Overall housing starts up, singlefamily starts drop in November
R
ising housing affordability issues continue to hinder single-family production even as total housing starts increased in November. According to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department, overall housing starts rose 3.2 percent in November to a seasonally adjusted annual rate of 1.26 million units from a downwardly revised October reading. Year-to-date, new housing starts are 5.1 percent above their level over the same period last year. The November reading of 1.26 million is the number of housing units builders would start if they maintained this pace for the next 12 months. Within this overall number, single-family fell 4.6 percent to 824,000. Single-family production has now dropped for the third straight month. Meanwhile, multifamily starts—which include apartment buildings and condos—rose 22.4 percent to 432,000. “The decline in single-family production over the last few months makes sense given

the drop in our builder confidence index,” said NAHB Chairman Randy Noel, a custom home builder from LaPlace, La. “Builders are cautious to add inventory as housing affordability concerns are causing consumers to pause on making a home purchase.” “Favorable demographics support healthy housing demand, so it is frustrating that the housing affordability crisis is preventing many consumers from achieving their goal of buying a home,” said NAHB Chief Economist Robert Dietz. “While homeownership has increased over the last nine quarters, we can expect that upward momentum to stop due to rising home costs. Because housing leads the economy, we need to stabilize residential market conditions.” Overall permits—which are an indicator of future housing production—rose 5 percent in November to 1.39 million. Single-family permits inched up 0.1 percent to a 848,000 unit pace while multifamily permits rose 14.8 percent to an annualized rate of 480,000. Looking at the regional numbers on a year-to-date basis, combined single-family and multifamily housing starts rose 11 percent in the West and 5.3 percent in the South. Starts fell 0.8 percent in the Northeast and 1.9 percent in the Midwest. Also on a year-to-date basis, permit issuance rose 8.2 percent in the South and 3.2 percent in the West. Permits were down 2.7 percent in the Midwest and 2.8 percent in the Northeast. n
Builder confidence down four points in December
B
uilder confidence in the market for newly-built single-family homes fell four points to 56 in December on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) as concerns over housing affordability persist. Although this is the lowest HMI reading since May 2015, builder sentiment remains in positive territory. “We are hearing from builders that consumer demand exists, but that customers are hesitating to make a purchase because of rising home costs,” said NAHB Chairman Randy Noel. “However, recent declines in mortgage interest rates should help move the market forward in early 2019.” “The fact that builder confidence dropped significantly in areas of the country with high home prices shows how the growing housing affordability crisis is hurting the market,” said NAHB Chief Economist Robert Dietz. “This housing slowdown is an early indicator of economic softening, and it is important that builders manage supply-side costs to keep home prices competitive for buyers at different price points.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/ Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic
of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All the HMI indices posted declines. The index measuring current sales conditions fell six points to 61, the component gauging expectations in the next six months dropped four points to 61, and the metric charting buyer traffic edged down two points to 43. Looking at the three-month moving averages for regional HMI scores, the Midwest dropped two points to 55; the West and South both fell three points to 68 and 65, respectively; and the Northeast registered an eight-point drop to 50. n

HBAMT leaders installed, winners awarded
T
he HBAMT’s 75th Annual Builders First Source Installation Banquet and Awards Ceremony was held December 13 at the JW Marriott Hotel in Nashville, Tennessee. Members packed the impressive banquet hall and reception area, easily besting last year’s record attendance with just over 500 guests in total. Association members celebrated the outstanding accomplishments of the past year and welcomed the officers and directors who will be leading the HBAMT in 2019 and the years ahead. Past President Bill Kottas hosted the event and helped acknowledge and award members for their exceptional service and dedication in 2018. Recipients included the year’s top sales and marketing performers who were recognized with the presentation of the Sales and Marketing Council’s Circle of Excellence Awards. More on

In what has become an anticipated highlight of the annual event, Randall Smith conducted the 2018 HBAMT Hall of Fame induction ceremony. Prestigious association members and leaders are recognized for their many contributions and accomplishments and are officially inducted into the hall. The impressive 2018 Hall of Fame Class included Bill Towe, Jess Dillon, and Keith Crowe. More on the Hall of Fame induction and the inductees can be found on page thirteen. Justin Hicks was installed as the association’s 2019 president by Past President Trey Lewis. Prior to Hick’s installation, outgoing president Keith Porterfield gave his closing remarks and outlined notable achievements and accomplishments made during the past year. The 2019 president then installed the
officers, directors, and chapter and council presidents who will serve with him during the upcoming year. Senior Officers for the upcoming year are Vice President David Hughes and Secretary/ Treasurer Steve Shalibo. Local Directors in 2019 will be Randy Arnold, John Beyer, Jason Broderick, Scott Ghertner, Clint Mitchell, John Nehrenz, Rick Olszewski, Rob Pease, and Perry Pratt. State Directors will include Trey Lewis, Carmen Ryan, Randall Smith, and Duane Vanhook. National Directors will include Jordan Clark, Jimmy Franks, Carmen Ryan, and Randall Smith. Associates Council officers installed for 2019 include President Chris Richey, Senior Vice-President Jody Derrick, and Vice-President Ryan Meade.

David Crane will serve the HBAMT Remodelers Council as its 2019 president. Chapter Presidents installed included: Roy Miles, Cheatham County; Mark Denney, Dickson County; Tonya Esquibel, Metro/Nashville; and Joe Dalton, Sumner County. Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Rick Olszewski, Membership Chairman; Jordan Clark, Legislative Chairman; David Crane, Parade of Homes Chairman; Randall Smith, FHA Chairman; Tom White, PAC Chairman; and
Mike Dillon, Certified Builders Chairman. There were many outstanding achievements and performances in 2018 and the best of the best were recognized during the evening. John Floyd won the Reese Smith Builder of the Year Award. David Crane was presented the Remodeler of the Year. Frank Jones was the recipient the Associate of the Year. Keith Porterfield presented his 2018 President’s Award to Jimmy Franks. James Carbine was presented the Member-to-Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. And the SPIKE of the Year Award went to Nick Wisniewski. See page twelve for more on the Best of the Year award winners.
