective losses of 52.1 percent, 14.2 percent, 9.3 percent and 22.1 percent.

Single-family permits rose 0.5 percent to a rate of 778,000 units in November while multifamily permits dropped 13 percent to 423,000. Permit issuance fell 8.3 percent in the Midwest, 4 percent in the South and 6.1 percent in the West. The Northeast posted a gain of 2.8 percent. Builder confidence ends year strong Builder confidence in the market for newly-built single-family homes jumped seven points to a level of 70 on the National Association of Home Builders/ Wells Fargo Housing Market Index (HMI). This is the highest reading since July 2005. “This notable rise in builder sentiment is largely attributable to a post-election bounce, as builders are hopeful that President-elect Trump will follow through on his pledge to cut burdensome regulations that are harming small businesses and housing affordability,” said Brady. “This is particularly important, given that a recent NAHB study shows that regulatory costs for home building have increased 29 percent in the past five years.”

“Though this significant increase in builder confidence could be considered an outlier, the fact remains that the economic fundamentals continue to look good for housing,” said Dietz. “The rise in the HMI is consistent with recent gains for the stock market and consumer confidence. At the same time, builders remain sensitive to rising mortgage rates and continue to deal with shortages of lots and labor.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components posted healthy gains in December. The component gauging current sales conditions increased seven points to 76 while the index charting sales expectations in the next six months jumped nine points to 78. Meanwhile, the component measuring buyer traffic rose six points to 53, marking the first time this gauge has topped 50 since October 2005. Looking at the three-month moving averages for regional HMI scores, the Northeast rose six points to 51, the Midwest posted a three-point gain to 61, the South rose one point to 67 and the West registered a two-point gain to 79. n Editor’s Note: The NAHB/Wells Fargo Housing Market Index is strictly the product of NAHB Economics, and is not seen or influenced by any outside party prior to being released to the public. 2017 HBAMT leadership installed

he HBAMT’s 73rd Annual James Hardie Building Products Installation Banquet and Awards Ceremony was held December 8 at The Omni in Nashville, Tennessee. Association members celebrated the outstanding accomplishments of the past year and welcomed the officers and directors who will be leading the HBAMT for the next twelve months and beyond. Past President and Jim Fischer Wall of Fame member Bill Kottas hosted the event and helped acknowledge and award the members for their exceptional service and dedication in 2016. Recipients included the year’s top sales and marketing performers who were recognized with the presentation of the Middle Tennessee Sales and Marketing Council’s Circle of Excellence Awards (more on page 14 and fifteen). One of many highlights of the evening was the inaugural induction of the inductees into

the recently created HBAMT Hall of Fame. Five prestigious local builders and association members were recognized for their many contributions and accomplishments during the ceremony. The impressive 2016 Hall of Fame Class included John Eddie Cain, III, Jim Fischer, Jim Ford, Randall Phillips, Sr., and Reese Smith, Jr. More on the Hall of Fame induction and the inductees can be found on page twleve. John Zelenak was installed as the association’s 2017 president by outgoing President Randall Smith. Prior to Zelenak’s installation, Smith gave his closing remarks, addressing the achievements and accomplishments made during the past year. The 2017 president then installed the officers, directors, and chapter and council presidents who will serve with him during the upcoming year.

Senior Officers for the upcoming year are Vice President Keith Porterfield and Secretary/ Treasurer Justin Hicks. Local Directors in 2017 will be Randy Arnold, Jason Broderick, John Burns, Jay Elisar, Scott Ghertner, Clint Mitchell, Rick Olszewski, Rob Pease, Perry Pratt, Ted Pratt, Ron Schroeder, Ricky Scott, Steve Shalibo, Wiggs Thompson, Duane Vanhook and Nick Wisniewski. State Directors will include Carmen Butner, Jimmy Franks, Trey Lewis, Randall Smith and Duane Vanhook. National Directors will include Jordan Clark, Davis Lamb, Trey Lewis, Randall Smith and Duane Vanhook Associates Council officers installed for 2017 include President Gina Hewlett, Senior Vice-President Phil Smith and Vice-President Chris Richey.

Sales and Marketing Council officers include President Ashley Crews and Vice President Tonya Esquibel. Ricky Scott will serve the HBAMT Remodelers Council as its 2017 president. Chapter Presidents installed included: Roy Miles, Cheatham County; Mark Denney, Dickson County; John Whitaker; Metro/Nashville, Joe Dalton, Sumner County; and B.J. Hanson, Williamson County. Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Keith Porterfield, Membership Chairman; Jimmy Franks, Legislative Chairman; Marty Maitland,

Home Show Chairman; David Crane, Parade of Homes Chairman; Randall Smith, FHA Chairman; Tom White, PAC Chairman; and Mike Dillon, By-Laws Chairman. There were many outstanding achievements and performances in 2016 and the best of the best were recognized during the awards ceremony. Trey Lewis won the Reese Smith Builder of the Year Award. Ricky Scott was presented the Remodeler of the Year. Tonya Esquibel was the recipient the 2016 Associate of the Year. Randall Smith presented the 2016 President’s Award to Trey Lewis. John Zelenak was presented the Member to Member Builder Award. The award is presented to the builder member who does the most business

with fellow HBAMT members during the year. The Spike of the Year Award also went to Zelenak. See page thirteen for more on the “Best of the Year” award winners. The Nashville String Kings, led by HBAMT friend Andy Wyatt, provided terrific music during the evening which was much appreciated.
