New home sales hit post-recession high in November

ales of newly built, single-family homes in November rose 17.5 percent to a seasonally adjusted annual rate of 733,000 units from a downwardly revised October reading, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. This is the highest sales pace since July 2007. Year-to-date, new home sales are 9.1 percent above their level over the same period last year. “The November sales numbers are consistent with our reports of growing builder confidence, particularly big gains in traffic

to new home sites,” said Granger MacDonald, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Kerrville, Texas. “Builders are encouraged by the increased demand for housing and expect business to continue to improve in 2018.” “Tax reform legislation should boost economic growth, setting the stage for continued strengthening of the housing market,” said NAHB Chief Economist Robert Dietz. “Job market growth, expected wage increases and tight existing home inventory will also help the market move forward next year.” The inventory of new homes for sale was 283,000 in November, which is a 4.6-month supply at the current sales pace. New home sales increased in all four regions. Sales rose 31.1 percent in the West, 14.9 percent in the South, 9.5 percent in the Northeast and 6.9 percent in the Midwest. n

Housing starts on the rise, builder confidence up five points

ationwide housing starts rose 3.3 percent in November to a seasonally adjusted annual rate of 1.297 million units after a downwardly revised October reading, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. This month’s reading is a post-recession high. Single-family production rose 5.3 percent in November to a seasonally adjusted annual rate of 930,000, which also is the highest post-recession report. Year-to-date, single-family starts are 8.7 percent above their level over the same period last year. Meanwhile, multifamily starts fell 1.6 percent to 367,000 units after a strong October reading. “The increase in single-family production is consistent with builder confidence gains, and shows builders are optimistic about new federal policies aimed to promote small business growth,” said Granger MacDonald, NAHB chairman. “The strong November reading indicates that builders are continuing to increase single-family production to meet growing demand for housing,” said NAHB Chief Economist Robert Dietz. “With low unemployment and increasing owner-occupied household formation, single-family starts should continue to make gains in 2018.” Regionally in November, combined single- and multifamily housing production rose 19.0 percent in the West and 11.1 percent in the South. Starts fell 12.9 percent in the Midwest and 39.6 percent in the Northeast.

Overall permit issuance in November was down 1.4 percent to a seasonally adjusted annual rate of 1.298 million units. Single-family permits rose 1.4 percent to 862,000 units while multifamily permits fell 6.4 percent to 436,000. Permits rose 1.4 percent in the South. Permits declined 3.0 percent in the West, 4.7 percent in the Midwest and 5.7 percent in the Northeast. Builders confident in expanding market Builder confidence in the market for newly-built single-family homes increased five points to a level of 74 in December on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) after a downwardly revised November reading. This was the highest report since July 1999, over 18 years ago. “Housing market conditions are improving partially because of new policies aimed at providing regulatory relief to the business community,” said NAHB Chairman Granger MacDonald, a home builder and developer from Kerrville, Texas. “The HMI measure of home buyer traffic

rose eight points, showing that demand for housing is on the rise,” said NAHB Chief Economist Robert Dietz. “With low unemployment rates, favorable demographics and a tight supply of existing home inventory, we can expect continued upward movement of the single-family construction sector next year.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/ Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components registered gains in December. The component measuring buyer traffic jumped eight points to 58, the index gauging current sales conditions rose four points to 81 and the index charting sales expectations in the next six months increased three points to 79. Looking at the three-month moving averages for regional HMI scores, the Midwest climbed six points to 69, the South rose three points to 72, the West increased two points to 79 and Northeast inched up a single point to 54. The Annual Installation and Awards Banquet drew the largest crowd in its 74 year history last month at The Westin Hotel in Nashville, Tenn.

he HBAMT’s 74th Annual D.R. Horton Installation Banquet and Awards Ceremony was held December 14 at The Westin in Nashville, Tennessee. Always a well-attended event, this years banquet drew the largest crowd ever with nearly 500 guests in attendance. Association members celebrated the outstanding accomplishments of the past year and welcomed the officers and directors who will be leading the HBAMT in 2018 and the years ahead. Dudley Smith from CPS Land hosted the event and helped acknowledge and award the members for their exceptional service and dedication in 2017. Recipients included the year’s top sales and marketing performers who were recognized with the presentation of the Sales and Marketing Council’s Circle of Excellence Awards (more on page 16 and seventeen). One of many highlights of the evening was

the inaugural induction of the inductees into the recently created HBAMT Hall of Fame. Four prestigious local builders and association members were recognized for their many contributions and accomplishments during the ceremony. The impressive 2017 Hall of Fame Class included Al Davis, A.H. Johnson, Bill King, and Virgil Ray. More on the Hall of Fame induction and the inductees can be found on page fourteen. Keith Porterfield was installed as the association’s 2018 president by Past President Jimmy Franks. Prior to Porterfield’s installation, Zelenak gave his closing remarks, addressing the achievements and accomplishments made during the past year. The 2018 president then installed the officers, directors, and chapter and council presidents who will serve with him during the upcoming year.

Senior Officers for the upcoming year are Vice President Justin Hicks and Secretary/Treasurer David Hughes. Local Directors in 2018 will be Randy Arnold, Jason Broderick, John Burns, Dave DeFatta, Scott Ghertner, Clint Mitchell, Rick Olszewski, Rob Pease, Perry Pratt, Ted Pratt, Brandon Rickman, Ron Schroeder, Ricky Scott, Steve Shalibo, Wiggs Thompson, Duane Vanhook, and Nick Wisniewski. State Directors will include Trey Lewis, Carmen Ryan, Randall Smith, Duane Vanhook, and John Zelenak. National Directors will include Jordan Clark, Davis Lamb, Trey Lewis, Randall Smith, and Duane Vanhook Associates Council officers installed for 2018 include Senior Vice-President Chris Richey, Vice-President Phil Smith, and Secretary/Treasurer Jody Derrick.

Sales and Marketing Council officers include President Tonya Esquibel, Vice President Jeffrey Caruth, and Secretary/Treasurer Christina James. Ricky Scott will serve the HBAMT Remodelers Council as its 2018 president. Chapter Presidents installed included: Roy Miles, Cheatham County; Mark Denney, Dickson County; John Whitaker; Metro/Nashville, Joe Dalton, Sumner County; and B.J. Hanson, Williamson County. Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Keith Porterfield, Membership Chairman; Jimmy Franks, Legislative Chairman; Marty Maitland, Home Show Chairman; David Crane, Parade of

Homes Chairman; Randall Smith, FHA Chairman; Tom White, PAC Chairman; and Mike Dillon, By-Laws Chairman. There were many outstanding achievements and performances in 2017 and the best of the best were recognized during the evening. Randall Smith won the Reese Smith Builder of the Year Award. Ricky Scott was presented the Remodeler of the Year. John Whitaker was the recipient the 2017 Associate of the Year. John Zelenak presented the 2017 President’s Award to Jimmy Franks. James Carbine was presented the Member to Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. The Spike of the Year Award went to Steve Shalibo.
