Home sales up but rising rates portend weakening markets

decline in mortgage rates helped to boost new home sales in August but sales are expected to move on a down ward trend in the months ahead as rates have since moved higher and builder sentiment con tinues to fall due to declining housing afford ability and ongoing supply chain bottlenecks.

Sales of newly built, single-family homes in August increased 28.8% to a 685,000 sea sonally adjusted annual rate from an upwardly revised reading in July, according to newly re leased data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. New home sales are down 14% on a year-to-date basis despite the August upturn.

“With housing affordability at a more than 10-year low and the Federal Reserve continu ing to aggressively raise interest rates to rein in stubbornly high inflation, policymakers must find ways to reduce construction costs that are delaying home projects and putting upward pressure on home prices,” said Jerry Konter, chairman of the National Association of Home Builders (NAHB) and a home build er and developer from Savannah, Ga.

“The sales gain in August reflects that there is clearly sidelined demand for housing, but it is being constrained by rising interest rates that are pricing many potential consumers out of the market, particularly entry-level buy ers,” said NAHB Chief Economist Robert Dietz. “After a brief lull when mortgage rates

fell below 5.3% for much of August, they have since jumped much higher in September and are now approaching 7%. The Fed should take careful note of the weakening of the housing market given the policy lag involved with monetary policy. Housing is a leading in dicator of economic conditions.”

A new home sale occurs when a sales con tract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the August reading of 685,000 units is the number of homes that would sell if this pace continued for the next 12 months.

New single-family home inventory remained elevated at an 8.1 months’ supply. The count of homes available for sale, 461,000, is up 24.6% over last year. Of this total, only 49,000 of the new home inventory is completed and ready to occupy. The remaining have not started con struction or are currently under construction.

Reflecting gains for construction costs, the median new home price in August was $436,800, up 8.2% from a year ago. This is a diminished growth rate as a growing number of builders cut prices due to slackening demand.

Regionally, on a year-to-date basis, new home sales fell in all four regions, down 15.6% in the Northeast, 24.5% in the Mid west, 10.8% in the South and 16.7% in the West.

2023 NAHB Builders Show registration open

The NAHB officially opened online registration September 1st, 2022 for the 2023 NAHB International Build ers’ Show® (IBS), the largest annual light construction trade show in the world.

IBS will take place in person at the Las Vegas Convention Center, Jan. 31-Feb. 2, where it will again co-locate with the National Kitchen & Bath Association’s (NKBA) Kitchen & Bath Industry Show®

(KBIS) for the 10th Annual Design & Con struction Week® (DCW). The two shows are expected to host more than 1,300 ex hibiting brands spanning over 985,000 net square feet of exhibit space, for the largest annual gathering of the residential design and construction industry in the world. Furthering this year’s offerings, in addi tion to IBS and KBIS, registrants can now attend a third industry show at the same

Overall housing starts increase, builder confidence declines

Highmortgage rates and building pro duction bottlenecks continue to act as a drag on the single-family housing market even as overall housing starts posted a double-digit gain in August due to a surge in multifamily production.

Overall housing starts increased 12.2% to a seasonally adjusted annual rate of 1.58 million units in August from a downwardly revised July reading, according to a report from the U.S. De partment of Housing and Urban Development and the U.S. Census Bureau.

The August reading of 1.58 million starts is the number of housing units builders would be gin if development kept this pace for the next 12 months. Within this overall number, single-fam ily starts increased 3.4% to a 935,000 seasonal ly adjusted annual rate. Year to date, single-fam ily starts are down 4%. The multifamily sector, which includes apartment buildings and condos, increased 28% to an annualized 640,000 pace.

“Single-family production is running at a weakened pace due elevated mortgage rates and high construction costs that have led to a major slowing of the housing market and exacerbated housing affordability,” said Jerry Konter, NAHB chairman. “The slowdown in the single-family market has been reflected in our builder surveys, which have posted declines every month in 2022.”

“The housing starts report is more evidence that the housing recession is deepening for the single-family market, with the pace below 1 million for the last two months,” said Jing Fu, NAHB’s director of forecasting and analysis. “Expected additional tightening of monetary

policy from the Federal Reserve, falling builder sentiment and a 15.3% year-over-year decline in single-family permits points to further weak ening for the housing sector. The one bright spot is multifamily construction, which remains very strong given solid demand for rental housing.”

On a regional and year-to-date basis, com bined single-family and multifamily starts are 4.6% higher in the Northeast, 2.4% lower in the Midwest, 5.6% higher in the South and 1.5% lower in the West.

Overall permits decreased 10% to a 1.52 mil lion unit annualized rate in August. Single-fam ily permits decreased 3.5% to an 899,000 unit rate. Multifamily permits decreased 17.9% to an annualized 618,000 pace.

Looking at regional permit data on a year-todate basis, permits are 3.1% lower in the North east, 1.2% higher in the Midwest, 1.2% higher in the South and 1.4% lower in the West.

Builder confidence falls in September

In another sign that the slowdown in the housing market continues, builder sentiment fell for the ninth straight month in September as the combina tion of elevated interest rates, persistent building material supply chain disruptions and high home prices continue to take a toll on affordability.

Builder confidence in the market for newly built single-family homes fell three points in September to 46, the lowest level since May 2014 with the exception of the spring of 2020, according to the NAHB/Wells Fargo Housing Market Index (HMI).

more consumers remain on the sidelines due to high mortgage rates and home prices that are putting a new home purchase out of financial reach for many households,” said Konter. “In another indicator of a weakening market, 24% of builders reported reducing home prices, up from 19% last month.”

“Builder sentiment has declined every month in 2022, and the housing recession shows no signs of abating as builders continue to grap ple with elevated construction costs and an ag gressive monetary policy from the Federal Re serve that helped pushed mortgage rates above 6% last week, the highest level since 2008,” said NAHB Chief Economist Robert Dietz. “In this soft market, more than half of the builders in our survey reported using incentives to bolster sales, including mortgage rate buydowns, free ameni ties and price reductions.”

Derived from a monthly survey, the NAHB/ Wells Fargo HMI gauges builder perceptions of current single-family home sales and sales ex pectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view condi tions as good than poor.

All three HMI components posted declines in September. Current sales conditions dropped three points to 54, sales expectations in the next six months declined one point to 46 and traffic of prospective buyers fell one point to 31.

Looking at the three-month moving averages for regional HMI scores, the Northeast fell five points to 51, the Midwest dropped five points to 44, the South fell seven points to 56 and the West posted a 10-point decline to 41. n

Metro/Nashville Chapter’s popular “Millennials vs. Legends” event returned last month with a spirited showing at Servis Bank in Nashville. The fun-filled panel discussion featured industry leaders from different generations answering important questions about today’s home market. Attendees enjoyed peppering the panel with astute questions and spending time with the all-star panel enjoying drinks and hors d’oeurvres following the program.

I can only imagine having my morning coffee while enjoying this cozy and inviting space. One of the most unique features in the home is the series of groin vaults in the main hall. The exterior of the home exemplifies French based details which create an estate type quality, and the interior layout responds to the day-to-day way residents will use the home. Tall ceilings and properly proportioned spaces create a welcoming and comforting feel balanced for the human scale. With an abundance of natural light, the home is welcoming in every space. The grand staircase in the foyer is an integral feature and sets the tone for the details found throughout the home. The private study offers a work from home option that meets the needs of today’s remote working environment while the retreat off the auto-court provides for an entertaining venue for family and guests. With degrees in both Architecture and Interior Design, Jack Herr brings over 30 years of experience to the home design process. He began his design career working with the notable Atlanta designer Stephen Fuller, where he expanded his knowledge and skill in the residential design field. Jack lat er was given the opportunity to initiate a new design division for what is now the Nashville-based Southern Land Company. As Vice President, Jack established a new benchmark in residential design with his work in communities such as LaurelBrooke and Carronbridge. Jack chose to expand his design opportunities by opening his own residential design company in 2002; this year marks the 20th anniversary of Jack Herr Design Associates, Inc. His home designs have been featured in Southern Living, Better Homes and Gardens, and in many Parade of Homes throughout the years. “An elegant symmetry exists in the exterior finishes and massing of this EnglishManor house, from the window and door combinations to the parapet dormers and the balanced chimneys. Each creating a welcoming facade for the K.S. Home Builders Parade Home. Entering from the front courtyard through the tail iron doors, the entry foyer leads past well detailed dining and library space into vaulted living spaces open to the rear porches through spacious glass. The adjacent kitchen area is highlighted by an open bar and a temp controlled wine room. Everything is finished in a creative combination of natural materials present in the wide plank wood floors, ceiling beams and fireplace stone, and more transitional finishes of the black and white cabinetry, appliances, and miscellaneous fixtures. As the co-principal designer and owner of Studio 36 Design, Stephanie brings her 14+ years of ex perience into every home project she undertakes. She enjoys working with her clients to help them bring their vision to life, and infuse their homes with a unique sense of style rooted in timeless de tails. Her ultimate goal is to create spaces for her clients that feel like a sanctuary after a long, hard day—because home is the one place we all need to feel most at peace. In collaborating with Legend Homes on the 2022 Parade House early in the design process, Stephanie was able to develop a design concept that fully embraced the flow of the floor plan and the stunning architectural details. It was also immediately clear that Bringing the Outdoors In would be a key element in her design. From the moment you walk in the front door, your eye is instantly drawn to not only a stunning interior lounge, but through the expansive windows into the relaxing outdoor living area as well. Through the use of low-profile furnishings, Stephanie’s goal was to keep all vantage points of the pool completely unobstructed, underscoring that vital indoor/outdoor connection. And while each room has its own flavor and personality, the entire home maintains an extremely cohesive style throughout.

“This Country Cottage design is a collaboration of the Legend Homes & Jack Herr design teams. The result, a home that promotes indoor/outdoor entertaining and a light, airy living environment. The exterior com bination of stone and vertical siding achieves a soft nature texture which is carried to the interior in the form of both wall and flooring finishes. The cozy foyer leads directly into the lounges, with views to the rear pool/pool patio and to the side’s linear fireplace and the full glass enclosed wine room and adjacent bar. The kitchen, dining and family rooms beyond have open views to the large arched windows to the front of the house and to the stone fireplace, and large open porch to the rear. Tall and vaulted ceilings in these areas move abundant natural light throughout. Opposite the rear courtyard from the open porch, is located the main bedroom suite, highlighted by a corner window feature, offering continuous vista views from the room’s interior. Entry to the main bath focuses on the see-through shower, offering views through to the tub & windows beyond and separating the bath into two separate prep & closet areas. “I’ve always had a passion for home design and am self-taught. Being the builder and plan designer on a project allows me to design beautiful and livable homes while also taking into consideration the best and most efficient building practices. This home features many unique features including stairwell balustrades that reach from floor to ceiling and the distinctive trim work across the walls and ceiling of the study. The effect helps create a “hidden door” that opens to the pantry. I typically collaborate with several different local designers and architects for exterior designs. Champ Webb with CW Design and the Rosebrooke design review committee helped with the exterior design for this project. Our goal with this house design was to create an exterior combining both contemporary and tradi tional features and I think we achieved that to great effect.” - John Zelenak

The Dining Room, with a dropped wood paneled ceiling treatment, leads into the stunning kitchen. Beautiful quartz counter tops and full wall backsplash are accented with mitered edges and waterfall detail on the center island. Gold sinks, plumbing, hardware, and wood hood with gold metal details put the finishing touches on this gour met kitchen. On the main level, the spacious Master Suite is featured on the right wing of the home. Featuring a vaulted ceiling and wood beam details, the fireplace is accentuated with a modern, linear design and Calcatta Gold marble surround. The Master Bathroom showcases the same marble on the floors and countertops and leads into the walk-in shower, complete with dual shower heads, overhead rain can, hand shower, and steam unit. Accessible via the two-stop elevator or the rear staircase, the upper level features a Bonus Room with a dramatic glass wall overlooking the Great Room below and a walk-out deck. Autumnflora is an innovative Interior Designer with 22 years of experience who specializes in Residential Design and New Home Construction. She has degrees in both Literature and Interior Design, establishing her Design career in Southern California. In 2006, she moved to Tennessee from California and began working with Ford Classic Homes designing their models in Wil liamson County. Autumnflora has worked on projects of all scopes from comprehensive design services on multi-million dollar houses to consultations on furnishings alone. She has built her client base here in Middle Tennessee and enjoys working with new and repeat clients to create a beautiful backdrop for them to live their lives fully and well. Listening to her client’s needs and bringing that vision to life is what Autumnflora is most passionate about. She believes Interior Design is a service oriented profession and enjoys working with her clients to make their dream a reality. Chad Gore is Vice President of Architecture and Land Management with Ford Classic Homes. Chad is a lifelong Franklin resident and registered Architect who earned his Bachelor’s degree in Archi tecture from the University of Tennessee, and began his career in design with 6 years at a local ar chitecture firm. There he gained experience in all types of architectural design and construction administration, including custom residences. In 2006, Chad helped Ford Classic Homes create an in-house Architecture department in order to enhance the company’s ability to provide outstanding design services to its clients and deliver homes of unrivaled quality to the market. Since then, Chad has led the Ford team in designing and documenting more than 800 homes in middle Tennessee, in prestigious communities including Laurelbrooke, Westhaven, Windstone, Annandale, Berry Farms, Richland Hall, Witherspoon and now Rosebrooke. It is a common refrain among Ford’s clients that its design team excels at first listening to their clients, and then promptly delivering a home design that exceeds expectations.

Ford’s goal for their entry into the Parade of Homes was to create a home that showcases contemporary architecture but maintains a classical heritage. The resulting design is composed of clean lines, simple forms, and large window and door openings typical of contemporary architecture, while the steeply pitched roof and near-symmetrical arrangement offer a hint of its English-inspired roots. The home’s interior is planned with an abundance of open gathering space for entertaining, and well-appointed amenities for everyday living. The large covered porch that’s connected to main living areas by wide sliding doors is a welcoming extension of the indoor spaces.

“I think the natural light in this home is incredible. The double-height foyer is filled with windows and the open-riser staircase allows more of the light from those windows to filter all the way through to the main living spaces. In the great room, another double-height space and large expanses of glass really open everything up to the outside. I’m also excited by the visual connection between the upstairs bonus room and the great room. The interior windows there allow the bonus room to take advantage of the light from the great room’s expanse of glass and views to the outside, not to mention a view of the gorgeous book-matched marble overmantle in the great room.” - Chad Gore
