New home sales trend higher in November

S

ales of newly built, single-family homes increased 1.3 percent to a seasonally adjusted annual rate of 719,000 units in November, off a downwardly revised October reading, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. In a sign that new home sales are on an upward path, this is the fourth consecutive month that sales topped 700,000. “Fueled by the limited number of resales available for purchase, low interest rates and low unemployment, new home sales are finishing the year strong,” said Greg Ugalde, chairman of the National Association of Home Builders, and a home builder and developer from Torrington, Conn. “With almost all the 2019 data in, the housing rebound continued through second

half of the year,” said NAHB Chief Economist Robert Dietz. “New home sales are running 10 percent higher than in 2018, and high levels of builder confidence point to production gains going into 2020.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the November reading of 719,000 units is the number of homes that would sell if this pace continued for the next 12 months. Inventory has been trending lower over the course of 2019 and now stands at a healthy 5.4 months’ supply, with 323,000 new single-family homes for sale. Of that total, just 76,000 are completed, ready to occupy. The median sales price was $330,800. The median price of a new home sale a year earlier was $308,500. Regionally, and on a year-to-date basis, new home sales are 14.5 percent higher in the South and 12 percent higher in the West. Sales are down 10.4 percent in the Northeast and 7.6 percent in the Midwest. n

Single-family starts increase, builder confidence strong

T

otal housing starts increased 3.2 percent in November to a seasonally adjusted annual rate of 1.37 million units, according to a report from the U.S. Housing and Urban Development and Commerce Department. The November reading of 1.37 million starts is the number of housing units builders would begin if they kept this pace for the next 12 months. Within this overall number, single-family starts increased 2.4 percent to a 938,000 seasonally adjusted annual rate off downwardly revised estimates for recent months. The multifamily sector, which includes apartment buildings and condos, increased 4.9 percent to a 427,000 pace. “Market conditions for single-family starts are positive, given a lack of resale inventory, low interest rates and a solid job market,” said Greg Ugalde, NAHB chairman. “Looking forward, builder confidence points to additional gains.” “Since the rebound in housing took hold earlier this year, single-family starts have posted a steady improvement in the pace of construction,” said NAHB Chief Economist Robert Dietz. “Under the current estimates, the 2019 year-to-date total for single-family construction is just 0.4 percent lower than the 2018 sum and is on pace to come in relatively flat for the year.” On a regional and year-to-date basis, combined single-family and multifamily starts in November are 0.9 percent higher in the Northeast and 7.4 percent higher in the South. Starts

are down 5.8 percent in the Midwest and 8.7 percent in the West. Overall permits, which are a harbinger of future housing production, increased 1.4 percent to a 1.48 million unit annualized rate in November. Single-family permits inched up 0.8 percent to a 918,000 rate while multifamily permits increased 2.5 percent to a 564,000 pace. Looking at regional permit data on a yearto-date basis, permits are 11.6 percent higher in the Northeast and 4.8 percent higher in the South. Permits are down 3.3 percent in the Midwest and 0.6 percent in the West. Builder confidence ends year strong Builder confidence in the market for newly-built single-family homes increased five points to 76 in December off an upwardly revised November reading, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. This is the highest reading since June of 1999.

“Builders are continuing to see the housing rebound that began in the spring, supported by a low supply of existing homes, low mortgage rates and a strong labor market,” said Ugalde. “While we are seeing near-term positive market conditions with a 50-year low for the unemployment rate and increased wage growth, we are still underbuilding due to supply-side constraints like labor and land availability,” said Dietz. “Higher development costs are hurting affordability and dampening more robust construction growth.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/ Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components registered gains in December. The HMI index gauging current sales conditions rose seven points to 84, the component measuring sales expectations in the next six months edged up one point to 79 and the measure charting traffic of prospective buyers increased four points to 58. Looking at the three-month moving averages for regional HMI scores, the Northeast fell two points to 61, the Midwest increased five points to 63, the South moved one point higher to 76 and the West rose three points to 84. n

In Memory James Mitchell “Jim” Fischer, Jr. age 89, departed this life on December 26, 2019. He was born on February 16, 1930 in Nashville, Tennessee to the late James Mitchell and Dorcas Sybilla Fischer. Jim was a great friend of the association and was one of its most influential and accomplished members in its history. Jim served the Home Builders Association of Middle Tennessee (HBAMT) for over 30 years and is the only member to have served as its President three times, managing the feat in three consecutive decades, 1975, 1984 and 1992. He is also the only local member to have served as association president nationally, when in 1987 he was elected by his peers to serve as the National Association of Home Builders (NAHB) President. Over a career that spanned more than 50 years Jim built and sold thousands of homes throughout the middle Tennessee area. Inducted into the Building Industry of Tennessee’s Hall of Fame in 1994, Jim continued to serve the association well into the new millennium. In 2002 his contributions were so integral to the construction of the HBAMT’s new office building that the “Wall of Fame” was officially named in his honor during the building’s ribbon cutting ceremonies. He was inducted into the HBAMT Hall of Fame in 2016. His diversified investments over time included The Standard Candy Company, home of the “Goo-Goo” Cluster, where he was owner and partner until divesting in 1996. He remained on the Board of Directors for several years afterwards. Jim also owned and ran 16 business schools under Fischer Educational Systems. He built the Four Corners Marina and Restaurant on Percy Priest Lake, selling it in the early 2010’s. He is survived by his daughters, Ashley Fischer and Whitney Fischer and their mother, Charlotte Fischer; daughters, Gina Fischer-Wolfe and Julie Fischer.

The HBAMT, PPG Paints Installation and Awards Banquet drew the largest crowd in its 75 year history last month at the JW Marriott Hotel in Nashville, Tenn.

HBAMT leaders installed, winners awarded

T

he HBAMT’s 75th Annual PPG Paints Installation Banquet and Awards Ceremony was held December 19 at the JW Marriott Hotel in Nashville, Tennessee. A record crowd of over 550 attended the event ensuring it would be “A Night to Remember,” the banquet’s theme in recognition of celebrating its 75th year. This marked the third year in a row the banquet’s attendance record was set. Association members celebrated the outstanding accomplishments of the past year and welcomed the officers and directors who will be leading the HBAMT in 2020 and the years ahead. Joining 2019 President Justin Hicks to help host the event and present awards was an impressive cast of past HBAMT presidents, including: 1999 President James Carbine; 2001 President David McGowan; 2004 President Davis Lamb; 2015 President Trey Lewis; 2016 President Randall Smith; and 2018 President Keith Porterfield. Award recipients included the

year’s top sales and marketing performers who were recognized with the presentation of the Sales and Marketing Council’s Circle of Excellence Awards. More on the Circle of Excellence can be found on page 14 and fifteen. In what has become an anticipated highlight of the annual event, Randall Smith conducted the 2019 HBAMT Hall of Fame induction ceremony. Prestigious association members and leaders are recognized for their many contributions and accomplishments and are officially inducted into the hall. The impressive 2019 Hall of Fame Class included Martin Zeitlin, Charlie Turner, and Jerry Strebel. More on the Hall of Fame induction and the inductees can be found on page thirteen. David Hughes was installed as the association’s 2020 president by colleague and mentor Ancil Austin. Prior to Hughes’s installation, outgoing president Justin Hicks gave his closing remarks and outlined notable achievements and accomplishments made during the past year.

The 2020 president then installed the officers, directors, and chapter and council presidents who will serve with him during the upcoming year. Senior Officers for the upcoming year are Vice President Steve Shalibo and Secretary/ Treasurer Nick Wisniewski. Local Directors in 2020 will be Randy Arnold, Kelly Beasley, John Beyer, Hillary Bonham, Scott Ghertner, Jim Hysen, Joe Morgan, Rob Pease, Brandon Rickman, Ron Schroeder, and Wiggs Thompson. State Directors will include Jordan Clark, Trey Lewis, Carmen Ryan, and Duane Vanhook. National Directors will include Jordan Clark, Jimmy Franks, Carmen Ryan, and Randall Smith. Associates Council officers installed for 2020 include President Jody Derrick, Senior Vice-President Ryan Meade, Vice-President Frank Jones, and Secretary/Treasurer Rachel Holloway.


Sales and Marketing Council officers include President Christina James, Vice President Jessica Neal, and Secretary/Treasurer Lisa Underwood. Matt Dryden will serve the HBAMT Remodelers Council as its 2020 president. Chapter Presidents installed included: Roy Miles, Cheatham County; Mark Denney, Dickson County; Justin Hicks, Maury County; Tonya Esquibel, Metro/Nashville; Joe Dalton, Sumner County; John Nehrenz, Williamson County; and Nick Wisniewski, Wilson County. Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Steve Shalibo, Membership Chairman; Tom White, PAC Chairman; Mike Dillon, By-Laws Chairman; David Crane, Parade of Homes Chairman; Randall Smith, FHA Chairman; and Tom White, PAC Chairman. Several members received awards of spe-

cial recognition. Jimmy Franks was recognized for his work and contributions to the Showcase House. Tonya Esquibel was presented a Board Appreciation Award. And Mitzi Spann was presented a “Dedication Award” for her contributions to the Operation Finally Home program. There were many outstanding achievements and performances in 2019 and the best of the best were recognized during the evening. Jimmy Franks won the Reese Smith Builder of the Year Award. Andy Neuman was presented the Remodeler of the Year. Joe Dalton was the recipient the Associate of the Year. Justin Hicks presented his 2019 President’s Award to Jimmy Franks. Brandon Hickman was presented the Member-to-Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. Rickman also won the SPIKE of the Year Award for recruiting the most members in 2019. See page twelve for

more on the Best of the Year award winners. he top new home sales professionals of 2019 were recognized at the HBAMT, PPG Paints Installation and Awards Banquet as the Middle Tennessee Sales and Marketing Council (MTSMC) presented their annual Circle of Excellence Awards.
