June is National Homeownership Month he National Association of Home Builders (NAHB) wants current and future home owners to know about the many opportunities they have to show their support for the American dream of homeownership during National Homeownership Month in June. For anyone looking to buy their first home, or to move up to a space that is better suited for their current lifestyle, market conditions make it a great time to buy a home. And a new website from NAHB — ProtectHomeownership.com — helps the public take action to protect the many benefits of owning a home that are being threatened by legislative and regulatory proposals. “Anyone thinking of buying a home shouldn’t wait any longer,” said NAHB Chairman Barry Rutenberg, a home builder from Gainesville, Fla. “Housing markets around the country are improving, home prices have stabilized, there is a great selection of available homes for sale, and interest rates are at near historic low levels.” Current and future home owners can also take action to protect homeownership. In May, NAHB launched ProtectHomeownership.com, a

website that educates the public about the threats to the American dream of homeownership, including proposals to scale back or eliminate the mortgage interest deduction and make mortgages and small business loans unaffordable and even more difficult to obtain. The site empowers visitors to make sure their support is heard with an online petition that urges policymakers to keep housing a national priority, and information about how to participate in homeownership rallies that are being held in a number of communities in 2012. There are also links to stay informed by joining social media communities on Facebook.com/ProtectHomeownership and Twitter.com/4Homeownership. Even with the recent economic downturn, American families still value the American dream of homeownership. A January 2012 study conducted on behalf of NAHB found that 96 percent of home owners said they are happy with their decision to own. Nearly seven out of 10 American adults who are not currently home owners said it was a goal of theirs to buy a home. “Homeownership remains a core value to American families,” said Rutenberg. “Even more important than the financial advantages of homeownership, is that first and foremost, a home is where your family can relax, spend quality time together and build lifelong memories.”

April housing starts rise 2.6 percent from upwardly revised rate ationwide housing production gained 2.6 percent from an upwardly revised pace in March to hit a seasonally adjusted annual rate of 717,000 units in April, according to newly released figures from the U.S. Census Bureau and HUD. This modest gain was seen in both the single- and multifamily sectors, which registered growth of 2.3 percent and 3.2 percent, respectively. “April’s increase in housing production comes on top of strong upward revisions to the previous month’s data, and is an encouraging sign that we are returning to a gradual, upward trend that should continue in the year ahead as builders respond to improving demand for new homes in certain markets,” said NAHB Chairman Barry Rutenberg. “Unfortunately, overly restrictive lending conditions for builders and buyers are slowing the pace of this trend considerably.” “While still less than half the pace of what we would expect in a fully healthy market, the rate of housing production in April was very solid for this point of the recovery and in keeping with the findings of our latest builder surveys that have registered modest improvements in buyer traffic and near-term sales expectations for singlefamily homes,” said NAHB Chief Economist David Crowe. The 2.6 percent gain in housing production this April was due to a 2.3 percent increase on the singlefamily side to a seasonally adjusted, annual rate of 492,000 units and a 3.2 percent increase on the multifamily side to a 225,000-unit rate. Regionally, starts were mixed in April, with the Midwest and South posting gains of 6.7 percent and 11.6 percent, respectively, and the Northeast and West posting respective declines of 20.7 percent and 8.1 percent. Permit issuance – which can be an indicator of future building activity – fell 7.0 percent to a seasonally adjusted annual rate of 715,000 units in April following an unsustainably large gain in the previous month. The decline was entirely on the more volatile multifamily side, where permits fell 20.8 percent to a 240,000unit rate that is essentially back to trend. Single-family permits gained 1.9 percent to 475,000 units. Regionally in April, permit activity held unchanged in the Northeast while declining 12.3 percent in the Midwest, 3.2 percent in the South and 13.9 percent in the West, respectively.

Builder confidence rises 5 points Builder confidence in the market for newly built, single-family homes gained five points in May from a downwardly revised reading in the previous month to reach a level of 29 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today. This is the index’s strongest reading since May of 2007. “Builders in many markets are reporting that buyer traffic and sales have picked back up after a pause this April,” said Rutenberg. “It seems we have resumed the gradual upward trend in confidence that started at the beginning of this year, as stabilizing prices and excellent affordability encourage more people to pursue a new-home purchase.” “While home building still has quite a way to go toward a fully healthy market, the fact that the HMI has returned to trend is an excellent sign that firming home values, improving employment and low mortgage rates are drawing consumers back,” added Crowe. “The pace of this emerging recovery could be stronger were it not for the significant impediments that the market continues to face with regard to builder and consumer access to credit, inaccurate appraisals, and more recently, rising materials prices.” Derived from a monthly survey that NAHB has been conducting for 25 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. Each of the index’s components rebounded from declines in the previous month. The component gauging current sales conditions and the component gauging traffic of prospective buyers each rose five points in May to 30 and 23, respectively, with the traffic component hitting its highest level since April of 2007. The component gauging sales expectations in the next six months rose three points to 34. Three out of four regions registered improving builder sentiment in May. This included a six-point gain to 32 in the Northeast, and five-point gains to 27 and 28 in the Midwest and South, respectively. The West posted a two-point decline, to 29.

Bass Trail nears end

Only two rounds remain on the 2012 Bass Trail following the conclusion of the May 15 tournament at Bull Creek Marina.

ound three of the 2012 Piedmont Natural Gas Bass Trail Fishing Tournament was held Tuesday, May 15th on Old Hickory Lake at Bull Creek Marina. Its conclusion left only two rounds remaining prior to the Grand Finale in October . Joe Haas and Rusty Rust reeled in first place honors for the Joe Haas Construction boat. The duo topped all scores with a weigh of 14.16 lbs. Benchmark Construction’s Trey Bain and Nathan Vaughn weighed in with 12.49 lbs to secure second place honors. And Bobby Colson and Jody Earhart of the JS Earhart Plumbing boat wrapped up third place with a weigh-in of 11.94 lbs. Colson and Earhart also took home the “Big Fish” award for a catch weighing 5.95 lbs A complete rundown of posted scores are listed on page twelve. The scoreboard includes only those teams who chose to weigh-in and therefore does not include every fishing boat that participated during the tournament.
